如一部独一无二的史书,
北京四合院价值所在何处?

北京,中国的政经文教中心地。

在北京的胡同巷弄里,藏着价格不菲的民居——四合院,一砖一瓦都在历史遗迹中,散发着万丈光芒。

新中国成立之后,北京人口大大增加,四合院成了大杂院。

尽管西式别墅和豪华公寓在高端房地产市场占据主导地位,但四合院却在北京非常受欢迎,近两年来不少单位甚至以过亿的天价成交。

随着时代变迁,城市大肆发展,寸土寸金的北京也上演着土地骤减的情况,处在绝佳地理位置的老房子也随之面临损坏、拆迁,于是乎,四合院便如同稀有邮票一样,具备了收藏价值。

北京四合院在市场上出现如此井喷式的行情,买得起四合院的超级富豪会是哪些人?四合院在未来还会有更大的升值空间吗?

北京四合院价值过亿

四合院价格为什么如此昂贵呢?

在有钱人心中,或许能让他们感到安心的其实并不是钱,反而是那些不动产。尤其,四合院被公认为中国传统民居的杰作,具有一定的收藏价值和比较大的升值空间。

北京作为房价最高的城市,不少楼盘的价格已经从几十万、几百万,涨到千万甚至上亿人民币,普通人想要在这里置产是多么难的一件事。再来,地理位置上的优势、政经文教中心点,以及物价飞涨,都是北京房价高企的原因。明乎此,座落在当地的四合院的售价更是昂贵得不见天际,没有最高,只有更高。

得天独厚地理价值

尽管如此,好地段的四合院不是有钱就能买到的。就像北京的四合院不是贵在豪华,而是贵在位置。

北京四合院占据了得天独厚的地理位置,多分布在东城区,西城区和北京故宫附近,所以四合院的价格自然直线飙升。

如今的四合院,早已经成为权贵们的身分象征,住着的早已不是提着鸟笼,闲散遛弯的老北京了,反之更多是开着豪车、品着红酒的中国新贵。

中国古代大门上狮头的门环是指螺狮,也叫做兽面衔环。
起源于元代的胡同,一座座典雅、清幽的四合院,融汇了老北京的风情。

为租赁市场增添活力

四合院就像是北京城闹市中的秘密花园,硕果仅存的文化古建筑,穿梭在繁华与商业混合着的市井与文艺气息中,让四合院在一众现代化建筑中独占鳌头,脱颖而出。

其中,北京的四合院主要有三处,天安门两侧及三海地区,极具历史及文化特性,让洞悉先机的投资客或富豪们买下后加以修缮装修,从投资和市场的角度来看,不仅有购买价值,还有很高的租赁趋势,这也是一直以来市场价值稳步上升的关键。

过去几十年发展洪流不断冲刷,而四合院也变得越来越炙手可热。单是在2008年奥运期间,将北京建设成中国的一个橱窗,却也摧毁了这座古老城市的许多传统街区,许多胡同里的老房子终敌不过被拆除的命运,取而代之的是数一数二的闻名建筑和商业大楼,这间接导致四合院的价格越见高企。据悉,北京胡同商业街的四合院平均租金就已经高达2至3万元左右。

北京四合院的建造布局主要是以南北纵轴为对称布置,封闭独立的院落。

稀有资源具历史价值

不说不知,四合院也因为它的历史背景,更让它不再是冰冷的建筑,而是一个拥有深厚文化底蕴,且极具温度的历史印迹。

1272年,元朝开国皇帝忽必烈(1271-1368)迁都北京,将土地赐予富商和高官。从此,北京开始大规模建造四合院。胡同和四合院是清朝时期北京的主要建筑特色。

北京四合院作为一种住宅类型,在设计和建造中兼顾了实用性和美观性。它也代表着文化的深厚。青砖、灰瓦、朱红色大门,整体色调营造出中国传统美学精髓的宁静优雅的氛围,让喜欢追根溯源及古朴风格的特殊地质建筑的富豪,自然情有独钟。

四合院是中国建筑史上的时代凭证,不同年代建造的四合院都还刻有当初朝代的岁月痕迹。这些院落见证了时代的变革,承载了深厚的历史积淀,更见证了场场的悲欢离合,是民族里的一个文化缩影。
