双钥匙公寓凭借”一屋契、两单位”的魅力,
逐渐成为地产界的”网红”。

疫情期间,许多企业转向居家办公,即使如今我国在国家复苏计划下逐步开放经济领域,越来越多企业指示员工回到公司上班,但居家作业仍是无可扭转的大势所趋。

至少在可预见的后疫情时代,居家作业仍是不可或缺,也有不少企业结合传统的公司上班和居家办公模式,但求员工在符合防疫规定又安心的环境下作业。

如此一来,人们无不希望有更大更宽敞的居住环境下,有一个独立和保有隐私的办公空间,对于空间比起有地房屋相对有限的高层住宅居民来说,这更是紧迫的问题,而“一个屋契、两个单位”的双锁匙共管公寓(Dual-Key Condominium)或是一个很好的解决方案。

双锁匙公寓在西方国家已盛行数十载,引入大马只有约10年之久,但这几年日益受落,尤其是在吉隆坡、槟城、新山等大城市尤甚。

双锁匙的概念,基本上是把一个公寓单位一分为二,化成一个主单位和一个附属单位,彼此共同一个地契,却能独立存在。

由于良好的出租潜能,加上其空间的使用极具灵活性,可根据不同的需求作出相应调整,因此这类公寓近年已越来越受欢迎。

《南洋商报》访问3家已在双锁匙公寓方面有一定发展经验的发展商,探讨双锁匙公寓这些年来来,尤其是疫情爆发后的发展概况,以及今后的前景和趋势。

更适合居家办公

至今已在吉隆坡推出5个拥有双锁匙公寓房产项目的奕森集团(Exsim Group)就直言,此次疫情中,很多中低阶层的行业受到影响,当中有许多公司选择关闭实体办公室,转移到虚拟或居家作业方式,因此可能将双锁匙公寓的其中一个单位转为工作空间。

该集团企业通讯主管萧慧敏指出,为此,该集团相信,即使在后疫情时代,双钥匙公寓将继续成为广受市场欢迎的房屋类型。

尤其是如果近期已好转的疫情出现反弹,或是再度实行封锁令且长达一年,居家办公这个新常态将更普遍,双钥匙公寓的需求将会增加。

“其实不仅是居家办公,双钥匙公寓的功能性和灵活性很大,这类产品总会有需求。

“如果适合我们的目标市场,我们肯定会在未来的发展项目中推介更多的双钥匙公寓。我们始终相信,必须将恰当的地点推出合适的房产种类。

“我们放眼未来将业务扩充到霹雳、槟城、吉兰丹、柔佛和其他州属。

“尽管如此,位置确实很重要,并非所有地点和发展项目都适合兴建双钥匙概念的公寓。”

额外私人空间成卖点

金满成功集团(Platinum Victory)品牌与销售部副总经理萧炆昇指出,双钥匙公寓提供的额外“私人”空间,确实在某种程度上成为这类公寓的另一个卖点。

“此次疫情让人们意识到,由于在封锁期间外出活动受到限制,我们需要足够的空间来满足其他用途,例如自我隔离、家庭聚会和/或居家工作和学习。”

他指出,事实上,这类需求早在疫情爆发前就已存在,而疫情下让人们更有理由拥有这类房屋。

但他坦承,关键终究在于购屋者是否有能力购买这类房屋,因为双钥匙房屋需要更大和额外的空间,意味着它的成本更高,就如同拥有更大的单位一样。

疫情前后销量变化不大

百乐园产业(北马)总执行长黄汉平表示,双钥匙公寓在疫前或疫后的实际销售,不会出现任何重大的趋势或变化。

他说,无论如何,百乐园产业在威南峇都加湾的发展项目Utropolis Batu Kawan(该公司大部分的双钥匙单位都在那里)双钥匙单位的销售不俗,例如,Utropolis Sinaran Residences A 座售出的391个单位中,57%为双钥匙单位(截至今年9月1日),其余为传统的单钥匙单位,而这些单位是在2020年疫情爆发前推出的。

可充隔离空间

“因此,由于双锁匙公寓在使用方面的灵活性,我们确实看到了当中的商机。

“尤其是疫情期间,许多人居家上班,所需要的隐私比传统公寓能提供的来得更多。双锁匙公寓的附属单位可以充作书房。”

此外,疫情期间,当家庭成员需居家隔离,但同时又需要适当的照顾时,双钥匙公寓就显得非常实用。

双锁匙公寓的内部设计也可以是美轮美奂之余,又宽敞和可以灵活调度。

一单位自住另一出租

一般上,双钥匙公寓设有一个共用的大门、客厅和厨房,主单位是2间房,而附属单位则多以可作为工作室的套房单位(Studio)为主。

因此,在居家作业盛行,且屋主希望拥有个人办公空间的需求下,双锁匙公寓的套房单位就可作为办公用途,同时还保有个人隐私和空间。

萧炆昇说,双钥匙房产在使用方面提供了灵活性,即它可让不同代的人同住,其中它可让父母入住并提供隐私,也适合长大成人且需要隐私的孩子。

多代同堂保有隐私

另一方面,对于多名家庭成员同住一个屋檐下,或是在本地购屋面临一些限制的外国人来说,设计结构和空间使用很有灵活性的双锁匙公寓,无疑是一个很好的选择。

例如新婚夫妇买了双锁匙公寓,自居之余也可把附属单位出租,彼此有自己的空间。有者则买了和家人例如父母同住,自己保持一定的自由与单位自主权;另一种情况是几位好朋友合资同住,彼此保有本身的隐私。

黄汉平指出,对于多代同堂的家庭来说,这也是一个很好的安排。一些家庭成员可以住在本身私人入口的相连单位,而住址却是相同的。

也有屋主购买双锁匙公寓纯粹作为投资用途,即把整个单位出租,进而取得更高的投资回酬。

萧炆昇就指出,有些人购买双锁匙房屋,是为了达到一间公寓可收两组租金的多重投资收益功效,他们可把套房单位或主要单位出租,以获取租金收入。

由于屋主与租客拥有各自单位的钥匙,因此被称为双钥匙公寓。

黄汉平说,双钥匙公寓让屋主可以自住之余,还可将另一单位出租,屋主和租户个别享有隐私,而屋主取得的租金收入,可以帮补每月房贷供款。

租金比传统公寓高

“双钥匙公寓的租金收益通常也高于同样面积的传统公寓。屋主可以同时出租给2名租户,而取得倍增的租金收入。即使其中一名租户退租,在找到新的租户之前,屋主仍可从另一名租户缴付的租金来帮补房贷。”

他以拥有花园露台的Utropolis双钥匙公寓单位为例,目前,这类公寓每月可取得约2100令吉(1000令吉+1100令吉)的租金收入。

但他坦承,不是每个人都选择自住双锁匙公寓之余,同时将附属单位出租,这是因为一些想出租单位的屋主,并不想和租户住得那么靠近,反之亦然。

萧炆昇说,金满成功集团的发展项目中,一般上将为那些寻求长期房产且有能力负担房价的人提供双锁匙房产选择。

具灵活性适合投资
自住还是投资比较好?

萧慧敏说,双钥匙公寓的灵活性是其卖点之一,因此最适合投资目的。

业主可以选择出租一个附属单位,或两个单位都租出去。

“因此,在投资方面,如果经济处于稳定和增长阶段,有助于产生高租金收益。”

黄汉平则认为,双钥匙公寓既适合自住也适合出租,这取决于屋主的需求和生活方式。

“毕竟想要住在同一个屋檐下,但同时又可保持自己隐私的多代家庭,通常会被更大的单位,例如Utropolis Sinaran的1500平方英尺双钥匙单位所吸引。

“面积较小的双锁匙公寓(例如Utropolis面积883平方尺的双锁匙公寓)往往较为吸引那些希望获得租金收入的年轻夫妇,以及寻求比传统单位提供更高租金收入的潜在投资者。业主可以同时出租双锁匙公寓的主要单位和附属单位,给两名不同的租户,从而取得多一倍的租金收入。

针对这点,萧慧敏说,根据该集团的经验,较小的单位类型更受欢迎,尤其是对于中档及以上收入群体。

当然,如果是多代家庭的购屋者,他们会更倾向于选择空间更大的单位,更喜欢宽敞舒适的类型。

取决于购屋者需求

“对于投资者群体,有关公寓的地点、我们提供的设施和设计理念,是吸引买家的因素。”

萧炆昇同样认为,双锁匙公寓适合自住还是投资,完全取决于购屋者个人的需求和意图,以及因情况而需要的各种灵活性。

主要购屋者35岁以上

萧炆昇说,一般上,35岁及以上的购屋者是双锁匙公寓的主要购买者。

这很可能是由于这个年龄层的购屋者负担能力更好,因为这类公寓往往面积更大,售价也较高。

“也许他们较为成熟和长期投资的想法,确实在考虑这类房屋方面发挥了一定的作用,毕竟没有多少人有能力在一生中购买第二套房产。”

较大间的房屋是否比较受到多代家庭的欢迎,而面积较小的单位更受投资者青睐?
