品牌住宅(Branded Residences)—— 一个对大部分本地人来说相当陌生的名词,但在美欧、日本等先进国家却已盛行多时。

顾名思义,它就是一种有品牌加持的高档住宅产业,而且大部分是由各大全球著名连锁酒店集团管理或提供服务。

那么,它纯粹是有钱人尤其是超级富豪的玩意吗?

在大马,本地产业发展商与高级国际酒店品牌以“品牌住宅”名义,合作经营综合产业发展的项目,已逐渐被市场接受,并成为一股新趋势。

根据这样的联营模式,酒店业者负责管理酒店业务,并让服务式公寓借用其品牌名字。

酒店与民宅结合

第一太平戴维斯(大马)私人有限公司(Savills Malaysia)指出,品牌住宅通常是以酒店作为主导的发展项目,包括部分充当酒店营业,其余部分充作民宅。

坐落在吉隆坡市中心的瑞吉酒店品牌住宅(The Residences at St Regis Kuala Lumpur)、丽思卡尔顿品牌住宅(The Ritz-Carlton Residences)、柏威年悦榕庄酒店(Banyan Tree Signatures Pavilion)及四季酒店私人品牌住宅(Four Seasons Private Residences),就是这样的例子。

此外,由洲际酒店集团(InterContinental Hotels Group) 提供服务的Royce Residence,以及KSK置地负责发展,由著名奢华酒店集团凯宾斯基(Kempinski)提供服务的YOO8@8 Conlay皆预计将于明年竣工。

预计未来3年内投入市场的品牌住宅,还包括坐落在吉隆坡安邦路Oxley Tower,由卓美亚集团(Jumeirah Group)管理和服务的Jumeirah Living Kuala Lumpur Residences,以及雅高酒店(AccorHotels)旗下SO Sofitel等。

邝宝耀:大马品牌住宅领域增长迅速。

不仅国际品牌入驻
本地酒店也分一杯羹

第一太平戴维斯(大马)集团董事经理拿督邝宝耀早前对《南洋商报》说,品牌住宅在大马迅速增长,至少有15个与品牌住宅相关的国际著名酒店品牌,例如万豪国际(Marriott International)、雅诗阁(Ascott)、雅高酒店等已在先后入驻我国各地。

另一方面,大马也不乏“土生土长”的品牌住宅业者,例如丽昇酒店集团(Lexis Hotel Group)、刘蝶集团(Low Yat Group)旗下的Fairlane Hospitality及Alorie Hospitality Management等。

他接受书面专访时对本报说,在马来西亚,酒店业者与当地发展商之间的合作,经常出现在主要城市中心的高楼建筑项目。连锁酒店有多种方案整合到住宅项目中,这包括:

1)仅对品牌和溢价具有冠名权;

2)由酒店业者管理,向住宅提供酒店服务,例如礼宾、家务、水疗和理发服务、代客停车及洗衣;

3)租赁长住房屋或度假屋

目前,大马众多连锁酒店集团当中,雅诗阁占有最大市场份额,共管理约3557个品牌住宅单位(占全国品牌住宅21.4%)。

接着依序为国际知名服务公寓集团‘辉盛国际管理有限公司’(Frasers Hospitality)的‘辉盛凯贝丽酒店式公寓’(Capri by Fraser & Fraser Residences),管理2525单位品牌住宅(占全国15.2%)以及远东发展(Far East Consortium)旗下的Dorsett Residences,管理2431单位(14.6%)。

非酒店品牌多元化经营

邝宝耀说:“尽管酒店业者主导品牌住宅领域的发展,但其他一些雄心勃勃的非酒店品牌也开始多元化经营,务求在品牌住宅领域中分得一杯羹。

“他们经常将自己在其他行业的卓越表现带到品牌住宅发展项目,并提供相同的价值和质量。这里举几个案例,这类已涉足品牌住宅的非酒店业者,包括著名跑车厂商保时捷、阿斯顿·马丁,以及来自其他领域的米索尼和YOO。”

成立于1999年的YOO与设计师菲利普史塔克及其他名人设计师建立联系,在全球各地打造独特的品牌设计师住宅。如今,YOO已涉足酒店领域。在大马,YOO涉及的发展项目是预计明年完工的吉隆坡高级品牌住宅和酒店综合发展项目8康丽(8 Conlay)。

邝宝耀指出,国际品牌在大马品牌住宅市场的市场份额高达94%,而本地两大业者丽昇酒店集团及Fairlane Hospitality合占其余6%市场份额。

在国内各地的品牌住宅分布方面,作为全国发展最成熟地区的大吉隆坡地区,高占全国品牌住宅供应量79%(吉隆坡占61%及雪兰莪州占18%),其余21%分布国内其他地区。

提供高质量服务
具资本增值潜能

亚洲快速增长的超富裕人口,推动了对品牌住宅的需求,这些品牌住宅提供高质量的服务,并具有资本增值的潜能。

在大马,品牌住宅项目的相继落成,改变了高档产业的游戏规则,因为这些产业可轻易升值,市价比那些没有品牌支撑的豪华公寓高出1倍或以上。

然而,品牌住宅在大马虽然日渐崛起,但“曲高和寡”,在一般购屋者负担不起下,需求虽有增长,但不会太多。

所以,品牌住宅确实是专为那些追求奢华与优质住宅,且讲究高度安全与私密,享受最高水平服务的高净值人士而设,拥有品牌住宅成为这些有钱人的一种身分象征。

被视为身分象征

邝宝耀就指出,尽管品牌住宅提供住户奢华的家居体验,但很多时候,富豪们却把品牌住宅视为“炫耀性的资产”。

品牌住宅的买家通常会寻找一些额外的东西,来让他们本已奢侈的生活方式更多姿多彩。

大部分品牌住宅买家并不讲求回报,因为他们将这些豪宅视为象征其身分与财富的表征,因为对这些富豪来说,包括品牌住宅在内的房屋,只被视为其资产的一部分。

“品牌住宅所承诺的高度独特居住体验,也将成为富人在市中心第二套住房的直接选择。”

因此,同一个品牌住宅单位在有人入住过后,不太可能在二手房屋市场上频密的转手。

邝宝耀说,在大马,由于品牌住宅售价高昂,业主很大可能会把这个资产留给孩子。

因此,有能力购买品牌住宅的买家,更可能把它当成一种投资,或充作度假屋,或作为传承给下一代的资产。

买家一般期望本身的品牌住宅拥有美丽的花园和生态环境,并可“传宗接代”,传承给子孙。

大马的品牌住宅除了可满足上述需求,更由于这里的品牌住宅价格或租金比先进国家便宜,吸引海外高净值人士,因为这里的品牌住宅售价或租金是以令吉而非美元计算。

也因此,除了本地的高净值人士,大马的品牌住宅买家主要是中国、台湾、日本和韩国的高净值人士,包括旅居大马或派驻本地工作的中、台、日、韩人士。

品牌住宅的兴起,将把本地产业市场提升到全球各大都市的层次,并协助首都吉隆坡跻身全球大都会行列。

虽遇病疫情重创
10年增长逾170%

根据第一太平戴维斯早前发布的一份报告,尽管全球遭遇冠病疫情重创,品牌住宅仍取得非常好的表现,过去10年录得逾170%的增长。

目前,全球有逾400座品牌住宅,大部分是以国际连锁酒店集团的品牌,或由酒店提供优质服务来吸引买家。

在北美洲,三分二的品牌住宅是坐落在城市;但在亚洲,品牌住宅的分布则较为均匀,几乎有半数是坐落在远离城市的度假村地点。

在大马,度假村型品牌住宅包括柔佛州著名海滨度假胜地迪沙鲁的 Anantara Desaru Coast Residences,以及槟城直落巴巷的 Angsana Teluk Bahang。前者由Minor Hotel集团管理与提供服务,后者则是由悦榕庄酒店及度假村(Banyan Tree Hotels & Resorts)旗下品牌Angsana经营。

品牌住宅的资本价值增长趋势预计将缓慢,但可以肯定会持续更长的时间。

租金回报率欠佳

在租金方面,回报率也不会令人满意,因为旅居大马的外国人宁可选择吉隆坡市中心的非品牌高档住宅单位,而不是品牌单位。

一些品牌住宅承诺给予每年5至7%的回酬率,为期几年。

除了品牌和服务水平,品牌住宅和高档住宅的最大分别,在于品牌住宅业主获得的“会员资格”,让他们享有有关品牌或酒店集团资产组合中的特别优惠与折扣。

品牌或发展商与业主之间针对品牌住宅项目的协议,通过会有一个届满期限,并需要续约。

但有行家提醒,品牌住宅的保养费通常会比非品牌住宅高许多,这是买家或投资者必须留意的一点。

溢价高于成熟市场
净售价全球最低

基于大马仍以品牌住宅新兴市场示人,国内的品牌溢价远高于成熟市场。然而,兑换成美元后,大马每单位品牌住宅的净售价却仍是全球最低之一。

邝宝耀指出,品牌住宅的溢价因位置而异。 实际上,品牌住宅的成功在很大程度上取决于市场竞争。

不过,一般上,新兴市场的品牌住宅所取得的溢价,要高于成熟市场的同业。

举例说,在曼谷、普吉岛和北京等新兴市场的品牌住宅,与新加坡等成熟市场比较,一般取得高达40至45%的溢价。

“这是因为在新兴市场,品牌住宅仍是一门拥有本身独特利基市场的产品。与类似的非品牌高档住宅相比,这种市场差异化使品牌住宅能以更高的收费来主导市场。除了作为外国人度假的投资目的地,品牌住宅也是成功和地位的象征,这吸引了不少新贵。

“相反的,在成熟市场中,品牌住宅面临来自非品牌住宅物业的激烈竞争。第一太平戴维斯的《2020年聚焦品牌住宅》报告(Savills Spotlight on Branded Residences 2020)的数据显示,在新加坡,品牌住宅的溢价仅比其他非品牌物业高3%。然而,迪拜等成熟市场仍能获得高达29%的溢价,这可归功于其作为国际采购基地的特殊优势。

他说,大马建有约1.6万个品牌住宅单位(将各种连锁酒店整合到本地住宅中),因此,大马仍是这个产业次领域的新兴市场。

他补充,短期内将有更多品牌住宅相继竣工,以及一些品牌住宅项目还在规划阶段,在在证明这个产业新兴次领域仍有增长空间。

“我们在柏威年悦榕庄酒店的样本记录显示,其平均成交价为每平方尺1975令吉,与其他类似规模非品牌高档住宅每平方尺1695令吉的价格相比,取得高达16%的溢价。”

另一方面,在吉隆坡市郊地带的吉隆坡中环广场,2015年竣工的瑞吉酒店品牌住宅,与邻近地区的同类单位相比,溢价更高达75%。

“我们采集的抽样调查记录显示,截至2021年首季,前者(品牌住宅)的平均价为每平方尺1880令吉,而后者(非品牌住宅)则为每平方尺1074令吉。

“通常,位于吉隆坡城中城地区的品牌住宅群,由于密度高且成熟度高,相对于其他非品牌住宅而言,溢价介于16至38%之间。整体而言,吉隆坡的品牌住宅溢价为35%。”
