疫情改变了一切,
也颠覆了产业市场的面貌。

疫情之下,市场对各类产业的需求和要求已经改变,有者甚至变得跟过去截然不同。

疫情之后,产业市场料又会出现哪些转变?购屋者、业主和投资者们该如何自处?

少就是美,大就是美!

疫情影响下,今后的产业市场将是“贵精不贵多”,新房产项目推出的单位都将大大减少,新的购物中心规模将远不如过去般庞大,但无论是房屋、办公单位、厂房,人们都会要求更大、更宽敞、更安全舒适的空间。

资深产业顾问刘汉和指出,后疫情时代,大马产业市场很大可能将恢复上世纪90年代初期的画面,即人们寻求空间宽敞和不会密集的物业,例如住宅,购屋者寻求建筑面积22尺或24尺宽,空间较为宽敞的单层或双层排屋,18或20尺宽的排屋以及洋房不再那么受落。

过去住宅单位密集的情况将不复见,取而代之的是开放又宽敞空间、更宽敞的步行道和走廊、空气流通的清新居住环境,以及采集自然光线。

今后新推出的房屋单位一般也会较少,例如只有200至400间房屋,过去一次过推出多达5000间房屋的日子已不复返。

在本地产业领域有30年丰富经验的刘汉和,目前是产业顾问公司Nawawi Tie Leung Real Estate Consultants Sdn.Bhd投资与代理社高级经理,他也是即将于11月举行的PropertyGuru亚洲产业大奖评审之一。

成本提高不会推高租金

他接受《南洋商报》专访时指出,严守冠病各项防疫规定和符合绿色建筑指标(GBI)的成本将更加高昂,导致兴建和保养产业的成本相应提高,但这不意味着,业主们可征收更高的租金。

“无论是严守冠病防疫规定的成本,或是符合绿色建筑指标的成本,都不会推高租金,但产业询问度和租用率则有望提高,因为这类产业符合市场的最新需求。

房地产网站PropertyGuru早前的一项调查就显示,90%大马受访者注重永续性的生活环境、84%居家上班的受访者认为必须有额外一间房作为居家办公室、57%受访者优先考虑居住在没有车辆烟嚣的地区。

该调查也发现,受访者认为理想的居家办公室必须有4大条件,即高速互联网基础建设、采集自然光线、通风及拥有智能冷却系统。

国人注重发展商信誉

刘汉和说,国人购屋时也非常注重发展商的信誉,那些过往记录较好的发展商,往往会有较佳的销售表现。

购屋者也将倾向于选择有获奖的发展商,并留意有关发展商所得的奖项。

那些地点优越,推出单位不少的新房屋项目,全面售罄的例子仍为数不少。

房屋售价是市场反应好坏的另一主因,价位介于30万至80万令吉的房屋最好卖,百万令吉以上的高价房产乏人问津。

一些发展商为促销房产提供折扣,以提高其房产对购屋者的吸引力。

但其实房价并没有下跌,因为发展商负担的合规成本很高,屋价难以下调。

他指出,现在的问题不是没有好的物业或融资,而是购屋者是否负担得起。

“银行系统游资充裕 ,但银行非常谨慎放贷,关键在于购屋者申请房贷时的资格是否达标。

“房屋的需求最终是否转化为交易,仍受到当前2大因素左右,包括许多购屋者房贷申请被拒,以及一些购屋者由于急需资金进行其他用途,在支付了房屋订金后取消交易。”

他说,整体而言,目前本地产业市场持续低迷,主要是疫情和政治因素交击。

“货仓、储存等工业产业是产业领域唯一的亮点。购物广场、商用办公楼、酒店等次领域则几乎停顿。

“今年上半年在经济领域重新开放营运后,确实有不少被压抑的需求(pent up demand)。但来到下半年,当局实行全面封锁后,市场再度陷入低迷。”

他说,随着疫苗接种加速令大马有望于今年底之前达到群体免疫,市场已看到苦尽甘来的一线曙光,但任何上涨的空间有限。

“产业市场今年内不会有新的看头,接下来唯一可以寄望的是2022年财政预算案,但市场最快明年才有望逐步复苏。”

主要买来自住
市场投资者买少见少

无论是有地房产、工业产业和办公楼,目前都是买家的市场。

刘汉和指出,自疫情爆发以来,产业市场上的投资者已买少见少,购买房屋者主要都是买来自住,购买厂房者都是买来自用,购买或租用办公空间者都是买来和租来办公,而非转售或转租。

出租产业回酬率近零

“产业投资者主要获取租金收入,而租金收入是来自租金率和租用率,这又取决于经济的兴衰。

“现在的情况不是租户早已人去楼空,就是要求降低租金,否则便不再续约。因此现在出租产业的回酬率几乎等于零。

“至于买家,他们买来自住(有地房屋)、自用(办公空间和厂房)或升级(有地房屋、办公楼和厂房)。

他强调,这类需求主要还是集中在国内 4大产业热点,即吉隆坡、大巴生谷、槟岛和新山。

“诸如吉隆坡敦伊斯迈医生花园、孟沙、白沙罗、旧巴生路等产业旺区,地点优越的有地产业需求和询问度仍然殷切。

此外,他提到,疫情下许多国人失业或减薪,40%中产阶级(M40)和40%最低收入群体(B40)有不少人也没有多少储蓄,他们不会寻求购买房产,也没有能力负担。

这促使任何因疫情和管控期间积累下来的被压抑需求,主要来自工作前景有保障的潜在购屋者。

他指出,事实上,疫情令部分M40降级成为B40,因此如今国内的M40已变成M20,B40则扩大成为B60。

策划设计新产业项目
发展商须高度创新

人们日益提高对环境、社会与监管(ESG)的要求,发展商今后在策划和设计新的产业项目时也必须高度创新,并咨询第三方中立顾问的意见,以便所推出的产业更符合市场需求,也有助于提高它们的销售业绩。

疫情期间大行其道的产业科技(PropTech)也将成为一种新常态。疫情的爆发和行管令的落实,让房地产界深刻感受到科技的重要性。

运用科技推发展项目

相比起数字化程度较低甚至依然传统的发展商在疫情期间几乎是动弹不得,早己运用科技(或在这期间内火速采用科技)的房地产发展商至少还可以借助科技的运用,继续推进发展项目的程序,包括寻找新买家、远距离参观示范单位、游说买家预先订购。

例如早在去年6月初,即使当时仍在行动管控令期间内,IJM置地就举办了一场号称全马第一场直播抽签选单位的活动,不仅突破了保持社交距离所带来的行动限制之外,而且整个过程只花了不到两小时,如果按照以往的方式,可得花上好几天的时间。

事实上,根据PropertyGuru早前的一项调查,22岁至29岁的年轻人依然对置业有浓烈兴趣,而房地产科技和虚拟看房技术更是他们购房的首选工具。

根据该调查,有76%寻房者是通过房地产网站、64%透过社交媒体平台、42%透过在线文章和部落客,这些管道成为寻房者喜爱的信息来源,这些指数甚至也超越了透过经纪和朋友和家人获取资讯,其中透过房产经纪的寻房者有40%,透过朋友和家人的有29%。

无论如何,刘汉和强调,这并非意味着,市场不再需要实体产业销售和模型展示厅。

反之,购屋者仍需要进行实地考察,也需要到现场了解周遭环境。

看屋纷转到线上

有地房屋目前仍有一定的需求,人们在无法到发展商房屋模型展示厅或现场看屋下纷纷转到线上,可以看到不少潜在购屋者在线上浏览和垂询有关房屋的资讯。

刘汉和强调,国内房产市场主要仍聚焦4大热点,即吉隆坡、大巴生谷(包括雪州和森州芙蓉)、槟岛和新山,其他地区则持续低迷。

他指许多发展商仍持续推出新房产项目,而根据发展商反馈,房屋贷款申请有所增加,但在缺乏交易数据下,业界目前无法断定房屋成交量是否有相应增加。

工业市场需求大不同
买家寻求更宽敞厂房

工业产业的市场需求也大不同,如今买家寻求的是更宽敞和可灵活调度空间的厂房、货仓、物流中心、储存中心和数字中心。

而且,过去发展商在综合发展计划下规划为数不少的工业产业,推出市场后才来销售的日子也已不复在;如今发展商都是在确认有买家后才建工业产业,因此特地兴建厂房(Purpose Built Factories)成为新趋势。

他指出,一些较陈旧厂房和货仓的地板承重、入口门槛高度、间距高度或无法迎合最新的防疫要求,以及送货平台的物流需求。

今后的购物广场面积预料将大幅缩小。

购物中心挣扎求存
规模越大现象不复在

零售业是受疫情重创最深的领域之一,至今仍挣扎求存,因此过去几乎每个新城镇都有一座购物中心,且规模越建越大的现象已不复在。

刘汉和指出,过去在巴生谷,可租赁空间高达数百万平方尺的购物广场比比皆是,但今后的购物广场面积预料将大幅缩小到50万至70万平方尺左右。

此外,疫情和行动管控令造就网购更为盛行,线下零售业者则苦苦挣扎,许多购物广场零售租户今后会缩小租赁空间,缩减营运规模和成本,并把部分业务转到线上。

因此,发展商在策划兴建新的购物广场之前,必须做好更周详的市场研究,包括要有哪些行业的租户,了解市场实际需求后才付诸行动。

在这方面,发展商可以咨询独立市场顾问的意见才行事。

刘汉和补充,疫情过后,人们仍会偏爱到购物商场消费,毕竟购物广场内各类设施和便利应有尽有,可以一次过进行购物、堂食、看电影等活动,这种消费行为不会因疫情而荡然无存,只是业者们的营运规模将远比往日来得小。

须符合防疫规定
办公产业空间将要求更高

办公产业方面,疫前的一切都会继续,只是大家会严格遵守各项防疫标准作业程序(SOPs)。

企业和商家预计仍会保留原有的办公建筑物和空间,但在疫后料仍维持居家作业模式下,在公司办公空间上班的人数会维持现状,例如只占公司总人力的60至70%。

虽然如此,人们对办公空间的要求将更高,例如办公空间有更好的空气流通、员工桌位之间的距离更宽敞,一切需符合各项防疫规定和要求。

“员工和访客关注的问题是,我是否需要触摸任何东西?是否有任何通关器材需要扫描?“

在这方面,企业在办公空间的设计都必须考量上述环保和防疫要求,例如办公楼大门、大厅、升级机等是否符合这些需求。
