这不是杂货店!

是的,重要的信息需要说3次,当你看到街边林立着类似KK Mart、7-Eleven等便利店和杂货零售店时,它不一定就是我们认知范围里头的零售店;反之,它有一个新的定义与名字—— “快闪零售店”(Pop-up Store)。

虽然这类零售店的定义核心是“快闪”、“打游击战”、“不定时”、“短期营业”等,更有着“悄悄的我走了,正如我悄悄地来”之势,不过,还未挥一挥衣袖之际,却早已影响着商用产业市场。

何谓快闪零售店?

快闪零售店其实是一种始于欧美的短期店铺经营模式,即品牌游击店(Guerrilla Store),意即非长期、不定点的“限時展售商店”。

这类店铺在商业地段设立一个临时摊位售卖产品,经营时间最短可以是一周,最长则可能为期一年,而销售产品多为潮流服饰为主。

其中由于四季更替加速服饰更换的速度,以及快时尚加速淘汰许多成衣,因而驱使这类店铺的产生。

这也是为何快闪零售店最早出现在时尚圈里头,这类销售模式对潮流业来说更不是新鲜事。

结合主题噱头创意营销

日本是最早出现这类经营模式的亚洲国家,其中租金昂贵、空间有限等,也是催生快闪零售店的原因。

有趣的是,发展一段时日后,品牌们看到趋势,便结合装置艺术、主题噱头、创意营销等策略,打造出一套新业态。

值得一提的是,除了经营时间属临时性、产品季节更换外,这类店面往往都不会事先大事宣传,反而“悄悄地来”再“悄悄地走”。

我国也曾一度流行这类快闪零售店,其中多以潮流服饰与配件、手机配件,甚至零食为主。

然而,疫情去年在我国爆发后,许多受影响领域开始转行到零售领域,而快闪零售店则成了他们暂时减低经济冲击,或短期的谋生方案。

快闪零售店6特点

1. 与原生业务无关
2. 属短期自救方案
3. 产品以食品为主
4. 主打潮流卖夯品
5. 开业不大事宣传
6. 临时店铺无装修

6大特点成新宠

有别于市面上出现的零售杂货店,目前国内出现在零售市场的快闪零售店拥有几个特点。

首先,经营业者的原生业务并不是零售业,如旅行社将过去累积的海外脉络,将海外土产或手信引入本地销售。这也是为何这类店面卖的多为进口货。

第二,由于是原生行业的短期自救方案,因此其营业时间再短也不会如一般所见的几周或数月,反之以最基本的半年至1年起跳,直至疫情好转,业者回归本业为止。

第三,售卖产品多为食品为主。由于是原生业者在疫情期间的短期自救方案,因此,业者们看准这段时间最需要的莫过于食品与食材,尤其是外国的食品。

第四,产品不具备固定性,且以潮流产品为主打。举例,张柏芝在《乘风破浪的姐姐2》里捧红了螺蛳粉,“快闪零售店”便开始销售这类产品,但螺蛳粉并不会是该店的必备。因为一旦有其他产品更夯,螺蛳粉便会下架。

第五,由于这类店面是临时性质,就此业者不会大事宣传,而业者“悄悄地来,悄悄地离去”是注定的。

第六,这类店面属于临时性,换言之业者也不会大幅度装修,尽可能以店铺的原貌为主,充其量也只是置放招牌和室内摆放架。

由于一成不变的零售杂货店缺乏令消费者悸动的元素,加上大同小异的布置与商品导致市场新鲜感大减,民众审美疲劳,因此快闪零售店无疑带来了惊喜,更适合当下贪新鲜的新兴消费群。

吕荣活:方便流行为关键

NINGKI 人气商店是槟城首家快闪零售店,其发言人吕荣活分享道,这类店的市场接受度十分大,主要是因为配合时下消费者消费周期快的心态。

“‘方便’与‘流行’是这类店面产品的关键要素。更不能因为产品好卖而一直引入这一类货,需要经常更换,因为周期是关键。”

目前,市面上的“快闪零售店”以售卖各国饮料、零食、甜品、泡面、或冷冻食品、火锅食材等为主。这

除了是缓解国人无法出国旅游的瘾外,一方面也就疫情期间民众居家饮食的大环境作出呼应。

林文彬:刺激房产
经营模式料转型B2B

对马来西亚房地产中介协会(MIEA)主席林文彬而言,快闪零售店其实更像是专卖店。

“雪隆出现的这类店铺就以高档零食、高级牛肉、本地少见的蔬果和海鲜为主。这些都是一般杂货零售店所没有的。”

他坦言,或许因为这类零售店铺才开始兴起,因此目前整体商用产业市场尚未看到明显的涨幅,但只要有商业需求,这类店铺的产生自然能刺激房产销售与租赁,为因疫情而陷入低迷的市场注入活水。

他接受《南洋商报》访问时说:“有需求就是好事,多少能刺激产业市场。”

林文彬认为,疫情期间许多店铺面临倒闭、难以摊还贷款, 或空置等问题,因此无论是购买、租赁,“快闪零售店”无疑直接缓解这样的压力。

不仅如此,这类店铺若能带动周边经济,也将带旺这个小区,对当地的产业市场来说绝对是有利的。

他预期这类店铺未来将从B2C(商家对接消费者)的经营模式转型成B2B(商家对接商家),前景值得期待。

“一些品牌商会找网红代言,然后借助B2B的模式去让个别商家代理他们的产品,届时快闪零售店将是他们的存放、展示、示范、体验的平台,”

可发展成固定店铺

他认为,若是这些店铺经营得宜,未来跳脱快闪定位,发展成固定店铺,自然也能推动店铺租赁市场。

询及长远发展会否带来影响,如爆发类似奶茶店集体倒闭的情况连带影响店铺租赁,或业者转回传统行业后所可能出现的关闭问题,他则表示,任何行业都会出现“过时”“倒闭”的窘境,但这取决于业者的经营目标、模式,以及整体市场趋势。

需不时更换地点
短暂解决店铺空置

尽管快闪零售店并非长期经营的店铺,但这不意味着它对产业市场没有好处。

营业超过半年的 NINGKI是异军突起的例子,吕荣活表示,虽然这类店铺会不时更换地点,但也能解决店铺空置的问题长达数月或一年不等。

再来,他也发现一些新品牌会借助快闪零售店来找亮相平台,国外甚至会借助这些店铺进行活动,加上依据目前消费趋势来看,网购会是主流,因此这类店铺自然将成为网民们接触产品的体验店。

“很多新品牌在有了知名度后就不会再与我们合作,所以我们是他们打头阵的平台。当然,那也是因为我们就是以‘潮流趋势’为主的关系。”

询及店铺的选择,他表示,一般会以靠近人潮为主,同时也以容易被看见为主。

再来,他也建议,有兴趣投资快闪零售店的业者需要有雄厚的资金,因为除了需要一再更新产品,且需要有随时放弃当红产品的勇气外,更因为要赋予新鲜感,所以可能需要更换地点。

梁宁芳

梁宁芳:吸引短期租户
提供更灵活租赁配套

房产专栏作者梁宁芳认为,由于快闪零售店这类店铺在我国还属于萌芽阶段,因此长期会对产业市场带来怎样的改变可能言之过早, 倒是可以确定的是, 短期内“快闪零售店”无疑能刺激租赁活动。

另外,她也点出,目前一些店铺业者会在租赁上提供更灵活的配套,如允许数月租期、行动管控令(MCO)期间不收租金,或租金减半等。

这样的情况也发生在欧美,其中根据涵盖面至美国、英国、法国等地的线上租赁平台Appear Here的数据显示,去年6至8月的待租赁售空地就增加125%,因此不少业主都愿意提供时间更短,也更灵活的租约。

当地市场预测,由于疫情重挫经济,自由业者增加后,快闪零售店随着店铺业者的“妥协”而出现日益渐多。尤其,这类店铺的进场门槛低、成本不高、容易搭建装修,能在最快时间内营业。

短期秀场让新品亮相

由于被冠上零售新业态的称号,新兴快闪零售店在我国冒出头,欧美方面则在疫情后玩出新高度。

不少知名品牌会选择以租借店面进行短期秀场,与新品亮相,有的则充当体验馆。

新品牌试水温

其中,看重疫情期间不鼓励久留,因此“简单”、“干脆利落”消费与展示方式日益成为主流。另外,许多新品牌则以快闪零售店作为测试水温的平台,以掌握顾客趋向。

也因为快闪零售店的灵活性,不少业者在集合创意与冒险精神下,融合了电影、美食、音乐、游戏等元素在里头,带动业界外,也展现出店铺的多元可能性。

意大利品牌 Fendi早前在中国也为了配合七夕宣传而打造 Fendi Caffe限时咖啡,其中店内设计以长期合作的艺术家配合,结果立即成为时尚潮流焦点及网红“打卡圣地”,带动人潮之际, 也展现出“快闪零售店”如何赋予店铺新生。

外国的快闪零售店面与本地新兴快闪零售店有别。

结语
救命稻草还是止痛剂?

国内店铺市场因疫情而显得疲弱之际,新兴快闪零售店不仅救了待业的民众,更让店铺租赁市场不至于死寂一片。

现阶段,由于这类店铺在我国时间还短,因此暂时无法评估其长期影响是产业市场的救命稻草,抑或只是止痛剂。

不过,从受访者的访谈却端倪出许多的可能性,而它左右的不仅是商用产业以至整个产业市场,更包括业者的营运模式和民众的消费趋势等,未来值得关注。
