6月1日,我国再次落实全面封锁(FMCO),
但房产市场却没有因此而停顿下来。

反之,许多发展商和房地产代理不仅采取了比过去更大的力度,表现也更积极。

无疑,这段日子里,发展商不可能什么也做不了,房产经纪更不可能什么也不做。《南洋商报》就从多名发展商及产业经纪口中了解到,懂得善用这14天,才是拉开自己与对手距离的关键。

北马篇

发展商设优管频道

当多家发展商都走上云端作业时,汇华产业集团(Hunza Properties Berhad)无疑最彻底,也最见效。

创办人拿督斯里许廷忠透露,除了早前亮出优惠配套、推出本身版本的拥屋计划(HOC)、送上上千令吉购物礼券(买家介绍)及幸运抽奖来吸引买家外,该集团也在去年疫情期间走上云端,先后凭借视频、社交媒体和VR技术虚拟看房来吸引买家,创出佳绩。

由于从过去2次的封锁中意识到,科技与社交媒体在疫情期间及之后起着关键作用,该集团更破天荒设立本身的优管频道H Channel。

该频道不仅介绍房产,更细说当地文化习俗、吃喝玩乐、旅游金投资等各领域,让国内外买家能充分掌握地方特色。这还不包括早年前汇华研发的手机应用程式,因此不难发现,该集团将数字化全面进行到底。

值得一提的是,H Channel频道其实早在MCO 3.0前就已开播,受访者更不乏旅居本地的外国人,并通过他们的视角来看大马。显然,该集团在数字科技上走在产业界的最前端,也以全面进攻的策略,更好地和购屋者保持联系,同时也在潜在购屋者群中保持知名度。

许廷忠接受本报记者专访时表示,为了显示诚意,该集团高层们也亲自担任频道主持,大大提高亲和力。

除了介绍房产,H Channel也从多方面推销地方特色。

结合线上线下销售

当然,汇华集团不会错过任何能促进营销的管道,例如该集团就与香港台湾代理合作,结合线上(大马)线下(当地展览)来销售单位。

另外,集团也善用视频技术,让签约也能在远距离完成。这也是为何,尽管许多发展商在过去无法销售单位之际,汇华去年就创下佳绩,丝毫不受影响。

多管齐下屡创销售佳绩

林木生集团(LBS,5789,主板产业股)是另一家走在数字化前端的发展商。

早在冠病疫情爆发前,除了电话和手机销售管道,该集团已运用网络平台接触潜在房屋买家,并通过虚拟陈列室、网站、电邮、WhatsApp、面簿、Instagram和手机短信,提高网络平台的渗透率。

林木生集团执行主席丹斯里林福山说,尽管过去一年经历了最严峻的考验,该集团2020年仍成功取得12亿令吉销售额,超越了10亿令吉预定目标,足可证明集团营运和营销策略奏效。

他接受本报专访时说:“在政府致力于应对疫情,我们须在严谨的防疫标准作业程序(SOP)下照常营业。林木生集团以“可负担房地产城镇发展商”的市场地位,继续推出适合市场需求的房地产,以及如上述提及的多方位销售平台,相信销售表现可以获得提高。

“作为可负担房屋发展佼佼者,林木生集团旗下的多个发展项目都获得市场热烈反应,例如LBS Alam Perdana和KITA @ Cybersouth城镇,如KITA Bayu双层排物和城市排屋、KITA Impian服务式公寓、KITA Mekar单层排屋。LBS Alam Perdana方面,Irama Perdana双层排屋、Simfoni Perdana城市排屋、Melodi Perdana公寓皆取得令人鼓舞的销售表现。”

预订单位只需200元

营销活动方面,随着我国实施FMCO,该集团再次推出#DudukRumah Deals 3.0市场营销活动。

“购屋者从6月起可以区区200令吉,预订林木生集团在拥屋计划(HOC)下的特定房地产单位。同时,购屋者仍可继续在Raikan Rezeki Bersama LBS营销活动下,享有诱人优惠,并有机会赢得总值超过44万5000令吉青包,让房屋买家享有巨大节省。

林福山表示,林木生集团在房地产市场经营了几十年,经历过几次的市场大周期,但大家永远都没有办法预知未来。

为此,他奉劝大家做好各项规划,包括各种可能预见的风险管控,时刻保持市场敏锐度,做好周详的市场研究。

他指出,林木生集团所推出的营销活动都经过周详的规划和考量,多项成本因素都在可承受的范围之内。

看屋成交皆能数字化

“封城锁国”期间将数字化发挥得淋漓尽致的,还有业务遍布全马各地的IJM置地(IJM Land)。

IJM置地自去年管控期间展开虚拟现场参观和浏览,使用多个线上平台营销和交流,并提供电子手册、360度模拟参观发展项目和示范屋,并提升该公司官网,让客户预订和获取他们想要的产业单位。

IJM置地集团销售与市场营销总经理黄慧贞说,该公司也通过视频会议启动住宅单位选择及签署房产买卖协议的方式,可无需购屋者现身销售厅的情况下,完成房产销售。

数字抽签仪式公正透明

此外,IJM置地也通过其官方面簿专页,于去年6月为Bandar Rimbayu城镇Starling首期销售举行数字抽签仪式,以确保整个抽签过程中保持透明度、可信度和公正。

她接受本报书面访问时说:“我们对不断变化的环境作出快速反应,并增加对数字媒体的依赖,以安全地营销我们的各类房产。

“毫无疑问的,管控期间,虚拟看屋仍将是房地产行业有效且合法的推销手法,但我们始终会为任何情况下的变化做好准备。

“由于我们非常专注于线上营销,我们的销售咨询人员接受了培训,可以通过虚拟看屋来与客户互动,而分析人员则通过网络研讨会提供市场评论。

“我们已完成数字化所有销售文件的程序,通过远程和高效的文书工作,简化我们的作业和提高生产力。”

黄慧贞指出,疫情促使购屋者在考虑新住宅项目时更重视健康、永续性和设计适应性。 为此,IJM置地今年在住宅产品(大部分)的重点将是靠近便利设施、设计和布局,为住宅提供自然通风和日光、灵活的空间和隐私;绿化以及休闲和健康空间将同样重要。

“我国去年实行的各项行动管控措施在某个程度上提醒了大家,在住家附近拥有基本的便利设施和方便是多么重要。以IJM置地本身的一个最新个案为例,今年5月,通过一个线上视频会议进行预先推介的Bandar Rimbayu城镇Uptown新店铺(68 shops Uptown @ Rimbayu ),在短时间内售罄。

南马篇

与民众交友“储蓄”客户

丹斯里陈成龙是另一名深懂蓄势待发之道的翘楚,不同的是,以他为首的龙城集团(BCB,6602,主板产业股)更趋向内部部署,同时放眼更长远的目标。

首先,由于意识到封锁期间无法签署买卖合约,因此集团很快地便将策略从销售调整到品牌。

该集团董事陈伶俐就表示,尽管无法进行线上签约等工作,但这不意味着发展商什么都不能做,反之善用这段时间与购屋者保持良好关系,朝“储蓄”顾客的方向前进。

社媒传递房产知识

其中,集团官方面簿上就不时向民众传递房产相关的知识,如,贷款计算方式、装修与装置小贴士等,另外,节庆时也有季节祝福、疫情问候、确诊跟进、防疫提醒等,借此与民众保持联系,同时也让集团在市场中获得保温。

此外,该集团也在社媒上多向民众进一步介绍集团,如辉煌史、过去的项目等,同时也增加集团曝光率,让大家对集团和项目更有信心。

也是马来西亚房地产发展商会(REHDA)柔州副秘书的她说,对于未接触过集团的民众,他们积极通过线上策略,如,线上看房让买家产生兴趣,一旦解禁后再联系这些有意向的潜在买家来看单位。至于之前曾接触过集团项目的民众,龙城也会通过社交平台与这些人跟进对接。

惟她表示,与其不断“硬销”,该集团更希望与民众交朋友,而他们也不一昧地将目标锁在当下如何卖房子,因为健康关系建立了,民众自然会成为他们的铁粉,甚至成为他们的代言人,介绍予身边人。

简化营运程序

对于内部部署,集团在经过2次的MCO后已简化营运程序,让职员在封锁期间能更简易地运作,同时提高效率。不仅如此,一旦内部变得精简灵巧,整体运作的速度也更快而有力,能迅速和灵敏地对外界变化作出反应。

再来,与其将焦点放在提供什么优惠与折扣上,集团更趋向部署项目是否能吸引真正需要的买家。

陈成龙与陈伶俐异口同声表示,房市上的优惠与折扣大同小异,加上消费者懂得货比三家,对比的管道也很多,因此不如在项目的设计上更贴近购屋者的要求,尤其是一群介于B40上端与M40下端的购屋者。不难发现,无论是内部运作或行销策略,龙城集团放眼的不是封锁段时间的销售,而是更远大的目标。

房产经纪用对策略取胜

GIC房产投资集团(GIC GROUP)创办人兼总执行长宋明威表示,FMCO不意味着房产经纪什么都不能做,策略用对的话,反而会是他们突围而出的良机。

去年MCO 1.0后,该集团就于6至8月期间卖出1000多间单位,而根据内部调查所见,买家全是收入不受疫情影响的群体,甚至不少还是疫情期间业务倍增的人。

换言之,封锁期间,房子其实还是能照卖,尤其这段时间银行降息、HOC、发展商给予优惠等,全都有利于买房。

科技是大势所趋

另外,他也建议同业积极掌握科技,一来接触更多潜在顾客,二来更能生动将单位介绍出去。

“现在的人一天至少30%花在手机上,懂得科技是大势所趋。”

较早前,他分享,目前市场面投资者少了,但买来长住的买家倒是增加不少。另外,他也发现,现阶段60万令吉的中等房产,以及40万以下的单位仍有市场,高档单位则开始放缓。

“我们早在FMCO之前就已展开线上看房方式,同时也给予特别优惠,也在线上解答大家的疑问。过去2周已经卖出30多间单位。”

他说,尽管一些经纪因为疫情而放弃了这行业,但其实正因为越少人竞争,才更容易脱颖而出,尤其这阵子有利买房的措施特别多,因此同业们不应放弃。
