与雪兰莪、吉隆坡接壤的森美兰州,向来是巴生谷中下阶层打工族居住的一个良好替代选择,尤其是森州首府芙蓉。

由于距离雪隆大城市的车程只有约1小时之遥,买不起巴生谷房屋的打工族,退而求其次转而购买距离较远,但屋价远较雪隆便宜的房屋时,芙蓉一直都是他们最佳的选择地点之一。

毫无意外的,芙蓉因此是2020年森州交投最活跃的5大产业热点之一,但重点在于,尽管去年国内产业市场遭遇2019冠状病毒病疫情重创,森州5大产业热点有多达3个的平均房价不跌反起。

根据产业数据与分析网站PropertyAdvisor.my,去年森州5大产业热点,排名依序为芙蓉、汝来、亚沙、波德申和爪西。

在冠病疫情冲击下,和国内整体产业交投下跌的走势一样,这5大热点的产业成交量全面下挫,跌幅介于40.32%至83.42%。

然而,这5大热点当中,多达3个,即芙蓉、汝来和爪西的平均房价不跌反起。

PropertyAdvisor.my指出,这显示森州的整体房价走势上扬,反映购屋者和投资者对森州房产价值的信心。

“如果你寻找的是资本增值迅速的房产投资,这些地点是卓越的选择。”

眼尖的读者不难发现,挤入上述5大热点排行榜的地区当中,有一个“大冷门”,那就是爪西。

爪西崭露头角

你有听过爪西(Juasseh)这个地方吗?她究竟是坐落在森州哪里?相信大部分国人都不曾听过这个地方,甚至连森州人也不太了解。

根据PropertyAdvisor.my,爪西是2020年森州5大交投最活跃地区的第五名,而且尽管国内产业领域因冠病疫情而遭遇重挫,但爪西却是森州5大产业热点当中,产业交易量跌幅最小的一个地区,而且房屋平均价格不跌反起。

2018及2019年,爪西连森州10大产业交投最活跃地区的排行榜都无法挤入,但2020年却名列第五,PropertyAdvisor.my认为,这也许和当地发展迅速,并拥有广泛的房屋种类供选择不无关系。

所以,如果不是这个排名,爪西这个相信大部分读者们不曾听过的地方,会映入大家的眼帘。

其实,爪西是瓜拉庇劳县的一个副县,也是瓜拉庇劳国会选区辖下的6个州选区之一。当地居民以巫裔同胞居多,邻近的城镇包括瓜拉庇劳、马口和峇都基基。

根据PropertyAdvisor.my,2019年,爪西的平均房屋价格为22万9900令吉,但在2020年却上涨4.39%,至24万令吉。

此外,爪西去年的产业交投跌幅40.32%,是森州5大产业热点跌幅最小的一个。

芙蓉:森州另4大产业热点

芙蓉得益于其优越适中的地理位置,靠近吉隆坡和布城等主要城市,加上交通便利,南北大道和加影芙蓉大道(LEKAS)穿梭和衔接雪隆和大马半岛南北各大城市,吸引无数雪隆和其他州属的购屋者到来购屋或投资置产。

这令芙蓉的发展神速,过去不到20年内,芙蓉和周遭地区总人口已达到逾100万。

去年在疫情重创下,芙蓉的产业成交量按年下挫67.38%,但却是森州5大产业热点当中,交投跌幅第二小的一个。

同时,由于房屋需求持续偏高,芙蓉的平均房价持续上涨,去年按年增长10.23%。芙蓉房屋中位价格为24万2500令吉,因此中下阶层仍买得起这里的房屋。

汝莱:学子城出租率高

汝来是芙蓉以外,森州发展最快的城镇,她比森州首府芙蓉更靠近雪隆,是其中一大主因。这里也是英迪国际大学和大马回教科学大学所在地,正因她是一座学子城,这里的房屋出租需求很高。

此外,由于青年对当地产业的庞大需求,这里适合年轻人市场的购物广场、超级市场和娱乐中心等如雨后春笋般林立。

由于需求庞大,尽管去年当地产业交投跌幅是森州5大热点之最,但平均房价涨幅也是森州之冠,去年的平均房价按年涨幅高达153.85%。

因此,对于那些寻求资本增值迅速地点的产业投资者,汝来是一个理想的投资目的地。

亚沙:房价年增12.5%

亚沙是2020年森州第三热门产业热点,其平均房价也按年增长12.5%,从2019年的20万令吉,于去年增至22万5000令吉。

不过,和国内各地一样,亚沙去年的产业交投活动受疫情重挫,按年下挫73.46%。

由于邻近芙蓉,亚沙是产业投资者置业和从未来增值潜能中获利的理想地点之一。

此外,这里除了有各类房屋供不同阶层的购屋者选择,酒店和其他商业设施齐全,应有尽有。

波德申:景点加持第二家园

波德申除了是国内著名的海滨旅游胜地,也是购屋者寻求第二家园的理想地点之一。

他们可在当地置业,把这里的房屋当度假用途之余,也可出租给游客赚取租金。

对于希望远离尘嚣的购屋者,这里也是理想的栖息之地。

2019年,波德申的房屋平均价格为22万令吉,但去年在疫情影响下,当地平均屋价下挫11.36%,至19万5000令吉。

此外,这里的产业交投按年下挫78.76%,是继汝来之后,森州5大产业热点中成交量跌幅第二大的地区。

然而,这也许是趁低吸购,进行长线投资的良机。
