2019冠状病毒病疫情爆发以来,原已低迷多时的大马产业市场犹如雪上加霜,去年3月中旬至5月杪的“产业零封期”,更加剧业界的压力。

产业领域好不容易在去年下半年逐渐走出谷底,但政府在疫情恶化下于上月中实施行动管控令2.0,产业领域会否遭受“致命一击”?

但不是所有业者遇到重大难关就从此倒下或停滞不前,也有业者逆流而上,这里就请来其中一位佼佼者——马星集团(MahSing)创办人兼集团董事经理丹斯里梁海金现身说法,分享该集团如何走过疫情的逆境,越战越勇的一番心得。

要在严峻的疫情和经济形势中逆风前进,就须先做好充分的准备,而对国内主要发展商之一的马星集团而言,有了上次MCO的实战经验,如今非但得以从容面对MCO 2.0,而且还信心满满地可做得更好!

马星集团掌舵人丹斯里梁海金日前接受《南洋商报》书面专访时就直言,由于该集团早已在业务和营运数字化方面下了许多功夫,因此去年冠病来袭和管控期间居家作业,民众无法亲临买房期间,该集团通过网上虚拟看房、和客户保持通讯等策略和措施,仍取得不少房产订单,公司内部的营运也毫无问题。

逆市中保持强劲走势

而在去年6月经济重启后,该集团先后推出的多个新房产项目更卖个满堂红,甚至创下新楼盘一推介就取得偏高销售率的记录,在逆市中保持强劲走势。

这一切并非偶然,而是之前的各种努力奠定了强稳根基,梁海金也在这次访谈中道出其中的“秘诀”。

●问:政府为控制冠病疫情,从1月13日起再次实施行动管控令(MCO 2.0),发展商在这期间无法面对面销售;请问马星集团采取了哪些策略或措施,以渡过当前的难关?同时,您有哪些建议给同业,好让产业界一起走出这个困境?

◎答:对于马星而言,再次居家作业,不会对我们的业务带来重大影响,因为去年我们已经历过类似的情况。我们从上次的经验中学习,将善用资源和简化我们的工作流程,以确保把所面临的干扰减至最少。

无论是身理或心理上,我们的雇员这次在从传统的作业方式转移到远程作业时,也已有更好的准备。

我们的基本服务,包括通过我们的客户服务热线/电子邮件和社交媒体管道传送的咨询,以及MyMahSing应用程式,仍如常进行。由于建筑属于MCO期间获准营运的经济领域,因此我们的建筑工地也将继续遵循各项严格的标准作业和政府制定的条例。

在去年的MCO之前,马星集团已往数字化转型投资,并展开各层面的计划,如销售、发展项目、客户服务等,并通过在全国各地的全公司内部再培训,提升员工技能,并成立微软程序工作团队。

在此期间,我们还提高了数字化能力,以数字方式营销我们的产品,这是我们正在进行的转型历程和业务永续性计划(BCP)的一部分,以在当前充满挑战的市场环境中保持弹性。我们的数字化能力是BCP的关键要素,而启动BCP是为了减轻2019冠状病毒病疫情的影响。

通过采取积极措施,我们可以在MCO期间将全部员工转换成远程工作。我们所有的客户咨询会议都是线上进行,业务营运得以在最少干扰的情况下进行。同时,我们和包括买家在内的外部各方之间的交流是无缝的。我们仍如常提供各项基本服务,并通过客户服务热线/电子邮件和社交媒体管道,以及MyMahSing应用程式,整合了所有通讯。

我们也成功整合了数字化销售流程的关键部分,其中包括在我们的官方网站上启动虚拟示范单位、促进和善用更多数字广告活动、进行线上预订和付款,以及增加产业订购真正入账销售业绩的奖励。

我们不断致力于适应各种平台的发展,并善用各项整合程序和创新营销计划上的优势,让我们得以渡过难关。

问:不少发展商在上次MCO期间推行虚拟购屋,有好几家发展商更是从中取得不错的业绩;这次MCO 2.0 ,相信发展商也再次这么做。请问,这方面的销售对整体销售业绩的帮助有多大?一般会面对哪些问题?

◎答:对于大部分的企业而言,2020年是史无前例的一年,因为冠病疫情的爆发,对人们的日常生活和企业的日常营运产生了不利影响。

然而,由于我们持续采取的各项数字化努力、实施成本节约措施,以及政府推出的各项刺激经济配套的支援,我们得以在此期间最大程度地降低疫情的影响及管理好各项业务。

尽管在MCO期间及过后,市道相对缓慢,但马星集团仍逆流而上,分别于去年6月和7月,在吉隆坡甲洞推介M Luna及旺莎美拉华蒂花园(Wangsa Melawati)推介M Adora公寓项目,并投入更多的数字化努力,以和购屋者互动和交流。

身为一名企业家,我坚信,速度是一切可能性的关键。除此之外,不能自满或沾沾自喜,需随时为急剧的变化做好准备。

我们迅速策划和营销新项目的速度,与我们“行军神速”的模式相符,而这有利于我们的增长战略。

去年,我们收购了3块地皮,并从去年至今年内,在所有3个地皮上推出新的房产项目。

坐落在旺莎美拉华蒂花园的M Adora,在去年7月一个周末推介时获得热烈反应,其中A大楼录得高达90%单位售出的记录;至于甲洞的M Luna,A大楼公寓的售出率也高达80%。

我们在吉隆坡冼都地区的首个发展项目M Centura取得非常热烈的反应,高达98%单位售出后,我们今年初再推出冼都地区的第二个发展项目M Arisa。受吸引人的价位及优质生活方式的构思提振,M Arisa也取得良好反应,第一期和第二期售出高达95%。

我们去年12月新推出的有地房产项目也录得正面反应。坐落在柔佛州Meridin East城镇的Acasia第二期去年12月初一个周末推出时,取得逾80%的销售率;万挠的 Carya @ M Aruna第二期A于1月份某个周末推出时取得90%销售率。

问:农历新年即将来临,马星集团是否有特别推出任何房产促销配套? 若有,可否具体详列?

◎答:尽管2021年市场前景看起来仍充满挑战,但我们对自己的房地产项目需求保持谨慎乐观态度,这些房地产项目的需求将能继续凭借其策略位置、诱人的价格和配套、创新的设计和价格,来吸引购房者的购兴。

随着今年的经济前景展望料有所好转,国人的购买力将逐步改善,产业需求也正在复苏,而我们相信,坐落在策略地点、价格可负担的产业,仍深受市场欢迎。

根据我们的内部研究结果,我们留意到,许多人已意识到拥有房产的重要性,尤其是具有策略地点和便利设施的房产,更获得追捧。

因此,我们可以预见,由于新常态下,未来市场对房屋的理解会有所不同。这是因为房屋如今可以同时是工作场所、学习区,也可以是设备齐全的厨房!家,不再只是您睡觉和休息的地方。

这也反映了马星集团在不断聆听市场需求,而新常态下的市场需求情况,绝对也是我们正探讨的事项。

在这方面,我们刚于1月11日推出“HOME with Mah Sing”活动,它以一切在家中“起源”的概念为前提。

这项截止日期为今年3月31日的活动让任何人都可完成“居者有其屋”的梦想,让购屋者可以选择配套,最高达4年的免付款期。马星集团也在这项活动中提供各类奖掖,让购屋者节省更多,简化买房旅程。这包括最低500令吉的订购费用、豁免印花税及律师费。

●问:疫情迟迟未消退,加上经济还未复苏,政局也持续充满变数,今年产业界推出的新项目(新楼盘)会否和去年一样,比往年大幅度减少?

◎答:我们深知,人们面临的其中一个主要障碍,是在获取适当的融资时,面临财务困难和各种限制。尤其是当前冠病大流行这个充满挑战的时期,这些障碍和挑战更加严重。

因此,我们将继续专注于在市中心附近提供价格合理,并具有交通四通八达和现成便利设施的房产,例如需求令人鼓舞的M Luna和M Adora就是这类例子,因为负担能力仍是房地产业的主要问题之一。

我们也计划于今年推出发展总值估计为24亿令吉的多个项目,并继续聚焦于可负担房屋。

我们广泛的产品组合及在可负担房屋市场中成功推介的项目,以及对需求保持强韧的策略地点房产市场的关注,为马星集团未来更上一层楼的发展,奠定了坚实的根基。

比方说,在“HOME with Mah Sing”活动下,购屋者可以选择提供高达4年免付款期(每个参与项目的免付款则各有不同)的配套。不同的项目,免付款会在施工期间或迁入时生效。

总的来说,我们对2021年前景感到乐观,并希望通过“HOME with Mah Sing”活动,我们的客户可以朝向实现拥屋的目标踏出一大步。

●问:现在卖屋子,您觉得最竞争、最挑战的是什么?

◎答:刚过去的2020年是产业市场充满挑战的一个年头,因为冠病疫情爆发,影响了许多产业业者的业务,尽管如此,我们最近推出的多个新项目纷纷获得良好反应,显示产业市场的交投情绪和信心正逐步改善。

●问:中长期会影响产业领域的因素又是什么?

◎答:我国产业市场中长期展望保持正面,因为我国人口结构依然年轻,对各类产业的基本需求强劲。

国家银行多次调降隔夜政策利率,如今已下调至1.75%的记录新低,也让国人更有能力购买房屋,而这对整体产业领域有利。

此外,政府在短期经济复苏计划(PENJANA)下推出多项有利产业市场的措施,例如重启拥屋计划(HOC)、解除第三房贷70%贷款额顶限,以及豁免产业盈利税(RPGT),预料有助于产业市场进一步复苏。

我们预期这些有利产业市场的措施,将继续促进国人居者有其屋及住家升级的进程。
