2019冠状病毒病疫情对全球产业领域产生了深远的影响,它令原已饱受冲击的传统零售业雪上加霜,但却令受惠于网购和电子商务盛行的工业产业,尤其是货仓和物流中心更红火。

各国在疫情期间封城锁国,促使人们纷纷转向线上购物,大量的零售买卖活动转往线上,迫使许多以消费者为最终销售对象的商家和企业必须转型求变,以便适应这个新营运环境。

短期内,线上零售只会更盛行,而在这个从线下(传统实体商店)过渡到线上,以及线上线下结合的零售新风潮,也催生了一个方兴未艾的新趋势:零售商从购物中心转租独立货仓/物流中心,以更快的将货物送到消费者手上。

事实上,线上、线下和物流业务的无缝整合营运模式,早在多年前已在世界人口最多的国家和全球第二经济大国的中国吹响号角。

消费者通过应用程式在线上下单,店内员工根据线上订单将所订物品全部放入纸袋,交由本身的外卖递送人员,在指定的极短时间内送到客户手上。

一个很好的例子是阿里巴巴的盒马鲜生商店。盒马鲜生的营运模式,是配合科技和数据,让消费者以盒马手机应用程式,在线上下单,店内员工根据线上订单将所订物品全部放入纸袋,交由盒马本身的外卖递送人员,在30分钟内递送到方圆3公里的消费者府上。

当然,消费者若是直接到盒马鲜生商店购物,除了可自己挑选店内的各种新鲜食品,也可在店内享用即煮即食的海鲜等食物。

简言之,盒马鲜生就是一家“生鲜食品超市+餐饮+电商+物流配送”多业态集合体;也可说是阿里巴巴提出“新零售”概念后,首个展现市场,重构人、货、场的最佳例子。

国际产业顾问公司莱坊指出,阿里巴巴提出,通过盒马发挥得淋漓尽致的这个“新零售”概念,很可能将于不久的将来在马来西亚搬演。

大马莱坊执行董事沈颂能说,事实上,盒马的上述营运模式,部分已在大马落实,但远远未达到中国当地的规模。

他接受《南洋商报》书面访问时点出,线上线下和物流结合,甚至从购物中心转战独立物流中心,以求在最短时间内,有效的把客户线上下订的物品送到客户手上,是正逐渐成型的趋势。

租金低于购物中心

“无可否认的是,物流中心的租金低于购物中心,是越来越多零售商从购物中心转租物流中心的主之一。

“但更重要的是,零售商把门店从购物中心转到物流中心,可让顾客直接在那里购买、取货,任何货物都可马上源源不绝的供应,可以解决来不及送货、有货没人送的局面。

“从购物中心到独立仓库/物流中心的经营转变,使零售商能调节营业时间和停车位,通过为购物者提供便利和灵活性,来让他们的购物体验变得更简易。”

提高品牌影响力
仓库冠名增知名度

零售商可在独立仓库或物流中心拥有建筑物的冠名权,提高该零售商的可见度和知名度,从中提高品牌影响力。

以著名电器与家具连锁商店Harvey Norman在联邦大道的第一家独立商店为例,消费者在开车途经该大道时,从远处即可清晰看到该公司招牌“高高在上”,这是一种有效的品牌塑造手法。

他续称,像Sports Direct这类大型连锁零售商,逐步把海外零售店从购物中心转到物流中心,这股趋势也已开始在大马发生。

“我们已看到大型零售连锁店经营本身具有仓库和零售功能的独立商店。例如,有多家来自家具和电子产品、家居和灯饰、服装等领域的大型零售业者,已在巴生谷设有独立商店。

“这些商店除了销售产品外,还提供多种活动,涵盖服务和维修、点击与收集柜台等一站式中心,来增强客户体验。”

此外,拥有库存的仓库,将便于让消费者在指定的特定空间取货和运送货物。

“独立仓库的另一个好处,零售商具备简化零售、仓库和物流流程的多功能性。”

除了国际品牌,目前也有越来越多的本地品牌零售业者,正陆续加入这个行列。

此外,作为“一站式平台”的家庭购物电视频道刚在大马起步,通过该平台,零售业者将可简化广告、仓储和物流,简化交货程序和减少人力需求。

Aspen集团携手LOGOS
打造全马最大物流中心

在邻国新加坡上市的北马发展商Aspen集团早前就宣布,与亚太地区领先的物流产业专家LOGOS联手,在雪兰莪莎阿南打造全马最大的一站式物流中心。

这座耗资15亿令吉,涵盖永续综合物流、仓库与电子商务中心的一站式物流中心,坐落在莎阿南16区占地约71英亩的地段上。其总发展空间为74万5000平方米(801万平方尺),可出租空间为50万5000平方米(543万平方尺)。

大马莱坊董事经理沙古南指出,事实上,这也是LOGOS在全亚洲的最大型发展项目。

“基于LOGOS拥有在本区域9个国家开发与管理物流中心的丰富经验,我们相信,LOGOS此次进军大马,将引进开发优质货仓的先进技术与营运知识,将大马物流产业领域提升到更高层次。

“其设计灵活性可满足多位租户的需求,具备车道、坡道和交叉停靠功能,可提高物流效率和有效的交通管理。”

为雪州引资逾10亿

沈颂能指出,在疫情冲击各国经济之际,LOGOS在马来西亚的投资,印证了国际物流业者对大马工业领域的增长充满信心。

“通过这项联营计划,LOGOS预计将为雪兰莪州引入总额逾10亿令吉的外来直接投资,这不仅将进一步刺激巴生谷物流市场的活动,也将提振大马整体经济。”

他补充,在越来越多跨国企业探讨在大马设立区域配送中心之际,这个发展项目非常合时宜,将可攫取这方面的需求。

“随着政府聚焦将大马打造为全球供应链枢纽,再加上大马投资发展局致力于为针对区域配送活动的全球贸易中心提供税务优惠,我们相信这些都将是吸引更多外来直接投资进入大马的积极催化剂。

利用人口稠密区优势

“在策略上,这个发展项目已成为LOGOS物流设施网络区域链的一部分,为大马不断发展的物流市场提供了更多优势,以善用及攫取LOGOS建立的国际知名租户群。”

沈颂能指出,通过在莎阿南这个大型物流中心的重大新投资,我们可能会看到物流公司在发挥其策略物流网络的部分努力下,利用其邻近人口稠密地区例如莎阿南、巴生及梳邦再也的中心地点优势,取得更好的交付效率。

“这些大型物流枢纽为物流服务业者提供了灵活性和扩充业务的便利,因为当越来越多的消费者开始网购,对于更快捷和更廉宜物品的需求也相应提高,这推动电子商务/零售业务的增长,零售业者对物流空间的需求也与日俱增。”

拥有大销售量的主要零售企业需与物流公司合作,通过后者的物流基础设施,提高运输效率,从而提高营运绩效和生产力,并可能节省成本。

打造区域配送中心

大马在上世纪推行的“向东学习”政策,成功协助制造业神速增长,奠立我国工业化的基石。

到了2000年代初期,大马政府开始提倡策略制造业相关服务,例如国际采办中心(IPC)及区域配送中心(RDC)活动,而现任政府也继续优先贯彻这项政策。

去年11月公布的2021年财政预算案,就出台了多项政策与奖掖,以进一步推高跨国企业在大马设立区域配送中心的浪潮。

有关措施包括放宽自由工业区(FIZ)及执照制造仓库(LMW)可进行的增值活动限制,以及推介在大马设立全球贸易中心的各项新税务奖掖等。

已在大马设立区域配送中心的跨国大户,包括宜家(IKEA)的东盟区域配送中心、Zalora区域电子交易中心、Lazada电子商务区域配送中心、雀巢配送中心、宝马区域零件分销中心、福士伟根区域售后与零件分销中心、博世(Bosch)区域配送中心和博通(Broadcom)全球配送中心。

大马多项优势吸资

莱坊指出,这可归功于大马在产业租金率、基建设施完善、熟练与掌握多种语言的劳力市场,以及各项亲商政策与税务奖掖等,富有吸引外资的竞争力。

东南亚线上零售
或有望追赶中韩

疫情促使亚太线上零售飞速增长,东南亚各国去年线上零售纷纷录得双位数增长率,更有望追上中国和韩国等亚太区线上零售大国。

莱坊亚太研究指出,2020年,亚太线上零售销售普及率平均按年增长14%,大马和菲律宾线上零售更估计齐齐按年增长17%,增幅冠绝东南亚,仅次于亚太经济强国日本和韩国(皆20%)。(请参阅表一)

反观线上零售普及率估计于去年底高达33%的中国,去年的线上零售按年增长率估计只有12%。

只有线上零售普及率排名亚太第二的韩国,去年的线上零售按年增幅同样可观,达到20%。

短租仓库成新趋势

因应季节性的假期销售旺季,零售业者短期租用仓库来增加库存,以应付骤增的订单,将成一股新趋势。

在美国,由于网购主宰了零售市场,加上中美贸易战带来的影响,产品需求越来越难预测,当地零售商灵活变通,改变过去与仓库营运商签署长期合约或租约方式,转为按需求短租仓库(或物流中心)。

以零售业长期龙头老大的大型零售商沃尔玛(Walmart)为例,近年积极拓展网购生意,电子商务生意取得一定成绩,而沃尔玛观察到市场变化,为应付网购配送方面的需求压力,早在2018年圣诞旺季率先行动,向外寻找仓库营运商处理短期仓库管理,其中包括聘请临时员工、配送和行政工作。

在旺季时按需求租用仓库一段短时间,便不用支付整年的仓库(或物流中心)租金。

这种短租仓库的做法,同时也可以推动美国工业地产市场发展,使用接近市区的工厂物业作为配送和仓库管理中心,意味送货到消费者手上的时间可更快和更易掌握。

大马或流行佳节短租

沈颂能指出,本地业主一般选择长期出租货仓,短租并非大马零售市场的传统惯例。

然而,这股在美国盛行的趋势,或将在大马逐渐升温,尤其是在农历新年、圣诞节、开斋节等购物旺季。

这是因为零售业者可在这类季节性的短期销售旺季期间,短期租用货仓,来应付瞬间激增的需求。
