本月初的一则新闻:酒店经理站在酒店前路边小摊位,举着大字卡高声叫卖“3令吉!3令吉!”兜售酒店食物,正是国内酒店业当前困境的最佳写照。

深受冠病疫情影响,为了生计,槟城多家星级酒店纷纷在酒店外摆档口做外卖,售卖的食物包括冬炎米粉、炒饭、鸡饭、鸭饭、炒粿条等,平日收费20至30令吉的酒店美食,如今只卖6至8令吉,甚至3令吉即可买到,引来许多民众排队捧场。

酒店厨师在疫情下走出厨房,于酒店外摆摊煮美食外卖求生,只是本地酒店业当前惨况的冰山一角。新的一年,酒店业能否苦尽甘来,“牛”转乾坤吗?

旅游业是受2019冠状病毒病疫情重创的领域之一,自我国去年3月实施行动管控令以来,已有逾200家酒店与旅游业者停业或永久结业。

眼看国内冠病每日新增确诊病例还高居不下,纵使冠病疫苗预计于本月杪运抵我国,全国80%人口预计将最迟于明年2月份完成接种疫苗,但只要国门一日未重新开放,国人也禁止跨州跨县,旅游和酒店业短期内仍将挣扎求存。

产业顾问公司威廉氏达哈与王有限公司(CBRE|WTW)指出,酒店业何时复苏,在很大程度上取决于疫情何时结束及我国边境何时重新对外开放。

然而,若再出现新的不利因素,例如爆发新一波疫情,则将令酒店业的复苏之路更举步维艰。

另一家产业顾问公司大马亨利行(Henry Butcher Malaysia)则指出,在国门重新开放及国内旅游限制解除或至少放宽之前,酒店业将继续经历一段非常艰辛的时期,今年内难望取得任何持续性的复苏。

“双A”齐挫惨淡经营

酒店业在惨淡经营下,自管控令起就一直面对“双A”齐挫的局面。所谓“双A”是指平均入住率(Average Room Occupancy)及平均入住费(Average Room Rate)。

由于去年首9个月的到访游客人次只有430万,按年猛挫约78%,巴生谷地区的酒店平均入住率从2019年第三季的81%,于2020年第三季直泻至30%。

酒店平均入住费则从2019年第三季的367令吉,于去年第三季下跌至213令吉。

在这期间,巴生谷数家酒店永久结业,或是暂时停业以进行大装修和翻新工作。

CBRE|WTW指出,有鉴于此,在国门重开之前,大部分的各类型和不同等级酒店,尤其是城市地区及豪华高档酒店,都被迫自救,这包括减低入住费、削减营运开销、清除重叠的工作,以及寻求其他替代收入。

过去几个月,大部分酒店住客率都很低,尤其是那些专注于商务旅客和外国游客的酒店。

除了把目标锁定国内市场,许多酒店纷纷提供入住费折扣,一些星级酒店的入住费折扣甚至高达300至400令吉,期望推高入住率。

CBRE|WTW指出,相对营运成本偏高的高档酒店,规模较小且营运成本较低的精品型酒店,将有望较快复苏。

槟城:复苏路漫长

一旦政府重新批准跨州旅游,槟城的酒店领域有望缓慢复苏。

一场冠病疫情重创下,向来高度依赖旅游业的槟城酒店业哀鸿遍野。丹绒道光爵士酒店(Jazz Hotel)和位于惹兰哈珍的Penaga酒店先后于去年4月率先结业,接着峇都丁宜的四星级酒店假日度假酒店(Holiday Inn Resort)及丹绒武雅国敦胡姬酒店及度假村(Copthorne Orchid Hotel & Resort)先后于6月杪和8月“倒下”。

格尼度假酒店及公寓(The Gurney Resort Hotel and Residences)及The Northam All Suites Hotel则暂时停业,进行提升工程。

所谓“有人辞官归故里,有人漏夜赶科场”,在多家酒店不支倒下的同时,去年槟州却有4家新酒店投入营业,并总共提供603间新客房。

这4家酒店分别是坐落在槟城乔治市中路Tropicana 218大楼的万豪酒店(Courtyard by Marriott @ Tropicana 218 Macalister(199间客房)及 OZO Georgetown Penang(141间客房),以及直落巴巷的Angsana Teluk Bahang(103间客房)及Bahang Bay(160间客房)。

国敦胡姬酒店及度假村结业后不久有新买家接手,槟城产业发展商玮力产业(IVORY,5175,主板产业股)宣布斥资7500万令吉现金买下该酒店,并计划在该占地2.5英亩的酒店原址,发展酒店与服务式公寓,发展总值为4亿1000万令吉。

CBRE|WTW指出,新业者加入战围,将加剧业界原已非常激烈的竞争。

促销吸引本地客

在疫情重创下,酒店业者纷纷推出吸引人的促销配套,以吸引本地游客,希望借此提高住客率之余,也可在艰辛营运环境中求存。

去年6月10日政府落实复苏行动管控令,解除禁止跨州旅游限制后,槟州酒店业已出现某种程度的复苏。

联邦政府和州政府提供各种旨在重振旅游业的奖掖,例如国内旅游开销享有个人所得税最高1000令吉减免、推出penangtraveldeals.com网站、体验槟城活动在penangtraveldeals.com网站上推出“酒店优惠”,以及马来西亚华人旅游业公会槟州分会推出“JOM!体验槟城”活动的超值“优惠旅游配套”,只需区区15令吉,即可在槟城游山玩水,体验槟州山明水秀的名胜和古迹等,都起到刺激槟州旅游和酒店业的作用。

然而,随着全国每日新增确诊病例去年杪起直线攀升,迫使政府今年1月13日落实行动管控令2.0(MCO 2.0),再度禁止跨州跨县后,槟州旅游和酒店业在游客止步下再次下滑。

CBRE|WTW指出,由于国人在疫情攀升下普遍抱持悲观情绪,加上全球仍随时可能爆发新一波疫情,槟州旅游和酒店业的复苏料循序渐进,而且整个过程非常漫长。

该公司认为,遵守标准作业程序方面,特为酒店用途而建造的酒店(Purpose-built hotels,简称特建酒店),将会比租用店屋的精品酒店占优势,而如果冠病疫情在未来2至3年内仍挥之不去,酒店入住率、入住费和营运成本都将继续面临压力,届时将是“适者生存”的局面。

“若和店屋酒店比较,服务式公寓、SOHO及特建酒店拥有训练有素的员工和资源来进行频繁的清洁、卫生和消毒,以及保持社交距离空间的能力。因此,与其他旅游住宿比较,游客会选择住宿特建酒店。阐明全面遵守各项防疫标准作业程序,也将成为特建酒店的营销手法。”

霹吉:更谨慎投资

霹雳州酒店业在疫情重创下近乎全面停顿,怡保多家酒店先后永久结业或暂时停业止血;若疫情持续,当地酒店业或需进一步重组,包括业者需重新省思是否继续经营下去,或转型求存。

CBRE|WTW指出,在当地多家酒店“不支倒下”后,投资者普遍变得高度谨慎,在这趋势下,新酒店客房的供应料将中断。

整体而言,霹州酒店领域料将更长的时间复苏,一切取决于疫苗能否阻断冠病的传播。

吉打方面,入住率和入住费持续面对下行压力,营运成本则高企不下的负面因素下,酒店业短期内仍黯淡无光。

CBRE|WTW指出,即使是在RMCO期间,除了浮罗交怡,吉打酒店业的复苏并不显著。

马六甲:新景点加持

早在冠病疫情爆发前,作为国内主要旅游胜地之一的马六甲酒店市场竞争原已非常激烈,除了新旧酒店之间的竞争,还面对民宿、短租业者爱彼迎(Airbnb)及服务式公寓等其他类型住宿的挑战。

一些面临亏损的酒店本就苦苦支撑,疫情来袭令这些酒店最终不支“倒下”。

早前由于一些法律问题而停工的豪暻湾(Harbour City)已复工,这是一项综合发展计划,涵盖购物广场、水上乐园及一家豪华酒店。

此外,美德集团(MEDAINC,5040,主板产业股)将在马六甲瓜拉宁宜打造马来西亚旅游城(MTC),打响头炮的有世界首座以孩之宝(Hasbro)为主题的水上乐园。

马来西亚旅游城总占地622.13英亩,初步计划将建有休闲娱乐、商业、零售、住宅等。

CBRE|WTW指出,一旦竣工,预计将协助马六甲酒店市场吸引更多的国内外游客。

柔佛:新酒店投运

南马酒店业眼前的情况,也跟全国各地差不多。这里有营运长达29年的老牌酒店不支倒下,但也有新酒店另起炉灶,继承酒店业的“香火”。

先说柔佛州的情况。在“双A”齐挫下,坐落在新山市中心,拥有424间客房的公主太平洋酒店(The Puteri Pacific Hotel)无法撑下去,惟有走上结业之路。

同样的,在马六甲,华美达酒店(Ramada Hotel)、皇冠酒店(Mahkota Hotel)及Emperor Hotel都因财务问题而宣告结业。

柔南和依斯干达特区一带2020年的酒店平均入住率从2019年的75%暴跌至34%,平均入住费则从2019年的290令吉下跌至220令吉。

尽管营运环境艰辛,柔南地区2020年仍有新酒店登场,新山就于去年第三季迎来拥有335间客房的假日酒店(Holiday Inn)投入营运。

洲际酒店集团(InterContinental Hotels Group,IHG)与侨丰控股(OSK,5053,主板产业股)签署管理协议,将瑞园酒店(Swiss Inn Hotel)转为Holiday Inn Express酒店,也是低迷中的一道曙光。

豪华休闲酒店登场

去年第三季也迎来市场期待已久的一家豪华休闲酒店唯逸酒店(One & Only)粉墨登场。这家海外豪华酒店业者在东南亚的首间酒店,选择在柔佛东海岸海滨度假胜地迪沙鲁落脚。

已经进驻迪沙鲁的跨国知名酒店集团,还包括Hard Rock酒店及威斯汀酒店(The Westin)。

原已充满挑战的柔佛酒店市场增添新业者加入战围,原有酒店当然不会坐以待毙,纷纷祭出各种吸引人的折扣与促销配套,包括附送旅游胜地入场券。此外,也有业者通过预售优惠券和积分等求存。

同时,著名国际酒店集团DoubleTree Hilton则出新招,包括提供诸如“Hilton Experience”这类学习活动来促销酒店,务求为酒店住客带来不同的体验。
