走过慌乱的2020、辛苦的2021年,
明年,将有不少购物商场开张迎客!

零售业是冠病疫情下最受影响的领域之一,零售销售去年就按年萎缩16.3%,是1997/98年亚洲金融风暴以来最糟的表现(1998年按年萎缩20%)。

今年1月的行动管控令2.0(MCO 2.0)、5月的MCO 3.0,以及6月份的全面封锁(FMCO),令零售业进一步“兵败如山倒”,大马零售商协会(MRA)也将今年的零售销售预估,从原本的按年增长4%大砍至0.8%。
2022年零售业会否苦尽甘来?购物商场、店铺等零售产业又会有怎样的一副光景?
业界普遍看好本地零售业将在2022年回春,利好因素包括疫情期间的被压抑需求将释出市场、跨州禁令解除,以及外国游客预计将于明年重返大马。
尽管国内疫情近期有回升之势,但业界普遍认为,我国不太可能再实行全国性的行动管控甚至全面封锁,而是针对性的收紧疫情严重地区的管控。
因此,零售业复苏的步伐预料不会再次被疫情打乱,甚至拖慢。
相反地,无论是巴生谷或柔南地区,明年起将有更多新的购物商场开张营业,一些新的零售业者也正摩拳擦掌,准备在零售业的反弹走势中分一杯羹。

跨国产业顾问公司莱坊就指出,尽管疫情下有些零售业者不支倒闭,也有业者削减分店数目,但也有善于把握商机的零售业者已物色策略性的地点,准备在零售业被压抑需求释出市场时获利。

大马莱坊产业管理董事袁美珠说,巴生谷自今年10月中进入国家复苏计划第四阶段,更多经济领域重启,对零售领域的逐步复苏有利。

她说,除了日前开张的武吉加里尔柏威年广场,IOI城市广场第二期也预计于今年12月新张,明年巴生谷将有更多新的购物广场投入市场,这包括武吉免登城市中心、三井购物公园啦啦宝都、Ecohill Walk Mall、巴生KSL Esplanade商场、敦拉萨国际贸易中心、吉隆坡118大楼、Permata Sapura、8 Conlay和白沙罗高原柏威年。

在新山,同样预计将有4座新的购物商场将投入营运。这4座商场合共提供逾50万平方尺的净可出租空间。
而在槟城,目前有4座购物商场正如火如荼的施工中,另有一座商场则处于策划阶段。

衡量需求积极招租
大马莱坊柔佛州分行董事蔡慧莹指出,尽管目前仍无法确认,有关新商场将在何时开张,但预计业主和投资者们将积极展开出招租活动,并衡量市场的需求有多大。

她说,在大马和新加坡的陆路疫苗接种者旅游走廊(简称VTL)计划开跑后,购物、休闲与社交活动的被压抑需求料将释出市场。

柔佛尤其是新山一带向来高度依赖新加坡游客,大马南部国门在VTL计划下重新开放后,新加坡人重返柔南消费,加上在新加坡工作的大马客工,料将令疫情期间犹如“一滩死水”的柔南经济包括零售领域“枯木逢春”。

事实上,疫情期间并非所有零售业者陷入困境,尽管Dunkin Donuts、巴迪尼、Brands Outlet和时尚品牌优衣库等纷纷关掉表现低于预期的分店,但Mr. DIY却持续扩张,在柔南多个地区开设新分店。

柔南零售业者受疫情冲击的程度不一,在新加坡游客和大马客工无法入境期间,那些坐落在市区,尤其是靠近马新长堤的零售业者遭遇重创,但那些位于市郊的零售业者则获得当地社区人士光顾,表现相对较好。
巴生谷零售市场也同样上演“有人辞官归故里,有人漏夜赶科场”的戏码。
金爸爸和盛记香港甜品今年关闭巴生谷的多间分店,营运约20载的吉隆坡城中城阳光广场美食阁也不敌疫情结业;但与此同时,中国第二大影院投资管理公司大地影院集团、日本Don Don Donki 连锁折扣便利店,以及美国的Five Guys汉堡餐厅等却于今年登陆大马,相继在巴生谷开始营运。

在槟城,星巴克、麦当劳、Krispy Kreme、香啡缤、全家便利店,以及2元商店如Mr DIY旗下的Mr Dollar和Eco Shop等,在严峻的零售市场中逆流而上,开设更多的分店。

2022年零售产业市场亮点

1.国内旅游业蓬勃发展,重点发展零售市场。一旦国门重开放,旅游业恢复到疫前水平,整体增长潜力将会高得多。

2.疫情和长期封锁,迫使许多零售商和购物中心重新检视其内部营运效率和成本结构,以降低在MCO期间继续求存所需的成本。

3.餐饮与相关零售的新概念。疫情催生新型零售企业家,尤其是餐饮业,将有更多新业者涌现。

4.零售空间业主和零售商及不同零售商之间,在产品与服务上进行更多合作——零售空间业主和零售租户之间进行更富有创意和合作的商业条款,这将有助于双方的长期合作。鉴于客户的便利性和满意度是终极目标,零售商借此机会合作,增加针对相同客户群但互补的服务和产品,以提供更完善的“一条龙”服务。

3热点复苏速度不同

国内3大产业热点的零售领域复苏速度大不同!

第一太平戴维斯(大马)私人有限公司表示,随着各经济领域重启和管控松绑,零售业已迅速反弹,该领域的租赁活动和意愿也稳步攀升。

该公司零售服务主管穆里梅农指出,无论是零售销售业绩或是零售空间新的租约,槟城和柔佛都比巴生谷地区来得慢热,主因是两地都高度依赖游客带动经济活动。

他说,从零售业目前的反弹走势看来,只要政府的大方向和行动方略稳定不变,2022年展望会更好。

他强调,尽管零售业景气回暖,但至少短期内,零售空间的租金并未水涨船高。

这是因为还有许多零售空间空置着,未来也还有新的供应投入市场,因此业主们预料仍会提供吸引人的租约配套,在招揽新的租户之余,也要留住原有租户。

他认为,本区域尤其是大马的零售领域需要一个冲击来敲醒警钟,而此次疫情正是变通求存的催化剂。

“零售业经历了史上最深的低潮,这引起了人们对零售营运方面,以及在繁荣时期可能被忽视或被视为理所当然的产品的关注。
“因此,过去一年半至两年来的这段日子,是一个重大的学习过程,因此人们都期望零售商和零售产业业主们,都能变得更富有创意和更高效。”

只要零售商(以及业主们)继续关注营运绩效,并采用新科技——无论是数据分析、社交媒体还是营运效率,善用所有管道来推动品牌与业务,未来仍有立足之地。

商场租用率料复苏

槟城零售领域的复苏,将取决于疫情的管控,以及国家复苏计划下,从大流行转入地方病的措施是否成功推行。

大马莱坊槟城分行执行董事苏继良说,在跨州禁令解除后,以及国门即将重新开放下,槟州购物商场的租用率有望在明年出现一些复苏。

根据国家产业资讯中心数据,槟州购物广场的整体租用率于今年上半年下跌至72.2%,相较于去年同期是73.3%。

苏继良指出,槟岛购物广场的租用率今年上半年下滑至76.8%,去年同期为82%。

“今年来持续的封城措施导致购物商场访客下跌,许多无法继续撑下去的零售租户惟有结业,商场租用率也相应的走下坡路。

“随着今年10月解除跨州禁令,购物人潮将逐步回升,零售领域今年第四季或有望出现一些反弹。”

他强调,2021年零售业的惨况史无前例,那些渡过难关的零售业者必须回顾当初是如何存活下来,并善用创新的方式来推动业务增长。

他补充,目前仍无法确定,我国是否再度实行行动管控,因此零售商受促采纳电子商务和无现金付款,以持续扩充业务。
“网购将继续大行其道,更多的零售业者必须适应和善用数字化交易。那些无法适应无现金交易和电子商务新常态的业者,将面临生意难以为继的压力。”

无现金交易大势所趋

放眼未来,无现金交易及线上付款是大势所趋,有效结合实体和线上业务将是所有零售业者存亡的关键。

此外,购物商场业主则致力为购物者和员工提供安全的环境,通过无现金付款缴付停车费、免触碰的进入商场、加强商场内的室内健康及提供良好数字科技设施等。

袁美珠指出,尽管购物商场仍是许多人热爱光顾的场所,但事实证明,商场为到访者提供难忘的体验,比以往任何时候都更加重要。

穆里梅农则表示,事实已证明,不管未来怎么变,实体零售店仍将继续存在。

他指出,实体零售业者失败的原因有很多,而很大程度上可归咎于内部营运效益欠佳,以及其产品与服务不再是市场所需。
因此,将线上和线下零售业务进行无缝的接轨,并聚焦于客户满意度和便利,是此次疫情所学会的关键知识,重点在于必须持之以恒的维持下去。

“无论是线上或线下业务,业者们必须善用每个接触点来了解和因应客户的需求,这对零售业的增长和生存至关重要。”
