特斯拉在中国的第二厂房,
花落何地?

虽然创办人马斯克近来忙着收购推特、成为许多人的“许愿池”,但也没忘了其他业务,其电动车臂膀特斯拉依旧持续稳定扩张中!

根据《每日经济新闻》,自特斯拉透露有意在中国建第二间厂房后,有高达10个城市想要争夺建厂!

4月中旬,珠海产业发展大会就透露,近期重点对接新能源整车制造项目,已初步洽谈特斯拉、比亚迪、小鹏汽车及优品车,探讨合作可能性。业内认为,这是释放出珠海市欲参与争夺特斯拉超级工厂项目的信号。

在此之前,已有沈阳、广州、深圳、青岛、宜宾、重庆、合肥、武汉、西安等9个城市与特斯拉中国第二工厂项目传出“绯闻”。

依旧是上海?

不过,这10个城市似乎“没戏了”,因为特斯拉似乎还是中意第一厂房的所在地,也就是上海。

据外媒透露,特斯拉正计划通过建设新工厂的方式,将上海工厂的产能提高一倍,从而将其打造为特斯拉全球最大的汽车出口中心。

特斯拉在向中国(上海)自由贸易试验区临港新片区送出的一封感谢信中提到,计划在上海工厂当前园区附近,另建一座新工厂以扩大产能。

新工厂预计将生产Model 3和Model Y车型,年产能为45万辆。新工厂完成扩建后,将助力特斯拉将上海工厂的总产能提升至每年100万辆。

行业链完整,是关键

另外,据中国证券报,多个消息源交叉验证,特斯拉已明确计划在上海工厂当前临港超级工厂附近,另建一座新工厂。

全国乘用车市场信息联席会秘书长崔东树先前接受记者采访时指出,对特斯拉来说,当地行业链配套是否完整,是其选址首要考虑的问题。因为降低成本,使利益最大化,是包括特斯拉在内的所有企业所追求的。

“即使地方政府能给予最大的政策支持,如果没有完整的行业链配套,会让企业生产陷入被动,无形中增加生产制造成本。”

上海交付量占51%

自上海超级工厂投产后,特斯拉在中国的产能和市场规模均处于快速提升状态。

特斯拉上海工厂去年累计交付约48.41万辆(含出口),按年增长235%,占特斯拉2021年全球累计交付量的51.7%。

在外界看来,特斯拉选择在中国建设第二工厂是吸取了上海超级工厂带来的经验,即越接近当地市场,对生产越有利。同时,本土化生产更有利于其控制成本。

若发展商赔你钱、拆你房,
你愿意吗?

各国在开发城市或建设公共设施的过程中,难免需要征用私人土地或房产范围,尤其是收购旧楼、旧地进行重建,通常都会安排住户搬迁及赔偿事宜。

然而,总有一些异常坚定的“老顽固”,无论何等谈判和劝说,雷轰都不动,就是不愿将私人土地卖给发展商或政府。

有者无法舍弃历史故居,有者却是心怀不轨,想拗更多赔偿变“暴发户”!既然双方谈不拢,强拆不得,那就绕道而建,最后只剩下不肯迁走的住户孤零零在原处。

钉子户处处都有,但中国这十大钉子户,可是一番奇景!

第十名:兰州古寺

位于中国兰州甘肃有个闻名的钉子户,“霸占”路中央却无人敢拆,道路都要弯着建,但它并非一般民宅,而是由木材与土砖建成的兴远寺,已有400余年历史。

据悉在乾隆26年和乾隆46年时,曾两度发生火灾,修复后仍无法重返昔日辉煌。

身为中国文化遗产之一,但来历至今仍不明确。如今早已在岁月侵蚀中,因疏于维护而不堪重负,被荒废在水泥森林中。

第九名:广州桥中房

2020年八月,广州环岛路海珠涌大桥正式开通,有一处还设计成“眼睛”形状,原来是为了绕开被挤在两桥之中的小屋,至今成了民众围观的打卡热点。

据《中新网》专访报道,屋主并非因为赔偿金额不搬迁,而是不满意提供的房源。

2019至2020年间,前后只看过两次房,第一次被带到了“三尖八角”的房子,感觉不良,屋主避忌;第二次则是房子面对太平间,让屋主直囔宁可不搬。

第八名:广州环中楼

发展迅速的广州,钉子户还真不少,其中一处“环中楼”更成了地标!

为了兴建海珠区的洪德立交桥,这一片地成了动迁区,但就是有几户人家不愿搬迁。即便发展商愿意提供三居室套房,以及每人至少一百万赔偿都无法被说服。

既然如此,那就改设计绕道而建吧!立交桥形成包围圈,再做些绿化,入夜灯火通明又成了另一美景。

据闻,当初这几户人家因受不了车流的噪音、大量的汽车排气污染等等而搬走,唯独剩下最后一户苦苦坚持着。不知这些住户们可曾悔不当初?

第七名:安徽抢手房

本以为拒绝搬迁的钉子户都没有“好下场”,但这户人家占了大马路10年后终于如愿获得赔偿。

原本住在三层小洋房的屋主,因安徽汀棠公园的改建项目而被迫拆迁,但因为发展商不愿意赔偿同等面积的房子而告上法院,最终发展商被判违法并予以撤销,于是房子拆迁就被搁置下来。

数年后,该处的马路改造拓宽,房子再次被列入拆迁范围,在多次协商后终于达成协议,以最初的同等面积置换要求进行赔偿。

目前钉子户已夷为平地,虽然赔偿金额是个迷,但房屋市值会涨得令人称羡吧!

第六名:湖北天坑户

这可是湖北最倔强的钉子户!2010年湖北省宜昌市郭家湾被纳入产业园建设范围,当地村民陆续拿着赔偿金搬离村庄,入住发展商提供的小区。

唯独一户在签了协议后,觉得赔偿金太少而反口,多次协商无果,最终避开他的房子继续施工。

他天天到河边挑水,入夜便点蜡烛,坚持过了4年断水断电的古代生活。

直到房子周边因为铺设地基而深陷土坑,担心被淹,赶紧连夜加盖了一层楼,以为可以多要点赔偿,可想而知谈不拢。

随着附近建起了各种大楼,可能是看到了儿子每次需要辛苦奔波才能去上学,自觉不该连累家人受苦,最终答应搬迁,发展商亦给予适当的精神补贴。

第五名:海口钉子户

位于三亚海口的小区,为了舒缓当地交通进行道路建设,因此征用了占了一大片马路的楼宇。

即便其他居民已搬走,这户人家一直对于赔偿不满意,甚至将国土局告上法庭。

绕道而建不是不行,但在马路中央的位置实在不安全,僵持了3年后便同意政府的拆迁计划,如今楼宇已倒,马路已建设完善。

第四名:上海老蜗居

在地价高涨且繁荣的上海,买房可说不容易,但总有不满足的人。

上海普陀区有个老旧的光复里小区,有一户33平方米的小单位,竟在获知拆迁事宜后私自加盖四层楼,让亲戚迁户过来,一共住了27人,并要求一亿赔偿。

由于楼上加建部分都属于不合法建筑,发展商只愿意根据原单位面积进行赔偿,协商无果。

周围已竖起了现代大楼,其他住户几近完成搬迁,唯独这户人家仍挤在环境恶劣的小单位生活。

坚持了几年后一度向当地媒体透露:“只要提供够住的单位,我们愿意走”,但如今结果如何不得而知。

第三名:广西顽强户

广西玉林石子岭的顽强钉子户!

当时发展商开出以同面积单位与100万金额赔偿要求拆迁,但屋主要求加额到500万,最后发展商绕过他们的房子修建项目。

事后屋主后悔了,但发展商认为项目已建成卖完,这块地已无利用价值,所以不再对他们进行拆迁及赔偿了,可谓一时贪念得不偿失啊!

第二名:深圳钉子户

“不拆了,随便你住!” 这栋闻名深圳的钉子户要求太无理,连发展商都忍不住了。

身为中国经济特区之一,深圳市政府对很多城中村进行拆除重建,建于80-90年代的罗湖区湖贝村亦不例外。

这户三层小楼位于较显眼的位置,因此补偿金额为一千万元,比其他户还高,但屋主不领情,要价三亿才肯迁走,最终被发展商放弃。

屋主事后后悔,但已无利用价值的旧屋,赔偿金额不高,只好继续住在原处。

第一名:郑州霸气古宅

河南郑州高新区的著名钉子户,屋主不搬迁的原因不在于钱,而是身为家族第七代传人,想要守护已有200多年历史的“任家古宅”。

中国疫情封控 发展商雪上加霜

没人能出门,
又怎么能看房呢?

疫情防控“优等生”中国,近期又陷入了两年来最严重的冠病疫情,而对房地产发展商来说,好不容易看到的复苏曙光又灭了。

就在几周前,随着政府作出会防止无序崩盘的承诺,房地产行业形势似乎正在向好。但是现在,上海等主要城市的封控正在让潜在买家远离房地产市场。

中国最新官方数据显示,3月新建住宅销售下降29%,是去年7月开始下跌以来的最大降幅。房价连续7个月下跌,更是雪上加霜。

触底无期

国家统计局周二公布的首季国内生产总值(GDP)初步核算结果显示,作为重要经济来源的房地产,在首季按年下降2%,在所有行业中跌幅最大。

大华继显驻吉隆坡分析员齐夫洪(译音)指出:“鉴于疫情的爆发,很难说市场已经触底”。他之前预计住宅销售会在5月份前后到达谷底。

随着融资枯竭和更多债券到期,发展商们都冀望于销售反弹,来度过流动性危机,但疫情升温恐怕让他们梦灭。

疫情封孔措施让中国强大的经济地区遭受冲击,消费支出正在下行,失业率也升到疫情爆发最初时的最高水平。

线上销售也难

根据房地产咨询公司同策的研究,在作为中国一线城市中最大房地产市场的上海,有10余个新建楼盘因疫情而延期开盘。

虽然说房地产公司自疫情来努力转向线上销售,但成果喜忧参半。

中原地产分析员卢文曦表示,虽然在3月份实施部分封控期间,一些公司成功说服了购房者利用虚拟现实技术看房,但4月份的全面封控最终让楼市活动陷入了停滞。

26岁的房地产经纪人尤政说,过去几个月都戴着口罩在路上派发传单:“我现在就担心被解雇。上个月就够难了,潜在买家担心在看房期间被封。现在谁知道销售什么时候能恢复。”

情况比武汉更糟糕

这一次,潜在打击可能会两年多以前疫情最初在武汉爆发期间更为严重。

这是因为,武汉的房地产销售仅占全国总量的0.8%,而最近停摆的上海和深圳合计占到6.5%。

更重要的是,购房者人气现在比2020年初时脆弱得多。当时,被压抑的需求促成了行业的快速复苏。后来,政府展开了对过度举债行为的整顿,导致发展商资金紧张,建设中断。

谁能在上海买96套房?

虽然这些房子如今被查封……

来自台湾的林瑞阳和张庭夫妇,因所创办的达尔威公司被认为传销公司被当局没收和罚款高达2100万人民币(约1400万令吉),在上海前滩的大楼同时被查封。

夫妻俩的资产只有这么一些吗?还不止呢!

中国媒体报道,他们公司名下的96套房也被石家庄市裕华区市场监督管理局查封,价值高达17亿人民币(约11.33亿令吉)。

这消息一出,顿时让市场哗然,到底林瑞阳和张庭所经营的TST品牌是如何赚钱?能让两人在限购的上海,拥有如此多套房!

据媒体所报道,这96套房,估计都是办公楼。不同于住宅类产品的限购,上海的写字楼市场并没有门槛,因此公司在购买时无需具备购房资格。

前滩办公楼 风光不再

这座在上海前滩的办公楼,曾经是林瑞阳和张庭的骄傲。

达尔威是在2020年时,以17.6亿人民币(约11.73亿令吉)买下晶耀前滩项目中的2号办公楼。

林瑞阳当时为TST大楼开幕时说:“整个前滩这么大的地方,只有两栋楼卖出来,一栋楼卖给了西部证券,一栋楼卖给了TST。”

晶耀前滩项目位于前滩的核心位置,由美国铁狮门与上海本土的陆家嘴集团合作发展,是一项集办公、商业、住宅为一体的城市综合项目。总建筑面积约35.7万平方米,其中写字楼6栋达19.9万平方米,还有6.8万平方米的购物中心,剩下的为住宅,也就是晶耀名邸。

而今,林瑞阳口中的骄傲,被曝已被查封。

一栋楼分96套产证?

为何林瑞阳和张庭被查封的是“96套房”?上海中原地产首席分析员卢文曦指出,可能是因为发展商先前担心整栋楼的价格太高,很难一次过卖出,所以将整栋楼分割成96套房。当达尔威买下整栋楼时,相等于买下96张产证。

也不排除是达威尔购买后自行分割所致。按照要求,商业办公类建筑需要采用公共走廊和卫生间式布局,且最小分割单位内面积不能小于150平方米,因此“规则较多,流程繁琐,难度不小”。

林瑞阳和张庭这两位演员夫妻,多年前在中国发展,其护肤品公司达尔威从事研发、生产与销售业务,旗下主要产品为TST庭秘密系列护肤品,主打活酵母。

奖金制度属传销

事实上,这盘生意多年来争议不断,许多人认为该公司在打“擦边球”,名副其实是一家传销公司。在中国,“传销”一词的官方定义限于非法的传销活动,是一种经济犯罪。

去年7月,石家庄市裕华区市场监督管理局便以《查证函回复》的形式,公开披露了达尔威涉嫌利用网络从事传销活动被查处的进展。

当时,TST在官方微博回应:“上海达尔威是一家合法经营的公司,自成立以来始终遵从政府指导,坚持合法经营,依法纳税;非常感谢河北石家庄政府指导公司排查风险,目前公司运营一切正常,公司将积极配合相关部门工作。”

以张庭为主的TST庭秘密。

虽则如此,该公司在本月初还是被认定构成组织策划传销违法行为,因为其红卡会员执行的奖金制度,要求被发展人员发展其他人员加入,形成上下线关系,并以下线的销售业绩为依据计算和给付上线报酬。

因此,该公司被没收违法所得1927.99万人民币(约1285.42万令吉),罚款170万人民币(约113.34万令吉)。

月初刚买 上海办公楼变方舱

义不容辞转做方舱医院。

在冠病疫情中,人们的善心总是最漂亮的风景。

上海黄浦滨江

在上海苦苦战疫期间,方舱医院严重不足,而位于黄埔滨江的瀛通大厦,毫不犹豫献出大爱精神,也是上海首次将办公楼改造成立体方舱医院。

经过96小时的日夜赶工,这栋19层楼高的办公楼,从第三层开始全部设置隔离病房,可以提供最少3500张床位。

据了解,房地产经纪公司太平洋房屋,是刚在4月4日以13.95亿人民币(约9.27亿令吉)拍下这栋办公楼,但因为疫情严峻,所以响应政府号召同意建设方舱,连夜改造。

上海首个写字楼改建方舱医院即将投入使用。

776位医护人员入驻

由于此办公楼采光明亮,且风景无敌,被成为“最美方舱医院之一”,目前已经摆好了床位,由云南的医疗团队驰援入驻,共有11家省级医院、5家市级医院的医护等人员776人。

此外,黄浦区已将外滩国际电竞文化中心、世博船舶馆、世博足迹馆、外马路仓库等四处改建为方舱医院,总床位数达到了4069张,目前已全部交付使用,有效保障了辖区内患者收治。

上海第一豪宅 竟粪水倒灌?

防漏水封锁厕所8年,
修缮后遭遇粪水来袭……

一般老百姓受的苦,即便是富豪也难以逃脱,比如说:屋子漏水。

漏水不稀奇,但发生在“上海第一豪宅”,就备受关注了!

作为上海一等一的豪宅汤臣一品,一直是许多上海人的“奋斗目标“。

位于上海浦东陆家嘴核心地段,于2005年10月19日开始销售,每平方米售价为11万人民币(约7.27万令吉),最小户型面积为434平方米,最大面积为1243平方米。因价格不菲,汤臣一品在开盘时被称为“上海第一豪宅”。

根据当地媒体报道,一名汤臣一品业主在2010年以9500万人民币(约6279万令吉)买下8号楼的18楼单位,但多年来遭遇漏水和反水。

陈姓业主表示,早在2010年装修时,就发生过严重漏水,客厅、厨房和卫生间顶部管道全部渗漏,一下子“水漫金山”,淋湿瓷砖、木板等装修建材。

两度粪水溢出

虽然发展商和物业赔偿相关损失,但多个房间至今依然有长短不一的裂痕。

两年后,他女儿卧室的卫生间突然反水,粪水溢出让整个房间里污水横流。但是,物业始终修不好马桶,女儿只好住在其他房间,并封闭马桶整整8年,直到2020年物业称“技术成熟”,才成功疏通马桶管道。

但在今年3月1日,陈姓业主家中又发生不幸事件,主卧的卫生间又遭遇粪水来袭。物业工作人员也束手无策。让他在盛怒之下,向媒体揭露此事。

陈姓业主指出,事发后的10天,物业只是帮忙清扫,未提供其他详情;媒体报道后,物业回应,在经过初步调查判断,此次可能是楼上住户在装修时,改动了排水管和污水管的接口,在淋浴房的位置安装了马桶。但问题的确切原因,还需进一步排查。

主卧卫生间淋浴房墙壁上挖出大洞,但物业管理依旧无法解决问题。

案中案:业主拒交管理费

物业也透露,该业主一直没有缴纳物业管理费。

“我们尊重并理解每一位汤臣一品的业主的合理诉求,并且承诺维护业主的权利。
除了最近一次3月的‘反污’,该业主之前经历的事件,我们都是不计成因优先解决问题。“

“但是在经历种种解决方案后,业主一直拒绝履行缴纳物业管理费的义务,后来我们曾经诉经法律。”

该物业表示,迄今为止双方有3场法律诉讼,一审判决结果法院都支持物业和发展商,业主需偿付近5年的物业管理费。目前该业主不服判决,正在上诉中。

不过也有媒体报道,在中国裁判文书网未找到相关判决书。

中国春节房市冷淡 暴跌51%

福虎年到,
却没提振到中国多个城市的房市。

过往,中国房企都盼着各种佳节、长假,展销厅就会门庭若市,成交氛围特别火热。

但在今年的春节,一线城市仅有上海一枝独秀,深圳、重庆等主要城市的网签房竟然“挂蛋”。

根据《工商时报》,中国指数研究院资料显示,在1月31日至2月6日期间,重点城市的新建商品住宅成交总面积,较去年春节减少了51%。

除了上海、苏州的成交总面积增长,其余城市都下跌。

其中,上海新房成交高达10.3万平方尺,比去年春节多了646%!市场认为,主要是上海多项热门楼盘在春节仍持续营业,加上近期信贷出现放款迹象,助长买气。

相反地,深圳则是延续上年的窘况,去年的新房网签有3套,今年则是1套都没有;而二手房只有1套完成过户。

贝壳研究院分析,一方面是严格的防疫控管,影响了潜在买家的购房计划,另一方面是整体经济不理想,影响了人民收入,降低了购房意愿。

易居研究院智库中心研究总监严跃进认为,无须恐慌房市大范围降温,应关注新增购房需求。

他指出,1月份的信贷数据明显优于预期,后续可以关注银行信贷政策变化所带来的影响,客观上将刺激房市交易转趋活跃。

国家级保护、历史名人故居,
思南公馆,可谓经典。

近日,中国歌手张杰谢娜夫妇被中介爆料,在2019年买房的时候跳单,即绕过中介直接和房主签约买屋。

这新闻也让该豪宅所在的“思南公馆”,再度出现在娱乐新闻中。上一次,还是《长江七号》、《美人鱼》的女演员张雨绮离婚的时候,被媒体爆料和前夫就住在这思南公馆地区。

事实上在上海,思南公馆不需要靠明星,就已经是知名地区!有国家级的保护、还有历史名人居住,这里还曾是郭敬明电影《小时代3》的取景地。

思南公馆是由上海市中心的成片花园洋房组成,坐落于思南路上,北临孙中山故居,占地面积约5万平方米。

上海历史建筑保留区

20世纪20至30年代,上海法租界在今复兴中路、重庆南路、瑞金二路、淮海中路合围的区域内规划了一片高档住宅区,规定只允许建造西式房屋,建成后也就是现在的思南公馆。

这也是中国上海市中心唯一以成片花园洋房的保留保护为宗旨的项目,是上海历史文化风貌和优秀历史建筑保留保护试点项目之一。

这里拥有保留保护建筑51幢,37幢被列为上海市优秀历史建筑,荟萃了上海10种近代历史居住建筑类型中的8种,堪称“活的”近代居住建筑博物馆。

思南公馆共有四大区域,包括思南公馆东苑公寓住宅、南苑精品酒店、西苑企业公馆和北里特色名店商业区。

曾有多位名人居住

思南公馆的东侧,原名义品村,建筑高三层或四层,样式以英国式,法国式和西班牙式为主。立面材质为卵石和清水红砖,屋面采用红瓦双坡屋面。每幢房屋均有独立的花园。

曾居住在义品村的名人,包括中国戏曲艺术大师梅兰芳、中国人口学家陈长蘅、中华人民共和国政治家薛笃弼,以及清末及中华民国大陆时期军事将领李烈钧等。

当中还有一座“周公馆”,是国共谈判期间中国共产党上海设立的办事机构,对外宣称是周恩来的寓所故而得名。1959年列为第一批上海市文物保护单位。

国家级旅游休闲街区

这里也是上海知名的网红打卡地,在文化和旅游部、国家发展改革委发布《关于国家级旅游休闲街区名单的公告》,公布全国各省市区共54个国家级旅游休闲街区,思南公馆街区名列其中。

位于北里的思南公馆商业街,集中了餐饮、文化、奢侈品销售等多种功能。2013年,第十届上海书展在此设立分会场“思南文学之家”,其牌匾由莫言亲笔题字。思南文学之家举办各种文学活动,成为上海文化的新地标。

买屋后升值 遭中介死亡勒索!

仗着知道买家状况,
中介趁机死亡威胁勒索!

在上海松江的刘姓妇人去年发现家门贴了一张纸条,仔细一看竟然是一封勒索信!经过调查后,勒索之人竟然是楼上邻居,还是介绍她买屋的房屋中介!

根据澎拜新闻,勒索信上写着:“XX你好,本人找你借三十万,请你在7月24日上午10点前放于你家楼道内。归还时附加百分之十利息。即死之人救命钱,如你不配合,报警之类的,我便直接找你儿子XX和你孙子开刀……”

不仅如此,语句中还透露出刘女士部分的家庭状况。

在确定丈夫和儿子都没有欠债或得罪人后,刘女士儿子毅然报警,和民警一切调查后发现纸条是在丈夫点外卖和接孙子回家之间的时段才出现,而期间没有任何可疑人员进出该栋楼。

自认升值有功应分钱

因此,民警将嫌疑范围缩小到居民,刘女士才想起自己是在2020年底才搬入,与周围邻居不熟,唯一知道她和家人名字的就是住在楼上的沈某。

沈某最终承认自己就是勒索之人,因2021年初辞职自行创业,并借了25万人民币(约16.48万令吉),眼看还款日就要到,但自己却沉迷网络赌博输了很多钱。

郭鹤年斥87亿 买上海黄金地

看来郭老,还没要撤离中国……

近年来,一直有媒体报道大马首富郭鹤年,还有香港首富李嘉诚要“撤离中国”的新闻,但实际上,郭鹤年家族持有的嘉里建设,在过去1年来持续在上海买地,最新的交易更是上百亿人民币!

在恒大等许多发展商为了财务危机而苦恼之际,财务健康的发展商持续在中国扩大投资,嘉里建设就是其一。

嘉里建设在周二晚间向香港交易所报备,以133.29亿人民币(约87.91亿令吉)购入上海黄浦区的4块地,面积达3.81万平方米。

这地段位于上海中心,不远处就有外滩、人民广场、豫园、南京东路步行街等经典地标。

该公司认为,该地段于上海黄浦区核心地段,珍稀罕见,是黄浦区深化城市有机更新及历史风貌保护计划之中心位置,坐落在具有超过160多年历史的街区中,有丰富的石库门、里弄小巷和沿街传统的骑楼建筑,揉合了中法建筑风格,反映上海中西结合的历史文化。

作为黄浦区有机翻新计划的一部分,指定的历史遗迹及历史建筑物将得到修缮和重建,嘉里建设将发展和打造成为地标式的综合发展项目。

近一年来,嘉里建设在上海的累计投入购地款约达200亿人民币(约131.90亿令吉)。

嘉里建设早在1992年进入上海,在上海建设了静安嘉里、浦东嘉里、嘉里不夜城等等项目,涉及住宅、商业、办公等多种业态,均位于上海的繁华地段。
