“中国整个房产业都是疯子!”

中国房产业发展模式难持续?

自称为“香港最干净商人”、恒隆集团董事长陈启宗指出,中国住宅房产发展的模式不可持续,更形容行业内全是疯子,一直在拼“量”和“快”。

陈启宗出席2022年博鳌房地产论淡大会时,在主题演讲中表示,在过去16年内,他多次劝诫同行的朋友们,中国住宅房产的模式难以持续。

在十几年前他就认为,中国住宅房产业的开发模式早晚会出问题,因为整个模式完全是一个“量”的比拼。

“你的地库有多少,每年营业额有多少,销售了多少套,销售了多少平米,完全是一个量的比较。”

“整个行业都是疯子,这个量的比拼、速度的比拼,重要的不在于一家企业赚多少钱,只要你做大就行,做大就要贷款、借钱,简直是到了一个莫名其妙的程度。”

商界中的“一股清流”

恒隆集团是一家香港上市公司,主要业务是物业发展以供销售、投资物业以供收租之用、拥有和管理酒店、停车场管理及物业管理,以及经营干洗服务,在中国和香港皆有发展项目。

陈启宗是“真性情、真敢言”著称,过去曾有多次大胆发言引起议论,在批评西方国家同时也会批判中国不好的现象,而且言辞尖锐,比如说:“18个月内盖好的商场绝对是垃圾”、“全国有水平的商业地产发展商只有6家”、“绝大部分投行都是贼”等。

恒隆集团是由他的父亲陈曾熙创办,陈启宗曾非常自信地说恒隆是“最干净”的公司,从他上一代开始,从来没请政府官员吃饭、不笼络官员、明文规定不雇佣前政府高管,还曾经拒绝投资澳门赌场业,公司标语就是“只选好的,只作对的”。

一直在拼“量”和“快”的房地产行业,被喻为“疯子”行为。

中国房产业薄利多销

对于中国未来房产业,陈启宗认为,整个行业已经进入“薄利多销”的情况,但无论发生什么事,行业依然会继续。

“不能否认利虽然越来越薄,在利越来越薄的时候,就要更多地销,才能够赚同样的钱。并不是说从今以后就没有赚钱的机会,但是是不同的赚钱方式,薄利多销的时候要做的跟从前是有点不一样的。”

“人总有住房的需要,还有人口迁移的问题,中国还在城市化或者说城镇化的过程中。住房不可能都是由政府来负责,所以民企绝对是有其地位的。”

中国房价连跌9个月

不断放宽房市政策,
刺激效果也有限。

中国政府这段日子不断加大对房市的支持力度,但需求依然疲软,5月房价继续跌势,而且是第九个月走跌。

中国国家统计局周四公布的数据显示,上个月70个大中城市新建商品住宅均价按月下降0.17%,4 月份为下降0.3%。

如今,就业情况恶化,加上经济复苏乏力,预计中国房地产领域还无法快速反弹。

目前,一些城市正在松绑严重的防疫封控,但中国今年家庭储蓄创纪录大涨,显示人们目前对经济前景的信心不足,倾向在此刻先未雨绸缪保留现金。

近来,中国各地一直在敦促银行增加贷款、降低抵押贷款成本,并部分松绑所有权的规定,以期提振这全球第二大经济体的房市。

无论如何,已有一些早期迹象表明市场可能正在触底。周三公布的数据显示,新房销售较4月增加26%,这是自12月以来的首次按月增长。

中国地产大亨 少了2855亿身家

打房整顿,
也“打掉了”地产大亨的身家。

过去在中国富豪榜中,不少榜上有名的富豪都是来自房地产领域,老百姓都觉得房地产发展商是最赚钱的生意。

但在政府长达一年的整顿后,地产大亨们只能暗暗叫苦,住宅销售连跌11个月,富豪们的身家也因为股价下跌而蒸发。

根据《联合报》,美媒估计地产大亨们在这一波,总共有650亿美元(约2855亿令吉)的财富化为乌有。

“爆雷”最严重的恒大主席许家印。

还自掏腰包救公司

自2019年底以来,“爆雷”最严重的恒大让主席许家印损失最惨重,身家少了240亿美元(约1054亿令吉);大连万达集团创始人王健林,财富缩水61%;融创中国创始人孙宏斌,更是少了近90%的身家。

而且,包括许家印在内的许多地产大亨,都曾自掏腰包来帮助自己企业度过难关,更是加剧了他们财富流失的幅度。

报道指出,自去年初以来,中国房地产发展商至少有180亿美元(约791亿令吉)的离岸美元债,以及约25亿美元(约110亿令吉)的在岸人民币债券违约。

北京房东,爽收高租

房东欢喜,租客忧愁。

北京的租客们,真的太愁了,因为租金节节攀高,让他们苦不堪言。

《中国经济周刊》报道,从5月开始,高校毕业生进入租赁市场,新增租赁需求增长强劲,将推动市场开启新一轮升温。

其实从年初开始,北京的租金已经明显增长,来到4月时,租金挂牌价格已经逼近2021年的最高峰。

一些“北漂”的租客受访时指出,他们在续租时无奈发现房东大涨价,逼迫他们选择换租价位更低的其他房源。但虽说“价位较低”,依然还是高过该房源的上期合同租金。

每月为房子支出3千以上

一名詹姓租客就透露,在两年内,月租从3700人民币(约2410令吉),上升到4200人民币(约2736令吉)。再加上额外收的300人民币(约195令吉),以及水电费,每月租房支出高达5000人民币(约3257令吉)。

“自如平台”的中介平台工作人员透露,房租上涨是由于市场价格系统性上涨所致。目前租金年上涨率为5%,具体到每户租客,上涨约为100至200人民币(约65至130令吉)。

中介操纵市场?

因上涨产生的收益,按上述上涨率,其中4%归出租业主,1%归该平台。

对于所谓的“系统性”上涨比例,该工作人员模糊地解释为“公司根据大数据测算”。

虽然这平台说涨幅仅有5%,但租客却认为,涨幅应该在10%左右。

一名郭姓房客也质疑,房租高低虽说由当地行情决定,但几家中介机构能“口径一致”,直接操控行情。

中国房屋政策支持多孩家庭

房子,
是中国家庭的“人生大事”。

在中国,为孩子买房常被视为是父母的责任,有调查显示,中国人的房子,在家庭资产占的比例高达77.7%,美国仅有34.6%。

随着政府推广二孩、三孩政策,不少城市在优化调整房市政策的时候,也支持二孩三孩家庭买房。

根据澎拜新闻报道,据不完全统计,仅今年5月以来,就有至少包括浙江杭州、湖南衡阳、江苏南京、浙江舟山、辽宁沈阳、广东东莞、江苏扬州、江苏无锡、江西景德镇、江苏苏州、四川乐山、四川雅安、江西上饶等13城在发布的楼市政策中特别提及多孩家庭住房需求。

比如说,杭州、南京、沈阳、东莞等城市,都允许二孩或三孩家庭,新增购买一套住房,也有城市明确生育二孩及以上家庭购房,可不适用现行限购政策。

易居研究院智库中心研究总监严跃进指出,这充分体现了当前各地政策的重要变化,即“限购政策松绑+生育政策鼓励”的结合导向,能够发挥积极的作用,即在促进市场交易活跃的同时,也有助于推进人口生育政策的扎实推进。

中国高房价 透支了几代人财富

要不吃不喝40年才能买房!

“房住不炒”是中国政府致力整顿房市的口号,致力让房价合理化,避免人民买不起房。

中国房价如何高?中国人民大学学术委员会副主席、中国资本市场研究院院长吴晓求形容,“已经透支了几代人的财富”!

吴晓求近期出席博鳌亚洲论坛时向媒体指出,房价从5000元涨到1万、2万,需要10至20年的时间,但中国只用了3至5年的时间,就让房价从5000元涨到5万、10万。

“比如现在北京有一套房子150平方米,四环边上要1500万人民币(约997万令吉),人的一生赚1500万很难,一年收入40万人民币(约27万令吉)不吃不喝要40年,而40年后已经退休了。”

房贷利率也偏高

他自称“非常不喜欢”中国房地产价格这么高,让年轻一代非常有压力。

“中国的未来在于年轻人,但房价把未来几代人的财富都透支了。”

他还认为,住房贷款利率也有点高,必须降低,政策的重心是要让年轻人有希望。

“现在年轻人有这么大的压力,不得了。需要有办法解决这个问题,比如迅速扩大廉租房的规模。”

中国房价开始企稳了?

4个一线城市明显复苏。

去年扛着“房住不炒”大旗并经历多次调控的中国房市,步入2022年会是如何?

从中国国家统计局最新发布的数据来看,已经开始出现企稳的迹象。

根据《环球时报》,全国70个大中城市在1月的新房和二手房价格,按月跌势减弱,尤其是北上广深4个一线城市房价,复苏趋势明显。

整体而言,这四大城市的新房价格按月上涨0.6%,扭转上个月0.1%的跌幅。当中,北京的房价涨幅最大,上海、广州和深圳紧跟在后。

二手房销售价方面,北京和上海取得增长,广州和深圳则处于跌势。

二三线城市的整体房价,依然处于跌势,惟跌幅有所收窄。

信贷政策激励买气

交通银行金融研究中心首席研究员唐建伟受访时指出,房地产信贷政策发力,让房市开始转暖。

开年以来,越来越多的城市开始加入稳楼市的行列中。中原房地产研究院统计的数据显示,截至今年2月上旬,全国已有超36个城市发布稳楼市政策。

易居研究院智库中心研究总监严跃进指出,1月全国房价数据释放积极信号,经过去年末季积极的政策调整,房价过冷或过快下跌态势受到遏制。

他认为,当前房贷政策继续趋于宽松,在很大程度上降低购房入市门槛,有助激活市场交易。

中国房市小阳春没醤快

利好陆续浮出水面,
还是激不起市场信心。

中国中央少见地公佈个人房贷数据,官媒又放话房贷政策偏向宽松,制造房市“小阳春”的粉围,但正统评估机构继续看淡中国明年房市销售。

惠誉评级(Fitch Ratings)预计,中国未来3个月的违约或债务重陆续有来,同时更看淡明年房产销售再萎缩10%至15%。

近期,中国也允许房地产公司在境内融资,但目前该国境内主要还是民营企业在发债融资,私人公司想从中分杯羹恐怕不容易。

至于境外融资,惠誉亚太区主权评级高级董事兼首席中国分析师费安德(Andrew Fennell)18日在“2021惠誉看中国:迎接新挑战”论坛上说,境外债市仍波动,中国房企想从境外筹资挑战大。

他认为,政府需要再调整政策,以稳定市场信心,同时协助房企融资。

“但是,如果新政策无法激励市场信心,房产销售和再融资环境还要艰辛上一阵子。”

另外,惠誉大中华区房地产评级联席主管郑俊英等指出,中国今年房地产销售估计和去年持平,但明年相信会下跌10%至15%。

房贷短期偏向宽松

同场的惠誉亚太区金融机构评级联席董事徐雯超则说,房地产融资对银行体系造成的压力算是可控制,只是中小行的压力较大。

她预计,中国在房产贷款方面,短期会偏向宽松,但程度和节奏需要再关注。

市场皆认为,中国政府最近对房贷监管趋向宽松,且央行上星期少见地公佈10月份个人房贷数据。

新华社等官媒,也相继释出银行业加大房贷投放度的消息。
