“中国整个房产业都是疯子!”

中国房产业发展模式难持续?

自称为“香港最干净商人”、恒隆集团董事长陈启宗指出,中国住宅房产发展的模式不可持续,更形容行业内全是疯子,一直在拼“量”和“快”。

陈启宗出席2022年博鳌房地产论淡大会时,在主题演讲中表示,在过去16年内,他多次劝诫同行的朋友们,中国住宅房产的模式难以持续。

在十几年前他就认为,中国住宅房产业的开发模式早晚会出问题,因为整个模式完全是一个“量”的比拼。

“你的地库有多少,每年营业额有多少,销售了多少套,销售了多少平米,完全是一个量的比较。”

“整个行业都是疯子,这个量的比拼、速度的比拼,重要的不在于一家企业赚多少钱,只要你做大就行,做大就要贷款、借钱,简直是到了一个莫名其妙的程度。”

商界中的“一股清流”

恒隆集团是一家香港上市公司,主要业务是物业发展以供销售、投资物业以供收租之用、拥有和管理酒店、停车场管理及物业管理,以及经营干洗服务,在中国和香港皆有发展项目。

陈启宗是“真性情、真敢言”著称,过去曾有多次大胆发言引起议论,在批评西方国家同时也会批判中国不好的现象,而且言辞尖锐,比如说:“18个月内盖好的商场绝对是垃圾”、“全国有水平的商业地产发展商只有6家”、“绝大部分投行都是贼”等。

恒隆集团是由他的父亲陈曾熙创办,陈启宗曾非常自信地说恒隆是“最干净”的公司,从他上一代开始,从来没请政府官员吃饭、不笼络官员、明文规定不雇佣前政府高管,还曾经拒绝投资澳门赌场业,公司标语就是“只选好的,只作对的”。

一直在拼“量”和“快”的房地产行业,被喻为“疯子”行为。

中国房产业薄利多销

对于中国未来房产业,陈启宗认为,整个行业已经进入“薄利多销”的情况,但无论发生什么事,行业依然会继续。

“不能否认利虽然越来越薄,在利越来越薄的时候,就要更多地销,才能够赚同样的钱。并不是说从今以后就没有赚钱的机会,但是是不同的赚钱方式,薄利多销的时候要做的跟从前是有点不一样的。”

“人总有住房的需要,还有人口迁移的问题,中国还在城市化或者说城镇化的过程中。住房不可能都是由政府来负责,所以民企绝对是有其地位的。”

中国政府出手解决烂尾楼?

政府出手,
提供资金让烂尾楼复工。

彭博新闻社引述不具名知情人士报道,中国住建部和其他监管部门正在考虑,向陷困的发展商购买未开发的土地,而购地资金就可用来恢复烂尾楼的建筑活动。

根据中国法律规定,若发展商向政府买下土地后两年都未开发,地方政府有权收回,且不用补偿。

而监管单位的想法是,向陷困的发展商收回这些土地,质押给财务健康状况更好的发展商。这些拿到土地的发展商,提供资金来完成陷困发展商的烂尾项目。

相关单位还考虑将收回的土地重新规划再挂牌,提高其价值。

“保交楼”责任重大

这些方案是为了遏制房市风险加剧,从而引发更大规模的社会问题,并对经济带来压力。

“保交楼”近期成了中国政府的重大任务。中共中央政治局7月底的会议室,强调要文丁房市,坚持“房住不炒”的定位,要“保交楼、稳民生”。

狂囤地 却得不偿失

克而瑞数据显示,截至去年底,中国排名前100的发展商的地库,总值约42.5兆人民币(约28.3兆令吉)。

有许多公司当初大规模举债买地,寄希望价格能继续上涨。但政府多年来要求房地产行业去杠杆正持续影响房价、地价和新建商品房销量,导致发展商的希望泡汤。

结果是,许多陷入困境的发展商手握土地而无力或不愿开发。

根据财新此前报道,去年首批集中招标转让的土地截至3月底只有37%已经开工;第二轮转让的土地约有16%已开工。

中国多地鼓励“团购买房”

最近,“团购买房“这四个字,上了微博的热搜。

是的,中国为了刺激房市买气,不断推行各大措施。最新的一个政策,就是鼓励发展商采用“团购买房“模式。

根据每日经济新闻报道,吉林长春、湖北黄冈、四川巴中、浙江桐庐等多个城市,都推出了类似“团购买房”的政策。

这些鼓励政策,主要针对机关事业单位和大型企业,在采用团购方式卖房时,为购买者提供不同程度的优惠。

长春支持机关单位、国有企事业单位、大专院校、科研院所和社会群体,与发展商接洽,组织商品房集中批量购买活动。

中国多地鼓励“团购买房” 。

 买越多折扣越大

黄冈的最新政策也对团购买房提出了明确指导性意见,鼓励机关事业单位和大型企业组织团购,只要20个人以上,就应享有不低于个人总房款3%的优惠。

巴中则是鼓励各级工会组织职工团,和发展商达成优惠价格;桐庐同样鼓励发展商开展团购优惠活动,且一次性买房越多,折扣力度更大。

团购并非新鲜事,但在2018年曾因为房市行情过热,一些城市禁止了团购买房,包括西安、长沙、杭州等,以抑制房市的“虚火”。

诸葛找房数据研究中心分析员关荣雪受访时指出,团购模式能将购房需求以小团体形式聚焦起来,采用多样化优惠举措满足合理住房需求,进而带动地方楼市成交。

中国多地烂尾楼 业主集体停贷

遇上烂尾楼还得还贷,
“再给,就没法生活了……”

当你申请房贷买下一间屋子,却碰上无良发展商,“梦想之屋”变成了“烂尾楼”,你在想方设法讨回公道的同时,房贷却始终得继续缴。

但最近在中国,多地的烂尾楼业主集体抗争,一起停止还贷,以逼发展商解决问题。

根据中国媒体报道,近期在郑州、商丘、新乡、南阳、周口、山西、江苏、江西、湖南、湖北、广西、陕西等城市,出现烂尾楼业主发布声明,强制停止偿还贷款,直至烂尾项目完全复工为止。

这些业主们并非不清楚,这么做可能会导致银行起诉、直接拍卖房子、信贷分数也会受影响,但未来生活,他们走投无路。

业主无奈说:“但我没办法,如果再继续往里扔钱,就没法生活了……“

郑州的名门翠园已经逾期交房1000多日。

郑州:网红楼盘烂尾

在郑州的名门翠园,据称开盘以来累积上百亿人民币的销售额,但已经逾期交房1000多日,并且严重拖欠工程款、进展严重滞后,据悉仅完成了60%工程。

这个在2018年开盘的名门翠园,是郑州楼市的“销售冠军“,但如今却落得烂尾下场。业主已联合发声明通知,若8月8日前没有复工,将会一起停止偿贷。

时代新城的业主,会在近期联系业主签字停贷。

武汉:多个楼盘停工

在武汉,也有多个停工楼盘的业主,想要“停贷“。

比如说时代新城的业主,据了解业主代表已经在完善告知书,会在近期联系业主签字,之后将告知书寄给相关政府、企业和银行。

一些业主表示,当时购买这楼盘,看中的就是发展商的品牌影响力。但本应在今年3月30日拿到钥匙,但至今却尚无定期。

时代新城也是武汉的热销楼盘,共有5032个单位,在2019年9月中旬开盘后,一年就售出了3264个单位,在2020年更是成为武汉上半年销售面积、销售套数的“双料冠军”。

业主得承担法律风险

这些业主的诉求非常清晰,那就是要求发展商们限期复工,否则在班里不动产权证前拒绝还贷,由相关部门和机构自行承担相关损失。

但此举,有用吗?

易居研究院智库中心研究总监严跃进指出,从具体反映情况来看,这些停工的楼盘面积较大,部分虽然已经复工了,但是属于“表演式”复工,并没有真正进入到完全施工的阶段。

在他看来,此类项目的预售资金流向不清晰,且资金监管不到位,导致购房款不能进入到施工和工程阶段。从这点看,相关银行或负有一定的责任。

但也有业界人士和律师提醒业主“谨慎行事”,建诚晟业总经理苑承建表示,能够理解这种做法,但是不提倡也不受保护。

“房地产发展项目中可能存在的挪用预售资金现象有对应的处理规定和责任,房地产项目停工烂尾也通常不属于终止房贷合同的条件,因为向业主按期交付房子是发展商的义务,而不是银行的(义务)。”

“虽然对业主充满了同情,但从法律关系和合同规定看,建议业主们谨慎理智考虑,不要随随便便就停贷了。”

可能被起诉

成都一位不愿透露姓名的律师表示:“贸然停贷很可能就违约了,届时不仅征信会受影响,还可能被诉到法院,得不偿失。”

无论如何,买房人的集体“停贷”诉求,也是一个鲜明的信号:过去那种房产发展和银行高度绑定,把风险全留给期房业主的积弊,必须改改了。

这也是把压力从银行传导向发展商,倒逼着房子重新开工。

神秘女富豪 3.7亿现金欧洲置产

也没有借离岸公司避税……

欧洲顶级豪华房地产市场,再次获得中国超级富豪的青睐。

最近在意大利,一座庄园以8000万欧元(约3.7亿令吉)的价格卖出去了。

这宗交易正在引起各界热议,只因为意大利撒丁岛当地媒体L’Unione Sard,登出了交易支票,指这庄园的买主是一位来自中国的神秘女富豪,而且是一次性付清!

支票的信息显示,神秘女富豪名为Nani Wang,在4月8日时直接将8000万欧元存入某美国房东的瑞士银行账户。她没有使用分期付款,也没有借道开曼群岛的离岸公司名义购买来避税。

神秘女富豪掷3.7亿现金买下地中海顶级庄园。

和京东有关系?

这座庄园被称为“地中海五大高级庄园”之一,坐落于著名的翡翠海滩塞尔沃港,上世纪70年代曾由英国大亨查尔斯·克洛尔勋爵拥有。占地4公顷,有3个私人海滩、49间客房、一间电影室、一个直升机停机坪和一个私人游泳池。

当地媒体还未能掌握这位神秘女富豪的具体身份,只说她是一位“中国电子商务巨头”,现年33岁,出生于中国江苏省。

有中国媒体用“天眼查”查询,在2018年12月有一家在香港成立的京东系公司JD Health (HK) Limited,负责人就是Nani Wang。彭博公司信息查询网页的结果显示,JD Health International Inc曾有一位名为Nani Wang的董事。

京东健康于2020年上市香港交易所,但招股书中关于董事部和参与者的部分,并没出现Nani Wang的名字。

买房不用真金白银,只靠小麦大蒜?

是的你没看错,你现在身处的2022年,而不是“物物交换”的古时候。

这是真实发生在中国河南省的事情,发展商建业地产位于商丘市的“民权建业河畔洋房“项目,为了吸引农民买房,开出“小麦换房”的活动,最高可抵16万人民币(约10.52万令吉)的房款。

这不是头一遭,该公司几周前在开封市的另一个项目,是能够接受大蒜换房,收购价格为每公斤10人民币(约6.58令吉)。

政府喊停

这别出心裁的宣传活动,引起市场热议,但很快就被叫停了。

建业地产指出,活动经全国媒体传播,引起社会太多关注,为避免引发误解错读,被政府叫停。

中国房地产报记者综合相关媒体报道发现,截至叫停,推出“小麦换房”的项目虽然收到了众多咨询电话,但实际成交量为零;推出“大蒜换房”项目,由于持续时间较长,促成了数十宗成交。

多地也推“物物交换”

其实,并不止河南出现了这种卖房营销方式。

在“知名度堪比北上广深的网红城市”山东菏泽曹县,由鸿基地产推出的“曹州壹号”,也有小麦换房活动。类似的还有广西桂林“买房送工作”、广州保利山水芳华“买房送生猪”等等。

这类促销活动反映出,随着经济增速放缓、房地产行业面临严峻的资金紧张局面,一些发展商为了吸引购房者可谓绞尽脑汁。

建业地产是中国第37大发展商,最近已经寻求政府纾困,其母公司同意向省政府出售部分股权。

中国房价连跌9个月

不断放宽房市政策,
刺激效果也有限。

中国政府这段日子不断加大对房市的支持力度,但需求依然疲软,5月房价继续跌势,而且是第九个月走跌。

中国国家统计局周四公布的数据显示,上个月70个大中城市新建商品住宅均价按月下降0.17%,4 月份为下降0.3%。

如今,就业情况恶化,加上经济复苏乏力,预计中国房地产领域还无法快速反弹。

目前,一些城市正在松绑严重的防疫封控,但中国今年家庭储蓄创纪录大涨,显示人们目前对经济前景的信心不足,倾向在此刻先未雨绸缪保留现金。

近来,中国各地一直在敦促银行增加贷款、降低抵押贷款成本,并部分松绑所有权的规定,以期提振这全球第二大经济体的房市。

无论如何,已有一些早期迹象表明市场可能正在触底。周三公布的数据显示,新房销售较4月增加26%,这是自12月以来的首次按月增长。

康养产业 未来的“蓝海”市场

人口老化、健康意识增强
康养渐成为一种休闲生活主流

康养产业,一个大马绝多数人不曾听闻的新鲜词汇。

但在海外如美欧、中国等地,康养产业已面市多年,并日益普及化。

海南省积极推动康养旅游和康养产业发展。

何谓康养产业?大马是否已开展这方面的发展?这个产业次领域未来的发展前景如何?

康养,顾名思义,就是健康和养老。

健康和养生相关的产业,全世界许多国家都有,大马也有不少,例如医院、水疗中心、养老院等,但真正符合康养产业定义的产业,则相信屈指可数。

产业评论员潘荣德就指出,事实上,全世界对康养产业没有一个统一的定义,大马人对康养产业的认知也非常表面,认为符合健康和养老这2大元素的产业,就可称为康养产业。

他说,具体而言,要符合康养产业的定义,起码必须包含养老、健康医疗、教育、物联网、文化、体育、旅游/休闲等多种元素。

可借镜中国

在中国海南省担任产业评论员的潘荣德认为,大马要发展康养产业这个领域,或许可从中国过去的发展取得借镜。

他说,中国康养产业的发展至今已有30多年,整个产业链已经非常成熟。早在上世纪1990年代,当时部分房地产企业利用海南省的丰富旅游资源,并借鉴国外度假的概念,大事发展康养产业,并局部解决海南房地产供过于求、大量滞销的问题。

到了2000年,医疗、养老、金融、房地产等深度融合,当时就有医疗+养老 = 康+养的模式,并在中国全面推广。

“中国已推出2019-2025海南省健康产业发展规划,涵盖医疗旅游、温泉养生、森林旅游,中医、健康的旅游产品,打造有特色的康养产业,构造了海南康养产业的新风貌 。”

他指出,大马虽然也具备发展康养产业的条件,例如拥有丰富的旅游资源,也以本区域医疗旅游中心著称,但必须充分结合自然和科技资源,才能把这个领域发展起来。

靠高收入与人口老化
撑起英美澳康养产业

威廉氏达哈与王有限公司(CBRE|WTW)集团主席符儒仁指出,在美国和澳洲等国家,康养产业在满足其人口需求方面越来越受欢迎,这也反映了其家庭平均较高的收入来提供此类服务。

世邦魏理仕英国分公司(CBRE UK)进行的2021年英国医疗保健市场情绪调查显示,当地发展商正专注于老年护理和退休生活房屋项目,而英国人口老化支撑了需求。根据该报告,后疫情时代,英国对医疗保健房产的需求将持续扬升。

大马发展空间有限

但在大马,除了医疗服务领域外,康养产业对私人领域来说,是一个发展空间相对有限的市场。

无论如何,长远来看,大马人口老化、结婚率降低和健康意识增强等人口结构变化,可能会推动对康养产业的需求。

大马统计局最近的数据显示,到了2030 年,65岁及以上的老年人将达到10.3%以上(或 410 万人)。

“我们预计康养产业长期将蓬勃发展,但仅限于某些次领域,例如护理和医疗保健设施。”

符儒仁指出,房地产投资信托基金正在投资医疗保健资产,主要是医院。其他设施包括有限程度的老年生活、生命科学创新和护理设施。

“尽管人们对以退休为导向的老年人生活社区越来越感兴趣,但这种生活方式存在着负面的污名,因此大多数老化人口仍对这种概念持谨慎态度。

“另一个主要障碍是,难以获得购买此类产业的融资。哪家银行愿意向普通的老年人提供贷款?对于这样的老年人过渡到退休村,可以获得哪些援助和设施?”

牵涉多元素
需地方政府支持

“也许我们可以说有参考中国的模式,但参考是一回事,在大马落地和执行是另一回事。”

潘荣德认为,大马康养产业的发展推动非常不足,虽然有很好的概念和许多优势,但缺乏地方政府的配合和支持。

加上康养产业不仅是建筑产业这么简单,因为当中牵涉医疗、健康、旅游、养生等多个元素,所以一旦没有获得地方政府的配合和支持 ,例如批文、营业执照等,如果没有这些,最终还是纸上谈兵。

他说,时至今日,我们也经过2年多的疫情,但康养产业还没有发展起来,主要是政府对这方面不了解。

像海南岛的康养产业规划,是从中央政府、省政府和地方政府整条线的规划和执行,我们缺乏这方面的政策和规划。除非政府推出一个类似5年内打造大马成为本区域康养产业中心之类的大计,看到政府的决心和相关政策,否则很难走出当前的僵局。

零星发展各自为政

其实,我们已有康养产业的一部分,例如已发展多年的医疗旅游、酒店、水疗中心等,但就是零零星星的各自发展,没有整合起来。

另一点就是,政府相关机构推动了康养产业部分领域的措施和发展,但却不愿平白的让私人界来分一杯羹。

所以目前的情况就是康养产业各个组成部分的领域各自为政,没有很好的衔接和结合起来。例如医疗旅游,政府在推动,但缺乏私人领域很好的推动,所以其实也没有做得很好。

无助解决房产过剩

符儒仁认为,由于康养产业的市场规模有限,它不太可能解决房地产过剩的问题。

潘荣德则表示,康养产业是有可能减缓国内房地产滞销的问题,但取决于有关康养产业所在地点,还有其他内外在因素,例如康养产业涉及的资金投入和各类产业结合难度很高,还有市场需求,若最后无人问津就完蛋,需要做很多可行性研究。

他说,大马拥有得天独厚的天然资源和条件,例如我们有世界闻名的旅游景点、漂亮的岛屿,但没有捉紧人文和医疗旅游,还有科技潜能和营商环境,把全部元素融合一起。

“还有最重要是专业服务,因为人跟人需要互动,必须综合所有元素,才能看到明确的优势,打造成一个‘明信片’。例如云顶高原,本来都有了许多旅游设施,但如何把康养产业的元素结合起来是关键。”

符儒仁指出,高原和岛屿是兴建康养产业的最佳地点,但由于各种旅行限制,目前游客对康养产业的需求可能有限。

高原和岛上的康养产业,作为退休目的地的吸引力可能较小,因为潜在的居民会考虑是否容易获得医疗服务、交通设施的便利性以及与近亲的距离,作为重要考虑因素。

现有酒店度假村
可转为保健产业

现有产业如酒店和度假村,是否有潜能或更有条件转变为康养产业?

产业估值与顾问公司永利行(Raine & Horne International Zaki+Partners Sdn.Bhd)执行董事陈建明认为,疫情令人们更重视健康问题,酒店和度假村等现有物业,确实有转换为健康和医疗保健产业的潜能。例如双威镇这类已设有医院、酒店、购物中心等各类医疗和旅游设施的综合城镇,确实会更有条件发展康养产业。

但潘荣德认为,上述现有设施严格来说是康养旅游产业,不全然是康养产业,两者之间还是有些区别。

目前,大马这类的所谓康养旅游产业,一般都是酒店、医院等为主,周边旅游设施为辅,并没有真正加入康养的元素。

同样的,在浮罗交怡、热浪岛等海滨旅游胜地的度假村或酒店等设施,也是让游客们住几天和到处走走,看看蓝天白云、美丽海滩、出海潜水等,并没有提供医疗和养生等服务。所以,有潜能是一回事,但有没有真正转型,将它转化为康养产业。

需特殊要求

符儒仁认为,康养产业需要一些特殊的要求。将现有产业转换为其他用途,尤其是康养产业,可能会面临一些挑战,对于满足老年人、残疾人和残障人士需求的规范来说更是如此。

他指出,与兴建全新的产业相比,发展商在把现有产业转成康养产业的过程中可能面对更高的成本。

那些布局灵活且离医疗设施/便利设施最近的产业,可能会有更好的转换用途潜能,但是否适合转换用途,不同类型的产业情况可能会有所不同。

推广康养挑战大

国内发展商为何对康养产业兴致缺缺?

陈建明指出,这是因为与发达国家相比,康养产业对我国来说是新的概念,公众普遍并不了解何谓康养产业。

此外,国内发展商在这方面缺乏经验、不熟悉健康保健产业的概念以及成本偏高,在兴建和管理康养产业时面临许多挑战。

潘荣德指出,康养产业发展需要很庞大的资金,而且是一种长期才会有回报的长线投资,不像发展房屋、商店项目等三几年就可回笼投资和获利。

而且还要放眼中上阶级的消费群,不然康养产业很难发展起来。

他说,其实早期有发展商曾推出类似康养产业的计划,但因为目标只锁定本地中上阶层市场,而非外国游客,无法取得预期的成果。

“疫情之前,很多外资来考察,我们就带他们去吉隆坡太子阁医药中心(Prince Court Medical Centre)考察,要看金融,带他们去吉隆坡敦拉萨国际贸易中心(TRX), 因为这些属于不同领域,但其实可结合的设施都坐落在不同的地点,也分布很散。

“我当时在想,为何不能有一个地方,外国游客到了就住在那边,然后直接在同一个地点周遭,做完想做的东西,所有事物一览无余。像云顶高原很具备这方面的条件,例如气候、旅游 、美食等元素。”

他补充,一旦政府提供发展康养产业项目的奖掖,发展商也必须跟外资结合,因为除了外资资金雄厚,也有这方面的专业和知识,可以帮助到康养产业的发展。

“要在大马发展康养产业,资金、盈利、市场需求必须做很深入的探讨,也要有政府的政策、奖掖措施和妥善规划,结合私人领域,两者缺一不可。”

发展总值逾110亿
10年打造康健之城

坐落在吉隆坡武吉加里尔,发展总值超过110亿令吉的吉隆坡康健之城(KL Wellness City),算是本地少数具备康养产业元素的综合产业发展项目。

吉隆坡康健之城将分成两期推出,预计耗时10年完成开发,将设有医疗、办公楼、退休度假村和环绕健康保健而建的服务式公寓,通过完善的医疗保健生态系统打造康健社区。

该项目发展商KL Wellness Cit私人有限公司是于2015年向武装部队基金局购入该占地10.73公顷的土地,打造以永续医疗保健为中心的综合发展项目。

首阶段的诺贝尔保健园发展总值达10亿令吉,占地7英亩,涵盖624个床位的国际医院,提供不同专科医生诊所和辅助医疗服务,包括诊断、治疗和看护服务等,同时可通过双层空中连廊衔接至一家国际三级甲等医院,预计2025年完成。

同时,第二阶段包括医疗公园和退休房屋。

中国“一人买房全家帮”

是利是弊?

中国在本轮楼市调整中,多地的公积金政策也有了许多新变化,除了降低首付比例、提高公积金提款额度等“常规操作”,近来还出现了一新奇招。

作为中国经济特区之一的广东省珠海市,在本月提出“一人买房全家帮”的政策。

具体来说,在珠海市缴存公积金的职工,可提取账户余额的90%帮助其直系亲属(配偶、父母、子女)购房支付首付款,也可按还贷提取,逐月提取公积金用于帮助其直系亲属(配偶、父母、子女)偿还购房贷款。

这一政策建议公开后,引起市场高度关注,有人认为这是“全家绑在车上”,有“鼓励啃老”的嫌疑;但也有者认为,这能让公积金发挥更大的作用。

易居研究院智库中心研究总监严跃进分析,这政策明确表明,公积金内的账户金额,已不再是家庭成员的自有资金或储蓄。

“这也是公积金贷款政策的一个创新,具有创新性和示范性,各地公积金政策支持企业和职工的导向会更加清晰。”

有者认为是善用公积金

也有房地产中介透露,新政发出后,很快就有购房者来咨询:“他们觉得挺好的,爸妈已经被限购了,公积金也在账户里闲置着,不花出去就只能等退休才拿出来,还有贬值风险,挺浪费的。”

除了珠海市,四川资阳也跟上脚步,提出实行公积金家庭代际间互助,缴存职工在本市行政区域内购买自住住房,可申请提取父母或子女住房公积金用于支付购房款。

降低首付比例

自2月开始,中国多个地区也跟上商业银行贷款“二成首付”的政策,普遍将提取公积金买房的最低首付比例,从30至40%调整至20%。

这包括江西省南昌市、浙江温州市、徐州市、河北唐山市、福建福州、陕西西安、内蒙古包头等地。

也“打掉了”地产大亨的身家。

过去在中国富豪榜中,不少榜上有名的富豪都是来自房地产领域,老百姓都觉得房地产发展商是最赚钱的生意。

但在政府长达一年的整顿后,地产大亨们只能暗暗叫苦,住宅销售连跌11个月,富豪们的身家也因为股价下跌而蒸发。

根据《联合报》,美媒估计地产大亨们在这一波,总共有650亿美元(约2855亿令吉)的财富化为乌有。

“爆雷”最严重的恒大主席许家印。

还自掏腰包救公司

自2019年底以来,“爆雷”最严重的恒大让主席许家印损失最惨重,身家少了240亿美元(约1054亿令吉);大连万达集团创始人王健林,财富缩水61%;融创中国创始人孙宏斌,更是少了近90%的身家。

而且,包括许家印在内的许多地产大亨,都曾自掏腰包来帮助自己企业度过难关,更是加剧了他们财富流失的幅度。

报道指出,自去年初以来,中国房地产发展商至少有180亿美元(约791亿令吉)的离岸美元债,以及约25亿美元(约110亿令吉)的在岸人民币债券违约。
