雪州爱排屋 隆市首选高楼

地区发展不一样,
人们对房屋的类型需求也不同!

马来西亚房地产网站iProperty.com.my的2021年二手屋交易数据显示,整体而言,有地住宅的价格中位数和成交量,都比高楼住宅来得高。

但若细分州属,不同地区的需求还是不太一样。

PropertyGuru.com.my 和 iProperty.com.my大马区经理诗仁德拉(Shylendra)指出,在雪隆地带,房屋类型的需求就相反。雪州对排屋的需求较高,隆市则首选高楼住宅。

吉隆坡的高楼住宅比较受欢迎。

隆市 公寓最好卖

“吉隆坡的高楼住宅需求量高于有地住宅,这反映出首都有很多高楼住宅单位。“

高楼住宅中,高级公寓和公寓是最受欢迎的类型,2021年的成交量有约1.7万宗,服务式公寓成交量为6442宗。

雪州成交量最高的是排屋。

雪州 疫情推动排屋需求

雪州方面,成交量最高的是排屋,达1.8万宗。相信是疫情改变了城市居民的生活房市,人们开始追求工作和生活的平衡,所以选择实惠又宽敞的可负担排屋。

排屋的每平方尺价格中位数从2018年的339.06令吉,增长5.4%至357.32令吉。

槟城 组屋最受欢迎

在槟城,最受欢迎的房屋类型则是组屋,2021年成交量达2939宗,每平方尺中位数为274.49令吉。诗仁德拉认为,这可能是因为槟城之前缺乏经济实惠的房屋。

槟城公寓虽然只有224宗交易,但每平方尺价格中位数3年内涨了22.5%,去年是526.82令吉,2018年为430.04令吉。

柔佛 仍爱有地住宅

柔佛的二手屋买家则和全国大市一致,倾向有地住宅,去年排屋的每平方尺价格中位数为225.03令吉,高于2018年的228.51令吉

“有鉴于排屋在柔佛州仍然是相对经济实惠的住宅,宽敞和舒适的居住空间将继续受到购屋者的青睐,因屋价仍处于可负担水平。

冠病疫情打击房市买气,但二手屋依然受青睐,3年内上涨11%,甚至比2018年的冠病疫情前还要高!

马来西亚房地产网站iProperty.com.my数据显示,2018年时,我国的二手房产呈交价格为31.5万令吉,在2021年时已达到35万令吉,3年内涨11%。

每平方价格的中位数也从2018年的215.41令吉,增长6.3%至2021年的228.91令吉。

看好前景 买气回温

PropertyGuru.com.my 和 iProperty.com.my大马区经理诗仁德拉(Shylendra)说,随着我国逐步放宽行动管控令,消费者对房市前景的预期改善,激励二手屋在去年涨价。

这也意味着,市场对房市的信心逐渐增强,纷纷启动购屋计划。

成交量却减少

不过,虽然成交价被推高,但成交量并没有随之增加,2021年的成交量约12.5万宗,2018年时还有13.7万宗。

诗仁德拉解释,这代表二手屋的买家拥有稳健的财务基础,愿意支付更高的价格购买优质屋业。而且,去年较低的利率以及针对首购族的税务优惠,也为买家创造了良好的入市时机。

有地住宅更受青睐

整体而言,二手的有地住宅价格中位数和成交量,都比高楼住宅来得高。

有地住宅去年的成交价中位数为36.72万令吉,比2018年的33.4万令吉增加了10%;成交量则藏张23.5%。

反观二手的高楼住宅,成交价中位数从2018年的27万令吉,上升7.4%至29万令吉。成交量增幅仅有13.9%。

诗仁德拉补充说,在有地住宅中,排屋是购屋者的首选,排屋的贷款申请增加了29%。

新婚夫妻买房,
却遇上赖皮不走的租户。

开开心心买了新房准备入伙,但前业主的租户却死赖不走,即便断电断水也不愿离开!

这起本地事件的苦主是一对新婚夫妇,丈夫阿兹兰在去年底办好转名手续,打算在今年初入伙,但之前的租户竟然还未迁出,且经过多番沟通仍死赖不走。

警方抵达和租户交涉,劝告租户配合,惟屋内2只狗不断狂吠,以致众人无法进入屋内。

更甚的是,不愿搬走的租户还没缴电费,这位新屋主有新家归不得,被迫住在酒店,还得承担电费欠款。

无奈的他要求国能切断屋子电供,但租户不愿配合,加上屋内还有2只狗,国能工作人员无法进入屋内切断电供。

为此,阿兹兰只好报警请警方处理,警方尝试说服租户开门,但屋内仅有一名行动不便的女子,2只狗也不断狂吠,根本无法进行。

国能工作人员准备就绪,到阿兹兰屋子切断电供却受阻。

而且租户也“前言不对后语”,先是说自己不知道屋子被卖,也有按时缴租和水电费;而后又说前屋主确实已经通知并要求他搬走,但时间非常短促,他找不到新房子。

租户要求阿兹兰宽限多1个月,后者刚开始拒绝,因为自己和新婚妻子现在一直都居住在酒店,而后经警方协调,最终达成协议,租户必须在4月1日清空屋子并搬走,且不能破坏屋子,否则将采取法律行动。

买二手屋和拍卖屋,哪个风险比较大?

说实在话,竞标拍卖屋的风险要大上许多。BidNOW拍卖房产交易平台创办人吴志强就点出,要检查的资料很多,也存在一些陷阱。

他接受马新社访问时指出,只要做好6个功课,那就能控制和降低风险,提高拍卖胜算,避开不必要的陷阱。

让我们来看看他提出的6个功课吧!

功课1:是否符合贷款条件?

如果你不是现金一次过买下的话,那最重要的就是贷款了!先想好自己是否需要贷款以及符合贷款条件。

同时,更要确认这个拍卖的产业能否贷款,若有冻结令或发展商倒闭而拍卖的屋子,是无法贷款的。

功课2:你是否为大马公民?

我国大部分的拍卖屋都是保留给大马人,只有吉隆坡一些超过百万令吉以上的房屋,才开放给外籍人士竞标,程序也较为复杂。

功课3:拍卖屋是土著单位吗?

我国有一些房屋被归为土著单位,处理程序也有所不同。

若是贷款合约兼转让(LACA)类型的不宜竞标,难以解除土著单位限制,至于有地契的非LACA房产可以竞标,但仍鼓励购买非土著单位以避开麻烦。

功课4:拍卖屋是否有冻结令?

若是政府发出的冻结令,要“解冻”需要很多时间,不鼓励竞标。若是私人冻结令,则相较容易处理。

功课5:找对的律师!

一旦拍卖成功,必须根据拍卖通知书期限如120天内付钱得标价,因此要找有经验及效率的律师处理,避免定金被取消。

功课6:拍卖屋是否还有人住?

如果还有人住在里面,可能要打官司取得庭令,须预算申请庭令费用,这会使到竞标成本增加。

总而言之,吴志强提醒投资者在拍卖屋子前,确认本身喜好,要自住、赚价差、短期或长期投资,才能用对策略操作。

你好,购买二手房会比买新房子更贵?这很难乱下定论。

首先要看二手房的情况,如果保养状态很好,或许不必再花太多钱来装修;反之如果保养状态不佳,诸多问题如漏水问题,墙身有裂缝,或是还有其他地方需要维修,那么装修费用相对就会提高。

通常人们会购买二手房是因为理想地点或者二手房已经扩建/装修好了,可以省却一大笔装修费用。

新房子也需要装修,最直接的比较方式就是二手房加上装修/维修费与新房子加上装修费 看看哪个比较省钱。

当然买二手房也是要屋龄,太旧的房子日后难免要付出较高的维修费于屋顶漏水,房屋结构,和水喉破裂的问题等等。

你好,基于安全因素,通常我们会聘请结构工程师来检验那些墙面是否可以安全拆除。他们会给出一份报告以及他们的印证。

基本规则上,所有柱子都是不能拆除的。

现在大部分的新型公寓都是用混凝土墙来当承重墙以替代柱子,较为美观。所以如果要拆除公寓里的墙面,需要特别验证清楚才好动工。

在大多数情况下,买卖合约(S&P) 是由买方的律师起草的,但买卖双方都必须同意。

买卖合约的法律费是根据房价等级计算的,从 1% 开始,房价越高越便宜,如下所示:

影响二手房交易的其中一项主因,是延迟支付到期的费用。如果在签署买卖合约后,需要支付首付的余额,买方需要尽快解决,以便各方继续完成交易。

HOC应扩至二手市场

过半国人希望HOC优惠,
扩大到二手房屋市场。

根据一项调研,每5 名受访国人当中,就有4 人打算在国内置业,却因高昂的房价打退堂鼓。

同时,有58%受访者希望政府能将拥屋计划(HOC)的优惠,扩大到二手房屋市场。

PropertyGuru大马区经理谢尔顿在评论有关调查研究时说,尽管政府推出各种财务援助措施,但调查结果显示,还是有84%的国人认为,政府在确保房屋处于可负担水平方面,可做得更多。

吁HOC延长到明年

谢尔顿是在2022年财政预算案即将提呈之际,向政府提出几点建议,希望进一步推动房地产行业。

“过去几年,HOC已帮助许多首购族实现买房梦,并为放缓的房地产市场注入活力;希望政府延长HOC至明年,并将优惠扩展到二手房屋市场。”

二手房产更受追捧

他说,据PropertyGuru DataSense近期分析,二手住宅房地产市场在过去几年稳步增长,虽然疫情影响整体成交量,但也促使二手房产在2020年和2021年更受追捧。

谢尔顿认为,如果HOC能扩展到二手房屋市场,将对房地产市场带来很大的推动作用,并鼓励更多的首购族购买二手房屋,因为该项活动的优惠能降低买房的前期费用,尤其是豁免印花税的优惠。

“除了为首购族提供协助,那些疫期间面临失去住所的人,也需要政府帮助,其中处于B40和M40之间的‘夹心’群体,政府可考虑为那些因暂缓还贷而增加的房屋贷款利息提供所得税减免,这将协助有需要的家庭减轻负担。”

盼延长产业盈利税

谢尔顿希望政府能在明年延长住宅房屋的产业盈利税 (简称RPGT)的豁免期限,或者下调RPGT的税率;延长RPGT的豁免期限将有助减轻业主负担,否则RPGT将成为那些为了生存而被迫卖房家庭的额外负担。

“我们希望政府推出类似澳洲新南威尔士州政府为房东推出的财务优惠措施,只要房东为那些受疫情影响的租客提供租金减免,就可申请。这种措施还可帮助房东渡过经济困境,无需急于出售房产或驱逐租客,从而导致租客面临无家可归的问题。”

我常常听见买新屋的人说,拿到钥匙后要请验楼师,查看新家是否有任何缺陷。

不过,我打算购买的是二手屋,还需要聘请验楼师检查吗?为什么?

首先,二手屋意味着它的屋龄比一般房屋来得大,容易出现的问题也就特别多。

比如说,电路老化、或是插座没电等。这些问题或大或小都会存在于每间二手屋里。

二手屋质量普遍要低于新屋,因此更有必要先让验楼师做一番检查。

而且,有些发展商不会主动告知购房者这些问题,或者是想要把这样质量不合格的二手屋推销给购房者,因为购房者事前并不会知道。

在这个时候,就必须先验楼,让自己和发展商对房屋质量有着同样了解之后,这样的交易才可算公平。

发现问题后,购房者就可以和发展商或原业主来重新商议房屋价格,来为自己省下一笔钱,或是要是房屋质量实在不能让人满意,购房者甚至可以取消交易。
