零售业遇大挑战 商场未复元

疫情反复挑战多,
商场元气未复?

疫情再度反弹、持续的供过于求,以及业者仍未从过去2年的疫情打击中恢复元气,是2022年本地零售领域的3大挑战。

面临这些挑战,尽管2022年被视为是经济复苏年,国内各大购物商场自去年10月11日解除跨州禁令后也恢复往日人山人海的荣景,但商场营收还未恢复疫情前的水平。

商场已恢复人流。

马零售调查行(Retail Group Malaysia)董事经理陈海信指出说,自去年11月起,国内所有主要商场的人流已恢复往常,各大购物中心每逢周末更是挤满了逛街购物和堂食的人潮,这证明大马消费者已恢复疫前的消费行为和形态。

“自跨州禁令10月中旬解除后,那些依赖游客的零售业者生意已开始回暖。吉隆坡市中心、八打灵再也、白沙罗和双威镇的各大商场,吸引各州大批游客的光顾和消费。国内其他主要城市、市镇、旅游城镇和旅游岛屿的购物中心,也获得全马各地的游客光顾。”

部分业者难再承受冲击

但他强调,国内疫情仍令人担忧,第四波疫情将再度打击零售商场和商店业主与租户,非必需品零售业者将承受不起再度被迫暂停营业的冲击。

陈海信也是亨利行零售董事经理,他是在产业顾问公司大马亨利行最新一期《HsBAdvisor》季刊(2021年第四季号),一篇关于零售业前景的文章中这么指出。

外国客大举回流需半年

陈海信指出,一旦国门重开,最快也要至少半年,才会看到久违的外国游客大举回流。

“现有的入境条件,不利于吸引外国观光客,这将对位于巴生谷、新山、槟城、马六甲、亚庇和其他许多旅游胜地的主要商场带来负面影响。”

高物价打击购买力

除此之外,许多日常用品和消费产品的价格自去年11月起显著扬升,不少餐饮业者也在通胀压力下调高他们的售价,这股涨势料将在今年上半年持续,生活成本的持续上扬,将影响国人的购买力。

马零售调查行预估大马零售业2022年可按年增长6%,一洗过去两年的颓势。

2019冠状病毒病疫情冲击下,本地零售业2020年业绩遭重创,按年萎缩16.3%,是1987年以来的最差表现,2019年则是增长3.8%。至于2021年估计可恢复增长,但增幅只有区区0.8%。

疫情下商场“排队”开张

尽管零售业过去2年遭遇重创,目前也仍未全面复苏,但疫情期间加入战围的新业者大有人在,而购物商场虽然早已供过于求,未来几年仍有至少十多间购物中心排队登场。

大马莱坊就指出,单是巴生谷,今年上半年预计将有10间全新的购物广场和一间现有购物中心扩建部分将投入营运,合共带来逾662万平方尺的净出租空间。

它们分别是吉隆坡的三井购物公园啦啦宝都(Mitsui Shopping Park Lalaport)、敦拉萨国际贸易中心(TRX)、118广场、白沙罗柏威年广场和吉隆坡城中城(KLCC)新零售单位,雪州斯蒂亚旺莎 Datum Mall、士毛月Ecohill Walk Mall和巴生KSL Esplanade商场,以及布城IOI城市广场第二期。

大马亨利行则提到,另2间坐落在吉隆坡的新商场也预计将于今年新张营业,即吉隆坡市中心的8 Conlay和武吉加拉的Senada购物中心。

零售领域竞争更激烈

更多新商场陆续加入战围,无疑将令原已供应过剩和饱受疫情冲击的零售领域,竞争愈加激烈,而那些未能与时俱进的商场和零售业者,料将被淘汰出局。

根据国家产业资讯中心(NAPIC),截至2021年第三季,国内购物商场的零售空间供应量(净可出租空间)已高达1687万5250平方米,其中雪隆地区合占680万2130平方米,或占全国约40%。

亨利行零售的数据则指出,截至2021年底,巴生谷(包括雪州、吉隆坡和布城)共有286间购物中心,合共提供逾770万平方米的净面积。

这包括2021年新张的2间购物商场(吉隆坡武吉加里尔柏威年广场及Permata Sapura Tower),以及1间原有购物商场扩充计划(雪州实达阿南实达城市广场第二期)。

其中,去年12月初开张的武吉加里尔柏威年广场,带来16万7225平方米净空间。

巴生谷新商场店面难填满

陈海信指出,事实上,雪隆地区零售领域占全国零售市场60%,因此在疫情冲击和供过于求下,巴生谷今年新开的购物中心,将在填满零售空间上面临巨大挑战。

为了吸引长期租户,购物商场将需降低租金,或是给予较久的免租期;与此同时,商场也需要寻找短期租户来填满可出租空间。

无可否认的是,疫情已迫使许多零售产业业主们痛定思痛,聚集于如何令本身的业务进一步数字化。

数字化提升服务

这包括在全渠道销售(Omnichannel)购物体验的新常态下,数字设施(包括软体、硬体和人力资源)上作出更多更大的投资,好让消费者通过多元管道和方式购物和获取服务。

不仅如此,零售领域在付款方式(例如信用卡、挂账卡和电子钱包)和送货管道也不断增加和多样化。

产业顾问公司威廉氏达哈与王有限公司(CBRE|WTW)集团董事经理符儒仁指出 ,零售商场也进一步往线上发展,提供网购服务,信手拈来的例子包括双威e Mall、 PG Mall和升岭广场(StarHill)。

此外,商场也配合线上平台的使用,例如取货柜台和得来速(Drive-Thru),以及线上浏览商场的流动应用程式,为消费者提供更多购物便利。

这类例子包括SunwayPal,以及双威伟乐广场、MyTown和吉隆坡柏威年流动应用程式。

他强调,尽管电子商务的运用与日俱增,但巴生谷购物商场仍是许多消费者堂食、采购服装、家庭用品和杂货的首选。

平均租用率2年连跌

疫情和多次的行动管控令冲击下,巴生谷购物商场的平均租用率从2020年的73.5%,于2021年下跌至72.3%。

其中,吉隆坡商场租用率从2020年的75.9%滑落至74.6%,雪州则从71%下滑至69.7%;布城商场租用率则持稳,保持为83.6%。

巴生谷商场平均租金率则稍微下跌,从2020年的每平方米108令吉71仙,微跌至108令吉60仙。

不过,这个平均租金率不概括商场主要租户,例如超级市场、百货公司、电影院和保龄球中心等的租金;也不包括商场业主给予主要租户和特定租户的租金豁免或折扣。

平均租金率的下跌也不包括商场业主在多次行动管控期间,给予零售租户的各类回扣。

有关回扣旨在留住生意饱受疫情打击的租户,然而,只有财务较为稳健的租户,有能力接受重组后的租金配套。

疫情虽拖垮部分业者
更多商家进军餐饮业

有人“阵亡”,也有人投入沙场,更有家具店重投购物商场的怀抱!

尽管过去两年的疫情和多次行动管控令期间,许多零售和餐饮业者不支倒下,但仍有不少国人和公司在这时候进军各类零售业。

单在去年,就有许多新的餐饮业者,包括咖啡厅、餐馆、食摊、食品亭、餐车等。

购物商场也迎来许多零售与服务新租户,它们包括小型杂货相关商店、零食专卖店、即食便利店(如全家和CU),这类新租户纷纷进驻各大购物商场。

诸如Eco-Shop、SuperSave、Mr.Dollar、Noko、Tatsumaki等固定价格商店,也因为“价廉物美”,成为疫情期间许多消费者的心头好,而它们也同样大举“入侵”各大商场。

食物外卖催生云端厨房

疫情期间,食物外卖和送餐大受欢迎,催生巴生谷的云端厨房(Clout Kitchens),一些更进驻购物商场成为租户,这类例子信手拈来包括My Ghost Kitchen、Cookhouse、Kitchen Connect、Foodle、COOX、Foodlab等等。

陈海信指出,值得一提的是,疫情期间,也有一些家具业者重返购物商场,尤其是那些需要庞大空间,但租金相对较低的家具零售业者。

“共享经济”概念红火,
工业产业掀业界革命

当许多发展商都绞尽脑汁,试图施展浑身解数来刺激住宅与商用产业的销售之际,过去在产业界相对较不受重视的工业产业却悄悄地带动了产业交易,甚至成交得几乎不费吹灰之力。

据业界发现,过去2年工业单位的行情看涨,表现超越住宅及商用产业外,未来更有无限的创新发展潜能。

不得不提的是,这一发展趋势,其实也正预言着一场天翻地覆的产业革命……

工业产业在疫情期间逆流而上,表现超越住宅及商用产业。

最先察觉这趋势的其中一方,莫过于产业估价领域。

其中在我国拥有数十年经验的First Pacific就发现,过去2年各种阶段的行动管控,已一步步地促进电子商务的发展,而庞大且需快速传递的要求,刺激了货仓库存、物流中心、配送中心及分销站的需求,因此工业产业需求明显出现增长。

该行董事经理李鹏铃估价师就向本报透露,2021 年上半年工业产业市场按年稳健增长,其中莎阿南、芙蓉、巴生武吉拉惹的工业地段已上涨10至20%。

另外,根据马来西亚亨利行(威省)有限公司副总监傅顿发早前就透露,槟州工业产业在疫情期间不受影响,且许多工业地皮价格不降反涨,其中衔接峇都加湾工业园道路已通车的华都工业园,其工业地皮价格已提高10至15%。

防疫医疗用品需求高

此外,李鹏铃也发现,防疫、医疗等用品的高需求,也加速了相关工业的设立。

不仅如此,远程工作等作业方式,也刺激了电子工业发展,这些无不带动产业需求,令这过去少人关注的单位,慢慢成为投资者关注的产业项目。

“所以,对估价师来说,会有这样的趋势是可以理解的。我们不仅不感到奇怪,还认为这发展势态会持续下去。”

这也是为何,目前许多发展商也开始瞄准工业产业。其中,森那美(SIME,4197,主板消费股)旗下的森那美产业(SIMEPROP,5288,主板产业股)早前就宣布,今年将更专注在工业单位上。

李鹏铃说,疫情对电子商务的带动,提高了该领域对于物流和履行/配送中心的需求,因此各别领域对于交付和收集方法显得更为在意,而这就提高了对于库存的重视。

轻工业单位变食肆健身房

如果估价师们洞悉到工业产业前景看涨的原因,那么跨国产业顾问公司莱坊则看到另一层面的因素。

大马莱坊资本市场执行董事沈颂能就观察到,随着越来越多行业在疫情期间的转型与新兴行业的崛起,如为个别餐馆提供中央厨房服务的“云端厨房”(Cloud Kitchen)、专为线上购物顾客配货的货仓——“幕后店”(Dark Store),这些都刺激了工业产业的需求。

租金比商场廉宜

值得一提的是,本报在柔佛州观察时就发现,在古来,就有不少轻型工业单位已改装成餐馆或咖啡厅,甚至是主攻当地工作的白领的食肆及大型健身中心。

显然的,工业产业已经不再局限于工业用途,反而转换发展用途后,完善当地工业区的生态圈。

沈颂能指出,目前商场的租金普遍较工业产业昂贵,这也是为何,不少食肆或健身中心会开始转向轻工业单位。

“一些商场的租金可以是每平方尺3令吉左右,但轻工业单位却可以是每平方尺区区的80仙至1令吉,一些甚至只是50仙左右。”

他分析,按着这样的发展趋势,以及随着全球局势的演变来看,未来工业产业还有更多令人意想不到的模式应运而生,届时,势必掀起一场业界革命。

消费模式转变提高需求

若估价师是意识到转变的先机洞悉者,那么房地产中介莫过于最先感受到这项转变的先锋。

其中,本地著名房产经纪Hectarworld集团创办人及执行董事卓伟强,就明显从消费者的消费模式发现到这项转变。

不再只是厂房生产线

对他而言,工业单位的用途不仅是传统的重型厂房生产线,反之还包括了轻工业、制造、货仓、研究与发展,冷藏、甚至是数据中心,而早在冠病从2020年初起在全球肆虐之前,电子商务已蓬勃发展,并改变了人们的生活方式。

随着消费者正从传统的“线下”实体店方式,转变至网上购物后,借助大数据、物联网等高科技,商家和企业能在几个小时内将物品交付给消费者。这使企业能减少中间商,从内部处理他们的业务,从而对工业空间产生更大的需求,而不同的分销站更是关键。

“自 2020 年初以来,行动管控进一步刺激了电子商务的增长。由于人们不能外出,他们的日常必需品(食物、衣服,甚至卫生纸)都在网上购买。因此,导致对工业产业的需求增加。”

不仅如此,由于疫情讲究社交距离,因此不少零售业者需要的空间也就比过去更大,而在对比商场的高额租金,轻型工业单位无疑是可用以取代商场的选项之一。

此外,他也发现,政府的政策和措施,如去年1月公布的总值150 亿令吉人民与经济保障援助经济配套(PERMAI),涉及拨款3亿令吉用于电子商务活动,也进一步刺激物流/仓储的需求。

更大空间供直播囤货

房产专栏作家兼经纪梁宁芳表示,除了上述因素外,其实行业本身对空间大小的要求越来越高也是原因。

疫情期间,各领域为了保持一定的社交距离,因此业者均提高对工业产业的需求。

再来,一些网红及艺人在做带货时,甚至直接到展示厅或厂房里头做直播,因此需要更大的空间。

较早前,她也点出,基于电商活络,因此网购平台如Lazada就设立更多的分销站,而其库存货仓也要求更大。

不仅如此,梁宁芳表示,外资进驻也是关键所在。

本报就从槟州产业界了解,随着投资增加,槟岛工业产业已几近饱和后,不少投资者其实已将设厂地点转至威省峇都加湾工业园(BKIP),而州政府更打算准备开发峇都加湾第二及第三工业园。

选单位各取所需

工业产业火热,但是却不一定是所有单位都抢手,这还得胥视几个条件。

一众受访者均认为,完善的基本设施及良好的建筑设计固然是关键之一,不过,更重要的是,该区也需具备一个完整且成熟的生态圈,即,周围供应产业链完整,重轻工业都在附近。

不仅如此,周围也应该具备住宅区,这可以保障一定的人力供应。

李鹏铃就直接点名,巴生谷尤其是蒲种及白沙罗是相对较成熟的选择。

卓伟强指出,所谓的“策略性地点”必须确保交通运输四通八达,从而减少运输时间与金钱成本,这能确保将营运成本降到最低,同时也能给顾客最快最好的传递服务。

直播带货注重储存空间

不过,梁宁芳却提醒,地点虽然重要,但业者可看回本身的生意性质。比如,直播售卖干货的业者就可能不太需要以地点为主,反之是地点价格便宜,储存空间大即可。

“当然,某程度来说地点始终重要的,如,需要有基础设施,靠近大道、港口或机场等。但不一定所有生意都需要依靠这些为主。”

买或租胥视现金流量

询及应该购买或租赁,她则认为建议胥视自身现金流量以及生意性质而定。

“若是要扩充规模,需要很多现金,自然就租比较好。当然要买也是可以的,毕竟始终在涨价中。”

她强调,基于疫情还存在很多不确定性,因此还是量力而为,且精准计算储备金较妥当。

卓伟强则表示,与住宅及商用产业相比,工业产业基于售价较高,因此企业们多半选择租赁。

共享经济提高购买欲

不过,随着土地越来越少,加上“共享经济”概念也慢慢进入工业领域,发展商甚至打造24小时保安措施、装载区、健身房等,全都提高了业者购买的几率。

李鹏铃也建议,若投资者能力所及的话,还是以购买为主较值得,而是不是二手单位并不重要,因为关键点在于:1)好地点;2)好价格;以及3)好产业。期间,他更提醒,对估价师来说,所谓的“好价格”就是至少不应该是高出市价。

“这点就需要寻求专业估价师协助了,很多时候我们都会遇到顾客被开‘未来价’的事件。”

他预测未来工业产业还会继续火热下去,其中重型工业会在未来3至5年内变得更好卖,而轻工业单位无疑更抢手。

有趣的是,其实除了上述提及的原因外,还有更宏观的国际因素在背后推动这一切,而当工业产业变得火热之际,另一场业界革命却因此掀开序幕……
