租金涨5% 台北狂建商办

通胀太严重,
越来越多投资者转向不动产。

雪隆商用和办公楼货太多,台北现在才来补涨,建照发放3倍飙增。

而且,这个几乎都是大咖才有入门票的游戏场,正酝酿量质齐变的旋风。

全球追求环境、社会和治理(ESG)潮流下,更多跨国公司会偏向拥有LEED及WELL国际认证的商业或办公楼,催生更多融合新科技的新大楼。

后疫时期物价涨涨涨,市场担忧通膨,资金纷纷拥抱不动产避险,吹起台湾连续缺货数年的商办市场。

台湾媒体报道,避险风再起,商办尤其变成炙手可热的首选,今年首季办公服务类核发建照暴增3倍,创近5年新高。

101坪租RM742

最新调查显示,台北市中心今年至2024年会有11栋办公大楼建竣,合共11万坪,差不多是4年的市场需求。

但据高力国际调查显示,今年只有一栋办公楼建竣。

《工商时报》引述乡林不动产研究幸水道,商办近年都供不应求,A级办公楼月租更上破每坪3000元(约445令吉)大关,即使是士林区新商办行情也水涨船高。

据悉,台北101去年12月的高楼层80楼,租金出现新高价,实价登录可见每坪租金已冲上5000元(约742令吉),信义计划区也涨到3200元(约475令吉)以上。

相对其他不动产,商办租金收益更高和稳定,建商、企业与寿险业都不约而同地抢进,租金和成交量都双双创新价。

空置率迈向3%

报道指,台北市商办近3年来,租金指数上升2.93%、A级办公楼和商业指标区主要路段租金指数上涨5.02%。

另有指,受中美贸易战影响,更多资金回流,经济部截至4月底的统计,投资台湾3大方案,带动459家企业投资,商办需求大增,租金持续走高。

各种利好扶持,商办租金出底前还会维持涨势,高力国际租户服务部资深执行董事杨慧明表示,整体租赁空置率估计会持续往历史新低下探,到年底可能跌破3%大关。

办公市场“双租”稳中向好

经过去年的“双租”齐跌,笼罩在供应过剩和疫情底下的大马办公产业市场,何时有望迎来春天?

疫情期间,办公楼或办公空间的需求主要来自那些领域?市场对办公楼的需求出现了哪些变化?

疫后的办公市场,又会呈现怎样的面貌?

早在2019冠状病毒病爆发之前,大马办公产业市场原已面临供应过剩,“双租”(租用率和租金)双双走下坡的现象,而疫情来袭更是加剧了这个困境。

不过,大马莱坊预估,随着冠病疫苗接种计划如火如荼地进行,以及假设接下来疫情受到控制,没有爆发其他重大的大流行疫情,本地办公市场有望反弹,于今年底或明年初渐入佳境。

大马莱坊企业服务部执行董事郑扬建指出,这是因为被压抑的需求将刺激企业开拓市场,尤其是那些目前正在采取观望态度的公司,届时市场对办公空间的需求将会回升。

他日前接受《南洋商报》书面专访时说,尽管办公市场仍面临严峻挑战,但科技、流程外包服务与共享服务与外包、药剂及电子商务等领域,仍在办公租赁市场上活跃,而这股趋势预计将进一步增长。

“这些行业具有出色的市场定位,可从最新的卫生保健趋势以及居家工作生活方式的兴起中受惠。

“同时,随着疫情爆发后衍生的新常态很可能持续好一段时日,这些领域所录得的增长将持续下去。”

科技企业将引领群雄

另一家产业咨询公司Nawawi Tie同样指出,吉隆坡办公市场今年首季的租赁活动是由科技、媒体与通讯、船运和物流领域主导。

但与此同时,石油与气体行业则传出计划缩小营运规模甚至撤出大马市场的消息,这可能将导致吉隆坡城中城办公空间的租赁市场出现转变,未来将由科技企业主宰市场。

Nawawi Tie在一份研究报告中说,政府推介的马来西亚数字经济蓝图(MyDIGITAL),将进一步支撑科技企业在办公市场引领群雄的局面。

在该蓝图下,87万5000家微型、小型和中型企业将采用电子商务,吸引2家“独角兽”及增加科技初创企业的数目至5000家,这将有助于推高办公空间的需求。

供需失衡加剧下行压力

郑扬建指出,今年底预计还有约859万平方尺的办公空间竣工。由于市场供需失衡的现象愈加严重,这些新的办公空间供应,加上原有过剩的办公空间,将加剧办公市场的下行压力。

“这将继续影响办公产业的租金表现,尤其是吉隆坡市内的办公空间。因此,“对租户友善”的市场环境预计至少将延续2至3年。”

隆市郊租用率强稳

他说,吉隆坡市郊主要地区优质的企业办公空间供应有限,这些地区的办公空间租用率料保持强稳,尤其是那些坐落在公交为导向发展项目范围内,拥有多媒体超级走廊地位的建筑物,需求更将保持殷切。

因此,放眼今年内的前景展望,吉隆坡市区办公空间租用率将继续面临下跌压力,吉隆坡市郊和雪州办公市场租用率则维持稳定,但仍需一段时间从疫情的创伤中复元。

二手成交价跌15%

二手办公市场方面,2020年的交易在行动管控令下几乎停滞不前,而少数完成的交易显示,二手办公空间成交价格下跌约10至15%。

郑扬建指出,更多的新增办公空间供应,是市场的一大顾虑。

该领域的投资者主要的考量是地点、便利性和连通性。由于国内利率处于史上最低,办公空间买家和投资者寻求的是价有所值的投资和发展项目,交通综合位置良好,尤其是邻近捷运或轻快铁站的发展项目,例如拥有良好便利设施的吉隆坡生态城(KL Eco City)这类发展项目,将继续受到市场的追捧。

槟上半年料微跌
新山租户寻求灵活布置

国内另2大产业中心新山和槟城的办公产业市场,今年又是怎样的一副景象?

大马莱坊柔佛州分行董事蔡慧莹指出,新山的新专用办公大楼(Purpose Built Office,简称PBO)面临租用率偏低的情况,而较老旧的办公楼则相信拥有较稳定的租用率。

她说,尽管如此,由于业主们倾向于以更具竞争力的租金,将闲置的办公空间租出去,因此目前已看到PBO租金下行的压力。

“新山与新加坡之间的商业关系仍然很重要,无法进行跨境旅行,已削弱了需要更多办公空间或决策能力的扩张计划。

“尽管如此,在马新两国都有联系和业务的企业会发现,可能需要在新山建立一个基地,以实现顺畅的工作流程。他们首选的是更灵活的布置,从而引起对共同工作空间的兴趣。

“在此期间,能够居家作业的企业正考虑重新优化空间要求。因此,我们预计现有的办公空间租户将考虑使用较小的空间,但可能会利用价格具有竞争力的价格,搬入具有更好规格的建筑物,以获得长期的舒适感。

居家令减办公空间

她补充,简而言之,疫情过后,预计新山办公市场的租金将继续面临下行压力,而租用率将逐渐回升。

至于槟城办公市场,大马莱坊槟城分行执行董事苏继良指出,由于冠病疫情的持续恶化,槟城办公楼市场今年上半年预计稍微下跌。

他说,企业或将检讨工作空间的策略,通过执行严谨的防疫标准作业程序,让更多员工居家作业的方式持续营运,这将减少所需的办公空间。

尽管预计新增的办公空间有限,但如果疫情持续没有好转,业主们将在租户要求下调租金及给予回扣方面面临更大的压力。

回顾2020年表现,槟岛私人办公楼去年的租用率和租金皆稍微上升,威省的租用率和租金则保持稳定。

过去两年,槟岛乔治市的新增办公空间供应保持为4万9406平方尺。

避免长期租约捆绑

疫情期间,居家作业是新常态,疫后这股趋势会否扭转过来,企业纷纷恢复疫前般的办公空间和规模?

郑扬建指出,成本优化和成本节约,是大多数企业房地产规划师的首要考虑因素,尤其是在当前经济状况不确定的情况下。

越来越多的办公室用户正寻求灵活的作业模式,以使其保持敏捷,并避免陷入被长期租约捆绑的困境。

大部分企业将寻求削减成本的措施,以保留现金并确保业务连续性。因此,没有多少人会热衷于购买任何高价物品,以将开销维持在较低水平。

这意味着,这些计划将被搁置、延迟或可能被取消。

郑扬建说,弹性工作时间的采用,在很大程度上取决于每个组织的工作性质或业务模型的类型。虽然这可能会因情况而异,但也应该有一些必要的办公设施,例如专用于员工协作、工作意识、培训、招聘、会议、支援和其他这类服务的空间。

与业界一般看法不同的是,郑扬建认为,共享工作空间非但并非传统办公产业的一大威胁,反之,它其实是产业生态系统的一部分,弥补了传统办公空间的不足,两者产生相辅相成的作用。

他指出,共享工作空间和传统办公空间的重要性,对当今的居住者而言同样重要。在需要传统办公空间进行操作的情况下,两者并存,反之亦然,传统办公空间可以通过共享工作空间为其租户提供附加价值。

他解释,这是因为共享工作空间提供的设施和便利,将进一步增加办公楼的独特功能,以使建筑物中的所有租户受益。

举例说,业主们可将共享工作空间内的其他多功能厅推销给他们的传统租户,反之亦然。

除了正常的租赁模式外,业主如今还可以扮演更多的角色和发挥更大的作用,以联营伙伴的方式,将共享工作空间纳入其物业中。

此外,共享工作空间的使用,可能是更大的业务连续性计划和核心与弹性商业模式的一部分。

当公司在不确定的经济形势下开始新的合资企业或项目时,共享工作空间使公司可以在必要时增长和缩小规模,而且不会面对任何罚款或作出资本开销的成本。

这很大程度上就是为何Core & Flex模型在当前市场上变得越来越普遍的原因。

因此,无论是新的租户或旧租户,都在认真考量共享工作空间的各种好处。

越来越多的企业和组织,一直在探索并确实利用共享工作空间,但这是一种情况选择,每家企业都需要评估本身一个可行的策略。

他认为,大企业继续将总部设在传统办公空间中,而新部门或项目团队则使用共享工作空间,目的是在这段艰难的时期控制好公司的现金流。
