即便升息,依然有买房需求

比起升息,
劳工短缺和建材涨价更头疼。

森那美产业集团董事经理拿督阿兹米尔马力肯认为,即便国行升息,房市依然有需求,因为大马拥有合理且良好的利率机制。

“我们在一段时间以来,一直处于具竞争力的低利率环境。政府也需要考虑许多因素。”

森那美产业发现,价格介于50万至80万令吉的房产,依然获市场青睐。

阿兹米尔马力肯是在和大马银行(Ambank)的了解备忘录签署仪式上,向记者发表上述谈话。

出席者包括大马银行集团总执行长拿督苏莱曼、大马银行零售银行董事经理吕文成,以及森那美产业营销总监拿督赖斯威。

期望原料价格恢复正常

国家银行在今年5月时宣布将隔夜政策利率调高25个基点至2%后,本周再次升息多25个基点,如今隔夜政策利率达2.25%。

对阿兹米尔马力肯来说,原料价格走高和劳工短缺的问题,才是该集团今年最主要的挑战。他希望原料价格能回复稳定,回到更合理的价位。

森那美产业和大马银行签署的了解备忘录中,建议为前者的买家提供利率为2.95%的可持续融资选项。

又升息,你的月供会增多少?

记得查清最新月供款是多少……

国家银行(BNM)昨日宣布将隔夜政策利率(OPR)调升25个基点,各家银行也紧跟着宣布调高基准利率(Base Rate,简称BR)、基准贷款利率(Base Lending Rate,简称BLR)。

这意味着,房贷借贷者的每月供款额,又要跟着走高了。

根据《南洋商报》计算,若是你买的是可负担屋,贷款30万令吉,房贷为30年期,假设有效利率原本为3.63%,如今调高至3.88%后,月供款从1368令吉提高到1411令吉,也就是每月要多付43令吉。

而你在这30年要支付的总利息,也增加了1万5325令吉。

若房贷是50万令吉,同样为期30年,以相同的有效利率,你的月供款要多付71令吉。

假设你的房贷是100万令吉,那你得准备好,下次的月供款可能要多给142令吉。

执业财务规划师周志强接受《南洋商报》访问时指出,国内有90%的房贷都是采用浮动利率,若房贷欠款越少,支付的利息就会越少。

生活成本升温

“我国在之前已升了一轮,因此(房贷)利息也已升了,如果这种升息情况再来一轮(再升息两次),意味购屋者每月可能额外负担数百令吉的利息,因此其影响可说非常大。”

在他看来,国行在未来半年至一年还会继续升息,除了房贷利息,所有采用浮动利率的车贷或个人贷款,利息也会增加,意味着人们的生活成本变得更高。

因此,他建议国人务必做好理财规划、谨慎消费,尽力开源节流,应对贷款利息和物价双双上涨的困境。

“对某些人而言,在如何增加收入方面可说是大挑战,因此比较可以控制的,就是做好节流的工作,也就是拟定好个人预算,减少不必要的开支。”

也浇不灭买家的热情!

迈入“升息时代”,全球各地央行迅速升息,借贷成本也因此飙升,让这两年火爆的房地产商市场快速降温。

但有一个国家却是例外,那就是新加坡。

根据华尔街见闻,新加坡全新私人公寓销量在5月时攀上六个月来高点,达1356套。整个房市依然红红火火没有疲软的迹象。

新加坡市区重建局(URA)对2022年次季的房市预估显示,私人住宅整体价格指数按季上升3.2%,远高于首季时的0.7%涨幅。

报复性反弹?

这显示,新加坡政府早前的打房措施,影响力正在减弱。

橙易产业产业研究与分析部高级副总裁孙燕清受访时指出,每一次的降温措施推出后,市场的情绪通常会在2至6个月内恢复。

比如说2018年,7月推出了打房措施后,10月的新房销售就飙升了139.2%;在2013年9月,也就是当局限制房主贷款额度的两个月后,销量反弹了63.6%。

新加坡房市依然红红火火没有疲软的迹象。

租房市场“一房难求”

孙燕清预期,虽然买家现在面临更高的借贷成本,但今年整体房价依然可能上涨6%至8%。

除了购房市场极为火爆,新加坡租房市场也“一房难求”,之前也有报道指出,外籍人士的租金平均上涨了20%至40%,一些房东甚至要求续租租金翻倍。

买或租都贵!

美国房价在过去两年在低利率环境中狂飙,已是众所皆知的事;但你是否知道,现在买不起房子的美国人,可能也租不起了!

根据华尔街见闻报道,哈佛大学发布的年度《国家住房状况报告》显示,数百万美国人如今根本买不起房子。

按照现在的房价,一位首购族在4月时购买一套中位数价格的房屋,要支付7%的首付,需要拿出2.74万美元(约12.05万令吉)。这令92%的租客无缘购房,因为他们的存款中位数只有1500美元(约6595.50令吉)。

包括房屋按揭贷款、财产税和保险费用的平均住房成本,4月时达34.07万美元(约149.81万令吉),按月增加了700美元(约3077.90令吉)。

中等价位房屋的买家,每月供款额已经比一年前多出400美元(约1758.80令吉)。而且,随着美联储升息,按揭贷款利率也随之上升,接下来会让首购族更难以买房。

好吧!买不起房,租行了吧!

美国许多地区的月租金都出现两位数涨幅。

月租接近9000

美国按揭贷款利率上行催生了“租房热”,根据美国在线房地产经纪公司Redfin的报告,5月美国全国挂牌出售的公寓租金比一年前上涨了15%。

不过,一套可用公寓的挂牌租金中值首次跃升至每月2000美元(约8794令吉)以上。若最近的趋势继续下去,美国全国房屋月租金可能会超过2000美元。

房地产研究公司CoreLogic的数据显示,美国许多地区的月租金都出现两位数涨幅。迈阿密在4月的单户租金增幅,更是达到41%的惊人涨幅,其次是奥兰多的25.8%。

更让人不安的是,CoreLogic公司首席经济学家Molly Boesel预期,在整个2022年,单户租金增长将继续快速增加,相信对许多美国人来说,租房也越来越压力大!

美国4月房价放慢涨20.4%

美联储大幅升息,
开始吓跑买家了。

美联储“下重手“升息,美国房贷利率持续飙升,开始让买家却步房市,美国4月房价的增速也出现拐点。

涵盖全美的标普/凯斯席勒(S&P/Case-hiller)4月房价指数按年增20.4%,涨幅略低于3月的20.6%涨幅,当时也是自1987年此数据开始追踪以来的最高水平。

数据显示,美国十大城市的房价指数按年涨19.7%,略高于3月的19.5%;20大城市房价指数在3月按年增21.1%,4月则涨21.2%,略低于市场预期的21.5%增幅。

在20大城市中,有11个城市的房价增速放缓。涨幅最惊人的是佛罗里达州坦帕市(Tampa),按年狂飙35.8%;佛罗里达州的迈阿密市也涨33.3%;涨幅第三高的是凤凰城,大31.3%。

随着美联储升息,借贷成本更加昂贵。

高房价难以为继

标准普尔道琼斯指数公司总经理克雷格·J·拉扎拉指出,4月数据显示美国房价增速下降的初步迹象。随着美联储升息,借贷成本更加昂贵。宏观经济环境备受挑战,难以再支撑非凡的房价涨幅。

“与过去5个月大多数城市的房价加速上涨形成鲜明对比的是,4月份只有9个城市的房价上涨速度超过了3月份。”

美国30年期固定按揭贷款的平均利率在1月初为3.29%,3月底为4.67%,4月份时越过5%的大关。6月时更是突破6%。

飙涨的利率打击了购房者的信心,市场预期房价上涨的趋势会有所缓解。

高盛:全球房市将“硬着陆”

买不起,销售狂下跌。

在主导世界经济的G10国家中,除了法国之外,所有国家的房价前景都是“负分”。

这是来自高盛的数据,显示人们难以承担房价,且房屋销售狂跌,全球房市可能真的要进入“硬着陆”阶段了。

华尔街见闻报道,过去两年在疫情和低利率环境中,对居住空间的需求激增,房价飙涨;但如今,各国央行加速升息步伐,推高贷款利率。

高盛在分析数据后发现,虽然英国、德国、尤其是美国的房价仍在增长,澳洲、加拿大、瑞典、尤其是纽西兰的房价更在下降,自去年11月以来下降了6%。

澳纽加 前景恶化

G10的总体房价前景得分中,澳洲、纽西兰和加拿大的分数相当低,德国略低,而瑞典、美国和英国仅略低一点。

高盛认为,房市大幅放缓是发达国家增长放缓的一个重要原因。房价承受能力的迅速恶化和房屋销售的大幅下降表明,“硬着陆”是一个真实的风险,尤其是在新西兰、加拿大和澳洲。

房屋销售方面,整个G10都是呈跌。瑞典的房屋销售量比疫情峰值低了约15%,美国跌20%,加拿大和澳洲跌幅为35%,纽西兰为40%,英国为50%。

根据美国、英国、加拿大、澳洲和纽西兰的月度数据,高盛估计住房销售增长放缓10%后,这一放缓速度会在6个月后下降到2%。

购买力减弱

事实上,高盛的住房负担能力指数在大多数市场都很低。考虑到利率的大幅上升和房价收入比率的上升,加拿大和纽西兰的指数尤其低。

过去一年,这一指数在美国下跌最多,主要反映了抵押贷款利率的飙升。英国和德国的购买力更接近历史平均水平,而法国高于历史平均水平。

供需方面,高盛认为,目前房屋供应十分紧张。美国、加拿大、英国和纽西兰的住房空置率已经下降到非常低的水平。

同时,高盛不认为房价下跌会导致G10的央行暂停加息周期。

如果住房市场失衡持续更常时间,相信会出现更剧烈的调整。

美国房企 开启裁员潮

美国房市过去两年狂飙,房产经纪赚得盆满钵满;但随着抵押贷款利率急涨,加上房屋销售量开始下跌,认为房市开始惨淡的线上房地产经纪公司,竟开启裁员潮!

根据华尔街见闻,美国互联网房地产经纪公司Redfin和Compass正在裁员。

在提交给美国证券交易委员会的文件中,Redfin宣布裁员8%,约470人;Compass则表示会裁员10%,约450人。

Compass发言人指出,已经有明显信号表示经纪增长放缓,该公司正采取许多措施来保护业务,并且积极降低成本,包括暂停扩展业务,并且裁员10%。

Redfin总执行长格伦·凯尔曼则在博客中发文说:“由于5月份的需求比预期低17%,我们的中介和中后台员工没有足够的工作量,而且销售额减少使我们用于总部项目的资金减少。房屋销售减少的状况可能会持续数年。”

美国人难负担买房

美国各类调查显示,房价过去两年涨速过快,让人们难以负担,房屋销售已经数月呈跌,预计会进一步再跌。

同时,抵押贷款需求降至20多年来最高水平。30年期的房贷利率已经从年初的3.29%,提高到6.28%。随着美联储大幅升息,这利率还会再涨。

科罗拉多大学博尔德分校的房地产学者迈克·德尔普雷特说:“我认为Compass裁员10%是对当前市场状况的最保守的回应……要让这家公司走上正轨,更重要的是要解决商业模式、高现金消耗带来的潜在挑战。”

升息时代 哪个楼市泡沫会灭?

全球央行加息超过60次……

过去20年来,全球不曾出现过如此大范围的加息潮,各国央行不断收紧货币政策抵抗通胀,但这把双刃刀,却正在威胁着多年来繁荣的信贷和房地产市场。

华尔街见闻引述德意志银行的研究报告报道,急速升息可能让去杠杆行动失去控制,而一旦信贷和房地产市场的热潮破灭,等着全球的可能是长期严重的经济衰退。

尤其在冠病疫情期间,房地产市场异常繁荣,房价节节攀高。当步入升息时代时,这些国家或地区的楼市泡沫,是否非常危险?

德意志银行认为,虽然近年房地产繁荣程度胜于2000年代中期,但其实杠杆率还处于较低水平,而且也主要集中在企业而不是私人,情况并没有像金融危机前那般极端。

先来从几个层面看看可能被引爆的危机。

“雄厚”的债务

从过去的记录来看,通常私人部门的信贷过于繁荣,过高的杠杆率就会引发金融危机。

目前,G20国家的总债务占国内生产总值(GDP)比重,已经上升到280%左右,比冠病疫情前高处30个百分点,比金融危机时还多70个百分点。其中,私人部门占了三分之一以上。

德意志银行指出,高债务可能指示反映出金融化的程度,与经济长期发展有关;相较之下,私人企业的信贷增长过快,才是更危险。

不少国家“房产繁荣”

那如何能得知现在的信贷繁荣是否正常且健康?最近市场认为,最可靠事实的指标,就是比较这期间房价上涨的幅度。

根据德意志银行计算实际房价与长期房价之间相差的百分比,发现纽西兰、加拿大、瑞典和澳洲,都处于房地产繁荣阶段。

同样的,德国、美国和日本也处于繁荣时期,房价差距超过10%,让该行感到惊讶。

不过,每个国家的情况都不同,日本楼市的差距是因为房价长期下降,其实实际房价涨势没有那么凌冽;向来较为平稳的德国楼市,是因为收入增加、利率处于历史低位所致。

而英国和西班牙等,近期房价的涨幅比金融危机前要温和,但是部分国家的房价差距已经与2000年代中期相当,其中美国当下的水平就与2006年相似。

瑞士的信贷繁荣不健康

该行指出,眼下的情况是,不少国家正处于房价飙升阶段,并且也在临近信贷繁荣的关键临界值。总体而言,与去年底相比,部分国家在“双繁荣”危险区附近徘徊,而且这种情况在今年上半年不会发生太大变化。

同时,令人欣慰的是,除了瑞士,目前大部分经济体的私人部门没有显露出不健康的信贷繁荣。

另一个能够反映信贷繁荣处于不健康状态的重要指标,是偿债比率。

“双瑞”和韩国值得注意

如果偿债率上升过快,那么借款人将不得不削减消费或投资。当然,如果私人和企业能够在不过度增加整体偿债负担的情况下利用杠杆,那么风险可能会降低。

截至去年第三季,处于斯堪的纳维亚半岛的国家、加拿大、法国和瑞士的偿债比率都相当高,约占收入的20-25%(此时利率仍处于非常低的水平)。这似乎说明在可支配收入中,偿还债务所占的比例极高。

但是,只有当比率快速提高时,才会深具风险。根据数据,只有瑞典和瑞士的私人部门债务比重,迅速超过正常水平;法国也超过临界值。

纵观上述种种因素后,德意志银行总结,本次全球房地产热潮并没有伴随着明显的信贷繁荣。但从地区上来看,瑞士、瑞典和韩国仍值得额外关注。

升息不会冲击大马房市

一定会重击房市吗?

在其他国家,可能会!但在大马,其实还好!

这是来自于居外IQI控股集团联合创办人兼总执行长卡西夫的自信,这是因为我国的通胀其实还处于可控范围。

他在一份声明中指出,即使在冠病疫情最严重的时候,国行一直也采取非常谨慎的方式来支撑经济。

在全球许多地方,都因为大宗商品价格飙涨而承受着严重的通胀,但马来西亚的情况没那么‘猖獗’,主要是政府还提供着燃油补贴。

他预计我国今年的整体通胀处于2.2至3.2%之间,是可控的范围,就业市场和商业活动依然还有显著增长的机会。

经济反弹 不需低利率

国家银行(BNM)日前宣布将隔夜政策利率上调25个基点,从1.75%上调至2%。

卡西夫还说,在经历了2004至2020年之间发生的全球金融危机后,马来西亚在8个季度中仅将利率下调2%。这意味着,过去两年的1.75%利率,可说是极低的水平。

“升息并不会对房地产市场带来风险,而是反映了经济反弹,国行认为不再需要超低利率来支持国家经济。

他预期,随着经济、家庭收入和就业率增长,将会带动今明两年的房市表现。

我国也挥别低利率时代了……

国家银行(BNM)出乎意料地将维持接近2年时间的1.75%隔夜政策利率(OPR),上调25个基点至2%,上下限区间也分别调高至2.25%与1.75%。

随后,我国两家大型本地银行——马银行(Maybank)和兴业银行(RHB Bank)也宣布调高基准利率(BR)。相信接下来各家银行也会陆陆续续宣布调高基准利率。

这也意味着,我们的房贷成本,也将跟着提高。

隔夜政策利率是一项银行和银行之间隔日借贷的参考利息,银行用此利率来设定自家的基准利率(Base Rate)、基准贷款利率(Base Lending Rate)和标准基准利率(Standardise Base Rate),也就是人们在银行贷款的利率指标。

国家银行在文告中指出,虽然我国经济持稳,但增长风险仍存,比如说全球增长比与其疲弱、地缘紧张关系进一步升温、供应链的扰乱恶化,还有冠病疫情发展不利。

因此,预计多国央行会以更快步伐来调整各种货币政策,好减轻通胀压力。

国行的文告中也释放一个讯息:改行拒绝激进的鹰派立场,会有节制和循序渐进地收紧货币政策。

今年一定再升息?

这意味着,我国升息时代来临,接下来将会继续迎来升息,但调升的幅度不会过于凌冽。

李兴裕

中总社会经济研究中心执行董事李兴裕接受《南洋商报》访问时预测,国行今年料升息2码,也就是说接下来可能还有调升50个基点。

黄锦荣博士

而优大经济系副教授黄锦荣博士预测,下半年会再升息50个基点,比李兴裕的预期多,这是因为他认为国行会避免我国出现实际利率陷入负数。

“可能再升2次(25个基点),或是一次升2码;当然这是要观察此次升息后的次季经济数据,才能做决定。”
