房市回温 发展商调高销售目标

越战越勇?

去年,国内上市发展商看好随着冠病疫苗开打,国内经济最坏时期已过,而纷纷设定更高的销售目标,结果有许多还一口气超越目标。

今年,随着国门重开,经济也逐步复苏,发展商是否会更乐观,销售目标和业绩更上一层楼?

《南洋商报》为此专访其中2家设定更高销售目标的挂牌发展商,即马星集团(Mah Sing Group Berhad)和UEM阳光(UEM Sunrise),请这两大产业发展公司的掌舵人现身说法。

去年房市复苏 销售超目标

回顾2021财年,多家主要上市发展商的房屋都卖个满堂红,全年销售额纷纷超越原订目标,一些发展商甚至一举超越上修后的原定目标。

其中,双威(Sunway)产业臂膀双威产业(Sunway Property)去年原订销售目标是16亿令吉 ,过后调高到22亿令吉 ,但全年实际销售额高达25.5亿令吉。

此外,马星集团、UEM阳光、实达集团(S P Setia)和森那美产业(Sime Darby Property)去年的销售业绩也纷纷超标,表现更胜预期。

有了去年卓越表现的底气,加上今年4月国门重开、经济复苏,各大发展商再次订立更高的销售目标,并信心满满的看待产业市场前景。

去年销售业绩达16亿令吉,一举超越2019冠状病毒病疫情爆发前15亿令吉水平的马星集团,今年就设下20亿令吉的销售目标,也很有信心可以达致这个门槛。

马星:六成新项目将低于50万元

马星集团创办人兼集团董事经理丹斯里梁海金说,经济出现令人鼓舞的复苏迹象, 集团现有21 个强大的施工中项目和新项目,将得以支持 2022 年的销售增长,为此集团今年设定了 总额20 亿令吉的更高销售目标。

他在书面专访中告诉《南洋商报》,马星集团2022财年新推出的楼盘,将包括全新的项目,以及现有项目的后续发展产业。有关房屋的价位将会非常吸引人,其中60%是售价50万令吉以下单位,94%是售价70万令吉以下单位。

马星集团2021财年录得16亿令吉的产业销售额,这个表现达成预订目标,更比2020财年的11亿令吉销售额高出45%。

HOC结束买气仍强

他说,尽管拥屋计划(HOC)已在去年结束 ,但今年至今,马星集团产业销售表现获得强劲的兴致和买气支撑。

他指出,马星集团具吸引力的产业价位,令这些年轻购屋者在无需拥屋计划帮助下,有能力负担和完成拥有本身房屋的梦想。

“基于马星集团的目标市场主要是首购族,而非产业投资者,即使没有了拥屋计划的助力,马星集团的房产需求仍将保持强韧。

马星M 系列房产项目,其吸引人的价位、以及设计良好的特点,符合市场需求。

M系列满足市场需求

 此外,科技已经成为产业市场最主要的工具之一。马星集团计划继续善用其现有数字行销平台的各项优势,提高产业销售。

“马星集团将继续推出符合市场需求的产品。集团相信,M 系列房产项目将继续吸引买家,归功于这些项目都坐落在人口庞大的策略地点、吸引人的价位、以及设计良好的特点,这些都符合当前市场的需求。

“此外,2021年财政预算案推出首购族购买售价50万令吉以下房屋,将享有5年印花税豁免优惠的措施,将继续令马星集团部分住宅产业项目受惠。马来西亚我的第二家园计划(MM2H)重启(附带新的条件)和国门4月1日起重开,以及国内人口结构年轻,将继续推动房屋的强劲需求。“

UEM阳光:全力推促销活动

尽管面临2019冠状病毒病疫情和 2021 年实施的行动管控令(MCO)带来的挑战,UEM阳光在 2021 年表现强劲,一举超越了 12 亿令吉的销售目标,售出 1595 单位的产业,总销售额达到 14.6 亿令吉。

UEM阳光总执行长苏菲安阿都拉指出,去年协助UEM阳光销售额大跃进的主因,包括农历新年“Must Cari Ong”活动、Happy Chase Virtual Live Show 和拥屋计划2.0(HOC)这3个全国性的活动或措施。 与 2021 年 11 月的总销售额相比,12 月的销售额大约增长了 2.5 倍。

他接受本报书面专访时说:“除了倾听客户和市场需求,并以合适的价格提供各种产品来满足他们的需求外,客户持续保持 对我们产品质量与价值的信心,也协助我们实现了销售目标。

善用科技提振销售

“这证明了UEM阳光朝数字化转型的成功。由于产业买家和购屋者无法前来我们的销售厅,数字化让我们得以透过增强网站并扩大使用数字工具,与我们的客户直接沟通。 ”

“我们还在品牌推广活动中积极进取,以确保我们在客户心中始终保持领先地位。 我们的努力不仅通过更高的销售额得到了回报,而且我们在尼尔森品牌健康调查中获得更大的收获,并在房地产发展类别的 Putra 品牌奖中获得了白金奖。”

至于2022财年,苏菲安说,UEM阳光今年销售目标定为 15 亿令吉,和去年实际销售额一致,而今年计划推出发展总值 33 亿令吉的项目,总计 3526 个单位。

中南马料贡献大

他说,今年15 亿令吉销售目标当中, 预计73% 将来自正在进行的项目,其余 27% 预计来自新推出的项目。

“我们预计2022 年销售额当中,53% 将来自中马地区,即现有项目,例如满家乐的 Residensi Allevia、怡观园(Equine Park) 的 KAIA Heights 和万宜 Serene Heights ,以及我们计划在满家乐推出代号MK31的新项目。“

此外,今年预计 40%销售额将来自南马地区,主要来自现有正在进行的项目,例如努沙再也门户(Gerbang Nusajaya) 的Aspira主题房屋、Senadi Hills,以及Serassa Greens and Oasis (商用产业) 这2个新项目。其余 7% 预计来自澳洲墨尔本科林伍德(Collingwood)的新发展项目。

继续推中档房屋

他说:“33 亿令吉的发展总值目标,是我们对 2022 年的期望。我们的首要任务是加强产品线,并提供有弹性的产品供应和多样化(产品和位置),以迎合市场当前的需求。

“ 2020 年疫情和严格的行动管控措施,影响了我们的项目规划提交和许可。我们在 2020 年仅向市场推出了发展总值 3.24 亿令吉的项目。疫情蔓延至 2021 年,我们只能推出发展总值5.5 亿令吉的项目。新项目发展总值大幅度缩小,阻碍了我们创造永续收入和收入流,为我们的股东和利益相关者创造回报的承诺。

“由于我们的产品销路不俗,因此在 2022 年,我们决定专注于我们的管道,并向市场推出更多产品。”

UEM阳光计划推出的大部分产品都是可负担的中端市场住宅产品,包括高层住宅和有地房屋,除了计划在满家乐推出的新发展项目,以及墨尔本科林伍德新发展项目。

寻购优质地皮

看好产业市场伴随经济复苏,各大发展商正摩拳擦掌,伺机添购更多地皮来扩充业务和延伸据点。

梁海金就指出,在强劲的资产报表和流动资金支撑,以及从M系列产业项目获得非常高销售率的热烈反应中建立信心,马星集团继续积极的收购更多土地来填补地库。

“马星集团财务稳健,净负债率(涵盖永续数据)只有0.3倍,低于内部目标的0.5倍,因此集团仍有充裕的财务空间可以进一步收购更多土地。M系列项目的强劲销售率,令集团更有信心添购更多地库。

“马星集团将聚焦于大吉隆坡和巴生谷地区策略地点,最适合进行可负担价位高楼住宅和有地房屋项目的地库。我们也物色巴生谷以外,例如芙蓉、马六甲和霹雳州价位富吸引力的住宅和工业地段,以展开可负担价格的一系列项目。

马星寻超值地段 助拉低成本

他指出,马星集团是以富吸引力的成本占发展总值比率,锁定土地收购计划。

“举例说,2021年收购的3块土地,是以区区12至15%的成本占发展总值比率的价位收购。这类吸引人的土地成本协助拉低整体成本架构。”

苏菲安说,UEM阳光正制定一些计划,收购具有策略意义的地库,特别是在中马地区。

“同时,我们也在努力脱售非策略地段,这两者都符合我们的土地储备组合再平衡策略。“

冀助买家获批贷款

如何把可观的产业订单,转化为实际的销售业绩,仍是发展商们的一大挑战。

梁海金就直言,银行收紧放贷条件和严格审批贷款,导致产业预订转化为实际销售的比率放缓,也造成一些买家的房屋贷款申请额度未能获批。

但他强调,凭着国内第一级可信赖发展商的长期营运记录,以及坐落在各个策略地点的产业项目迎合市场当前需求,马星集团获得银行的强力支持。

这意味着,马星集团购屋者可以取得银行更高额度的贷款,以及更多的银行支持买家的房贷选择。

了解客户负担能力

此外,马星集团也和马银行回教银行合作推出Houzkey 融资配套,为特定项目的购屋者提供替代融资选择。

苏菲安说,除了银行审批房贷更严谨外,购屋者的负担能力也是另一大关键,因为他们的财务状况或承诺,可能会随着时间而改变。

“因此,我们将继续倾听客户的反馈和偏好,了解他们的负担能力,并提供能满足他们需求的产品。 因此,我们一直在改进我们的促销活动,并以合适的价格,为合适的客户和市场提供我们产品的独特销售主张。“

另一方面,国内利率料将回升,或将对一些买家的房屋贷款融资构成挑战。

然而,梁海金认为,基于当前的利率处于历史新低水平,利率的逐步回升,或将不会对房屋的可负担性带来重大影响。

发展商新春活动旺 炒热房市

这个农历新年,
注定不再一片“冷冷清清”!

经过上个农历年的沉寂,国内发展商过去每个农历年都有举办的各类新春活动,今年将重新出击,势必让参与者们兴高采烈,大家齐齐讨个好彩头。

根据《南洋商报》抽样访问各大发展商,发现部分发展商这个农历年期间将复办实体的新春活动,甚至举行新春特别促销,务求新年伊始先“炒热”房地产市场的气氛,在这个市场普遍预期的复苏年“虎虎生威”。

农历新年向来是发展商促销产业,以及和准购屋者接触的其中一个最好时机。

然而,受制于2019冠状病毒病疫情和随之实行的行动管控令,2021年农历新年期间,发展商们无法像往年般举办各类实体的新春活动。

如今经济重启并逐步复苏之际,却偏又面临来势汹汹的“奥密克戎”变种病毒的威胁,政府在日前公布的农历新年标准作业程序中也阐明,新年期间不许主办门户开放活动,也不准连续举办几场宴席。

发展商过往一年一度的“门户开放”活动因此“泡汤了”。那么,其他不属于“门户开放”的各类实体新春活动,今年还搞得成吗?

答案是肯定的,只是,大家都会缩小规模来做,而且都严格遵守各项防疫标准作业程序,务求在让到访的民众开开心心之余,也顾及大家的健康。

据本报记者对多家发展商展开的抽样调查,至少有7家主要发展商将在农历年期间举办各类实体的新春活动,而且节目多姿多彩,除了传统的舞狮表演、财神爷派红包等,还有应景的虎年相关噱头,例如吉祥虎、老虎木偶、老虎头饰、派发印有老虎图案的气球等。

严格遵守防疫SOP

有关发展商包括马星集团(Mah Sing Group)、金群利集团(MATRIX)、双威产业(Sunway Property)、IOI置业(IOI Properties)和金务大置地(Gamuda Land)等。(活动详情参阅附表)

在国人健康仍深受疫情威胁下,各发展商举办新春活动时都丝毫不敢掉以轻心,均严格遵守各项防疫标准作业程序。

所采取的各项防疫措施,包括缩短销售厅的开放时间、公众参与活动须预先报名,而每日的活动也分多个不同的时段进行,而且每个时段进入会场的人数都受到限制,例如最多只能是场地人数容量的50%。

一些发展商更规定只有完成接种冠病疫苗的人士才允许进入活动范围,而12岁以下未接种的儿童,则必须由已接种的家长陪同才可入场。

转战线上新春活动

只要够大胆,加上创新求变的精神,任何困难都不阻挡不了发展商的脚步。

除了各类精彩的实体新春活动,转战线上新春活动的发展商也大有人在。

例如立足槟城的汇华产业集团(Hunza Properties),就早于1月26日举办“全球线上新春晚会”,通过线上直播的方式,率先向各界拜个早年外,更打破距离隔阂的限制,与全球买家及支持者齐齐欢庆新春。

该集团董事经理拿督许祥人也向全球买家们汇报集团的发展近况,如现有项目进展、未来一年将推介的项目等。

作为促销的一部分,活动上也设有特别优惠,以鼓励各地买家及投资者预约新春期间到访该公司展示厅参观及签购单位。不仅如此,集团创办人拿督斯里许廷忠也与全球买家们分享本身对于未来世界经济的看法,以及投资之道。

马星集团创办人兼集团董事经理丹斯里梁海金指出,该集团的新年活动符合最新的标准作业程序,而根据有关标准作业程序,允许进入销售廊的人数是有限的。

马来西亚房屋发展商会(REHDA)雪州分会会长拿督何汉生直言,发展商在农历新年举办活动面临的一大挑战就是访客人数受限制。

他回复《南洋商报》书面访问时,促请农历新年期间举办活动的发展商遵守各项标准作业程序。

  • 确保所有出席者都已完成疫苗接种,并拥有MySejahtera发出的电子证书
  • 访客在24小时前的抗原快速检测试剂(RTK-Antigen)结果呈阴性
  • 入场时已扫描MySejahtera应用程式和其他安全措施
  • 提供口罩及消毒洗手液
  • 保持人身距离
  • 根据政府的最新会场容量指南,减少会场的座位
汇华集团两名高层陈秀芬及许芝敏亲自主持“全球线上新春晚会”,拉近观众与集团距离。

公司高层主持线上活动

基于考虑到线上活动所无法避免的距离感, 大会弃用过去聘请外人充当主持人的做法,反而让集团高层核心领导,即集团销售及市场总执行长拿督陈秀芬及许芝敏出任。此举旨在拉近观众与集团的距离外,更让人倍感亲切与诚意,在在弥补了线上活动带来的距离感。

除了本地观众,这场活动也吸引了来自中港台、新加坡、欧美等地合计上万名观众及买家同步观看。换言之,线上活动却在人数上、活动内容上,升华出另一个新高度。

当晚活动上也有乐队表演、有奖问答、幸运抽奖等环节。另外,集团也通过各大媒体直播,以让活动尽可能触及更多的网民

IJM置地(IJM Land)则继续与Astro合作,再次在该集团位于雪州瓜拉冷岳的城镇发展项目Bandar Rimbayu举办新春倒数跨年活动。

贺岁短片传播正能量

实体和线上活动以外,一些发展商也以其他方式来向民众贺年。

马星集团就在此次农历新年推出两支贺岁视频短片,向国人传播欢乐与积极的正能量。

首支短片以“舒舒虎虎”过好年为题,取谐音“舒服”,以幽默和欢乐的方式呈现,多次体现马星为各代人提供舒适宽敞的生活环境,满足其不同需求的品牌价值。

第二支短片为马星2022年农历新年主题曲《虎虎生威无限好》,寓意虎年财源广进,传达积极与繁荣昌盛的信息。

两支短片均在马星的M Panora发展项目拍摄,并与众分享主打可负担房屋的M系列外观与氛围。

促销配套“好康”一箩筐

农历新年是房地产销售旺季,发展商趁机推出各类促销配套,各种“好康”当然不会少。

其中,马星集团就在旗下不同地区的发展项目,推出不同的促销“好康”,包括“首购族奖掖”、“新年特价房”送出金币红包 、“虎啸幸运抽奖”、“虎啸现金奖掖”、“农历新年虎啸现金”、“农历新年虎啸奖掖” 、“农历新年红包”等,合共将送出总额高达近10万令吉的现金、红包和奖掖。

双威产业的新春购屋优惠则将于2月28日截止。在此之前,购屋者可以低至500令吉预定该集团旗下项目,除了可省下全套厨房橱柜的费用,还能带回双威产业专为虎年打造的春节礼盒,甚至成为8,888令吉新春抽奖的幸运儿。

丽阳机构(Tropicana Corporation Berhad)则和丽阳广场联手推出“Multi-Million Mania”活动,让购屋者和购物者有机会在今年1月21日至5月22日期间,赢取总值数百万令吉的奖品和购物礼券。

叶保倖:催生线上销售模式

大马房地产发展商会(REDHA)森州分会主席叶保倖坦承,农历新年向来是发展商的黄金时期,以往他们会举办大型新年茶会或门户开放活动吸引人潮,进而推广自己的项目,但基于政府日前宣布农历新年防疫标准作业程序,禁止举办任何门户开放活动或大型且公开的新年聚餐,令发展商纷纷打消农历新年期间借此冲刺业绩的念头。

但他指出,疫情及科技改变发展商的销售模式,越来越多发展商转向线上、名人或红人效应,不仅可以打造自己品牌,也吸引潜在顾客。

为此,疫情下发展商纷纷改变自己的销售方法,如举办线上活动,甚至邀请名人或红人来拍摄短片,吸引公众及潜在购屋者的眼球。

“新的销售与宣传模式,让购屋者可预先做好功课,如有关屋业发展项目毗邻环境或相关资料,他们有兴趣才到发展商的展销厅看展销单位。”

不过,南马柔佛州的发展商绝大部分在防疫SOP仍然存在下按兵不动。

王文郎:推介新项目仍谨慎

REHDA柔佛分会主席王文郎说,发展商仍乐观看待前景,但在推介新项目和主办新春活动方面则保持谨慎。

“尽管目前要举办任何促销和余兴活动并非易事,我们应致力恢复常态,但不是在不考量当前疫情的情况下进行。

“这次农历新年的销售活动不多,也许是因为近期疫情反弹,以及各项防疫SOP仍实行中。因此,这个农历新年相当谧静。不管怎样,各项防疫SOP过去几个月有所松绑,柔州产业销售活动有所回升。拥屋计划(HOC)下豁免产业印花税的措施,令发展商销售额大增。”

双威产业去年售25.2亿创纪录

双威产业,
今年会更聚焦大马市场。

去年双威产业(Sunway Property)设下了16亿令吉的销售目标,而后因市场需求回温一度调高至22亿令吉,最终更是自我突破,取得25.5亿令吉的销售销售,刷新纪录。

双威产业董事总经理谢燕蒂解释,尽管受疫情冲击,但新加坡项目的销售仍强劲,带动双威产业超越原先的销售目标。

大马项目占七成

展望今年,该公司设下了22亿令吉的销售目标,并计划和去年一样,推介总值23亿令吉的发展项目。

不过,今年双威产业会将更多中心放在大马市场,本地新项目占了70%。

重视医疗保健

她出席的“2022年双威产业动向简报会”时说:“全球疫情凸显永续与健康的重要性,双威产业接下来将聚焦在国内高速发展地区,打造综合健康管理中心,以提供整体健康服务,改善社区福祉。”

为此,双威产业将在综合城镇项目,打造8座综合健康管理中心,其中包括3个在雪隆地区,2个在槟城,而霹雳、柔佛和吉兰丹各1个。

出席者还包括双威产业品牌营销总监袁仁伟、执行董事张绍明,以及总监林德明。

截至去年12月杪,双威产业未入账销售按年增长近1倍至40亿令吉,并拥有3334英亩的地库。

22亿令吉的新全年销售目标,
双威产业接近达成。

在今年上半年就突破原本16亿令吉全年销售额目标后,双威产业22亿令吉的新目标看起来也有望达成。

根据文告,在为期两个月的“Always with You 2021”促销活动中,5项非常适合新常态生活方式的新发展项目,成功取得了共5.53亿令吉的销售额。

双威产业中部地区执行董事张绍明指出,这5项新项目都注入了可持续发展的设计概念,并旨在带来便利的生活方式、更高素质的建筑、良好的空气品质,以及节电省水。

在他看来,此次促销活动的成就,主要是因为人们在经历大流行病和封锁后,消费者的偏好有所变化,而能为购屋者带来幸福感的房屋设计更受落。

绝佳的自然通风和采光

“所有的发展项目皆处于策略地点,并拥有周到全面的设计、郁郁葱葱的景观,以及适合新常态生活的设施功能,比如说自然通风的大堂、共享办公空间等,价格从可负担的52.5万令吉起跳。

“我们在设计时有效考虑自然通风和采光,在无休止的在线工作和学习的空档时,住户可以眺望户外景观让身心放松。每个项目都配备了丰富的设施,健身运动和放松充电的空间皆俱全。”

“Always with You 2021”从10月15日开跑,直至12月31日,参与的项目包括Sunway Serene、Sunway Velocity TWO、 Sunway Belfield、Sunway Artessa,以及Sunway d’hill。

买家可享有高达12个月的免息优惠,节省高达2.3万令吉。随着越来越多人选择在家下厨,该公司还提供厨柜安装。 如果在预订日起的 12 个月内失业、残疾或患重病,只要符合条款,都可以选择退订。

不仅如此,购屋者还可以继续享受拥屋计划(HOC)的地契转名(MOT)和贷款印花税优惠。

发展商这个年底相当活跃。

迈入年底,知名社区发展商双威产业(Sunway Property)一口气推出4个全新产业项目,分别是Sunway Artessa、Sunway d’hill、Sunway Velocity TWO Tower D,以及Sunway Belfield Tower C,发展总值达18亿令吉,价位从52万5000万令吉的可负担水平起跳。

坐落在旺莎玛珠的Sunway Artessa,提供低密度环境,只有468个单位。

双威(Sunway Berhad)与新加坡发展商海峡实业(Hoi Hup Realty)的联营公司成功得标,以3.71亿新元(约11.5亿令吉),收购位于巴西班让(Pasir Panjang)的公寓项目福林园(Flynn Park)。

福林园建于1986年,是一座由72个单位的公寓,在今年7月底招标。这项目位于4.79英亩的永久土地,距离巴西班让捷运(MRT)站仅有350米。不远处还有巴西班让美食中心、Mapletree商业城、VivoCity和圣淘沙等地标,生活机能丰富。

双威和海峡实业有意利用其位于山坡、市中心边缘、接近公共交通、附近葱郁的Kent Ridge公园等优势和特点,将这块地重新发展成一座现代化的住宅公寓。

这项交易由第一太平戴维斯(Savills Singapore)促成,是今年新加坡最大的集体销售,也象征着该国房市反弹。

激励双威产业的销售前景。

双威产业(Sunway Property)宣布,由于新加坡产业项目贡献增加,销售目标从原先的16亿令吉,上调至22亿令吉。

双威产业董事经理谢燕蒂发文告指出,今年至今的销售表现令人鼓舞,尤其是新加坡的产业项目。

“虽然我们设定了更高的销售目标,但一半以上的销售额仍来自海外。”

她透露,在新加坡的开发项目录得超过10亿令吉的销售,归功于翠宁苑(Ki Residences)和位于淡滨尼Parc Central公寓,分别取得55%和80%的认购率。

在大马市场方面,谢燕蒂认为只要地理位置优越,且价格合理,仍然能吸引买家。为此,该公司提前推出双威贝菲苑(Sunway Belfield)第二座楼,发展总值为3.6亿令吉。

该项目的第一座楼的发展总值为3.3亿令吉,自今年1月推出以来几乎已售罄;根据文告,双威贝菲苑两座楼的整体入手率为75%。

“本地市场仍充满挑战,我们可以看到,首购族感激政府所做出的努力,帮助他们拥有自己的家。”

随着市场迅速变化,双威产业深入探讨客户的需求后,重新调整今年下半年的项目推介。

目前,双威产业的地库为3334英亩,潜在发展总值超过520亿令吉。

独特的温泉池就在公寓裙楼的庭院中。

怡保双威城占地31英亩,发展总值高达20亿令吉。双威产业在当地规划了双威料中心、主打温泉的住宅和景点、迷失乐园广场(Lost World Mall)教育机构、酒店和度假村等。
