不吃不喝16.22年才买得起房…

对台湾许多人来说,
买房是好遥远的一个愿望吧……

台湾高房价让许多老百姓吃不消,根据内政部公布的2022年首季台湾房价负担能力指标,台北市的房价和所得达16.22倍,意味着需要不吃不喝16.22年,才能买得起房子。

其次是新北市的12.85倍,台中市则以11.26倍排行第三。

根据中时新闻网,台湾首季房贷负担率为38.35%,按季增加0.52%,按年则涨1.81%,房价负担能力依然处于“略低“的等级。

双北市负担重

这项负担率是计算每月房贷供款额占中位数家庭可支配收入的比率,六都中以台北市和新北市的64.91%和51.45%最高,意味着房价负担能力“过低”。

台中市的45.08%则属于“偏低”等级,台南市、高雄市和桃园市皆处于30%以上,属于“略低”等级。

在14县市房价负担能力部分,属于“可合理负担”等级有云林县、嘉义县、嘉义市、屏东县及基隆市等5县市;“略低”等级有宜兰县、新竹县、新竹市、苗栗县、彰化县、南投县、台东县、花莲县、澎湖县等9个县市。

高租金逼走麦当劳 结果租不出

收高租不成,反租不出了……

常有人说,有开麦当劳的地段,一定是非常“旺”的一条街。

这是因为麦当劳会做好市场调查才会决定是否在一个地方设分店,而且麦当劳本身人流也非常旺,顺便能带动周围的商店生意。

在台湾有一位业主,租客就包括了麦当劳;但随后调高租金后,麦当劳决定退租,而该店铺却一蹶不振……

根据中时新闻网报道,80年代时,高雄县首家麦当劳“澄清店”位于鸟松,以庭院餐厅风格红极一时,呼应澄清湖的休闲气氛。

1小时服务1200顾客

每逢用餐时间,这家麦当劳就大排长龙,还曾创下1小时内服务1200位顾客的记录。

这家麦当劳以每月25万新台币(约3.7万令吉)承租了24年,直到2011年,业主将租金调涨到40万新台币(约5.92万令吉),麦当劳才决定退租撤出。

而自从失去了麦当劳这租客后,接手的租客并不多,7年来仅有2家业者承租,但因为租金负担且人流量改变,难以稳定经营,最终也决定退租。

根据“591房屋交易网”,这个店铺已经闲置将近4年,可能因为租不出去,业主也默默将租金调回当年的25万新台币,但依旧乏人问津……

废墟豪宅 拍卖底价近3千万

变成废墟依然值钱?

在台湾台北著名的“温泉区”北投,近期有一栋3层楼别墅出现法拍市场,虽然据了解杂草丛生,地下室还淹水,俨然一栋废墟,但拍卖底价仍有1.88新台币(约2800万令吉)。

ETToday房产云报道,这栋位于“珠海特区”的别墅,约为318.12坪(约1.13万平方尺),屋龄已有42年,预计本月20日开始投标。

这栋位于“珠海特区”的别墅,杂草丛生,俨如废墟,但拍卖底价仍有1.88新台币(约2800万令吉)。

屋主还持有天母豪宅

法院笔录显示,这项拍卖案的原因为“拍卖抵押物”,是在今年初查封,房屋的前后院皆杂草丛生,看起来多年无人居住。而且,屋内的装潢大片剥落,还有大片壁癌,地下室也有积水,部分增建为违章建筑。

据地籍资料,这栋房屋是由一位吴姓女屋主在12年前购得。资料还显示,她的户籍登记在天母知名豪宅“国泰天母“,是在2020年以1.7亿新台币(约2500万令吉)购买。

 远高于市价?

东森房屋北投捷运加盟店店主陈金德指出,这房屋靠近明星学区,周边还有许多豪宅和别墅,周边的开价约6000万新台币(约890万令吉),有些比较新的别墅甚至能开价“7字头“。

反观这栋法拍屋,屋况不佳且没人居住,屋龄高达42年,应该只有“5字头“的行情,所以1.88亿新台币的底价可说是高于市价。

这栋房屋也在“591房屋交易网“上求售,列明有7房、4厅、5卫浴和3个阳台,开价1.5亿新台币(约2200万令吉)。

环保建材成抢手货

三立新闻网报道,这种香味环保建材有新意且供应少,成了抢手货,连海外建商都慕名而来。

用植物纤维加工成建材已相当普遍,只是没想到茶渣也可以取代,成为塑木建材原料。

茶渣在这种塑木中占40%,成品因而有淡淡的茶香,可以用来打造木屋外墙、庭院造景休息区、露台地板等等。

据报道,也有人把茶渣制成吸水不晕染的宣纸、枕头、再生杯垫…甚至是猫砂。

茶渣与塑料混合后也能加压制成杯垫。

台湾人爱喝茶的程度,根据农委会茶改场统计,台湾茶叶每年需求量约4.5万公吨,约半用在瓶装茶饮,产出约27万公吨的茶渣,还有惊人的手摇茶市场。

即使过去茶渣有用在制成堆肥,但手摇茶和瓶装茶商所花的废弃物清运费却逐年增加,才引起业者重视。

如今,新科技加创意,赋予茶渣新生命,厂商可省下清运费,还对经济作出贡献。

茶香建材怎么做?

茶渣放入机器后,第一步要先脱水,经过层层碾压排除多余水份。

经脱水的茶渣,要加入特选菌种搅拌均勺并进行发酵。

倒入密闭式发酵槽,让菌株在茶渣上繁殖直到释放出果香。

经过烘干、碾碎,就会形成墨绿色的茶粉。

茶渣粉混合塑胶、玻璃纤维等,经过管线后再做压模成形。

租金涨5% 台北狂建商办

越来越多投资者转向不动产。

雪隆商用和办公楼货太多,台北现在才来补涨,建照发放3倍飙增。

而且,这个几乎都是大咖才有入门票的游戏场,正酝酿量质齐变的旋风。

全球追求环境、社会和治理(ESG)潮流下,更多跨国公司会偏向拥有LEED及WELL国际认证的商业或办公楼,催生更多融合新科技的新大楼。

后疫时期物价涨涨涨,市场担忧通膨,资金纷纷拥抱不动产避险,吹起台湾连续缺货数年的商办市场。

台湾媒体报道,避险风再起,商办尤其变成炙手可热的首选,今年首季办公服务类核发建照暴增3倍,创近5年新高。

101坪租RM742

最新调查显示,台北市中心今年至2024年会有11栋办公大楼建竣,合共11万坪,差不多是4年的市场需求。

但据高力国际调查显示,今年只有一栋办公楼建竣。

《工商时报》引述乡林不动产研究幸水道,商办近年都供不应求,A级办公楼月租更上破每坪3000元(约445令吉)大关,即使是士林区新商办行情也水涨船高。

据悉,台北101去年12月的高楼层80楼,租金出现新高价,实价登录可见每坪租金已冲上5000元(约742令吉),信义计划区也涨到3200元(约475令吉)以上。

相对其他不动产,商办租金收益更高和稳定,建商、企业与寿险业都不约而同地抢进,租金和成交量都双双创新价。

空置率迈向3%

报道指,台北市商办近3年来,租金指数上升2.93%、A级办公楼和商业指标区主要路段租金指数上涨5.02%。

另有指,受中美贸易战影响,更多资金回流,经济部截至4月底的统计,投资台湾3大方案,带动459家企业投资,商办需求大增,租金持续走高。

各种利好扶持,商办租金出底前还会维持涨势,高力国际租户服务部资深执行董事杨慧明表示,整体租赁空置率估计会持续往历史新低下探,到年底可能跌破3%大关。

台湾第2房 限贷20年

试过各种打房措施的台湾,
如今要放大招了……

当我国在探讨隔代供房子,以便居者有其屋时,台湾现在反而探讨要缩短房贷年限。

打房手法很多,但台湾试过很多种都成效有限,央行准备再出辣招,正探讨针对特定地区的第2屋,限制房贷最长20年。

如果这措施上路,更多人会被挤出六都,要称得上台北人,月入要超过4万令吉才够资格。

那些月入没有6位数的小康之家,可能无缘做六都人。

《经济日报》报道,以主计总处公布的平均薪资约4.4万元(约6500令吉)来看,双薪家庭每月的合理房贷负担约3万元(约4454令吉)。

可能台中、高雄都住不起

台湾房屋以联征中心去年末季的六都平均鉴估值,依三分之一收入来供房,台北市月供9万元(约1.34万令吉)计算,家庭收入要有27.3万元(约4.05万令吉)才有望在台北落户生根。

桃园市虽说负担较轻,但月供3.8万元(约5600令吉)的房贷,家庭收入也要达到11.6万元(约1.72万令吉)才行。

报道引述台湾房屋集团趋势中心资深经理陈定中谈话,若可申办30年期房贷,能购买约1055万元(约156.6万令吉)的房子,想要落脚桃园、高雄及台南等都会还不会太难。

但房贷从30年缩短到20年,同样是月供3万元房贷,但市场可承担的房价从1055万元,大缩水300万元(约44.5万令吉),下修到只剩762万元(约113.1万令吉),可能连台中、台南或高雄都住不起。

50人抢标烧焦屋

你会抢购吗?

可以住新的房子谁愿意住旧房子?但这50人不只不介意旧房子,还要一同抢着竞标一间被烧焦的黑房子。

台湾高雄凤山一间4年前发生大火、被烧得面目全非的房子,日前进行法拍,竟然吸引50人抢标。

据媒体报道,这房子2018年发生大火,业主母子仅受轻微呛伤,事件也没其他人伤亡,可是房子严重烧焦,四处都是火灾烧灼和浓烟熏黑的痕迹。

房子内被烧得“体无完肤”,可见当时火势相当猛烈。

为了示爱?

这房子最终以520万余元(约77万令吉)成交,比240万元(约36万令吉)底价高出1倍多。

这消息吸引一些媒体目光,尤其是成交价520万1314元带有“我爱你一生一四”,还猜测是不是业主以此示爱。

从《透明房讯104法拍网》的照片可见,得标者必须出一大笔钱才能整修,包括要更新室内水电管线、地板、厨卫设备,全屋必须重新上漆。

高雄房市狂热

为安全起见,行内人士认为,业主还必须检测墙体防水破裂,毕竟是经历大火高温烧约过。整间房子被烧焦,可见高雄的房市有多热。

房子伤痕累累,可见新屋主需要耗费大笔资金重新装修检测。

台湾房价一直打不下来,尤其高雄房价近1年来疯狂飙涨,小市民深觉收入追不上,很多人开始把目光放到法拍屋。

房产云引述《宽频房讯》发言人徐华辰报道,高雄和台湾的法拍市场非常热络,只要便宜和地点不错,一般都会吸引疯抢。

台湾90后 房子头期难存

太难了……

台湾出生在90年代的“90后“,身处一个高房价的环境。想要买房,头期也是一个问题。

据台湾《经济日报》报道,台湾联征中心资料显示,2021年“六都“的房贷资料中,90后共由2.2万件,占六都的15%。相较于10年前,下跌了2.7%,代表90后申请房贷的数量减少了。

数据显示,若以去年台北市平均购屋总价1907万新台币(约282.27万令吉)来算,需准备392.84万新台币(约58.15万令吉)的头期款,等于要不吃不喝8年以上,才能存到买房第一桶金。

头期款第二高的是新北市,需要239.77万新台币(35.49万令吉),需要不吃不喝5年才可以存到头期。

如果是在桃园、台中、台南和高雄买房,90后也需要不吃不喝3至4年,才能存到头期。

只能靠父母?

信义房屋不动产企研室专案经理曾敬德表示,高房价、人口结构改变、晚婚都是让年轻人的房贷数量占比下降的原因。

在2020年、2021年,六都内的90后房贷数量比例分别为14.7%、15%,在高房价年代仍然能够进场买房,主要是因为30年期房贷减低每月还款负担、低利与自备款的筹措。

乐屋网调研中心经理洪安怡也指出,台北和新北的90后,若要维持一定的生活品质,又想买房,恐怕相当困难,不少人头期款还是需要父母资助,也不乏有长辈买房,直接登记在子女名下的案例。

台积电炸开高雄房市

一人得道,鸡犬升天?

什么公司足以撼动一个地区的房市行情?

对,说的是一家公司,不是瞎编的。

近2年,台积电在南科扩建厂房,之后又宣佈南下在高雄设厂,今年就会动工,2024年投产。

台湾南部房市利好突然大喷发,就连出租行情被炸开了;尤其是台积电新厂选址的楠梓区。

售屋平台近期陆续出现好些整栋出租物业求售还打出“台积电来了,现当包租公婆”、“投报率高”等等号招。

10层满租楼打包卖

根据好房网报道,楠梓区有一栋地上10层楼建筑,整栋打包出售,总价高达5.8亿新台币(约8600万令吉)。

据悉,这栋名为“幸福府邸大楼”楼龄12年,共有共255间套房。

另一栋9年楼龄的“大谦璞真”开价6380万新台币(约946万令吉),包含15间大套房。

记者访问负责销售该物件的房仲,均表示目前满租中,出租行情为6500至7800新台币(约964至 1157令吉)不等。

台湾房屋爱河之心加盟店店长林家福指出,“幸福府邸大楼”靠近楠梓车站商圈,生活机能好,距离台积电厂区亦不远,学生和上班族客源稳定。

当地人提议设限

他称若以5.8亿新台币入手,平均7000新台币(约1038令吉)月租全满的话,毛回酬约3.7%;但售价高,可能会吸引大公司出手土作未来员工宿舍。

据台湾媒体报道,北部投资者纷纷追随台积电南下,出手快狠准,打乱了当地人的居屋需求。

有人深怕利好爆发会推高房价,让当地人更难买房,于是上国发会“公共政策网路参与平台”提案“落实当地人买卖房地产,避免跨县市炒作”,更有人要求政府定例要设籍或工作该县市3年以上,才可以购置房地产。

只要在60天内附议者超过5000人,主管机关就必须针对提案内容具体回应。
