哪些地方的产业,资本增值最快?首都吉隆坡绝对称霸!

由房地产网站iProperty.com.my通过brickz.my计算的最新交易数据,计算出2020年八大增值最高的高楼住宅中,吉隆坡地区就占了其中6席!

而且,这多数来自赫赫有名的“高级区”,如满佳乐(Mont Kiara)、Desa Park City,发展非常成熟的旧巴生路更占了2个名次。

另外两项非吉隆坡地区的高楼住宅,分别位于雪州赛城和槟城大山脚(Bukit Mertajam)。

这项排行榜的计算方式是将2020年和2019年的每平方尺中位数相减,并仅选择在这两年内有超过10笔交易的高楼住宅。

1.Residensi 22(吉隆坡满佳乐) 

增值:7.28%。

槟5大房产交投热点

坐落在大马半岛西北部的槟城,素以其美丽的海滩和令人深感兴趣的古色古香建筑物而闻名,更是最受国内产业买家(包括投资和定居)欢迎的地点之一。

2019冠状病毒病疫情重创国内产业市场,槟州房地产也无法幸免,根据产业数据网站PropertyAdvisor.my,州内5大产业热点去年的成交量按年下挫22至50%,大部分地区产业中位价格下跌,反而有望在未来数年带来良好投资回酬。

与柔佛州去年5大房产交投最活跃地区全落在柔南不同的是,槟州去年5大交投热点分布均匀,贵为全州核心的槟岛占了2席,而隔岸相望的威省三地(威北、威中和威南)也各有一地入围。

大山脚:低于市价购屋好时机

位于威中的大山脚是全槟州去年产业交投最旺的地区。

从各项基本设施,以至建筑设计,都留下英殖民地时期的历史烙印。

这座市镇经历了显著的城市化进程,如今各种房产项目林立。

共管公寓需求增

你可以在该地区找到各种各样的可负担公寓,而当地共管公寓的需求也不断增长。

从大山脚高峰广场、各大百货公司,以至包括南北大道在内的多条大道穿梭,这座城镇为潜在的购屋者提供了所有便利设施。

在疫情重创下,2020年不是大山脚业主们寻求脱售物业的一个好年头,当地产业成交量按年下挫27%。当地产业的中位价格则按年下跌3.45%。

然而,对买家而言,这却是以低于市价吸购产业的好时机。

亚依淡:槟岛第二受欢迎市镇

亚依淡就坐落在槟岛日落洞附近,是驾驶人士往返乔治市最常使用道路的地点所在,这里有一个有趣的景观,有许多甘榜屋和单层排屋。

这里的许多物业其实是双层店屋,拥有商用产业地契,业主当年自行兴建或买下店屋时除了全家住在楼上,也把楼下充当商店门市,以维持一家大小的生计。

随着当地各种便利设施、购物场所和餐馆如雨后春笋般林立,目前已成为槟岛第二受欢迎的市镇。

但和国内大部分地区一样,当地去年的产业交投也在疫情下大跌43.75%。无论如何,由于当地房屋仍有一定的需求,中位价格保持稳定。

日落洞:环境幽静靠近乔治市

日落洞是乔治市的卫星城镇,也在产业买家最爱的槟城置业地点中排名第三。

这里环境幽静,但距离乔治市只有咫尺之遥。

日落洞因其一个每逢周五营业的夜市而闻名,这里还拥有一个友好的社区,有许多战前房屋和现代化的高楼建筑物。

尽管坐落在策略的地点,但日落洞房产市场一样不敌疫情洗礼,去年产业成交量下挫50.52%。

其中位价格下跌3.57%,惟这也令购屋者和买家可以低于市价的价格购得心头好。

北海:连贯槟威交通四通八达

打从19世纪大马还是英国殖民地以来,坐落在威省北部的北海,一直都是槟州的主要交通枢纽。

这里的人口稠密,花园住宅区和甘榜村庄林立。也因此,当地食肆、油站、便利店和购物广场等应有尽有。

过去,这里是中下阶层的安乐窝,但随着经济和时代的发展,如今北海也有不少高楼建筑物和商业发展项目。

由于和南北大道及居林大道衔接,北海的交通四通八达,连贯槟岛和威省两地、北面的吉打和玻璃市以至马泰边界,向南则和霹雳连接,在各类产业投资上属于一个地点良好的选择。

房屋中位价逆流

去年,北海产业成交量按年下跌22.35%,是槟州各大城镇当中跌幅最小的一个。

而且,北海房屋中位价格更逆流而上,不跌反升,按年增长6%,显示产业投资者对当地产业未来增长潜能信心满满。

新邦安拔:新兴城镇乐龄族居多

地处威省南部的新邦安拔在槟州2020产业热点排行榜上位居第五,是近年房产和工业发展迅速增长的新兴城镇。

从南北大道北上,进入新邦安拔轻而易举,交通四通八达。

当地大部分房屋是有地住宅,但许多居民是乐龄人士,面临人口老化的问题。

新邦安拔2020年的产业交投下滑25.14%,中位价格则下挫13.22%。目前,当地以低价求售的空屋比比皆是,等待潜在买家吸购。
