房市高唱 明年会更好

明年房市
将稳中有升?

经历了黯淡的2020年,以及超过大半年都处于封锁期间的2021年,2022年的大马产业市场,又会是怎样的一番景象?

10月杪公布的2022年财政预算案多项产业相关措施,会否如愿为产业市场带来激励?

《南洋商报》走访发展商和多家跨国产业顾问公司,为明年的产业市场探路。

产业市场的兴衰向来与整体经济息息相关,也可说是整体经济走势的阴晴表之一。同样的,当整体经济向好,产业市场也连带的看俏。

事实上,打从今年第三季开始,国内产业市场已有走出谷底,渐入佳境的趋势。

无论是成交单位数量和交易总值,第三季的产业交易都比一直处于跌势的之前几个季度有所增加。

本地知名发展商之一的纳莎TTDI(NAZA TTDI)就预期,大马经济将在明年复苏,而产业市场也将在明年持续复苏之路。

西华山卡

产业顾问与经纪公司Rahim & Co总执行长西华山卡同样指出,本地产业市场正处于现有下跌曲线的底部,预料明年将出现L形曲线的复苏形态,于2022和2023年缓慢逐步的复苏,然后在2024和2025年迈入下一个上涨周期。

西华山卡也是大马房地产中介协会(MIEA)前会长。他接受《南洋商报》线上专访时说,过去高速增长的日子已不复返,下一个上涨周期可能是一个短暂的涨势,所以投资者应把握现有的机会进场,趁低吸购,以适时的踏上下一波涨潮的列车。

发展商将推更多工业园

整体而言,住宅和工业产业市场明年料继续向好,办公产业随着经济重启和越来越多打工族回到职场上班而景气回升,但零售产业则没那么快恢复元气。

尤其是工业产业,在今年表现冠绝各产业次领域后,明年将继续备受看好,料仍将大有作为。

第一太平戴维斯(大马)私人有限公司(Savills Malaysia)就指出,基于工业领域持续看俏,发展商将推出更多的工业园。

工业持续蓬勃扩张

集团董事经理拿督邝宝耀接受《南洋商报》书面专访时说,许多企业重新检视地缘性的多元化策略,大马工业活动持续蓬勃扩张。

“无论是巴生谷、槟城或柔佛州,2021年有许多工业产业交易,涉及的物业包括货仓、厂房和数字中心。

“工业领域在2021年表现出色,其中电子商务是这个领域增长的最大推手,市场对于现成货仓的需求保持殷切。在大吉隆坡,工业设施的租金和价格看来保持稳定。

“在槟城,工业产业主导整个槟州产业市场,尤其是在威南峇都加湾,更有多项工业产业交易。这包括多家上市公司如阁代科技(GREATEC,0208,主板科技板)、伟特机构(VITROX,0097,主板科技股)、捷铵科技(JHM,0127,主板科技股)和腾达科技(PENTA,7160,主板科技股)纷纷收购土地展开业务扩充计划,涉及的土地面积总和66.32英亩,总成交值1亿5607万令吉。”

在住宅产业方面,邝宝耀预期,巴生谷房产市场继续向好,尤其是各个现有城镇发展项目内的有地房屋,但面积和价格恰到好处的高楼住宅项目也获得良好反应。

即将竣工的捷运第二路线(MRT2)更势将为巴生谷房市锦上添花。

在柔佛,有地房屋仍是购屋者的首选,而服务式公寓则需要一段时间才能被市场吸纳。

至于槟城,主要房产项目或将集中在威省,尤其是大型发展商如绿盛世(ECOWLD,8206,主板产业股)、实达集团(SPSETIA,8664,主板产业股)和恒大置地(TAMBUN,5191,主板产业股)发展的城镇项目。

槟岛则预计将有更多可负担公寓项目,这包括州政府和私人发展商分别推出的发展计划。

3利好因素助推房市

大马莱坊(Knight Frank)房产代理部副主管叶洸瑋指出,明年房市有3大关注点,即(一)今年底结束的拥屋计划(HOC)会否进一步延长?、(二)延缓还贷今年杪结束后,会否造成产业脱售活动突然大增,以及(三)发展商或将推出前所未见的促销配套。

他说,3大利好因素则是(一)大部分州属迈入国家复苏计划第四阶段,各经济领域重启、(二)货币政策保持宽松,以及(三)脱售6年以上产业豁免征收产业盈利税(RPGT)。

各大产业次领域逐个看
住宅市场

第一太平戴维斯(大马):住宅产业市场2022年持续向好,原因有三:

一)拥屋计划(HOC)很可能继续延长;

二)6年以上房产豁免产业盈利税(RPGT);

三)利率继续保持偏低。

大马莱坊(Knight Frank Malaysia)同样基于3大主因,看好房产市场2022年前景:

一)对于为成熟和聪明的投资者是安全的避风港;

二)疫情期间积累的被压抑的需求(pent-up demand)令市场保持强韧;

三)市场信心料回复,前景好转。

更多工业投资

工业产业

大马莱坊指出,基于发展商们纷纷收购工业或发展地段来兴建更多的工业园,工业产业市场料将保持蓬勃。

该公司资本市场执行董事沈颂能预期,无论是外来直接投资(FDI)或国内直接投资(DDI),工业领域明年预计会出现更多的投资活动。

此外,基于更多的跨国企业分散投资组合,大马是潜在的投资目的地之一,这也预计将会带动工业产业领域的活动。

“随着大马在制造业生态系统中升级,更多的制造领域相关行业料将在生产过程中采取自动化和机械化程序,以提高生产力和减少对外劳的依赖。

“我们也预期,将有更多的制造领域相关公司积极的涉及环境、社会与监管(ESG)相关事务。”

租户主导巴生谷办公领域

办公产业

巴生谷办公领域将继续是租户主导的市场。

大马莱坊指出,在竞争加剧下,留住租户是关键,业主们正聚焦于成本优化、资产加强措施和各种租赁策略。

该公司企业服务部执行董事郑扬建提到,疫情之下,健康和安全特点是办公空间的主要焦点,料将有更多的建筑物采纳最新的科技,提倡“免触动”通关功能和其他卫生保健层面。

第一太平戴维斯(大马)指出,基于许多办公空间租户检视缩小营运规模和优化业务活动,巴生谷明年料有更多的办公空间搬迁活动。

柔槟办公市场低迷

至于柔佛和槟城,由于需求疲弱,两地的办公市场料将保持低迷。

西华山卡指出,截至去年杪,吉隆坡办公空间总量已高达约1亿平方尺,雪州则高达约4500万平方尺,两地合共约1亿4500万平方尺,占全马约2亿4950万平方尺办公空间总和的58%。

截至2020年,雪隆另有约2100万平方尺的新增办公空间即将投入市场,约占全马约2700万平方尺新增办公空间高达78%。

雪隆两地办公空间平均租用率各为77.6%和69.2%,皆低于全国平均80.2%的水平。

他说,尽管疫情期间,居家办公蔚然成风,但随着经济重启,70至80%的打工族已重返职场,其余20%继续居家作业者大多为跨国企业,因此,办公空间的需求依然是存在的。

零售业料明年复苏

零售产业

在疫情中受创最重领域之一的零售业,料将在明年复苏。

大马莱坊产业管理董事袁美珠指出,零售业者持续自我调整和改革业务,以刺激商业动力和优化回酬,免现金支付或线上支付将成为所有零售业者未来继续求存的关键。

第一太平戴维斯(大马)同样指出,随着国内外的旅游限制进一步放宽,零售市场料将逐步回暖。

传统的零售业者将会被淘汰或被取而代之,因此商家们正积极结合线上和线下业务,但不管怎样,这些商家仍会继续经营实体商店。

恢复元气最快2年

西华山卡指出,截至2020年,雪隆两地零售空间高达约7400万平方尺,占全国1亿8141万平方尺约41%。

然而,同时期,雪隆两地新增多达约1233万平方尺的零售空间,占全马新增零售空间的63%。

在供应过剩加剧竞争压力之余,零售业还同时面临网购的强大威胁,因此西华山卡预见,零售业最快2至3年才能恢复元气,而且业绩最多也只能回到疫前约70%。

“其余30%已去了网购那里。许多消费者也许会到购物广场或实体商店物色想买的物品,但却会在线上购买。”

酒店业走势看好

酒店

酒店领域整体表现渐入佳境,投资者信心也逐步改善,久旱逢甘露的酒店领域明年走势看好。

大马莱坊更预期,明年料将有更多的主要酒店转手。

该公司资本市场执行董事詹姆斯巴克利说,疫苗接种迅速和解除跨州禁令,令国内旅游开始带动酒店业的复苏,尤其是休闲旅游和度假村类型的酒店。

更重要的是,随着全球各国相继的解除或放宽旅游限制,国际旅游正在回温,尤其是作为大马主要游客来源国的新加坡,马新两国开通“空中走廊”,料将刺激大马酒店的需求。

第一太平戴维斯(大马)指出,马新边境重开不仅将刺激柔佛州经济,也将带动大马半岛西海岸其他城镇,例如峇株巴辖、麻坡、马六甲和怡保等地各行各业,因为这些市场都非常仰赖新加坡游客。

邝宝耀强调,大马国门重开,重新允许外国游客入境,仍是我国旅游业的最关键要素。

“跨州旅游限制放宽后,国内旅游活动已刺激旅游业景气回暖,酒店住宿率自10月开始逐步回升,而随着学校年终假期和各大佳节的相继到来,酒店住客率将持续向好。”

房价只会涨不会跌

经历了今年上半年新推出项目和销售表现双双下跌后,随着经济全面重启,市场买气逐渐复苏,发展商已摩拳擦掌,准备在2022年推出更多的新楼盘。

纳莎TTDI就直言,该公司准备在明年推出多个在今年管控期间策划的新项目,并计划在未来3年,每年至少推出2个新楼盘。

该公司总执行长林贤顺接受《南洋商报》书面专访时说:“我们将聚焦于KL Metropolis、TTDI和莎阿南Alam Impian的发展项目。”

房价只会涨,不会跌!

林贤顺指出,基于建筑原材料成本扬升,同时建筑业又持续面临劳力短缺,这将影响未来产业价格,因此产业价格下行的几率微乎其微。

“若今年第四季,产业交易的走势保持正面增长动力,我们预期产业价格将开始强劲复苏。”

“宅”过才知道 产业重质不重量

疫情改变了一切,
也颠覆了产业市场的面貌。

疫情之下,市场对各类产业的需求和要求已经改变,有者甚至变得跟过去截然不同。

疫情之后,产业市场料又会出现哪些转变?购屋者、业主和投资者们该如何自处?

少就是美,大就是美!

疫情影响下,今后的产业市场将是“贵精不贵多”,新房产项目推出的单位都将大大减少,新的购物中心规模将远不如过去般庞大,但无论是房屋、办公单位、厂房,人们都会要求更大、更宽敞、更安全舒适的空间。

资深产业顾问刘汉和指出,后疫情时代,大马产业市场很大可能将恢复上世纪90年代初期的画面,即人们寻求空间宽敞和不会密集的物业,例如住宅,购屋者寻求建筑面积22尺或24尺宽,空间较为宽敞的单层或双层排屋,18或20尺宽的排屋以及洋房不再那么受落。

过去住宅单位密集的情况将不复见,取而代之的是开放又宽敞空间、更宽敞的步行道和走廊、空气流通的清新居住环境,以及采集自然光线。

今后新推出的房屋单位一般也会较少,例如只有200至400间房屋,过去一次过推出多达5000间房屋的日子已不复返。

在本地产业领域有30年丰富经验的刘汉和,目前是产业顾问公司Nawawi Tie Leung Real Estate Consultants Sdn.Bhd投资与代理社高级经理,他也是即将于11月举行的PropertyGuru亚洲产业大奖评审之一。

成本提高不会推高租金

他接受《南洋商报》专访时指出,严守冠病各项防疫规定和符合绿色建筑指标(GBI)的成本将更加高昂,导致兴建和保养产业的成本相应提高,但这不意味着,业主们可征收更高的租金。

“无论是严守冠病防疫规定的成本,或是符合绿色建筑指标的成本,都不会推高租金,但产业询问度和租用率则有望提高,因为这类产业符合市场的最新需求。

房地产网站PropertyGuru早前的一项调查就显示,90%大马受访者注重永续性的生活环境、84%居家上班的受访者认为必须有额外一间房作为居家办公室、57%受访者优先考虑居住在没有车辆烟嚣的地区。

该调查也发现,受访者认为理想的居家办公室必须有4大条件,即高速互联网基础建设、采集自然光线、通风及拥有智能冷却系统。

国人注重发展商信誉

刘汉和说,国人购屋时也非常注重发展商的信誉,那些过往记录较好的发展商,往往会有较佳的销售表现。

购屋者也将倾向于选择有获奖的发展商,并留意有关发展商所得的奖项。

那些地点优越,推出单位不少的新房屋项目,全面售罄的例子仍为数不少。

房屋售价是市场反应好坏的另一主因,价位介于30万至80万令吉的房屋最好卖,百万令吉以上的高价房产乏人问津。

一些发展商为促销房产提供折扣,以提高其房产对购屋者的吸引力。

但其实房价并没有下跌,因为发展商负担的合规成本很高,屋价难以下调。

他指出,现在的问题不是没有好的物业或融资,而是购屋者是否负担得起。

“银行系统游资充裕 ,但银行非常谨慎放贷,关键在于购屋者申请房贷时的资格是否达标。

“房屋的需求最终是否转化为交易,仍受到当前2大因素左右,包括许多购屋者房贷申请被拒,以及一些购屋者由于急需资金进行其他用途,在支付了房屋订金后取消交易。”

他说,整体而言,目前本地产业市场持续低迷,主要是疫情和政治因素交击。

“货仓、储存等工业产业是产业领域唯一的亮点。购物广场、商用办公楼、酒店等次领域则几乎停顿。

“今年上半年在经济领域重新开放营运后,确实有不少被压抑的需求(pent up demand)。但来到下半年,当局实行全面封锁后,市场再度陷入低迷。”

他说,随着疫苗接种加速令大马有望于今年底之前达到群体免疫,市场已看到苦尽甘来的一线曙光,但任何上涨的空间有限。

“产业市场今年内不会有新的看头,接下来唯一可以寄望的是2022年财政预算案,但市场最快明年才有望逐步复苏。”

主要买来自住
市场投资者买少见少

无论是有地房产、工业产业和办公楼,目前都是买家的市场。

刘汉和指出,自疫情爆发以来,产业市场上的投资者已买少见少,购买房屋者主要都是买来自住,购买厂房者都是买来自用,购买或租用办公空间者都是买来和租来办公,而非转售或转租。

出租产业回酬率近零

“产业投资者主要获取租金收入,而租金收入是来自租金率和租用率,这又取决于经济的兴衰。

“现在的情况不是租户早已人去楼空,就是要求降低租金,否则便不再续约。因此现在出租产业的回酬率几乎等于零。

“至于买家,他们买来自住(有地房屋)、自用(办公空间和厂房)或升级(有地房屋、办公楼和厂房)。

他强调,这类需求主要还是集中在国内 4大产业热点,即吉隆坡、大巴生谷、槟岛和新山。

“诸如吉隆坡敦伊斯迈医生花园、孟沙、白沙罗、旧巴生路等产业旺区,地点优越的有地产业需求和询问度仍然殷切。

此外,他提到,疫情下许多国人失业或减薪,40%中产阶级(M40)和40%最低收入群体(B40)有不少人也没有多少储蓄,他们不会寻求购买房产,也没有能力负担。

这促使任何因疫情和管控期间积累下来的被压抑需求,主要来自工作前景有保障的潜在购屋者。

他指出,事实上,疫情令部分M40降级成为B40,因此如今国内的M40已变成M20,B40则扩大成为B60。

策划设计新产业项目
发展商须高度创新

人们日益提高对环境、社会与监管(ESG)的要求,发展商今后在策划和设计新的产业项目时也必须高度创新,并咨询第三方中立顾问的意见,以便所推出的产业更符合市场需求,也有助于提高它们的销售业绩。

疫情期间大行其道的产业科技(PropTech)也将成为一种新常态。疫情的爆发和行管令的落实,让房地产界深刻感受到科技的重要性。

运用科技推发展项目

相比起数字化程度较低甚至依然传统的发展商在疫情期间几乎是动弹不得,早己运用科技(或在这期间内火速采用科技)的房地产发展商至少还可以借助科技的运用,继续推进发展项目的程序,包括寻找新买家、远距离参观示范单位、游说买家预先订购。

例如早在去年6月初,即使当时仍在行动管控令期间内,IJM置地就举办了一场号称全马第一场直播抽签选单位的活动,不仅突破了保持社交距离所带来的行动限制之外,而且整个过程只花了不到两小时,如果按照以往的方式,可得花上好几天的时间。

事实上,根据PropertyGuru早前的一项调查,22岁至29岁的年轻人依然对置业有浓烈兴趣,而房地产科技和虚拟看房技术更是他们购房的首选工具。

根据该调查,有76%寻房者是通过房地产网站、64%透过社交媒体平台、42%透过在线文章和部落客,这些管道成为寻房者喜爱的信息来源,这些指数甚至也超越了透过经纪和朋友和家人获取资讯,其中透过房产经纪的寻房者有40%,透过朋友和家人的有29%。

无论如何,刘汉和强调,这并非意味着,市场不再需要实体产业销售和模型展示厅。

反之,购屋者仍需要进行实地考察,也需要到现场了解周遭环境。

看屋纷转到线上

有地房屋目前仍有一定的需求,人们在无法到发展商房屋模型展示厅或现场看屋下纷纷转到线上,可以看到不少潜在购屋者在线上浏览和垂询有关房屋的资讯。

刘汉和强调,国内房产市场主要仍聚焦4大热点,即吉隆坡、大巴生谷(包括雪州和森州芙蓉)、槟岛和新山,其他地区则持续低迷。

他指许多发展商仍持续推出新房产项目,而根据发展商反馈,房屋贷款申请有所增加,但在缺乏交易数据下,业界目前无法断定房屋成交量是否有相应增加。

工业市场需求大不同
买家寻求更宽敞厂房

工业产业的市场需求也大不同,如今买家寻求的是更宽敞和可灵活调度空间的厂房、货仓、物流中心、储存中心和数字中心。

而且,过去发展商在综合发展计划下规划为数不少的工业产业,推出市场后才来销售的日子也已不复在;如今发展商都是在确认有买家后才建工业产业,因此特地兴建厂房(Purpose Built Factories)成为新趋势。

他指出,一些较陈旧厂房和货仓的地板承重、入口门槛高度、间距高度或无法迎合最新的防疫要求,以及送货平台的物流需求。

今后的购物广场面积预料将大幅缩小。

购物中心挣扎求存
规模越大现象不复在

零售业是受疫情重创最深的领域之一,至今仍挣扎求存,因此过去几乎每个新城镇都有一座购物中心,且规模越建越大的现象已不复在。

刘汉和指出,过去在巴生谷,可租赁空间高达数百万平方尺的购物广场比比皆是,但今后的购物广场面积预料将大幅缩小到50万至70万平方尺左右。

此外,疫情和行动管控令造就网购更为盛行,线下零售业者则苦苦挣扎,许多购物广场零售租户今后会缩小租赁空间,缩减营运规模和成本,并把部分业务转到线上。

因此,发展商在策划兴建新的购物广场之前,必须做好更周详的市场研究,包括要有哪些行业的租户,了解市场实际需求后才付诸行动。

在这方面,发展商可以咨询独立市场顾问的意见才行事。

刘汉和补充,疫情过后,人们仍会偏爱到购物商场消费,毕竟购物广场内各类设施和便利应有尽有,可以一次过进行购物、堂食、看电影等活动,这种消费行为不会因疫情而荡然无存,只是业者们的营运规模将远比往日来得小。

须符合防疫规定
办公产业空间将要求更高

办公产业方面,疫前的一切都会继续,只是大家会严格遵守各项防疫标准作业程序(SOPs)。

企业和商家预计仍会保留原有的办公建筑物和空间,但在疫后料仍维持居家作业模式下,在公司办公空间上班的人数会维持现状,例如只占公司总人力的60至70%。

虽然如此,人们对办公空间的要求将更高,例如办公空间有更好的空气流通、员工桌位之间的距离更宽敞,一切需符合各项防疫规定和要求。

“员工和访客关注的问题是,我是否需要触摸任何东西?是否有任何通关器材需要扫描?“

在这方面,企业在办公空间的设计都必须考量上述环保和防疫要求,例如办公楼大门、大厅、升级机等是否符合这些需求。

产业泡沫悄然酝酿?

在应对 2019冠状病毒病疫情对经济与市场造成的破坏性影响时,
政府提供的激励措施与财政援助,
却营造了一种被一些人推测为适合泡沫形成的环境。

彭博社的一篇文章描述了这种情况,其特点是低利率、无与伦比的财政刺激配套,以及市场对经济疫后可如一些国家般强劲复苏的预期。

尽管马来西亚可能正处于疫情爆发以来的最严峻时期,每日确诊数字屡创新高,而且传染性更强的冠病变种病毒令情况进一步恶化;但与此同时,在疫情乱局中悄然酝酿的产业泡沫,对我们国家的威胁更大。但在开始恐慌之前,我们须先自问,根据过去10年的表现和面临的问题,大马产业市场是否真的走向泡沫化。

2010年以来,我们可见到国内产业市场于2011/2012年见顶,接着6年则掉头下行。这股跌势于2018年见底,2019年初见复苏迹象时,许多人寄托2020年即使没有进一步攀升,也至少会维持这股复苏力道。当更切确的数据相继出炉时,市场上有关“屋价将会上涨”、“让我们为下一波产业好景作准备”的声浪此起彼落。

然而,当冠病疫情爆发并迅速席卷全球,各国逐个沦陷,至今仍未见尽头。当市场陷入一场危机 ,有关当前产业市场是否泡沫的恐慌再度浮现,并成为坊间讨论和流传的一个课题。

需求急降库存过剩

众所周知,气泡是一个薄薄的液体球,其中包含大量空气,并在任何接触或足以使它破裂的情况下都很脆弱。

“泡沫”一词也指脱离现实的情况,它在没有任何坚实基础支持的情况下,被人为和投机需求不断吹大,膨胀到超出其承受能力,使“泡沫”面临破裂的高风险。

在产业市场方面,“房屋泡沫”一般是指房屋价格被人为和投机需求迅速推高的一种现象,刺激经济状况进一步助长了激进的消费行为模式和过度扩张的债务收入比。

随着需求表面上的膨胀,它将达到爆发点,飞得如此之高的东西现在只能崩溃。

需求以惊人的速度下降,原本高昂的价格现在作为回应而下降,并且由于新库存已经进入以满足之前膨胀的高需求,库存出现过剩。

当我们把上述导因和因素,用来评估大马产业市场时,可见并非所有因素都印证当前情况。

在需求方面,情况从未回到2011/2012年高峰时期,并开始于2019年才开始有好转迹象。市场交易总值也在2014年后下跌。价格方面,虽然还有增长,但2017至2020年期间增长速度已放缓。

此外,一些领域也可看到巩固现象。然而,整体市场仍描绘一幅价格稳定、购屋者和买家得以获得足够的信贷、低利率和放宽产业盈利税等措施辅助。

滞销房产5年激增3倍

在供应面上,住宅领域已出现供过于求或供需失衡现象,这可从2015年起,滞销房产单位逐年增加的情况看出一般。2015年共有1万2069单位,涉及总值70亿8000万令吉(包括当局归类为商用产业的服务式公寓和SOHO单位)滞销;到了2020年,滞销房产已多达5万5300单位,涉及总值407亿9000万令吉。无论是滞销数量和总值,都是短短5年内激增了超过3倍。

今年首季,滞销单位减少至5万2907单位,涉及总值也减至396亿令吉,情况令人鼓舞。然而,到了今年底,当前仍在肆虐的冠病疫情会否令滞销产业数据重新恶化,目前仍有待时间证明。

纵观上述因素,大马产业市场正在酝酿泡沫了吗?就目前看来,答案是否定的。

市场节奏和情绪更多是在循序渐进和不确定的范围内,而不是冲动的反应和波动的走势。

这当然很大程度上可归功于金融机构,他们对监管和利率保持警惕和谨慎,以提供更永续的步伐,而不是人为的繁荣。

最近的交易活动和价格变动,被更好地描述为适度百分比变化范围内的“巩固”或“调整。

当前宽松的环境和政策迫切所需,以刺激市场走出当前的低迷状态。

低利率重振国内经济

国家银行将隔夜政策利率维持在1.75%的记录新低水平,不仅减轻购屋者的利息负担,也将刺激市场开销及重振国内经济。

拥屋计划(Home Ownership Campaign,简称HOC)祭出降低新房产交易成本的各项措施(虽然我们希望这些措施也涵盖二手房屋),加上豁免产业盈利税直到今年底,旨在刺激产业交易增长。

延缓还贷措施及雇员公积金局的各项提款计划,让国内家庭拥有更好的现金流,尤其是那些每月收入深受疫情影响者。尽管去年为期6个月的延缓还贷措施,令许多资金流入股市,加上部分国人因封国锁城措施所省下的钱(减少出门消费),是大马股市去年涨潮的部分主因,而部分流入产业市场的这类再投资资金,短期内不会造成泡沫。

同时,除了购屋者目前更为谨慎行事,国行也采取了一些监控措施,确保市场的永续发展。

目前,市场上不乏寻求趁低吸购良机的买家,尤其是市场期待我国将达致群体免疫,将有更多经济领域重新开放。

可负担屋较受欢迎

尽管未有迹象显示产业泡沫正悄然酝酿,可让大家松了一口气,但大马产业市场依然受国人普遍负担不起的课题所困,纵使近期推出市场的新楼盘价格,因发展商纷纷提供各种折扣和回扣而有所减低。

基于生活成本依然偏高,就业和收入保障是一大挑战,国人仍普遍寻求价格可负担的房屋,无论是购物者或租户都是如此。

产业滞销的现象与日俱增,而人们经常诠释这是产品与价格供需失衡使然,而这对这类产品的需求产生很大影响。

尽管滞销房产看来是以高档单位为主,但其实也不乏一些价格可负担的房屋。

以去年为例,17%的已竣工未售出房屋售价低于30万令吉,另有19%是售价高过100万令吉的高档房产。中位价格房产方面,29%是售价介于30万零1至60万令吉的单位。

纵观上述,有关滞销数据显示了平衡价格、产品设计、地点,以及买家本身对有关房屋考量和看法的复杂性。

它也彰显了可负担能力的概念不仅仅是获得低价房屋,而是有关价格为买家提供了他们需要和希望的舒适度、设计、便利和位置。

负担能力最初是通过价格的视角来理解的,现在人们则是从生活方式的角度来理解,而不仅是有瓦遮头。

随着疫情的爆发,寻求可负担的房屋目标及如何维持它,已变得更为错综复杂。

尽管当局所营造的宽松环境有利于买家,以刺激市场消费和支出,但它或不会导致其他国家已经发生或正在发生的泡沫。也在大马上演。

现阶段而言,各项奖掖和措施是迫切需要的,以让已放缓的市场重燃回到辉煌时期的希望,并继续我们解决问题的旅程,以实现可负担的最终目标。
