狮城豪宅越大越销

狮城富豪,
果然不少。

尽管近两年冠病疫情肆虐全球各地,重创经济,但新加坡房市在疫期中仍一片唱好。

当中,令许多发展商头痛的豪宅销售,在新加坡就有不错成绩,而且,是面积越大越受欢迎。

据早报网报道,橙易产业(Orange Tee & Tie)发布最新的报告显示,今年截至9月12日的数据显示,较大面积的豪宅越来越受买家青睐,在第三季的销售中,楼层面积至少1200平方尺的单位占42.3%,高于前两季的31.8%和37.4%。

至少1600平方尺的单位在第三季销售占23.6%,高于前两季的18%和22.1%,这表明越来越多资金雄厚的买家有能力购买更大面积及更昂贵的豪华私宅。

今年来销量最高的豪宅项目为名汇庭苑(Midtown Modern),共售出392个单位,中位数尺价达2704新元(约8321令吉)。

尺价同比上扬5.2%

此外,数据显示,在这期间,新加坡豪宅价量齐升,每平方尺售价今年第三季同比上扬5.2%至2652新元(约8161令吉)。

代表豪华私宅的核心中央区(CCR)共售出3883个单位,这超越2018年以来全年纪录。有339个单位售价超过500万新元(约1538万令吉),其中74个单位更超过1000万新元(约3077万令吉)。

新豪宅尺价迅速上扬,因为近几个月有逾200个单位是以尺价逾3000新元(约9232令吉)售出,包括来自康邻豪庭(Klimt Cairnhill)、铂瑞雅居(Boulevard 88)及The Avenir等。

今年来有337个单位的尺价超过3000新元,45个单位则超过4000新元(约1.23万令吉)(不包括批量购买)。

以平均总价来看,豪宅最大宗交易是位于那森路的Les Maisons Nassim有一个楼层面积达6576平方尺的单位,在今年5月以3900万新元(约1.20亿令吉)售出。

橙易产业研究与分析部高级副总裁孙燕清指出,豪华私宅供应稀缺,尤其是地理位置优越的大规模发展项目,基于大多数发展商尚未填补土地库存,市场供应预计保持低位。

周董邻居 捧现金买豪宅

想要当“周董”周杰伦的邻居,
只有能捧现金买屋的富人有机会。

人称“周董”的台湾知名歌手周杰伦,在投资房地产颇有心得,邻居也是“非富即贵”,近来他持有的两栋豪宅,都迎来新邻居,而且都是捧着现金全额付款,毫无贷款。

根据台湾住展房屋网,在4月时,大安区的“元利信义联勤”项目,以3.5亿新台币(约5300万令吉)卖出第8楼的单位;另外,同样在大安区的“和平大苑”的23楼单位,在6月以2.85亿新台币(4300万令吉)转手。

而恰恰这两个项目,周杰伦都持有其中单位,他和家人更是定居在和平大苑。

综合台湾媒体报道,周杰伦时在2015年11月斥资6.6亿新台币(1亿令吉)买下和平大苑的顶楼,是楼中楼的格局。在和昆凌结婚后,家人一直定居于此。

和平大苑处于发展成熟的地区,靠近师范大学校区、捷运古亭站、师大夜市等。从周杰伦和昆凌过去在社交媒体分享的照片来看,他们家的豪宅观景台,还可以饱览台北101、大安森林公园的美景。

而元利信义联勤ONE PARK TAIPEI是周杰伦在今年初购买,出价逾3亿新台币(4600万令吉),据了解是送给老婆昆凌,因为地籍资料显示业主姓武,昆凌本名为武谊蓁;而所记录的户籍地址,正是周杰伦妈妈叶惠美注册的筑乡开发有限公司。

除了周杰伦,元利信义联勤的买家还包括元利建设董事长林敏雄、台湾台语歌后江蕙、中国糖果大王徐福记家族等。

豪宅360°顶级防疫

疫情当前,人人自危;
除了少数敢死队还是趴趴走,大多数人乖乖宅家抗疫。

平民如你我频密洗手消毒,减少与外界接触,网购食物,甚至是日常用品变得更平常。

空中别墅一出电梯就是专属大堂,隐私性变了减少和外人接触功能。

可知道富人都如何抗疫?

除了上面说的日常习惯,富人如果乖乖宅家,可能比一般人更安全,因为新建的超级豪宅,从结构、建筑规划上都附带更多居住安全特性。

外国甚至有一户一电梯的豪宅项目,例如台湾的豪宅榜首大陆宝格,不只是一户一梯间,还有一户两梯的专属电梯系统,住户可从地下室或底层直达楼层。

这种原本是出于便利和隐私性的考量,如今成了抗疫的另一道门,提前杜绝和别人共乘电梯暴露的染疫风险。

此外,一些电梯供应商推出免触电梯系统,手指离开按纽0.1至10公分,感应系统就会把人送到指定的楼层。

备有智能系统的豪宅,除了用自动门禁感应,扫一扫Smart Key电梯直接送到指定的楼层,连楼层按纽都不必按,直接杜绝接触风险,不像平民还要用笔还是其他物件取代手指按电梯。

台湾豪宅榜首大陆宝格,採一户一梯和一户两梯的专属电梯系统。

高楼豪宅一般都是大量落地玻璃设计,以收览最大视野和美景,採用超强玻璃和窗户门等接合技术,原本是为了更好的隔音功能,现在却又变出了抗疫的利器,紧密接合和封闭的门窗,不就是抗疫重点之一嘛!

现在,很多發展商都会在公寓项目安装大型的滤水系统,确保食水安全;冠病疫情期间,贴心的管理单位还会安装高效能的空气洁净或清毒系统,去除和过滤各种空间中的汙染物质。

台湾的宝玺天睿的单位,都配有外气清淨系统和过滤箱。

大马最贵十大豪宅

一场冠病疫情,
医务人员和守关的警务人员疲累不堪的不在话下,
商人生意做不下去,
普通百姓减薪,
被裁员的一浪接一浪。

很多人因为担心饭碗不保或被减薪等等原因,想都不敢想买房这回事;但是你不买还有很多人进场,砸上千万也是等闲。

当然,不管市况好坏,总有人可以从中赚钱;不管行情前景阴晴,还是会有人勇闯。

市况不稳之际,卖盘自然比买家多,但去年上千万令吉的超豪宅市场,也并非想像中的一潭死水。

国家产业资讯中心(NAPIC)统计全国成交价超过千万令吉的房地产,不久前发布的《千万房地产交易》第18期报告,去年下半年交易额超过千万的住宅全国共14宗,11宗这些豪宅成交总值高达1亿8066万840令吉。

当中,有2个易手的募集是公寓单位,没错,是身价上千万令吉的公寓。

其实,这也不是啥新鲜事,因为很多奢华公寓都在独特的社区或富人区,地价本来就贵,以千多令吉一平方尺算,5000尺以上的大单位,随时上千万,管理费分分钟足够普通人供房子。

雪去年唯一成交额逾千万房子

《千万房地产交易》报告指出,去年下半年最贵的豪宅成交价达2900万令吉。

那是一间位于雪兰莪莎阿南的双层洋房,占地743平方公尺(约7998平方尺),建筑面积297平方公尺(约3197平方尺);这也是雪州去年唯一成交额超过千万令吉的房子。

但报告显示,成交的只是一半业权,相应,这房子身价应该达到5800万令吉。

市场人士因此认为,这宗很可能是亲人间的交易,因为如此高价码只买一半业权,而且买家很可能就是另一半业权持有者或同一家庭的成员。

不同州属的可负担屋定义不同,介于15万至50万令吉,若以雪隆大多定价40万令吉一间为基础来计算,这间洋房的身价可买72间。

毗邻官邸富豪群居

槟城寸土如金,去年成交最贵豪宅第二高的,是位于槟岛乔治市科林顿大道(Lebuhraya Codrington)的双层别墅。

科林顿大道以当年槟城参政司斯特瓦科林顿命名,是槟岛早期最多的富豪群居的高尚住宅区,靠近槟州元首和槟州首长官邸,住在当地的人自然非富即贵。

根据旧资料,该区2018年也有洋房以2200万令吉易手;更早之前,另一单位则以1450万令吉售出。

而最新的《千万房地产交易》报显示,去年8月成交的这栋双层别墅犹胜一筹,成交价2400万令吉。

科林顿大道是富豪群居的地点之一。

科林顿大道住宅区地理位置极具策略性,环境清幽,也靠近旅游区,也是白领工作主要地点。那里,该区附近有医院,学校,酒店,酒店,商场,巴刹和小贩卖中心等,商业活动十分活跃。

路经当地,映入眼帘的除了是一栋栋设计独特各异的独立式豪宅外,道路两排的园艺设计更以槟榔树为主,极其讲究。

冠亚军之外,去年其他破千万的豪宅交易,都位于吉隆坡,而且有两宗是公寓单位。

房仲界说得好,地址决定房子的身价,相隔一条大马路,一边是吉隆坡一边是雪州,价格可以差很多,这和著名富人公寓区满家乐(Mont Kiara)一样,相隔一条马路邮区编号不一样,也骨折影响投资者的观感。

Taman Duta和Taman Bukit Mas毗邻,都是地势较高的山丘区,住在这里,犹如被山峦环抱,视野尽是一片绿,又可坐拥远眺吉隆坡市景的优势。

很多达官贵人都聚居于Taman Duta,前首相拿督斯里纳吉也住在这里。

太多达官贵人选此落户,前首相拿督斯里纳吉和不少政府高官都住在这里。

万尺大宅内有升降机,配以超豪花园加喷水池,20米无边界泳池都是平常事,有的还建有“客屋”而不是“房间”,就是在主屋之外,独立建一间房子用来招待客人。

排名第三的这栋别墅以1600万令吉成交,占地1万7845平方尺,平均尺价为896令吉。而排名第九的这宗成交别墅,占地1627平方米或约1万7513平方尺,平均成交尺价617令吉。

隆市最早富人区贵气十足

武吉东姑(Bukit Tunku)算是吉隆坡挺早就出现了富人区,殖民时期还是很多高官的官邸,很多大企业之后也为高层在此添置居所,可以说是贵气十足。

这里山路蜿蜒,森林至今仍保留着自然的风姿,各种大树交替郁郁葱葱,随处可见远古蕨类,像桫椤和笔桐树这些据称恐龙时期就生存了至今的活化石植物。

一栋栋气质别墅就错落在林间,清晨午后一对雾气围绕,很有仙气。

武吉东姑居高临下,房子融合在大自然中,却又能广收繁华迷人市景。

Tijani则是比较后期发展的围篱豪宅区,只有20个设计新颖的别墅单位。

突出奢华融合大自然的蒂贾尼,屋身都特意挑高,采用大量落地玻璃和特大窗户,把屋外的氧气都引出了进屋内,阳光透过时间透过落地玻璃进来溜进房子里流动。

排名第四,以1560万令吉成交的单位,约2万1463平方尺,尺价约727令吉;排名第八的单位1万7319平方尺,成交价1080万令吉,或尺价约623令吉。

对照2016年的成交数据,当时每平方尺约518令吉。

名牌家装布局宽敞豪气

这场位于白沙罗高原(Damansara Heights),2010年推出的豪宅计划,占地才1.37英亩,只有7个单位,3间阁楼和4间别墅。

看似小小的房屋计划,但当年Urban Hallmark Properties Sdn Bhd(UHP)宣布时,可说是风头一时无两。

这里的房子建筑非常讲究,布局宽敞,精致而豪气;全屋从卧室到客厅,甚至到厨房,全采用名牌家具和装潢。

虽然当时每平方尺叫价才1200,但因为面积大,每一间都是千万豪宅。

超级优越和秘隐的Zephyr Point On Basong,只有7个单位,全用名牌豪装修。

根据介绍,3层高的别墅建筑面积介于1万至1万2000平方尺;阁楼单位也不小,从8000平方尺到1万尺不等,最独特之处是单层设计。

以占地约5240平方尺面积计算,Zephyr Point On Basong这个交易单位尺价约2290令吉。

作为参考,我们看看Brickz的数据,白沙罗区2019年至去年成交的房产,中价位是每平方尺628令吉,成交单位中价位才590万今吉。

以雪隆一般可负担公寓700至800平方尺面积计算,这间Serai公寓单位有约9间可负担公寓那么大。

6英亩地段兴建的Serai,有两栋公寓楼,21层楼高,却只有121个单位,就在孟沙的精华区。

位于孟沙的Serai公寓,超大超豪,尺价甚至比一些KLCC附近的公寓更高。

发展商大城市(Bandaraya)打着非一般奢华生活品味的光环,全部单位都设计成无敌观景,大量的落地玻璃,搭配偌大的窗户和阳台,将市景全收入眼帘,也更接近大自然。

这里最小单位4000平方尺,5种款式,最大单位过万尺。别以为这样大的单位一定住了很多人,实际上,很多住客都是年轻或是新婚的富二代。

因为属于山丘地形,突破边缘而建的别墅,所有权独一无二的美景,众多单位更可远眺吉隆坡双子塔,市中心的繁华气息和绿意的悠然自得同时兼备。

白沙罗高原的山丘地形,属于贵气的豪宅区,很多别墅所有权独一无二的繁华和大自然美景。

这里举目皆是别墅,除了早年居住者,还有更多人排队开出高价买旧房子翻新,甚至是重建,为的就是白沙罗高原这个地址,还有这里得天独厚的特点。

根据统计,这里的房子成交中位价是590万令吉,每平方尺中位价是630令吉。

在布特拉再也(布城)诞生之前,白沙罗市中心是许多政府部门集中之地,移民局总部也设在这里;这些旧址被柏威年(Pavilion)收购后,正打造称为白沙罗高原柏威年(Pavilion Damansara Heights)的新地标。

Tan&Tan发展的Sri Bukit Persekutuan,就在联邦山(Federal Hill),毗邻富人区孟沙(Bangsar),建在原始森林之中,是被大自然氧气吧包围的豪宅区。

里头有别墅,半独立式,排屋和公寓,悠美的园艺布局和周遭的林区浑然一体。

应该是富人持有能力更强,仍然需求强劲,但放盘的人不多,加上新募集极少,所以联邦山一直不是成交很旺的地区。

联邦山是隆市重要绿肺,依山而建的Sri Bukit Persekutuan,隐世布局和美境,其实和闹市只是咫尺之遥。

这里最有特色的是,存在隐世的美境,其实和闹市只是咫尺之遥,踏出围篱就是孟沙和市区。

Sri Bukit Persekutuan在2006年发展,才18英亩,只有148个单位,超低密度,以宽大单位为主,公寓就从2500平方尺起跳,别墅最小也接近5000平方尺。
