疫后催生购屋观念大转变

疫情一周年,房产需求大不同!

一场疫情看似打乱了人类生活的方方面面,但更像是一场大洗牌与秩序重整。其中,民众在与疫情共处一年后,房产上的需求更是出现了一些微妙的变化。

《南洋商报》就向国内房产领域的前线人员,如中介及市场销售精英处了解后发现,原来本地人及海外购屋者确实和一年前不同了,其中,他们选择房产的心态与居住立场,就因为疫情而作出了调整。

10公里范围内成了购屋者置业的距离标准。

 

陈秀芬:与家人住得更近
置业10公里内诸事便利

发展商汇华集团董事陈秀芬指出,疫后一周年,不少民众在选购房产时,会更趋向希望能与家人住得更靠近,尤其是有关房产必须是距离家人方圆10公里范围内,更几乎成了一项标准。

她解释,在行动管控令期间,由于许多的行动范围都局限在10公里内,因此购屋者如今更趋向和家人的距离尽可能在10公里内,以方便往来。

除了希望能与家人住得靠近些,购屋者也希望10公里内能拥有更多的便利,如靠近学校、食肆、巴刹、医院、公园、商场、霸级市场,工作地点等。

也因如此,该集团的项目地点都选择在10公里,甚至是更短距离范围内,并拥有这些便利。

她表示,疫情前,地点四通八达且极具策略性的项目本就备受好看,然而疫情后则让购屋者进一步看重这点。

立足北马的汇华集团拥有超过40年的产业发展经验,而陈秀芬则在产业领域约30年,是北马少数拥有如此多年的房屋市场销售经验的女性代表。

另外,她也发现长期的居家作业,让购屋者对房屋要求较过去更高。例如,希望多一些空间腾出来走动、或打造成办公室,部分则希望有阳台设计、更多的绿意环境,以及休闲设施,好让他们能纾解“行动受困”的压力。

“试想想, 工作8小时、睡觉8小时,以在家休闲的8小时都在同一个空间,购屋者自然会希望有更多的变化,同时让他们心情舒畅的设计。”

也因为看到了购屋者疫后对房产的趋势有转变,该集团不时特地做出调整,以符合最新的市场需求。

槟缺高品质房产项目

她透露,其部门职员在接触购屋者时会被告知,槟城市场上仍少见设计新颖独特、高档且高素质的房产项目,就此发展商有必要推出高品质的房产项目。

她指出,随着时代的进步,以及整体经济发展得趋更高水平迈进,槟城也须得打造高档且符合国际水平的项目,这才符合时代需求,同时才能推动槟城往更高格局发展。

她也提醒,由于不晓得下一波全球大事故会在何时发生,更不晓得届时会是什么情况,因此购屋者都在经一事长一智后,采取了未雨绸缪的措施,置产时都先调整。

林文彬:住家最好靠近公司
对租金或屋价更敏感

马来西亚房地产中介协会(MIEA)主席林文彬指出,中马一带在疫情一周年后同样对10公里距离较为有要求,但却是希望住家靠近工作地点,而非父母家。

林文彬也是Kim Realty的董事,在这行超过20年的他也表示,除了上述转变外,最大的不同就在于购屋者或租赁方都比过去更希望房屋售价及租金能稳定一点。

尤其是雪兰莪州莎阿南一带的租赁活动,更因为厂商要出租予外籍员工而变得更活跃,价格更因此上调了5至10%。

“不是谁都可以在自己的工厂范围打造员工宿舍,因此他们会找大量单位提供给外劳。”

长住为主要出发点

不过,他也认为,尽管许多年轻人在工作、科技产品、兴趣上多属于喜新厌旧个性,但在购买房产时,多数人始终还是会以长住为主要的出发点,不会经常更换居住场所。

“还没有能力购买房屋的年轻人及社会新鲜人自然会先租房子。一旦有能力,他们还是会选择自置物业。这样的情况特别发生在亚洲人身上,尤其是华裔。”

询及有关上述的转变会否长久,他则表示,由于疫情刚满一周年,会否真的带来长久性的转变,仍需要观察一段时日,惟他不排除有这个可能的存在。

他指出,购屋者需要了解的是,一切应以能力为考量,而疫情后的置产环境更应量力而为,在多变的局势中,“租房”或“先租后买”都是可行的方案。

再来,年轻人在选购房产时须得做好一个心理建设,即第一间房产不一定会是自己最梦寐以求的单位,而是先置产,并在能力提升后逐步迁入更贴近自己要求的理想单位。

梁宁芳:泰国超越大马
海外置产注重政治医疗

产业专栏作者梁宁芳发现,一场疫情后让海外买家也转变了心态与立场,当中最明显的就是他们更看重当地的政治稳定性、医疗及教育。

从事海外房产买卖10年的她表示,过往海外买家会先考量回报率,然而现在则更看重当地是否稳定,因为疫情来袭后,海外买家会考虑外移的可能。

“其中医疗是大家最看重的一环。一些中国买家会特地选择靠近医院的地方。”

值得一提的是,她也提及,过去很多海外买家会喜欢来我国置产,但随着我国第二家园计划被搁置,所以现阶段东南亚的海外资产趋势,则以泰国市场更胜一筹。另外,葡萄牙方面则因为当地政府在推动海外置产上给予很多便利与优惠,所以也吸引一群人支持。

“一些国家的政策比我国更具伸缩性与卖点,如允许外国人在当地工作、定存数额比我国低等等,相较之下,我国的第二家园政策可能就逊色了。”

询及给海外买家的建议,她表示,地点绝佳、环境好始终是关键,然而高素质的房产仍旧是首选,因为这可以确保单位未来的价值。

尤值一提的是,基于疫情无法让海外买家亲自到来我国,因此虚拟VR技术的使用在房产界越来越普及,这方便有兴趣的购屋者能远距离看房,减少他们多次来返的次数,大大减低当中的成本。

换言之,不仅是买房置产的角度与需求出现变化,就连看房子的模式也出现转变。

陈炜平:双钥匙受落
共享空间需求涨

D2国际有限公司创办人陈炜平表示,6年前推出市面的双钥匙(Dual  Key)单位在疫情后开始备受瞩目,其中许多人更是基于居家作业的作息影响下,将多出来的套房拿来充当办公室。

他分享自己的经验指出,一名顾客就为了要有多余空间来打造自己的服装品牌工作室,因此打消了原本要购买3房一厅的1100平方尺单位,提升至1300平方尺的双钥匙单位。

“早期大家都观望这种双钥匙设计的受落程度,如今则开始被接受,甚至成为主要考量的因素之一。”

此外,由于一些人希望拥有自己的工作室,因此即便不是双钥匙单位,他们也希望住宅能稍微大一些。

曾荣获吉隆坡2019年度最佳房产代理的他,也是马来西亚房地产中介协会房产代理员团长(MIEAEN  network)。

他说,工作层面来看的话,不少人也开始选择共享空间(Co-working  space),其中双峰塔一带的共享空间的租客率就已经爆满,而共享空间单位更是如雨后春笋般冒出。

“这些单位有酒吧、游戏室、育婴室、无限量茶水供应、音乐,有的还提供午休室让人小休,甚至让大家有机会接触衣着打扮潮流时尚的各行各业人士,因此很适合时下的年轻人。”

办公楼需求面积下降

尽管如此,他表示,这不意味着办公楼就没有需求,惟这些需求已从过去面积较大的单位,转去800至1200平方尺的单位。

另外,由于网购向来是趋势,管控期间进一步让网购成为主流,陈炜平开始发现,许多房产开始设有寄放包裹服务。

询及这样的转变会否长久,他直言,待疫苗接种普及化后,民众早就习惯了这样的作息,因此大势所趋下自然成为主流。

结语:房产调整迎合市场需求

疫情肆虐超过一年,这也无疑影响了购屋者的买屋倾向,市场嗅觉敏锐的发展商自然已经看到这样的转变,并顺势推出相对符合市场需求的单位,而聪明的购屋者也开始思考,自己未来需要的又是怎样的房产。

如今,未来的房产景象已经出现了一个清晰的轮廓,至于会发展到怎样的一个格局,则胥视政策、经济等客观因素如何发酵了。
