【2022年世界卓越产业大奖】

阔别两年再度举办实体颁奖礼,2022年世界卓越产业大奖(FIABCI Prix d’Excellence Awards)6月9日在法国巴黎丽都举办,众得奖者率领团队盛装赴会,现场星光熠熠。

实达集团分别以吉隆坡生态城以及Setia Marina 2,勇夺综合用途产业发展以及住宅产业发展 (低楼)世界金奖,管理层率大队远赴法国共庆。

今年共设16个组别,合计38个奖项,其中15个世界金奖、23个世界银奖,获奖项目来自马来西亚、美国、印尼、台湾、匈牙利及新加坡。

优秀“品质”获胜,
大马发展商获得国际认同。

2022年世界卓越产业大奖(FIABCI Prix d’Excellence Awards)已于本月9日的法国的巴黎丽都(Lido de Paris)成功举办,马来西亚共有6位卓越的发展商获得殊荣。

世界卓越产业大奖是全球备受全球瞩目的奖项,而多年来马来西亚房地产发展商已赢得不少奖项。马来西亚房地产商能成功在全球众多房地产商中屡获佳绩,其要素或关键离不开优秀“品质”!

世界卓越产业大奖秘书俞贵狮受访时认同表示:“马来西亚房地产商开发的产业品质与实力,全球有目共睹。尢其是获得马来西亚产业大奖的房地产开发商,他们都是严格筛选的优胜者。”

在高素质、高要求的马来西亚产业大奖的前提下,马来西亚众多房地产发展商都借此作为产业项目的参考标准。

再者,本地发展商对房地产的趋势、走向、环保、科技等都保持高敏锐度,与时并进,同时在建设强大的基础上,勇于大胆创新与突破,所以往往能交出让人眼前一亮的优秀产业项目。

“我得说,这些得奖产业足以媲美国外的产业项目。此次在世界卓越产业大奖中获胜的马来西亚房地产发展商,更进一步获得国际认同,水准之高,有过之而无不及。”

FIABCI大马分会一直都积极鼓励大马房地产发展商参与世界卓越产业大奖,因为这是一个证明本身实力的国际有实力奖项,同时也能借着参赛,与国际其它的优秀发展商交流!

俞贵狮认为:“世界那么大,应该去看看。”房地产业者应借由参赛,看一看世界各地产业项目的变化,从中汲取创意,并借鉴、参考,进一步优化自己的产业项目。

国外深受年轻人青睐
TinyHome趋势在国外崛起

俞贵狮说:“我记得 2019年可负担房屋金奖得主是由奥地利的学生湖滨住宅Pop Up Dorm(号称漂流宿舍)夺取。这产业项目在21天内完工,可随意拆迁,冬暖夏凉,解决了学生住屋问题的同时,还经济实惠。”

Pop Up Dorm视为目前“可负担房屋崛起”的TinyHome的良好案例!

TinyHome是指体积小且具有可持续性的小型房屋!它符合日前年轻人对屋子的需求。它虽小,但五脏俱全。里头设有智能家电和家具,有些甚至能移动、搬迁!免去了买卖房屋的繁杂费用和管理费等等。

它的出现,对于某些房价高企不下的国家,或购屋能力较低的年轻人而是,无疑是另一项不错的选择。

他说:“目前很多年轻人都不买房了,不想成为房贷奴隶,终生为还房贷而奔波。

TinyHome趋势在国外已崛起,并深受年轻人的青睐,但在我国,仍未起步。可是‘先了解’与‘掌握’是一家优秀房地产发展商的条件之一,一旦国内类似的需求涌现,TinyHome的概念就能被参考,发展商也能先准备、拿到机会……这也就是参赛的好处,看得更远、掌握未来!”

国门重开助房产吸引外资

俞贵狮也提醒房地房开发商,如今的国门已开,对于推动外国投资重返大马房地产是有一定程度的助力!

“马来西亚的生活悠闲自在,加上多元文化和多重语言的环境,许多外国人都会选择到此定居。”

而房地产价格的“优势”,对某些国家的人来说,相对是能负担,也是吸引外国投资者前来的原因之一。

“加上,前政府收紧马来西亚第二家园(MM2H)的申请条例,但我国的宜居程度丝毫不减,对于外国人来说,各方面仍极具吸引力。因此,对于外商投资方面, 我们有足够的信心他们会重返。”

无可否认,马来西亚不乏许多房地产外商投资,比如柔佛州的森林城市(Forest City)就是最好的例子。该城市还吸引中国学校在当地建立分校。其他的外商投资还有士毛月的Diamond City, 汝来的Rimbun Kasia,是本地企业和日本的Hakyu Hanshin Properties Corporation合作发展的项目、The Exchange TRX就是和来自澳洲的Lendlease合作还有其他跟来自印尼、菲律宾合作的发展项目。

预计半年至一年平稳发展

根据国家数据部发出的报告,去年首季外国对大马的外来直接投资(FDI),已经增至7134亿令吉。所以,相信国门重开,外商投资肯定将重返马来西亚的房地产。

俞贵狮说:“两年的疫情打击,让房产业一度陷入萎靡,但凭借着发展商的坚毅和超强实力,我们还是不难看到卓越项目的产生。我相信,随着疫苗普及化,危机已经过去,全球房地产其实已经在去年逐渐复苏。”

虽然目前俄乌战争影响了原材料价的飙升,但俞贵狮认为, 接下来的全球房地产来将趋于平稳发展,各发展商会边走边调整,以稳定为基础。

“我预计未来的半年至一年,全球房地产并不会产生太大的变动。 ”
