元宇宙世界大势所趋,
难道稳赚不赔?

2021年11月,产业界发生了一件震惊业界的大事:一周内出现了2单天价交易!

一家叫Republic Realm公司,以243万美元(约1029万令吉)在虚拟平台Decentraland买下一块虚拟土地,创下虚拟房产交易的天价,更让这家虚拟房地产投资和发展公司的“房产”达到2500之多。惟,这个记录很快又被另一交易打破。Sandbox虚拟游戏平台上成功以430万美元(约1820万令吉)售出一块虚拟土地,刷新元宇宙房地产交易价格的纪录。

类似事件反映的不仅是虚拟房产的火热,更对房产界未来的运作释放出某种讯息。但,“元宇宙房产”究竟是怎样的一门操作?这“只能买,却住不进”的交易背后,带来的到底是商机,还是“伤”机?

大势所趋市场庞大

对部分房产界人士来说,“元宇宙房产”是势不可挡的发展趋势,尤其目前的种种前提,无不将房产领域带向“元宇宙”去。

在澳洲从事虚拟房产交易的FracProperty总执行长卢凌伟向本报表示,根据数据显示,全球的虚拟空间用户不断增加,其中单是Decentraland的用户,就已达到每月平均30万人。

此外,目前全球的加密货币使用者已高达1亿人,甚至还不断增加,这对需要以加密币进行交易的“元宇宙房产”来说,绝对是个庞大的市场,更极具发展潜能,因此他对“元宇宙房产”未来的发展保持乐观的态度。

“单在大马就有60万人持有加密币,因此大家对这样的交易并不陌生。在有基础的前提下,大家可以直接进行交易,而不是等价格飙升了才抢购。”

不当房奴过“屋主”瘾

对这个趋势保持乐观的,还包括在产业转型及企业咨询拥有30多年经验的Speedprop创办人施国忠。

他分析,目前的年轻人的流动性较过去更高,因此,不少新生代不会倾向固定产业,加上房产价格高企、又或部分父母留有房产,因此与其花钱置产,他们更愿意将钱投资在高流动性、较前卫的“房产”中,并将之视为另一种更符合未来发展趋势的投资项目。

中国就有95后的年轻情侣购买虚拟房产当新房,除了不想当房奴外,也过了当“屋主”的瘾。预计,这样的现象将会越见普遍。

再来,随着越来越多的品牌开始将业务移到虚拟空间后,发展商也可能想涉足过去未曾触及的空间新领域。

他表示,其实类似元宇宙房产的概念很早就已经开始了,只是当时没有成熟的技术来支撑,再来各界的想象有限,因此就只能停留在非常粗浅的阶段。如今疫情限制大家的行动,提升了民众对网络的依赖,也进一步加速虚拟空间的高阶转型。

不过,施国忠强调,进入元宇宙并不意味着就放弃了现实世界的运作,反之,业者可以两者并行,以吸引不同的受众群体。

不得不提的是,他认为,“元宇宙房产”除了是空间使用上的一种突破外,其实也是一种为企业品牌造势的手段,其中,一些企业就因为宣布了进军“元宇宙”领域而股价大涨。不仅如此,这也是一种极吸引市场关注的做法。

“有时在元宇宙买了房产不一定真的要去住,而是一种吸引眼球的策略。”

虚拟空间无限可能

“元宇宙房产”火红,这或许得先从“元宇宙”这个概念开始说起。

在元宇宙这个虚拟空间里,大家只需要戴上眼镜装置,便能化身成为一个自己理想中的“数字替身”,并通过这个替身进入虚拟世界中活动,如开会、聊天、聚会等。

和目前的ZOOM远距离沟通软件或AR(增强现实)科技不同的是,元宇宙能大大提升使用者的沉浸感,甚至还能与其他的“数字替身”进行互动。一些特殊的手套装置,还能让使用者在虚拟空间中感受到物件的重量,或触碰感。

换言之,它已不只是一个共各方交流互动的工具,反之成了新时代人类的活动空间。分散在世界各地的人可以齐聚一堂开会、学习;彼此不认识的你我,可以在里头交流、游戏。歌坛小天王贾斯丁比伯、里尔奈斯,以及小天后阿丽亚娜格兰德更已先后在元宇宙中开唱。其中,阿丽亚娜的演唱会,更突破地域藩篱以及场地局限,成功让全球3000多万名粉丝“齐聚一堂”参与演唱会。

也因为有了如此的空间运用案例,这不仅让人开始想象,若这个“没有做不到,只有你想象不到”的空间也能像真实世界的不动产般运作。

以虚拟现实平台Decentraland为例,公司创设了一个虚拟空间后,人类能在这平台上购买“地段”。

不仅如此,我们还能打造房子、装修、开店,或通过“数字替身”在里头居住,或邀请朋友们的“替身”。

专注于元宇宙经济的房地产公司“元宇宙集团”(Metaverse Group)就在Decentraland上,以240万美元价值的加密货币购买了116块土地;新加坡歌手林俊杰早前也宣布在同一平台拥有自己的地段。

亚洲艺人已经涉足了,西方自然不落人后。美国饶舌艺人“史努比狗狗”(Snoop Dogg)以45万美元买了一块虚拟土地,不同的是,其购买的元宇宙空间为“The Sandbox”这一游戏平台。

也因为许多名人的参与、资本的介入,以及媒体的炒作,“元宇宙房产”开始成为房产界上的另一轮焦点,加上疫情导致人们的行动受限,虚拟空间的需求与提升更开启了人们对不动产的另一种想象。有者甚至认为,元宇宙房产势必将成为房产界的发展主流。

无法住却不断涨价

有趣的是,虚拟空间本应无限辽阔无限大,但为了确保土地能保值,甚至增值,平台们都懂得限制地段的供应量。

其中,Decentraland就号称只推出9万块土地,每块长宽大约是50英尺。这也是为何该空间的“地价”屡创新高,甚至有人在转手这些虚拟土地或房产后赚了一笔。

2021年2月,虚拟游戏世界Axie Infinity就以150万美元售出9片地段,每块平均16万6000美元左右,但11月时,仅一块地段就卖出230万美元,涨幅让人难以置信。

类似案例还包括数字不动产投资基金“Republic Realm”在同年6月,花费大约等同于90万美元的加密货币在网络虚拟空间Decentraland购买了259块土地,较后另一集团更以240万美元在同样空间购买了116块土地。换言之,虚拟地段不但可交易,其价格更不断高涨,甚至比实体地段来得惊人。

元宇宙经济潜力大

买了虚拟空间上的地段后,我们能做些什么?关于这点,或许还需要多一些想象力。

卢凌伟表示,目前许多欧美不少艺术品已经开始移师到“元宇宙”中开卖,另外,一些时尚品牌如普拉达(PRADA)、路易威登(Louis Vuitton)、阿迪达斯(Adidas),以及耐克(NIKE)等,都开始涉足元宇宙。其中,NIKE就花了200万美金收购了一家元宇宙公司,以进行未来的部署。

另外,他也透露自己目前正协助某知名时尚品牌,在我国打造一个跨越空间的虚拟平台。

据悉,元宇宙集团在“Decentraland”购买的土地位于时尚区,买家表示这个空间将被用来举办虚拟时尚活动,展现用在虚拟化身上面的虚拟服装,而这也是元宇宙经济的未来成长潜力之一。另外,根据统计,Decentraland在2021年10月至12月期间,就一共举办了77场活动,如音乐节、艺术展、竞赛游戏等。

打造大马品牌“综合中心”

施国忠也建议,政府可以通过在元宇宙空间中,打造一个“综合中心”,让所有大马品牌“入驻”在里头,并通过向全球宣传这“购物广场”。

文化艺术方面,政府也能通过这个“中心”,将所有本地的文创品集中在这空间中展示及售卖,如此一来就能刺激本地经济,更能协助推广旅游业,同时也可以将我国文化、艺术推向全世界。据悉,目前欧美国家就将自己的艺术品、歌曲等放在虚拟空间中展示及售卖。

据悉,被誉为香港房地产巨头的新世界发展集团更被指砸资约500万美元在“The Sandbox”购买地段,以兴建创新中心。

酒店住客“升级”

酒店业方面,马来西亚商务酒店协会柔州主席谢秉益就认为,一旦“元宇宙”技术成熟后,或许住客可以通过佩戴装置进入另一种空间,感受不同的入住体验。

“他们可能住在胶囊酒店,但是戴上装置后看到5星级的设计。”

询及会否对5星级别酒店带来影响,他则认为,若3星级别酒店能做出这样的提升,那么5星级酒店或许也能通过“元宇宙房产”方式,为住客带来更超乎想象的高规格体验。

不过,他认为有关的技术投资额、我国技术的成熟度,以及住客的接受程度,都是决定酒店业者在开拓“元宇宙”的关键。

交易安全受质疑

尤为一提的是,元宇宙的交易多以加密货币,或非同质化代币(NFT)进行交易,因此仍有不少保守人士质疑其安全性。

再来,由于元宇宙的发展还在初期阶段,预计理想中的模式也得耗上20年时间才能实现,因此目前是否过早投入,以及未来会否成为房产泡沫仍是一大疑问。

关于这点,施国忠认为,任何技术在初期阶段自然有许多企业涌入进行发展,这当中一些会成功,自然也有些会失败,因此就算本身对“元宇宙房产”抱持乐观态度,但民众若要投资在这领域的话,无可避免地将承受一定的风险。

“风险是自然的,若我们将钱投放在错误的虚拟平台上,一旦它经营不当,我们投入的钱就打水漂了。”

著名的《连线》杂志就曾引述网络研究专家欧尔森的谈话,指购买虚拟土地只是在虚拟空间里面获得一个许可,严格来说,这就只是在购买这些平台所提供的服务,若平台经营不当,或出现技术问题,那么投资者可能拿不回钱。

并非稳赚不赔

以中国的“虹世界”为例,不少人在里头购买的“土地”和打造的“房屋”, 就因为技术问题瞬间消失。另外,也有元宇宙地皮是越卖越亏的。

不难发现,元宇宙房产已经掀起了产业界的革命,但它也如同现实房产交易一样充满挑战,更不一定稳赚不赔。最重要的是,元宇宙房产还需要相关单位的完善才能落实得更妥当,因此各方的关注与远见极为关键。

中国虹宇宙 神话幻灭遇寒冬?

元宇宙炒房,
会有幻灭的一天吗?

去年10月,中国上市公司天下秀,开始为“虹宇宙”应用程式进行内测,可说是中国首批元宇宙之一。

后来,搭上了外国Decentraland和Sandbox的元宇宙炒房热,虹宇宙交易额一度达到18万人民币(约11.89万令吉)。

但如今热潮一过,近来的交易额更是跌倒只有18人民币(约11.89令吉)。

元宇宙炒房是否始终有幻灭的一天?

半年前,Decentraland以91.3万美元(约382.25万令吉)卖出了一块地,引起关注。连歌手林俊杰都加入行列,以12.3万美元(约51.50万令吉)买了3块虚拟地产。

元宇宙去年最热的时候,莫过于在去年12月,先是Decentraland创下243万美元(约1017.39万令吉)的交易,没多久Sandbox一项总值430万美元(约1800.32万令吉)的交易直接打破记录,甚至超越了纽约曼哈顿的房价。

而玩法和Decentraland与Sandbox类似的虹宇宙,适时地搭上这一顺风车,一些资产被炒上天价。

有区块链支撑内在价值

根据《科创版日报》报道分析,外国的元宇宙平台,有内在逻辑支撑价值,比如说Sandbox是用以太坊为交易,运行在国外公链商的区块链,所以Sandbox的资产价格,完全由区块链商的供需关系左右,且能保证透明度。

但在中国,并没有存在“公链”,无法保证交易的透明度和公平性,而且监管单位如今严格关注虚拟房产交易,炒作风被抑制,交易者只能私下交易。

虽然虹宇宙官方澄清,虚拟房产是通过活动和任务获得,不能在账号之间交易,但还是无法阻止私下炒作。为了应对监管单位的询问,虹宇宙只能回应所有数据都还在内测,还用各种理由封禁了一批内测账号。

所以,没有存在公链的虹宇宙,仅仅存在现有的移动互联网,房产资产其实是虹宇宙持有,价格并非跟随区块链的自由交易波动,而是民间卖家对市场行情的“感觉和预期”来自我定价。

如今,不少买家大幅打折,仍依然无人问津。

金曲歌王带旺邻居赚百万

房屋卖不高价?
可能是少了位金曲歌王的邻居。

来自新加坡的歌手林俊杰(JJ Lin)多年来在大中华地区发展,并特别中意台湾内湖这个“富人区”,陆续买下工作室、豪宅等。

他在2019年买下内湖“长虹天玺”第25楼的2个单位,预计当时斥资超过4亿新台币(约6000万令吉)。

有了“巨星光环”加持,根据《镜周刊》报道,这座豪宅公寓的知名度也跟着升温,有客户指明要买“林俊杰住的那栋”,让林俊杰成为了“活招牌”。

不仅如此,近期还有2个单位的屋主售出,共获利超过5000万新台币(755万令吉)。

报道指出,其中一个单位传出原本属于前演员林瑞阳和张庭夫妇,卖屋后赚了3344万新台币(505万令吉);另一个单位的原屋主预计也赚了2242万新台币(339万令吉)。

林俊杰直播曝光台北豪宅,王嘉尔惊呆了。

在今年3月时,林俊杰和艺人好友王嘉尔在社交平台上直播时,就公开了自家豪宅,有整整两个大客厅,一个用来开会,一个放着电视等休闲娱乐产品。

他的豪宅装修风格极为豪华,有落地窗、奢华沙发、大茶几、水晶大吊灯、钢琴,还放了许多他收藏的潮玩,地板时光洁的大理石。

豪华的家居更引来王嘉尔连连惊叹,还笑言他自己的家可能只有林俊杰的一个厕所那么大。
