销售目标也可期!

林木生集团(LBS Bina Group)近来喜事连连!不仅今年16亿令吉的销售目标达成在望,还收购了优质地皮可用作打造综合发展项目。

集团执行主席丹斯里林福山日前在第二届员工沟通大会上透露,今年至今已经取得了超过10亿令吉的销售目标!

“我们的目标是进一步增强‘机器化’系统,简化现有程序,并大大提高生产力,促进数据透明化,以更有效地制定规划。”

近1亿文冬买地

不久前,该集团也宣布,持股69%的产业发展公司Casa Inspirasi签署了一份买卖协议,以9784.5万令吉,收购位于彭亨文冬云顶柏迈(Genting Permai)两片合计约310英亩的租赁地契土地。

这土地距离云顶高原、云顶Premium Outlet等不远,也接近该集团的Midhills服务式公寓和旗舰的SCAPES酒店。

林木生集团计划在当地推进一项集住宅、旅游和商业的发展项目,预计发展总值超过90亿令吉,会有服务式公寓、双层排屋、联排别墅、洋房、商业单位、旅游活动,及学校与医院设施等。

“基于位于策略地点,有游客量大的热门旅游景点,该综合发展项目估计会获得乐观的需求和增长潜力。”

林福山希望通过此发展项目,改善当地社区的连通,秉持集团建造房地产的三大核心支柱,即可负担、交通便捷和社区完善。

不少发展商都期盼,
拥屋计划能卷土重来。

马来西亚房地产发展商会(REHDA)多次呼吁政府重启拥屋计划(HOC),足以可见发展商们多么渴望政府能出手激励房市买气。

而林木生集团(LBS Bina Group)执行主席丹斯里林福山,近日也同样公开呼吁政府,重启已被证实有助于提振住宅房屋交易量的拥屋计划。

他受邀出席由KSI亚太战略研究所举办的“马来西亚房屋及产业峰会”时指出,拥屋计划在2021年成功提振房产销售,证明是一个可激励买气避免房产过剩的方式。

他在主题为“建设未来家园和房产业:后疫情的关键问题和挑战”圆桌会议时段中,建议政府采取力度更大的房市振兴措施,除了重新推介拥屋计划,还包括降低合规成本、建议一站式解决中心等。

需要一站式解决中心

在他看来,目前发展商面对的挑战包括劳工短缺、房屋发展合规成本高升、原料涨价,以及贷款利息增加。这都将急剧推高屋价,在后疫情时代给购屋者和发展商带来负担。

林福山形容房产业是一个“综合生态系统”,需要各界提供相互融合的解决方法,建议成立一站式解决中心,协调发展商和政府公共事务单位,如国家能源、水供局和污水处理单位。

当拥有一个集合各种事务的一站式系统,就有助大幅降低发展商的营运成本。

原料方面,钢筋均价从去年5月的每公吨3258令吉,短短1年内涨20%至3910令吉。促请政府出手控制涨价,比如说提供补贴,以稳定市价。

同时,他也希望政府指示金融机构,为中低收入群体提供更为伸缩性的房贷。

合规成本压力大

林福山强调,发展商受到冠病疫情影响,施工进度此前也因而歇停。他建议当局考虑下调发展商承担的合规成本,如发展税、土地转换税、以及申请分层地契等,以协助降低营运成本。

出资和合规成本对发展项目的可行性有着重要的影响,收费可能占发展项目发展总值(GDV)介于8至20%之间,这将拉低房屋可负担能力的程度。

“归根结底,房屋仍是生活必需品,该实践恰当措施,以确保公众的可负担能力。”

其他演讲者包括绿野集团创办人兼主席丹斯里李金友、以及城市发展控股公司总裁兼总执行长莫哈末沙林。

首购族税务减免 4发展商受益

专注可负担屋的发展商,
这次跟着受惠了!

首相拿督斯里依斯迈沙比里宣布,根据大马一家拥屋倡议(i-MILIKI)计划,在2023年12月前买屋子的首购族,若是房价低于50万令吉,就可豁免印花税;若房价介于50万至100万令吉,也有50%的减免。

这项政策不仅可让首购族减少一些些负担,发展商也可从中受惠。

而非常着重于发展可负担屋的发展商,更会是大赢家!

兴业投行研究分析员在报告中就点出,该行所追踪的上市发展商中,四大赢家将会是马星集团(Mah Sing Group)、金群利集团(Matrix Concept)、林木生集团(LBS Bina Group),以及恒大置地(Tambun Indah)。

逾60%项目低于50万

这是因为,这四家发展商的房产售价,60%是低于50万令吉,因此受惠程度最大;而其他发展商可负担屋项目的比例较低,自然潜在利好没那么利好。

不过,即便政府推出这样类似于拥屋计划(HOC)的免税措施,相信对整体房市的激励仍然微乎其微,因为通胀压力升温、令吉走软等不利因素,让人们担忧宏观经济展望,未来6个月的房产需求受抑制。

“此外,未来利率料走高,可能让许多潜在投资者暂缓脚步,推迟购买时间。”

对发展商来说,还需要承担建材价格高居不下,以及劳动力短缺的压力。

林木生集团信心强!

通胀升温、升息不断,恐会冲击房市买气。但林木生集团(LBS Bina Group)却看好,随着我国经济复苏,房市也跟着好转,今年推出14个新项目的计划保持不变。

集团执行主席丹斯里林福山出席股东大会后指出,国家银行的数据显示,今年首季的总房贷申请,按年增加了4.06%,显示买气回温。

因此,该集团会按照原定计划在雪隆、柔佛、彭亨和霹雳,为市场带来14个发展项目,发展总值(GDV)高达17.7亿令吉。

该集团先前宣布,今年的销售目标为16亿令吉。

截至2022年6月15日,林木生集团取得8.16亿令吉房产销售额,预订额达6.83亿令吉。

他说,该集团在经济复苏之际,谨慎向前迈进,期待继续实现并提高股东价值。

虽然网络越来越发达,很多资料都可轻易获得;但在买房子这等大事上,不少人还是喜欢到展销厅中看看实际的房屋大小会是如何。

为了满足购屋者的需求,林木生集团(LBS Bina Group)在两大城镇KITA@Cybersouth及LBS Alam Perdana的展销厅中,就建设了13间陈列室,让购屋者可以掌握各类单位的实际格局。

这一数量让林木生集团获得《马来西亚纪录大全》颁发 “马来西亚展销厅中拥有最多室内陈列室“的殊荣。

第二次创大马纪录

这也并非林木生集团首次获列入马来西亚纪录大全,之前曾凭拥有103种生活设施的BSP21公寓,被列为“马来西亚具有最多设施的住宅发展项目“。

林木生集团执行主席丹斯里林福山在证书颁奖礼上说,寻找房屋对购屋者而言是个疲惫的过程,尤其是对热衷于走访各种不同项目的买家更是如此,因此在一个销售廊建有各类单位的陈列室,是为客户设想周到的做法。

他说,通过这样的方式,让潜在购屋者能在同一屋檐下随时查看不同的房产项目,而不必担心天气状况。此外,每间陈列室的设计与面积都是根据实际房屋单位为标准,内还布置家具及装潢,为买家提供灵感,同时还为购屋者提供安全感。

耗资千万打造

林福山是在房屋及地方政府部长拿督斯里里查马里肯见证下,获马来西亚纪录大全总营运长黄枫伟颁发证书。

单是KITA@Cybersouth展销厅就建有8间陈列室,包括KITA Mekar双层排屋、城市排屋上层单位、城市排屋下层单位、单层排屋、KITA Ria公寓A型与B型单位、KITA Sejati及太子城梦之家(Idaman Bandar Saujana),总建筑面积达3万4783平方尺。

林木生 今年目前销售5.9亿

房产发展业务,
依然是林木生集团的主轴。

林木生集团(LBS Bina Group)宣布,在截至5月17日,该公司取得了5.93亿令吉的房产销售额,以及5.61亿令吉的预定额,彰显该集团的项目备受市场欢迎。

该集团在公布截至3月底的2022财年首季业绩时指出,房产发展业务是主要的盈利来源,占总营业额96.2%的比例,尤其是巴生谷的发展项目,贡献超过80%的营业额。

也因此,该集团首季营业额按年微涨2%至4亿902万令吉,带动净利按年增长20%至3016万令吉;对比之下,上年同期赚2515万令吉。

截至今年4月底,该集团手上未入账销售达24亿令吉。

准备好应对升息

林木生集团执行主席丹斯里林福山指出,虽然首季面对原料涨价和劳工短缺的问题,影响整体领域和市场情绪,但该集团仍成功取得令人鼓舞的业绩表现。

对于国家银行上调隔夜政策利率(OPR),他表示该集团也已做好准备。

他也深信,处于策略地点和可负担价格的项目,依然会深获市场欢迎。

截至今年3月31日,该集团面临4426万令吉净流出,手上现金减少至1亿3480万令吉。

同时,建筑和贸易业务营收上扬8%,但碍于建材成本同步走高,导致税前盈利下跌16%。

林福山日前在吉隆坡洲际酒店举办的特别企业奖颁奖典礼上,从国内贸易及消费人事务部长拿督斯里亚历山大手上获得这份殊荣。

丹斯里林福山荣获KSI亚太战屡研究所颁发“全国杰出企业家终生成就奖”。

他表示,这份荣誉是对整个林木生集团团队的认可,因为如果没有精进的团队,该集团就无法在过去两年的疫情中战胜困境,更在2021年取得有史以来最高的营业额。

“我们将继续保持专精努力,将集团业务推向更高峰。我再次强调,提高股东价值始终是我们的主要目标。”

林木生集团今年计划推出14个新发展项目,分别位于雪隆、柔佛、彭亨和霹雳,发展总值(GDV)高达17.7亿令吉,有信心能取得16亿令吉的全年销售成绩。

林木生欲推LRT房产项目

一个以轻快铁系统为主轴的综合项目。

林木生集团(LBS Bina Group)发布文告,与安康(Ancom)、安康旗下的耐力士(Nylex)、泰国上市公司Sinar Bina Infra(简称SBI)和BTS集团控股,签署暂定协议。

集结那么多方的力量,是因为这些公司想要合作在柔佛新山,打造一个以轻快铁系统为主的综合发展项目。

这次的合作集合了各方面的优势,林木生集团与SBI在新山的战略性地点拥有地库,而BTS是曼谷铁路系统公司的大股东,后者是BTS轻轨和快捷公车BRT的营运商。

不过,BTS和专业顾问还需进行可行性研究,是否能成行,也胥视柔佛政府是否授予SBI轻快铁项目特许经营权。

去年销售“超标”,
让林木生更有信心。

2022年是许多发展商寄予厚望的一年,期望经济的好转能带动房市旺气,而林木生集团(LBS Bina Group)计划,今年推出14个新发展项目。

执行主席丹斯里林福山在记者会上指出,这些新项目将位于雪隆、柔佛、彭亨和霹雳,为市场嗲来3733个新单位,发展总值(GDV)高达17.7亿令吉。

全力推动雪州梦之家计划

他透露,今年将会着重于发展总之4.92亿令吉的云顶雅苑(Bayu Hills)项目。因此,彭亨的销售额贡献比重,有望比去年多出3%。

该集团有18项正在进行项目,发展总值约为53亿令吉。当中,有高达20.1亿令吉是来自“我的雪州MBI梦之家”可负担房屋计划,全力支持雪州政府推动居者有其屋。

看好房市回暖的林福山透露,林木生集团去年原本设下12亿令吉的销售目标,但最后几个月的房市火热,最后竟取得15.75亿的销售总额,比预期高出31%。

16亿令吉销售目标

因此,他信心满满地为今年设下了16亿令吉的目标,深信“一定会实现”。

他强调,数字营销手法,还有工业化建筑系统(IBS)与预制构件技术,让林木生集团维持竞争力,取得标青的表现。
