工业产业热度 只增不减

工业产业大翻身,凭什么?

疫情期间,工业产业一直是本地产业市场一枝独秀的次领域,走势逆流而上。

步入后疫情时代,全球高通胀和俄罗斯入侵乌克兰引发的战争进一步打乱供应链,令疫情造成的全球供应链中断的问题依然悬而未决。

这促使美国和欧洲的跨国企业纷纷转移生产基地,聚焦东盟地区设立新厂房或扩建现有生产设施,以缓解运输成本不断上涨和物流的问题,而作为本区域投资热点之一的大马备受看好从中受惠,国内工业产业更成为机构投资者和产业信托(REITs)追捧的领域。

跨国产业顾问公司莱坊就指出,目前有越来越多的机构投资者和产业信托追逐工业产业和物流设施,而该领域现有的优质物业却供不应求。

全球电商贸易及消费者开销增长,推高了物流与储存空间的需求,电商业者也扩充业务,令物流领域持续增长。

大马莱坊在最新发布的《2022年上半年产业焦点》报告中提到,在蓬勃的投资活动推动下,包括物流设施等工业产业的租金呈扬升趋势,而物业转手的要价和成交价格也依然相当可观。

另一家产业顾问公司Nawawi Tie同样指出,工业领域因投资者多元化投资组合而成为焦点,而今年第二季产业投资销售按季增长5%,工业产业仍是交投最活跃的领域。

少数提供高回酬资产

Nawawi Tie在今年第二季研究报告中提到,投资者继续聚焦于优良等级的工业设施,产托公司更积极寻求工业产业领域的商机,这可从双威产托(SUNREIT,5176,主板产托股)和凯德商用大马产托(CLMT,5180,主板产业信托股)的2项收购行动看出一斑。

大马莱坊资本市场执行董事沈颂能指出,产业信托面对必须保持可观派息率的压力,在寻求高回酬资产的同时,还必须收购可以马上带来可观回酬的资产,而工业产业就是目前少数可以提供高回酬的资产。

他在电话访问中告诉《南洋商报》:“因此,我们可以看到,近期很多产业信托纷纷从购物广场等领域,转向收购工业产业资产。

“凯德商用大马产托出资8000万令吉,向DYNACIA(DYNACIA,5178,主板工业股)收购位于槟城爪夷的物流产业,伺机进入物流领域,就是一个很好的例子。

“这项物流产业可以每年带来6%的产业净收益率,高过该产托现有的平均回酬,是一个很好的投资。”

凯德商用大马产托总执行长陈春祥早前在宣布这项收购时表示,这是该产托首次收购物流产业,并符合该产托长远的策略。

“该土地净出租面积(NLA)约为33万5000平方尺,相信能让凯德商用大马产托在本地物流业站稳脚步,开启下一个增长篇章。”

沈颂能说,除了凯德商用大马产托,KIP产托(KIPREIT,5280,主板产业股)是另一个从零售产业转向工业产业的产托。

KIP产托刚于上个月宣布以7870万令吉,收购巴生英达岛3处工业产业,进军工业产托业务。

达证券在分析该交易的研究报告中指出,上述3处工业产业的收购价格稍低于市价,并以约510万令吉的初始年租金价格出租,这相当于产业净收益率达到6.5%,符合类似产业介于6.0%至7.4%的净收益率范围。

“租赁合约也包括每3年涨租金13%,相当于年度有效增长3.1%,符合工业产业每年平均增长3.0%至3.2%范围。”

AXIS产托积极收购

沈颂能指出,AXIS产托(AXREIT,5106,主板产托股)是另一个积极收购工业产业资产的产托。

AXIS产托以现金3亿9000万令吉收购丹绒柏勒巴斯港口一座占地155万平方尺的物流货仓,更是该产托至今最大宗的单一收购计划。

该公司是向Equalbase PTP私人有限公司(EPSB)收购该货仓,并在一项为期10年的固定租约下,把该设施租回给EPSB,而首3年内的月租为217万令吉。

丰隆投行研究也在早前的分析报告中看好此次收购,因为完成后,该物业将租回给EPSB,期限为10年,每月租金为220万令吉,这相等于6.7%的净产业收入(NPI)回酬率,与目前公司的资产组合NPI相当。同时,该资产预计将提高公司今明后财年收益约2%至2.8%。

“此外,该设施的位置也具有战略性,距新山西南市中心18公里,距士乃国际机场约41.3公里,距新加坡港务局(PSA)约39.9公里。”

AXIS产托也以1630万令吉收购古来的一座工业设施。该坐落在 i-park@Indahpura, Bandar Indahpura的工业设施占地9万8393平方尺,属于永久地契,拥有5万9956平方尺的可出租空间。该设施目前是在一项为期10年,并可选择延长3年的租约下,出租给Hqpack私人有限公司,月租8万9933令吉87仙。Hqpack涉及生产高端半导体行业使用的工业包装产品。

腾宇集团(AME,5293,主板建筑股)则计划通过子公司腾宇产托(AME REIT)上市,从中筹措约1亿4530万令吉,融资未来工业产业收购计划和投资计划,包括收购土地和进行联营计划。腾宇集团已获得其股东批准,以5亿5700万令吉,将31个工业产业和3个工业相关产业脱手给腾宇产托。

Nawawi Tie研究指出,今年第二季涉及总额3亿3070万令吉的9宗产业投资销售中,37%是集中在巴生谷,这就包括了双威产托收购雪州双溪威一块永久地契工业地段的交易。

巴生谷市场反弹
去年总值92.1亿物业易手

巴生谷的工业产业市场活动反弹,去年共有2050个工业物业易手,涉及总值92.1亿令吉,交易量和价值分别按年增长20.2%及23%。

同样,每笔工业交易平均价格在2021年也呈上升趋势,按年增长2.3%。

今年首季,巴生谷共有598宗工业产业交易,总值为26.1亿令吉,比去年首季的518宗交易量及总值19.5亿令吉,分别按年增长13.4%及33.8%。

不过,若与去年第四季相比,市场活动有所放缓。去年末季的工业产业成交量665宗,涉及总值30.7亿令吉。

巴生谷各地区当中,八打灵和巴生县的工业产业交投最活跃,分别占巴生谷工业产业交易量的22.1%和21.2%。

在交易总值方面,巴生县则排名第一,高占巴生谷27.3%,其次是乌鲁冷岳县(占23.6%)。

截至今年首季,巴生谷的累计现有工业物业存量为4万6498单位。兴建中的工厂/仓库约有1522个单位,策划中的工业产业则有3328单位。

现有工业产业存量主要集中在八打灵和巴生,分别为1万4413单位(占巴生谷总数31%)和8,653单位(占18.6%)。

八打灵和巴生也分别占即将投入市场新工业产业的榜首和第二位,分别为506和442单位。

至于策划中的工业产业,值得注意的是,约40.0%(1331单位)将来自巴生县,显示巴生县工业产业备受追捧,因为它靠近巴生港口、拥有良好的可达性和连通性、拥有价格富竞争力的发展/工业地段,以及其他因素。

电商提高仓储需求
跨国企业东盟设厂

区域全面经济伙伴关系(RCEP)今年3月18日生效,而大马作为电子商务市场增长率最高的RCEP成员国,令本地工业产业领域前景持续看俏。

国内工业产业市场近年来稳步增长,主要是由于电商渗透率提高,提高了仓储空间的需求,以满足最后一英里交付的激增,以及零售业转向全渠道零售的结构性转变。

大马莱坊指出,工业产业近年强劲的增长势头将持续,获得RCEP、自动化及环境、社会与监管(ESG)议题的提振。

“RCEP是全球最大的自由贸易协定,而大马是东盟主要的制造业、信息通信和技术及大宗商品(石油和棕油)强国。这项协定的开跑,预示着大马经济的进一步发展。”

此外,在制造业持续强劲表现驱动下,大马工业生产指数今年3月、4月和5月,分别按年增长5.1%、4.6%和4.1%。

莱坊指出,制造商和物流业者的主要担忧是运输成本上升、劳动力短缺和供应链缺陷。

“越来越多的跨国企业,尤其是来自欧洲和美国的跨国公司,正在东盟地区设立新工厂/扩建现有制造设施。

大马为本区域投资热点

“大马作为本区域投资热点之一,预计将受益于全球供应链多元化和重塑的趋势,因为这些跨国企业采取各种措施,缓解不断上涨的运输成本和物流问题。”

此外,在疫情挥之不去下,物流领域料将持续增长。

巴生谷内即将竣工的著名物流中心/配送中心,包括AXIS产托的武吉拉惹第二配送中心重建计划(租给著名网购平台虾皮Shopee Express Malaysia,租约15年)和Symphony Warehouse私人有限公司(新加坡丰树投资(Mapletree Investments)间接拥有)位于莎阿南两座4层仓库重建项目。

工业产业仍是柔亮点

亚天产托(ATRIUM,5130,主板产托股)进行中的主要资产增强计划(AEI)将其在莎阿南的现有资产改造为2层A级仓库设施,目标是今年第四季落成。

莱坊柔佛执行董事陈莉如指出,工业产业仍是柔佛州产业市场的亮点,物流领域持续增长,丹绒柏勒巴斯港口去年的吞吐量按年增长14%,从2020年的980万个标准货柜单位(TEUs)增至1120万个。

丹绒柏勒巴斯港口今年斥资7亿5000万令吉扩充货运吞吐量。与此同时,该港口目前在丹绒阿当展开的占地81英亩自由区扩建计划,预计将在明年完成。

下半年租金料保持稳定

莎阿南的独立工业建筑/仓库租金最高,从每月每平方尺1令吉60仙至2令吉20仙不等。

在加埔和雪邦,当地工业产业的月租分别为每平方尺1令吉40仙至1令吉60仙,以及每平方尺90仙至1令吉40仙。

巴生谷工业产业今年下半年的租金预计将保持稳定。

同时,巴生谷部分地区空置工业用地的要价一般介于每平尺60至180令吉,取决于所在位置/项目、可达性/临街面、土地面积和使用期限、基础设施水平和其他因素。

绿盛世商业园 料吸物流业者

在这场冠病疫情中,网购成了国人主要的消费管道之一,进而催生对货舱和物流配送的需求,而绿盛世(EcoWorld)在此环境中,积极推动绿盛世商业园发展。

绿盛世南马区区域总经理潘炎展,网购消费模式引领物流行业链变革,零售业朝线上转型,物流成了企业的关键。

在物流产业链的催化下,绿盛世商业园有潜能成为工业产业热点区;左起吴培赐和潘炎展。

他有信心,绿盛世商业园将能吸引更多的物流业者进驻,以开拓仓库和物流配送服务。尤其是未来5年,这个领域会朝工商业园的概念发展。

他接受媒体联访时说:“目前商业单位的需求有上升,尤其物流业仓库单位的需求更胜从前,因此明年绿盛世将重点推介商业园。”

槟工业产业疫后续看俏

正如国内其他地区一样,作为北马经济心脏地带的槟州,当地产业市场去年也遭受2019冠状病毒病疫情重创,每个产业次领域都经历突然逆转的走势,并被迫调适市场情绪的突变。

然而,槟城作为制造业尤其是电子与电气中心的吸引力,继续获得其富有竞争力的成本、完善的基本建设,以及人才济济的专才支撑。

医疗与药剂产品需求在疫情期间大增,不仅带动了槟城制造业,更连同网购等趋势一起驱动物流及仓库的需求,工业产业因此成为表现一枝独秀的槟州产业次领域。2021年,槟州产业走势又是如何?

事实上,槟岛的物流中心与仓库供不应求,短期内这个工业产业领域持续看俏,这个情景同样发生在马六甲海峡彼岸的威省,越来越多物流相关公司租用新店铺,迎合与日俱增的网购需求。

威省工业产业不仅未受到疫情打击,物业价格继续企于疫前水平之余,还在去年上半年录得增长。

产业顾问公司大马亨利行(Henry Butcher)在其2月初发布的2021年产业展望报告中指出,武吉敏雅工业园、槟城科学园及峇都加湾工业园,预料将成为潜在的工业产业热点。

产业市场渐入佳境

无论是成交宗数和总值,预料都将在今年稍微增长。

“工业产业次领域令人振奋的发展,加上国家产业资讯中心(NAPIC)有关房产市场的数据,协助槟城产业市场避开跌得更深的局面。

“尽管去年全年的成交量料下跌约15%,但市场去年首季仍保持正面情绪,显示槟州产业市场今年有望渐入佳境,在下半年取得复苏。至于威省产业市场,今年料保持稳健。

“然而,随着行动管控令2.0从1月13日起落实,复苏的期望将被推迟至少6至12个月,而且这将取决于疫情是否受控,以及国内政治局势是否恢复稳定。”

虽然工业产业持续红火,但住宅产业仍是槟州产业在疫情中逆流而上的最大支柱。

2020年6月至2021年5月期间推行的拥屋计划2.0(HOC 2.0)及豁免印花税,刺激房产市场的买气,抵消了去年3至4月期间行动管控令(MCO)期间没有任何产业交易的颓势。

亨利行指出,因此,槟岛产业领域今年有望取得适度的复苏,而在对岸的威省,住宅产业交易今年料将改善,屋价则持稳于去年水平。

 

新项目缩小规模试水

该行补充,若非疫情加剧,政府今年1月13日实施行动管控令2.0,今年下半年或明年初原本有望看到更多新项目推介,但如今这料将稍微延后实现。

“不管怎样,任何在这个新时代推出的新项目,规模将比过去来得小,其中一个原因是要试探市场的反应。

“在威省,峇都加湾依然是潜在的热点。尽管宜家(IKEA)、槟城设计村、一些跨国企业、大学和学院等已纷纷入驻,但当地仍是个新城镇,拥有一定吸引力。”

产业交易增长6.35%

去年第三季价量齐升

根据国家产业资讯中心的数据,槟州2020年首9个月产业成交量为1万零521个单位,涉及总值54亿令吉。

其中,房产高占各类产业总成交量73%,总值则占55%。

尽管去年3月中旬至5月初受到行动管控令(MCO)影响,所有产业交易动弹不得,但6月经济重启后,槟州房产成交量于第三季按年增长6.35%(206单位),达到3446单位,更胜于2019年第三季的3240单位。

去年第三季的房产成交总值也增升8200万令吉,达到12亿9700万令吉,更胜于2019年同期的12亿1500万令吉。

去年第三季房产交易价量齐升,部分原因就是归功于MCO期间无法做成的交易,挪后到第三季落实。

此外,去年6月起开始推行的拥屋计划2.0(HOC 2.0)期间,不少新推介的房产取得不俗销售业绩也是利好因素。

 

威省新楼盘销量较高

大体上,威省的新楼盘销量更胜于槟岛,主要是因为威省的屋价处于较可负担水平。

尽管全槟州去年第三季的房产交易数据令人鼓舞,但去年上半年,房产成交量下挫29.68%,至2346单位,相对2019年上半年为3336单位。

房产成交总值也下跌26.16%,从2019年上半年的9亿9500万令吉,下跌至7亿3100万令吉。

虚拟看屋刺激销量

去年第三季房产热卖,也可归功于发展商纷纷采取革新科技及推出吸引人的优惠。也有不少购屋者透过虚拟看屋,向信誉良好及可靠的发展商下订房屋。

亨利行指出,在疫情中仍取得不俗成绩的施工中住宅项目,包括Paramount产业私人有限公司发展的Sinaran @ Utropolis、Aspen集团发展的Vivo Executive公寓及Viluxe、宏升产业集团(Ideal Property Group)发展的Havana Beach Residences、Imperial Grande、The Amarene及Queens Residence,绿盛世(ECOWLD,8206,主板产业股)发展的Eco-Bloom、 Eco-Horizon及Eco-Camdon,恒大置地(TAMBUN,5191,主板产业股)的Palm Garden、Begonia Villa及Aster Villa,TKS集团发展的Glisten Hill,以及Ramana Property私人有限公司的Metropol。

有地房产逐步清理

滞销公寓节节增加

然而,第三季房产买气转旺,却对吸纳滞销产业的帮助不大,因为槟州滞销公寓及共管公寓从去年首季的2180单位,第二季增至2946单位,而第三季则处于2968单位。

反之,滞销有地房产则获得逐步清理,从去年首季的857单位,于次季及第三季分别减至841及746单位。

槟岛东北县的房产滞销情况最严重,共有181单位的公寓和共管公寓滞销。

槟岛南部地点较差的高楼住宅价格,也因供应过剩及入住率较低而稍微下跌。

无论如何,尽管槟州公寓/共管公寓滞销单位有增无减,但公寓/共管公寓、半独立式房屋及独立式房屋价格却持续扬升。

2010年至2020第三季的过去10年内,槟州公寓/共管公寓、半独立式房屋及独立式房屋价格复合平均增长率(CAGR),比截至2019年的10年表现更好。

一直是购屋者最爱的排屋,向来是表现最好的住宅产业,但去年却有所下跌。

 

7跨国企业疫期进驻

尽管2020是疫情当道的一年,但外资对槟城的钟爱不减反增。

共有7家跨国企业到槟州投资设厂,其中选择在槟城自由工业区建立基地的是德科技(Keysight Technologies Inc),以为电子设备和关键任务行业的制造商提供电磁兼容性(EMC)测试服务。此外,全球最大医疗科技公司之一的贝朗医疗(BBraun)也加码在槟城的投资。

制造9800就业机会

此外,为半导体行业提供创新晶片制造设备和服务的全球主要科技与服务供应商Lam Research Corporation、拥有逾160年历史的英国医疗设备跨国公司Smith + Nephew、在美国那斯达克交易所上市,为糖尿病患者进行连续血糖监测服务的市场领导公司DexCom,以及为半导体行业提供清洁和分析服务的超高纯度关键子系统开发与供应商Ultra Clean Holdings Inc,则纷纷入驻威南峇都加湾。

上述7大企业合共使用逾325万平方尺的营运空间,并为槟州带来逾9800个工作岗位。

“海滨沿线”未来展望

此外,槟州政府去年6月在峇央峇鲁推介预计发展总值逾10亿令吉的“海滨沿线”(Linear Waterfront)发展计划,这项由槟州发展机构负责,在皇后湾购物商场至槟城第二大桥海域前填出总面积达60公顷地段的综合发展计划,将延伸以电子业为主的峇央峇鲁工业区,连同一个渔人码头,构成一个新的世界级海滨度假城镇。届时,该计划将酒店、餐厅、医院、商业区和综合发展项目为一炉。

根据槟城研究院发布的2021年槟城经济展望报告,槟城峇六拜国际机场再度成为全马出口总值最高的机场,所处理的货物包括来自航空航天、自动化、医疗设备等中高科技工业的机械与运输设备,这也和槟城制造业的快速反弹走势吻合,显示槟城制造业是中美贸易战的直接受益者。

企业减成本 居家作业盛行

办公产业前景黯淡

疫情重创经济,造成企业裁员及削减成本,减少对办公空间的需求,以及居家作业蔚然成风,加上办公空间空置率扬升,令槟州办公产业前景一片黯淡无光。

目前还未减租办公空间的租户,有不少打算在现有租约一届满就马上这么做,一旦办公空间需求大减,对目前已面对空置率大增及无法收租的业主无疑是雪上加霜。

全球经济衰退导致消费者需求下跌,无可避免的将造成办公空间需求减低,推高办公空置率,而产业投资者也会感到恐慌,因为他们无法确定,当前的经济衰退将会多深及持续多久。

总的来说,截至2020年第三季,槟州的专用办公楼累积供应空间已增至110万7000平方米,其中槟岛新增4590平方米(约5万平方尺)的办公空间供应。

整体租用率下跌2.8%,从2019年的82.2%,于去年第三季下跌至79.4%。

槟岛土库街银行区内首要办公空间每月租金估计介于每平方尺2至3令吉,银行区外的办公空间月租则是介于每平方尺1令吉80仙至3令吉50仙。 银行区内和外的次级办公空间月租介于每平方尺1令吉30仙至2令吉。

槟州产业2021年关注要素:

●远程作业(包括居家作业)、网购、线上会议等日益盛行。

●2020年产业投资宗数按年下跌,反映关闭边境和禁止跨州的冲击。大部分产业卖方仍保持疫前价位,期望市场迅速回弹。

●许多大量资金捆绑在房地产的企业(包括跨国企业、中小企业、中小工业)寻求脱售这些资产套现,以充作营运资本;一些则已脱售再回租有关资产,好让公司以“轻资产”方式继续营运,更有效的运用公司资金。

●投资者将目前处于下跌周期的主流资产(例如办公楼、购物广场与店铺、酒店)的资金,转移到目前如日中天,可提供可靠收入的资产(例如物流、“最后一里路交付”货仓、药剂、医疗保健相关商店)。

●资产价值获得包括政府各项计划、银行政策和企业资产负债表健全等一系列过渡因素的支撑,但投资者越来越担心市场将出现无可避免的调整。

●跨州跨县旅游被禁止下,酒店及实体体验零售商店是受创最大的领域。旅游禁令也让投资者们无法到潜在的物业收购目标进行实地观察,这对各个拥有高比例国际投资者的市场影响最大。

 

槟州产业2021年亮点:

●由于槟城制造业根基强稳,物流领域成为投资者的偏好之一。基于线上零售需求在疫情期间扬升,这是唯一这期间基本面增强的资产领域。

●目前槟州产业价格出现僵持不下的趋势,直到市场出现更清晰的走势为止。由于预计增长走低,甚至没有任何增长,并预期租金下跌,买方寻求压低收购价格。业主们普遍财务健全,因此不可能“贱价急售”,但他们也不预期疫情迅速好转和经济短期内复苏,主要资产价格因而保持稳定。

●由于长期前景续受看好的特定资产仍可获得贷款融资,有关资产的需求料将保持强劲。

●投资者今年预期资产价格保持稳定,下行风险料不显著。
