居家办公,真的是趋势吗?

冠病疫情,
教会大家如何“居家办公”。

为了抑制冠病疫情蔓延,全球这两年多数转向居家办公的模式,市场普遍认为,远程作业的方式将会在疫情结束后依然“深植”企业界,允许让更多员工居家作业,企业还可降低办公室租金成本。

同时,发展商的策略部署也跟着转变,住宅发展商如今会将居家办公元素纳入未来的家居设计中。

居家作业可让企业降低办公室租金成本吗?

但近来,市场又再掀起对居家办公的争论,而且还是两位富豪参与“交战”,让人不禁再度思考,到底居家办公是否依然是未来趋势。

马斯克

每周至少在办公室40小时

事件的起因来自于特斯拉总执行长马斯克(Elon Musk),他向特斯拉员工发出通知,要求所有人“每个人每周至少在办公室工作40个小时”,否则会被视为自动辞职。

以1天8小时的工作时间计算,代表特斯拉的员工几乎是无法再居家作业,马斯克绝对是居家作业的反对者。

这声明引起市场热烈讨论,也招致了工人维权人士的批评,称这可能会让员工感染冠病。

斯科特·法夸尔

落伍的决定?

而澳洲第三大富豪斯科特·法夸尔(Scott Farquhar)随后在马斯克“最爱”的推特上嘲笑后者,说这一指令“就像20世纪50年代的东西”。

作为项目管理软件制造商Atlassian的联合创始人,法夸尔指Atlassian“在任何地方工作”的政策是“持续增长的关键”。

不仅如此,他还公然挑衅马斯克,说要接受特斯拉员工跳槽:“我们的目标是到2026财年将Atlassian的员工数量增至2.5万人。有特斯拉员工感兴趣吗?”

谷歌也要求返回办公室

马斯克当然不甘示弱,加入这场口水战。他在推特回击道:“上述几条推文说明了为什么衰退发挥着至关重要的经济净化功能。”

两大富豪的交战是否落幕?还不得而知。但到底居家办公是否为未来趋势,值得探讨。

美国许多科技公司都在疫情防控措施松绑后,要求员工回到办公室。谷歌(Google)在4月时已经要求员工返回办公室,实行混合工作模式。

热衷于在推特(Twitter)评论的美国电动车龙头特斯拉(Tesla)执行长马斯克(Elon Musk),经常对各种经济状况发表言论,他近来也针对房市提出自己的看法。

他强烈地指出,“房价只会涨”这样的广泛假设,是“不证自明的错误”,而押注房价一定会涨的人是自掘坟墓。

马斯克

次贷危机源自掠夺性借贷

马斯克会这么评论,起因是虚拟货币狗狗币共同创办人比利·马库斯在推特发文说,当年的次级房贷危机引爆2008年房市泡沫,进而酿成大萧条。因此,为了“反对央行控制的声明”,创造出了虚拟货币。

马库斯指出,由于“掠夺性的借贷和其他不负责任的废事”,造成房市泡沫爆破,各国猖獗地印钞票和纾困,造成了全球的金融危机。

而马斯克回应马库斯说,他也不支持掠夺性的借贷,但许多贷方也受伤惨重,没能撑过去。因此,由于广泛假设房价只涨不跌,造成人们“自掘坟墓”,而包括他在内的所有人,都应该谨记这一教训。

如今开始再酿泡沫

美国房价曾在2006年初达到顶峰,随后开始下跌并爆发危机,2012年触底;如今,美国房市飙涨超过2006年的水平,一些人已经警告,看到了房市泡沫在酝酿的早期迹象。

虽然大家担忧泡沫形成,但也许多人认为,这跟2006年的房市泡沫不同。

达拉斯联储银行的学者在3月时就点出,更让人担心的时美国房价与基本面脱钩。如果多数买家相信房价会继续涨,就可能因为“错失恐惧症”而继续推高房价。

虽然我们买不起推特,
但买的住房可能比首富的贵!

全球首富马斯克(Elon Musk)可说是有史以来最另类的首富了!相较于其他富豪们爱投资在抗通胀的房地产,马斯克却反其道而行,卖光所有房子,只住在一间组合屋内!

英国《每日邮报》独家报道马斯克位于得克萨斯州的住所,这是他向旗下太空探索技术公司(SpaceX)租来的房子,仅有44坪,大概是1566平方尺。

而这间屋子价值仅5万美元(约21.88万令吉),比我国许多可负担房屋还要便宜。

据报道,这位坐拥2600亿美元(约1.13兆令吉)的全球首富,所住的复合式住宅建于1970年代,由3房、车库及大片空地组成,周遭筑起约2.4米高的围墙,屋顶铺满太阳能板,后院还有火箭形状的儿童游戏屋及秋千。

卖完豪宅准备移民外太空

马斯克过去两年把名下的房子全部卖出去,包括了位于加利福尼亚州的7栋豪宅,做好准备有朝一日要移民到外太空。

“我主要的住所是一套5万美元、向旗下太空探索技术公司(SpaceX)租来的房子,位于博卡奇卡/星际基地(Boca Chica/Starbase)。”

马斯克住所范围安装了十几台监视器守卫着,其中几台还安装在街道上方的棕榈树上。

保镖总作伴

他的住所安装了至少十几台监视器,有些甚至安装在棕榈树顶,而保镖就住在隔壁。据悉,马斯克在2020年把这里登记为自己的住所。

邻居还透露,马斯克通常很晚才到家,而且直接进屋、很少出门,“他曾打招呼一次,但从未邀请我们到他家做客。你也不能去敲门,因为保镖会立刻跑出来”。

“每当我们看到SpaceX的人员在清理垃圾,把这个地方整修一番,我们就知道马斯克要来了。他从不孤单,总有保镖陪着。”

10个城市争特斯拉二厂

特斯拉在中国的第二厂房,
花落何地?

虽然创办人马斯克近来忙着收购推特、成为许多人的“许愿池”,但也没忘了其他业务,其电动车臂膀特斯拉依旧持续稳定扩张中!

根据《每日经济新闻》,自特斯拉透露有意在中国建第二间厂房后,有高达10个城市想要争夺建厂!

4月中旬,珠海产业发展大会就透露,近期重点对接新能源整车制造项目,已初步洽谈特斯拉、比亚迪、小鹏汽车及优品车,探讨合作可能性。业内认为,这是释放出珠海市欲参与争夺特斯拉超级工厂项目的信号。

在此之前,已有沈阳、广州、深圳、青岛、宜宾、重庆、合肥、武汉、西安等9个城市与特斯拉中国第二工厂项目传出“绯闻”。

依旧是上海?

不过,这10个城市似乎“没戏了”,因为特斯拉似乎还是中意第一厂房的所在地,也就是上海。

据外媒透露,特斯拉正计划通过建设新工厂的方式,将上海工厂的产能提高一倍,从而将其打造为特斯拉全球最大的汽车出口中心。

特斯拉在向中国(上海)自由贸易试验区临港新片区送出的一封感谢信中提到,计划在上海工厂当前园区附近,另建一座新工厂以扩大产能。

新工厂预计将生产Model 3和Model Y车型,年产能为45万辆。新工厂完成扩建后,将助力特斯拉将上海工厂的总产能提升至每年100万辆。

行业链完整,是关键

另外,据中国证券报,多个消息源交叉验证,特斯拉已明确计划在上海工厂当前临港超级工厂附近,另建一座新工厂。

全国乘用车市场信息联席会秘书长崔东树先前接受记者采访时指出,对特斯拉来说,当地行业链配套是否完整,是其选址首要考虑的问题。因为降低成本,使利益最大化,是包括特斯拉在内的所有企业所追求的。

“即使地方政府能给予最大的政策支持,如果没有完整的行业链配套,会让企业生产陷入被动,无形中增加生产制造成本。”

上海交付量占51%

自上海超级工厂投产后,特斯拉在中国的产能和市场规模均处于快速提升状态。

特斯拉上海工厂去年累计交付约48.41万辆(含出口),按年增长235%,占特斯拉2021年全球累计交付量的51.7%。

在外界看来,特斯拉选择在中国建设第二工厂是吸取了上海超级工厂带来的经验,即越接近当地市场,对生产越有利。同时,本土化生产更有利于其控制成本。

可能也常常烦恼要住哪里……

特斯拉执行长马斯克(Elon Musk)是全球最有钱的人,常被称为现实生活的“钢铁侠”,不仅开发电动车,还把人送上外太空,更豪气出手买下社交平台推特(Twitter)。

但这么一位全球首富,却没有自己的住所,而且还经常睡在朋友家中的沙发。

他接受TED总裁克里斯安德森访问时,后者谈到许多亿万富豪被批评是扩大全球贫富差距的人,而马斯克回应说:“我现在连住的地方都没有,事实上我住在朋友家。”

他补充说,如果到特斯拉进行工程的湾区时,基本上都轮流住在朋友家。

马斯克并不是从来没有买过房子,但他在去年把名下的房子全部卖出去,做好准备有朝一日要移民到外太空。他如今在德国向SpaceX租了一间简陋的组合房屋。

马斯克说,他确实有私人飞机,这是为了工作需要,但他没有豪华游艇或跑去度假,一年的个人开销也没有数十亿美元。

谷歌创办人收留过夜

不过他也认为,目前他有如此的身价,是一件“很疯狂的事”。

根据彭博富豪指数,马斯克的财富净值高达2510亿美元(约1.07兆令吉)。

即便坐拥如此惊人的财富,但马斯克却活得“非常节俭“。他的前女友格兰姆斯先前受访时指出,这位首富有时活在贫穷线之下,当床垫有个破洞时,他也拒绝买新的床垫。

谷歌(Google)共同创办人佩吉也曾说过,马斯克有时造访硅谷时会发电邮问他:“我不知道在哪儿过夜,我可以到你家吗?”

奥斯汀房价飙40% 多谢马斯克

经常带来变革性产品的马斯克,
也能帮助推升房价?

在全美房价疯涨的2021年,有个地区的涨幅特别大,那就是德克萨斯州的奥斯汀。

根据美国知名房地产网站Redfin,去年美国全国的住房总市值以38.6兆美元(约161.56兆令吉)刷新历史新高,按年增幅高达18.6%。

若论地区,奥斯汀的涨幅最“可怕”,飙升39.2%至3659亿美元(约1.53兆令吉),涨了1030亿美元(约4311亿令吉),是全美100个大都会地区中涨幅最大的,甚至这涨幅还相当于厄瓜多尔2020年的国内生产总值(GDP)。

而奥斯汀房市如此受捧,主要是因为亚马逊、苹果和谷歌等公司都到奥斯汀投资,带来成百上千的就业机会。

其中最引人注目的就是马斯克,他在当地设立的特斯拉超级工厂,预计为当地创造至少1.5万个工作岗位。单是去年,该公司就已带来了5000个新工作岗位,是所有公司中最多的。

特斯拉的超级工厂已经启动了一个5亿美元(约20.93亿令吉)的住宅项目计划Mirador,距离特斯拉工厂约15分钟车程,占地1400英亩,拥有2500套新房子和最多2000套多户型住宅。

马斯克“无房梦”即将实现

一步之遥!

2020年,特斯拉CEO马斯克(Elon Musk)承诺,最终将“不拥有任何房子”,筹集更多资本,帮助人类殖民火星。

随着这一年多里,他疯狂出售加州的几处价值数百万美元的房子,马斯克似乎正在兑现这一承诺。

近日就传来消息,根据美国房地产网站Zillow的房产清单显示,作为地球上最富有的人,马斯克已接受了对他在旧金山郊区豪宅的初步报价。

曾被马斯克称为“仅存的房子”,现在被列为“Contingent”,意味着卖家已经接受了报价,但仍在协商出售条件。

这座位于加州希尔斯伯勒的47英亩房产,靠近旧金山,建于1912年左右,由马斯克在2017年购买。

豪宅里有7间卧室和10间浴室,还有一个带皮革墙的图书馆,一个为私人厨师配备的扩展厨房,一个鸡尾酒室,以及近6.1米高的天花板。

该房产可以看到旧金山湾的景色,广阔的草坪,还有一个用于景观灌溉的水库。拥有车棚和车库,可以容纳11辆车。

6月出售不成

根据今年6月马斯克的推文,这座房产首次出售时,当时的报价为3750万美元(1. 56亿令吉),但因一度未能找到买家而将其下架。

上个月,马斯克将这套房产重新挂牌出售,并降价至3199万美元(1.33亿令吉)。

目前,马斯克住在得州Starbase一套租来的价值5万美元(20.82万令吉)的房子里。

员工买不起房 特斯拉迁总部

员工买不起硅谷房?
那我们就迁移总部吧!

硅谷作为全球科技重地之一,当地房价也同样“望尘莫及”。而电动车制造商特斯拉(Tesla)就因为员工买不起当地房子,而决定将总部从加利福尼亚州迁至得克萨斯州。

根据新华网,特斯拉总执行长马斯克(Elon Musk)日前在股东常年大会上指出,由于硅谷生活成本高,员工无法买下当地房子,不得不长途通勤。

为此,特斯拉总部决定,将迁至得州奥斯汀市。

不过,马斯克表示,总部迁走不代表特斯拉彻底离开加州,特斯拉将把位于加州弗里蒙特的工厂的产能提高约50%。

“我们将继续扩大在加州的生产。”

特斯拉在加州雇佣总计约2万名员工,其中约半数在弗里蒙特工厂工作。这座工厂每年生产超过41.5万辆电动车,目前的产能已经逼近上限。

截至目前,特斯拉今年在全球已经售出超过62.7万辆车,而去年全年销售量接近50万辆。

与加州政府有争执

马斯克先前与加州政府发生龃龉。去年5月,加州允许本州因冠病疫情停工的制造业工厂恢复生产,但弗里蒙特工厂所处的阿拉梅达县的卫生部门,不批准特斯拉复工,原因是特斯拉不属于必要企业。

马斯克随后扬言将把在当地的工厂和总部迁走,可能迁至内华达州或得州。

得州的劳动力相对低廉,政府监管相对宽松。软件巨头甲骨文(Oracle)去年决定将总部从硅谷迁往得州奥斯汀。硅谷“元老”企业惠普公司(HP)同样表示,将把总部从加州迁至得州。

你可以买到哪里的屋子?

在马来西亚,可以买到一些地区的组屋和可负担屋。

在洛杉矶,可以买一间7平方米的储藏间;

在东京,可以买一间7平方米的厨房;

在北京,可以买一间5平方米的洗手间;

但5万美元,就可以让你买到和富豪同款的房子,你相信吗?

是的,这富豪就是特斯拉和SpaceX的掌舵人马斯克(Elon Musk),他就住在一套36平方米、硬装软装俱全、还带水电网的一室一厅一厨一卫,真的只要5万美元就买到。

带火ADU概念

这房子其实是马斯克最近带火的附属住宅单元(ADU,Accessory Dwelling Unit),他先前因为准备未来登录火星,而卖掉了自己的豪宅,搬进了位于SpaceX园区内的一间仅有36平米的“ADU临租房”,并把此事发表在了自己的社交媒体。

开始引起关注的36平方米的ADU房子已分割好日常必备区域。

ADU的意思是附属在主体住宅上的建筑物,也有人称为二级单元。比如自家后院的独立小工作间,或者车库二层加盖的客房等等,通常这类房屋是为了满足特定的生活需要,或者对外出租。

为马斯克“盖房”的公司叫做Boxabl,成立于2017年,目前只卖了3套ADU,但因为卖给马斯克后而声名大噪。

不到1天就能盖好

Boxabl的ADU是标准住宅,目前唯一在售的户型Casita,是一个6×6平方米的方盒子,分割出客厅、卧室、厨房、卫生间四个生活空间,从墙壁到门窗,都有固定的材质、位置和设计,直接在工厂生产安装好,连空调、暖气、USB充电口的位置都已设置好。

在工厂生产后便能折叠运送到指定地点,迅速拼装入住。

Boxabl显示把屋子“折叠“成一个20尺柜的尺寸,相当于一个小货车货柜的大小,直接运送到指定的地点,然后专业人士不到1天就能够盖好这36平方米的房子。

预留的水电管口也是可以和主建筑的线路直接连接,不需要复杂的走线,瞬间入住不是梦。

便宜、环保、3D打印,就是Boxabl主打的三大特点。

房子外观方正工整,还能在外头乘凉工作。

Boxabl官方表示,他们的年产量在3000套左右,不过目前在官网报名买房的人已经排到五万多号了。看来,想住马斯克同款房不那么容易。

因卖给了马斯克而声名大噪的ADU房子,目前生意兴旺供不应求!
