外国人继续狂买狮城豪宅

富豪们可能要说:
“边境重开,买房好时机!”

新加坡一直是国际富豪购置房产的心水地之一。尤其是在今年次季新加坡重开国门后,更多富豪能亲自看房,激励豪宅行情。

《联合早报》报道,根据合登集团(Huttons Group)最新发布的豪宅报告,今年次季估计有110宗非有地豪宅交易,比首季多出64.2%。交易总额接近9亿新元(约29.16亿令吉),按季增46.2%。

中印美买家最多

合登报告中的非有地豪宅,指的是位于核心中央区的高档公寓,面积至少有2000万平方尺,交易额在500万新元(约1620万令吉)或以上。

合登集团高级研究主管李思德透露,买家主要来自中国、印度和美国。

“随着我国边境开放,允许接种疫苗的人免除检疫要求,带动今年次季来新加坡游客人数激增,外国买家对本地私宅的询问也同步上升,豪宅成交量激增。”

成交价最高的是位于那森路的兰心居(Les Maisons Nassim),有一个面积为6771平方尺的单位,以3700万新元(约1.2亿令吉)成交尺价相当于5461新元(约1.77万令吉)。

优质洋房成交量大降

排在第二的是The Nassim和康宁河湾(CanningHill Piers),分别以2000万新元(约6480万令吉)和1760万新元(约5703万令吉)成交。

在豪华公寓热卖之际,之前行情不错的优质洋房成交量却大减,在次季只有13宗交易,导致今年上半年的优质洋房成交量按年跌52.5%,只有28宗,总成交额也按年跌59.3%至7.15亿新元(约23.17亿令吉)。

李思德相信,这是因为推出市场的优质洋房数量比较少,加上买卖家对价格的预期存在巨大差距。预计今年的优质洋房成交量与50至60宗,低于去年的97宗。

狮城淹水高风险区 屋价跌

李显龙的话,
影响力很大。

《联合早报》报道,新加坡总理李显龙在2019年的国庆群众大会演说上,展示地图来列出面临淹水高风险的地区后,这些区域的组屋转售价下跌约2.9%。

不过,一项研究显示,在政府承诺应对气候风险后,挽回了部分的民众信心,屋价仅下滑约1.1%

这项是由新加坡国立大学商学院刘德光杰出讲席教授艾格华(Sumit Agarwal)领导的一组研究团队完成。

研究团队指出,当时李显龙通过地图标出海平面上升风险较高的区域,在经过主流媒体和社交媒体的传播,向全国传达了气候风险的重要信息,预计会强烈冲击房市。

因此,该团队分析了8391座组屋的转售交易,其中有665座(8.0%)位于高危区。

部署未来100年应对计划

结果显示,高危区的组屋转售价在李显龙演说后,显著下跌约2.9%,主要是因组屋较旧。然而,在政府承诺采取缓冲措施的高危区,转售价跌幅较小约1.1%。

新加坡政府早前承诺,在未来100年内,投入至少1000亿新元(约3154.58亿令吉)来应对海平面上升的问题,尤其是在市区和东海岸地区采取缓冲措施,如在滨海堤坝增建一个水泵房和在东海岸建造圩田等。

租赁地契屋价跌

报告还指出,高危区的租赁地契单位屋价下跌1.7%,永久地契单位屋价不跌反升,增加1.4%。

即使是在政府承诺采取缓冲措施的高危区,租赁地契单位的屋价同样下跌1.7%,永久地契单位屋价增加1.6%。

“对永久地契单位的居民来说,气候变化似乎不是迫在眉睫的风险,另一种可能是他们在购买永久地契房产时,已意识到气候风险,并计算在屋价内。”

“由于对租赁地契单位的需求,直接受此次信息冲击的影响,总理有关气候的演说,可能使租赁地契单位的买家减少,推高永久地契单位的价格。”

狮城新房产税 针对富人

富人们最常用的理财工具:
信托。

面对富人们总是用买屋子的名堂来避税,新加坡政府使出新招,这次针对的是富人们最常用的信托。

新加坡财政部宣布,对于将房产转让给没有可识别受益所有人的信托,政府将对买方征收35%的额外印花税。

也就是说,如果富人们不想要被征收35%如此高的税率,那购买者就必须要披露真实的身份。

APAC Realty分析员点出,富人们常常借着信托来“隐藏身份“,是一种避税的捷径。

房产公司ERA研究主管马克(Mak)也直言:“新规则针对的是富人”。

用孩子或他人名义避税

在这新规出台之前,若购房者将房产转入生前信托时必须缴纳印花税,并根据业主其他资料征收额外税款。但如果将财产放入没有可识别受益所有人的信托中,就不会产生额外课税。

而且,这招数时常可见,因为父母可以通过信托,以21岁以下的孩子名义来购买房子。当孩子是新加坡公民,且名下没有任何住宅,就能避免缴纳额外的印花税。

也有小部分高净值人士通过不透明的结构持有房产,比如说通过信托购买房产的受益所有人可能是另一个信托,而第二个信托背后可能仍是信托,不过这并不常见。

新规定实行后,如果受益人身份公开,购买者可以获退还多征的35%税款,但仍需缴纳其他税款。

豪宅旺市消退?

虽然有些分析员认为这新规对房价和成交量的影响不大,但马克认为,最新举措可能会阻止一些人在新加坡抢购房屋。

“随着越来越多的高净值人士来新加坡,他们会想出不透明的结构来购买住宅,以避免额外的印花税……可能会使用复杂的多层所有权结构来掩盖某些资产的真实所有权。新规可能会打消他们的念头。”

去年,新加坡房屋市场快速升温,价格创下十多年来的最大涨幅。根据新加坡莱坊的数据,2021年豪宅销售额按年增长了两倍。

狮城牛车水最贵店屋要卖!

真是天价!

位于牛车水一带丁加奴街20号(20 Trengganu Street)近日有7栋相连的保留店屋求卖,并开出天价,引起市场关注。

根据营销代理商世邦魏理仕(CBRE),这保留店屋楼高3曾,占地面积1万444平方尺,总楼层面积达3万1364平方尺,指示价高达1.1亿新元(约3.49亿令吉)。

《联合早报》报道指出,若是成交,这会是新加坡有史以来最贵的店屋交易。

目前,最高纪录“保持者”是去年卖出的摩士街宝瓷林精品酒店(Porcelain Hotel),以9000万新元(约2.85亿令吉)成交。

这批相连的店屋,目前1楼出租给超市、古董店和化妆品灯零售业者。二楼和三楼是餐厅和精品酒店。

世邦魏理仕以邀请买家出价的方式求售,截止日期是6月1日。

七栋相连保留店屋推出市场求售。

狮城 开始抢大马装修工人

真的好缺人……

由于冠病疫情期间采取封锁措施,偏偏许多新屋主在这两年领到新钥匙需要装修,新加坡的装修业近来人手严重短缺。

根据《新明日报》的报道,新加坡装修同业商联会会长陈锦龙层透露,新加坡的装修业高度依赖马来西亚员工,但疫情导致少了三、四成的人手。

同时,Majestic Construction装修公司老板林瑞庆透露,在这期间,装修服务的需求增加二、三成,尤其是许多情侣延后结婚,近来才开始要装修房子,还有不少新人因为预购组屋等候时间更长,转而购买二手租屋。

因此,随着马新边境开放,新加坡装修业料开始抢大马员工,尤其是木工和抹灰工人。

高价抢人

新加坡装修同业商联会顾问林亚峇说,为了满足激增的装修需求,业者还高价抢人,因为这类员工必须要具有一定的“功力”,不是随便能找到。

“就拿当时抹灰工来说,原本日薪一天80至100新元(约249至311令吉),疫情下就有人开价200多新元(约622令吉),甚至超过300新元(约933令吉)。”

不过他也认为,无法在短时间内就能成功“抢人”,因为一些马来西亚员工可能之前回国后就转行,不一定会选择回到新加坡工作。

林瑞庆也说,目前才刚开放数天,还需要等分包商为这些大马员工申请准证才可以入境。

马新边境开放,
越堤族会回到新山租房吗?

马来西亚和新加坡的边境在4月1日全面开放,越堤族可以回流到新山租房子降低成本,恢复过往每日往返的方式,那是否代表狮城的租房市场将大受打击呢?

但接受《8视界新闻》访问的新加坡业者认为,马新边境开放,不会对狮城租金带来太大的冲击,反而有微幅上涨的空间。

ERA产业研究咨询部主管麦俊荣指出,虽然越堤族可能会回到新山租房,但其实也还有很多大马人准备在新加坡找房和工作。

而且,新加坡的租客不仅是大马人,因为逐渐开放边境后,还会有更多外国人前来定居。

“我相信当前租金会维持至少几个月,之后可能微涨,但涨幅不会像过去一年那么大。”

租屋市场大热

合登房地产区域副主任谢声豪也透露,自从马新疫苗接种者旅游通道(VTL)开通后,该公司接到不少大马人的租房咨询,他们都希望到新加坡工作。

再者,由于许多房屋项目工程进度因为疫情而延后,迫使买家们暂时租房等待交房;而且,越来越多人居家办公,这些人可能会选择更大的房子。

他说,在过去1年里,每次一有房屋出租或出售,短短一周内就会被抢走。现在的情况是卖家和业主市场,租房客和买家却比较难。

在1年前,单房的平均租金为700至800新元(约2168至2478令吉),但如今涨至900新元。

五房式组屋单位的平均租金从2800至3000新元(约8673至9293令吉),提高到3200至3300新元(约9912至1.02万令吉)。

狮城豪宅越大越销

狮城富豪,
果然不少。

尽管近两年冠病疫情肆虐全球各地,重创经济,但新加坡房市在疫期中仍一片唱好。

当中,令许多发展商头痛的豪宅销售,在新加坡就有不错成绩,而且,是面积越大越受欢迎。

据早报网报道,橙易产业(Orange Tee & Tie)发布最新的报告显示,今年截至9月12日的数据显示,较大面积的豪宅越来越受买家青睐,在第三季的销售中,楼层面积至少1200平方尺的单位占42.3%,高于前两季的31.8%和37.4%。

至少1600平方尺的单位在第三季销售占23.6%,高于前两季的18%和22.1%,这表明越来越多资金雄厚的买家有能力购买更大面积及更昂贵的豪华私宅。

今年来销量最高的豪宅项目为名汇庭苑(Midtown Modern),共售出392个单位,中位数尺价达2704新元(约8321令吉)。

尺价同比上扬5.2%

此外,数据显示,在这期间,新加坡豪宅价量齐升,每平方尺售价今年第三季同比上扬5.2%至2652新元(约8161令吉)。

代表豪华私宅的核心中央区(CCR)共售出3883个单位,这超越2018年以来全年纪录。有339个单位售价超过500万新元(约1538万令吉),其中74个单位更超过1000万新元(约3077万令吉)。

新豪宅尺价迅速上扬,因为近几个月有逾200个单位是以尺价逾3000新元(约9232令吉)售出,包括来自康邻豪庭(Klimt Cairnhill)、铂瑞雅居(Boulevard 88)及The Avenir等。

今年来有337个单位的尺价超过3000新元,45个单位则超过4000新元(约1.23万令吉)(不包括批量购买)。

以平均总价来看,豪宅最大宗交易是位于那森路的Les Maisons Nassim有一个楼层面积达6576平方尺的单位,在今年5月以3900万新元(约1.20亿令吉)售出。

橙易产业研究与分析部高级副总裁孙燕清指出,豪华私宅供应稀缺,尤其是地理位置优越的大规模发展项目,基于大多数发展商尚未填补土地库存,市场供应预计保持低位。

组屋的“空中蔬果园”

克服了高楼住宅不能种菜的难题!

《联合晚报》报道,居住在新加坡武吉班让组屋的陈胜发,虽然住家没有大片土地,却没有局限他的园艺天分,反而在窗口打造自己的“空中蔬果园”。

66岁的他在窗外自制木架,用钢管和木棍在窗外搭起架子,瓜藤顺着架子缠绕,长出一片绿叶茂盛、由小黄花点缀的花园。经过多年用心栽培,在自家种出新鲜的苦瓜、蜜瓜,甚至一串串葡萄。女儿将他的照片分享到面簿后,引起网民关注。

他受访时说:“我没有大片土地,既然不能往上种,就往外面种。”

陈胜发约在10年前突发奇想,决定挑战在自家种新鲜蔬果,从巴刹和花圃买来种子和小树苗,经过细心照料,“空中花园“逐渐硕果满枝,结出葡萄、蜜瓜、小苹果、青色和白色苦瓜等蔬果,各个鲜嫩水灵。

他还在果实下也放置了塑料网,确保果实不会掉下来砸到人。

一颗专注的心

“只要确保植物有充分的阳光,定时浇水,施肥,修剪和整理瓜藤。没什么窍门,只要有爱心。”

谈到蜜瓜,他透露一些秘诀:“蜜瓜花开一天就凋谢,授粉的时机很短,可以拿雄花上面的花粉,亲自抹在雌花上‘人工受孕’。”

葡萄就较具挑战性,因为它通常生长在有四季的国家,而夏天一般是葡萄收成的季节,但新加坡每天都是夏天,难预测葡萄树几时结果,果实也比较酸。但陈胜发指这并不是最重要的,“能够看到一个个果实长出来,我就很有成就感了。”

能低价买房?骗子赚600万

别轻易相信所谓的“低价买屋”呀!

新加坡一名49岁蔡姓男子,声称自己在房地产公司上班,如远东机构(Far East Organisation)以及城市发展(CDL),有“好康”能低价买到公寓,5年内竟然骗过8人,拿了200万新元(约623万令吉)!

东窗事发后的代价,就是需要坐牢9年9个月。

根据《联合早报》,蔡男共面对26项欺骗和一项偷窃罪,承认其中12项控状,余项则交由法官下判时一并考量。

根据法庭文件,被告在2012年至2016年之间干案,除了骗钱,也曾偷走一支价值7000新元(约2.18万令吉)的劳力士名表。

拿不出钥匙

他面对的所有控状中,涉及的款项高达197.5万新元(约615万令吉),还把骗来的钱花在赌博和其他个人开销。

受害者被骗多年,直到后来发现所“投资”的公寓项目取得临时入伙证(TOP)后,他一再问被告何时能拿到钥匙,但被告却以诸多理由推托。

主控官指出,被告至今只给其中一名受害者做出3000新元(约9300令吉)的赔偿。法官在被告认罪后,判他坐牢九年九个月。

在新加坡的金文泰组屋,在楼下增设了一个“吸烟舱”,舱内有冷气、电视、窗口等,让烟民有个舒适的场所解决烟瘾,还能减少社区内的二手烟问题。

根据《新明日报》的报道,新加坡国家发展部兼外交部高级政务部长沈颖昨日在面簿贴文表示,金文泰4道将迎来第一间“吸烟舱”,由Smoking Cabin SG推出。

吸烟舱”通过多层过滤,确保是零二手烟和零三手烟的舱室。

新加坡金文泰组屋楼下增设“吸烟舱”,非抽烟者可避免二手烟,而抽烟者不必担心日晒雨淋,居民表示欢迎。

减少社区内二手烟

新加坡国家发展部兼外交部高级政务部长沈颖昨日在面簿贴文表示,金文泰4道将迎来第一间“吸烟舱”,希望为在家抽烟的居民提供另一个场所解决烟瘾,同时减少社区内的二手烟问题。

《新明日报》记者昨晚走访金文泰4道第311A座组屋时,“吸烟舱”还未正式投入运作。但据观察,该“吸烟舱”由Smoking Cabin SG推出,舱内设有冷气、电视、窗口等。据了解,“吸烟舱”由荷兰—武吉班让市镇会推出。

这个吸烟舱大获当地居民欢迎,不少居民表示,大部分烟客会在公园垃圾桶附近或组屋后方的垃圾槽聚集抽烟,或是会在阳台上吸烟,烟味飘进邻居家里,或是烟蒂落在阳台上。

有了吸烟舱,不仅解决了民众吸“二手烟”的问题,对吸烟者来说他们到屋外吸烟也不必躲避雨水。
