碧桂园 下半年交屋50万套

碧桂园不会爆雷?

中国房地产发展商接连爆雷,“幸存”的也纷纷呈报亏损的业绩表现。作为行业巨头之一的“碧桂园”,也备受国内外市场关注。

碧桂园近期公布,预计今年上半年的核心盈利介于45亿至50亿人民币(约29.2亿至32.44亿令吉),股东应占盈利为2亿至10亿人民币(约1.3亿至6.49亿令吉)。

这预估远逊于2021年上半年的表现。当时,碧桂园的核心盈利为152亿人民币(约98.62亿令吉)。

碧桂园解释,上半年疫情影响交屋速度,因此项目结算的进度也跟着变慢,冲击业绩表现。

今年上半年,碧桂园在214个城市,如约交付1070批次,超25万套房屋;下半年计划交付50万套。

现金流测试 防爆雷

而对于市场的“爆雷担忧”,碧桂园总裁莫斌指出,已经针对未来可能遇到的各个风险都纳入考量,做了极致版本的现金流压力测试。

“中长期按季度、短期按周进行滚动更新,确保实现‘削峰平谷’,以平滑可能存在的阶段性波动,留足安全垫以应对外部的不确定性。”

下半年无到期债

债券方面,今年下半年已无到期美元债,境内则有两笔债务到可回售状态,合计40亿人民币(约25.95亿令吉),除此之外没有其他直接到期的直接融资。

明年上半年,碧桂园有合计4笔境内债、69亿人民币(约44.77亿令吉)到期或达到回售状态;境外美元债只有1月份的一笔,折合人民币40亿人民币。

莫斌指出,上半年盈利的影响因素多为非现金性质,集团的经营状况良好,具备充足的可动用现金,现金流依旧稳健。

“我们会继续优化债务结构,偿还高息的、短期的债务,进一步拉长融资久期。”

碧桂园金海湾业主 对抗发展商

到底设施破坏,
是否蓄意呢?

碧桂园金海湾(Country Garden Danga Bay )百名狮城、中国和大马业主,到新山开会控诉P1区公寓水电房三度遭人破坏,业务管理委员会更三度报警。

根据《联合早报》,业务管理委员会主席江女士表示,此次在新山召开会议,是为了捍卫权益;碧桂园金海湾也发表声明澄清,经过警方调查后,业主的指控不实。

江女士:业委会就3次破坏事件向警方报案。

据江女士所说,公寓在8月1日、3日和5日断水断电,也有人破坏公寓的保安系统,这一切都已由闭路电视拍下,怀疑与前任物业管理公司有关。

而碧桂园金海湾则发布文告否认这一指控,并称有关项目建设完成后,就交给光明物业服务有限公司(Bright Property Management),负责管理居民相关事宜和楼宇物业管理。

但同时,据碧桂园记录,上述公寓的楼宇物业管理工作已于本月1日正式移交Bond Prop Management。

“关于部分业主所称物业技工故意破坏设施和设备的指控,并不属实。我们了解到的情况是警方已于8月9日对此事进行调查,并证实业委会指责不实。”

针对碧桂园的声明,江女士称并未接到警方通知,相信警方仍在调查此事。

业委会周日召集约百名来自新加坡、中国、大马和其他国家业主开会。

更换物业 各执一词

江女士还控诉,前管理公司拒绝交出账目等文件交接。

物业管理公司更换,其实已经出现业主和发展商之间的纠纷。因为江女士透露,发展商以业委会没有通知更换管理公司等理由,起诉业委会5名成员。

她解释,之前的业务管理公司是由发展商聘请,相关公司也属于发展商的子公司,之后才改由屋主组成业委会,而业委会基于前管理公司管理不当,才决定聘请新的管理公司。

她也指业委会已通过正常程序,早已发出通知信给发展商。

她说,发展商在未经业委会和新管理公司同意下,在本月30日准备召开一场闭门式的业主大会。

碧桂园金海湾:合法召开特大

对于此特别大会,碧桂园也澄清,曾在今年6月18日,与部分业主向业委会提出召开特别业主大会要求,依据2013年分层地契管理法令第二附表第 11(2)(a)及11(4)(a)条文,若业委会接到至少25%业主联署要求召开特别大会,业委会必须在6周内召开。

该公司在8月14日接获地方政府建筑物委员会(COB)信函委任及指示,依据上述法令第 11(5)(b)条文召开特别业主大会。

“根据建筑物委员会信函内容,我们已致函Royal & Lovell 联合管理委员会(JMB) ,要求召开特别业主大会,然而该联合管理委员会并没有召开大会,因此我们根据COB指示召开特别业主大会。”

“我们已根据指示给予各业主14天的通知,也把会议议程列在业主通知函。”

声明指,基于以上情况,该公司是合法召开特别会员大会,并将严格按照法律规定执行建筑物委员会的相关决议。

碧桂园 变“垃圾级”

中国最大的房地产发展商,
正经历艰苦时刻。

中国房地产行业的展望恶化,让投资者对中国房企的未来也愈发担忧。

作为以合约销售额计算的中国最大的发展商,碧桂园(Country Garden)首当其冲,失去了最后一个投资级评级。

国际评级机构惠誉(Fitch)继6月时把碧桂园列入负面观察名单后,如今正式将之下调一档至“BB+”的“垃圾级”。

其实,当初惠誉刚将碧桂园列入负面观察名单不久后,另一家评级机构穆迪(Moody’s)也剥夺了它的投资评级。

而标普方面,自2008年以来一直给予碧桂园“垃圾级”。

影响投资者买入意愿

通常,任何评级在BB级或以下的债券,都被成为“投机性债券”或“垃圾债券”,意思是商业信用较低,财务生存能力有风险。对规避风险的投资者仍而言,这是个危险信号。

惠誉在决定下调碧桂园的评级时说,该公司的“流动性缓冲空间虽充足,但面临压力”,压力来源包括销售下滑、运营资本承诺和进入资本市场的能力变差。

这家国际评级机构早前也说过,中国房地产业陷入困境,预计碧桂园的杠杆率将提高,2022年的合约销售额料跌30%。

随着新屋销售下滑了一年,由政府采取行动遏制房价涨幅和发展商债务增长拉开序幕的债务危机拉开序幕已经恶化。中国离岸债券违约占比已创下纪录新高,而且违约人几乎都是房地产公司。

碧桂园承诺赔偿金海湾7业主

碧桂园金海湾的延交屋案,
来到尾声。

联邦法院宣布,驳回碧桂园金海湾私人有限公司(简称CGDB)的上诉,代表碧桂园金海湾7名业主因为公寓单位延迟交付而发出的诉讼案落幕。

以敦东姑麦文为首的联邦法院三司裁决,CGDB发展商没有上诉理据,因此和另两名法官为拿督娜丽妮以及拿督莫哈末查比丁,一直决定驳回CGCB的上诉。

CGDB随后发出文告指出,该公司将支付7名业主逾期交屋的赔偿金。

“本公司尊重业主的利益,并继续努力为居民和周边社区提供更好的服务。”

同时,CGDB强调,有母公司碧桂园控股的支持,该公司的财务状况依然强稳。

这7名业主是在2013年5月至10月期间购买碧桂园金海湾豪华公寓,后在2018年入禀柔州房屋仲裁庭,要求发展商就逾期交屋赔偿。

柔州房屋仲裁庭经过审讯后,判CGDB需各赔偿7名业主的数额介于1万3834令吉78仙至3万2682令吉26仙。

HBA:要保障购屋者权益

马来西亚购屋者协会(HBA)总秘书拿督郑金龙发文高指出,这次联邦法院的裁决再一次证明,发展商若在交屋期36个月后违约,购屋者有权根据他们与发展商签署的房屋买卖合约,索取逾期交屋赔偿金。

他感谢联邦法院维护购屋者的权利,并强调马来西亚购屋者协会会继续根据1966年房屋发展法令旨在,保护购屋者的权益。

滞销屋虽多 碧桂园仍看好柔州

市场缺乏动力、交屋率低于预期,
碧桂园也不看淡柔州。

中国知名发展商碧桂园,在大马最知名的项目就是在柔佛南端毗邻新加坡、耗资千亿美元的森林城市(Forest City)。

不过,疫情封关两年让新加坡和其他海外买家“进不来”,整个产业市场在这阵子缺乏动力,森林城市的交屋率也低于预期。

根据房地产咨询公司Rahim & Co International的一份报告,截至2021年9月,大马共有5.67万个滞销住宅单位,总值415.9亿令吉;当中,柔佛的数量最多,达2.32万令吉,价值192.9亿令吉。

但对于柔佛州的前景,碧桂园依然乐观。

森林城市是包括住宅、休闲、商业和工业空间的混合开发项目。

求长远发展

碧桂园通过电邮回复《日经亚洲》说,柔佛州拥有靠近新加坡的独特地理优势,还有发达的当地经济基础,对该州的发展充满信心。

“碧桂园进入马来西亚市场已有9年,我们将继续在这里开展业务,以求长远发展。”

森林城市是由四个填海岛屿组成,总面积达1740公顷,约为新加坡圣淘沙度假岛面积的三倍,是包括住宅、休闲、商业和工业空间的混合开发项目,碧桂园持有三分之二的股权。

锁定中国和新加坡买家

当中还设有海关和移民局检查站,居民轻轻松松就能前往新加坡。

这个项目预计能在2035年全面开发,近年正努力向中国和新加坡的核心投资者推销。

不过,冠病疫情拖慢了填海和整体发展的速度,目前为止只开发了第一个岛屿,而这个岛屿上的住宅、国际学校、商业区、豪华酒店、高尔夫球场的发展,也因为国门关闭而受打击。

“例如,酒店入住率显著下降,而光顾高尔夫球场的平均每日人数明显大降。”

房屋移交进度慢

森林城市已经移交超过2万个单位的房屋钥匙,远低于计划在2035年完成开发第4个岛屿的70万名居民的目标。

这些业主主要来自中国、马来西亚和新加坡,也吸引了来自越南、印尼、台湾、香港、韩国和日本的买家。

不过该集团也强调,森林城市各个项目的销售一直稳定。

“这并没有改变公司开拓本地市场的决心。我们为无法亲临森林城市的客户提供在线销售、虚拟旅游和现场观看等数字服务。”

大马将于4月1日重新开放国门,在与病毒共存的管理过程中允许免隔离和检疫旅游。

中国房企三巨头 痛失千亿身家

中国房企,依旧那么赚钱吗?

如果你有注意到中国富豪榜,会发现占据前端排名的,常常都是来自房地产界的大亨们。

比如说恒大的许家印、碧桂园的杨惠妍、融创的孙宏斌、万达的王健林等人。

但随着房企不断爆雷,这样的“霸榜”日子,似乎已经结束。由于中国房地产领域遭遇寒冬,销售额排行前三的恒大、碧桂园和融创都受冲击,三大掌舵人的财富比去年4月发布“福布斯富豪榜”以来,蒸发了300亿美元(约1257.90亿令吉)。

福布斯形容,中国房地产的“鼎盛辉煌”时期已经结束,不但难以出现过往双位数的盈利和赚幅增长,而且许多业者还要面临更大的亏损。

但是龙头老大恒大,财富就较2017年时少了整整80%!现在正在和各方协调,甚至变卖自身资产,以稳住恒大和房地产领域。

杨惠妍一天少10亿美元

恒大不是唯一爆发财务危机的房企,随着中国政府在2020年8月设下“三条红线”政策后,越来越多房企“爆雷”,比如说佳兆业、广州富力、世茂、中国奥园等。

虽然碧桂园未在其中,但上周大市狠狠抛售房产股,造成碧桂园估价在短短1天内暴跌8.1%,中国女首富、碧桂园董事长杨惠妍的身家,也减少了10亿美元(约41.93亿令吉)之多。

自去年4月以来,她已损失62亿美元(约259.97亿令吉)的净资产,股价暴跌三分之一。

五大家族失一个万科

较早前,中国《第一财经》以连续多年在《胡润百富榜》上位列50大以内、各大销售排行榜上位列十大以内的民营房企为例,选取了五大房企家族,以其所持有的上市房企的市值为主要指标,细察五大地产家族在过去一轮周期中的财富变动。

这包括许家印家族、杨惠妍家族、孙宏斌家族、吴亚军家族、许荣茂家族在内的五大家族。

数据显示,截至2021年末,这五大家族持有的上市房企市值,较2021年初一口气跌去近3000亿港元(约1614.44亿令吉),这相等于一个万科的市值。

在去年10月发布的胡润百富榜中,已经可见中国地产富豪的身家大幅缩水,不仅没有“霸屏“十强,许家印的排名还从第五,直接掉到第70名。

机器人如何建房子

这个工地,测量牆身、研磨地坪、
高楼层外牆喷漆和清洁…等工序,都不用人手。

广东顺德的碧桂园凤桐花园项目如火如荼建设中,这里和其他工地很不一样,劳作的工人不多,却有超过20款机器人在工地各处忙碌着。

测量牆身地面、高楼层外牆喷漆、地坪研磨、地库抹光、外牆清洁…这些繁重而危险的工序,统统都是机器人代劳。

事实上,工地很多建筑工序,甚至是被认为只有人工才能做到、需要特别技巧如砌砖、舖地砖、贴牆纸、上漆等工序,早就一一实现不用人工完成。

附属碧桂园集团的广东博智林机器人公司,2019年4月就完成了地面铺贴、墙纸铺贴墙纸铺贴、砌砖…等等十多款建筑机器人,且已商业化,只是没有全面对外开放。

楼层清洁机器人主要用于施工现场小石块与灰尘清理工作,清扫效率较人工提升3倍。

效率比人工高2到3倍

今年2月初,中国鉴定了7个住宅城镇智能建造试点项目,顺德碧桂园28光年是其中一个,4月首次举行开放日,率先同行现场展示18款不同功能的建筑机器人如何在工地真实操作。

这个工地整洁有序,完全不像一般工地沙尘滚滚,全因研磨机器人和清洁机器人,工作更精准和完美。

据中国各媒体报道,综合而言,各种机器人的工作效率比传统人工提升2至3倍不等。

现在可见,楼层清洁机器人有既定的自主路径规划,会自主导航,清理工地的小石块与灰尘清理工作,还会自动倒垃圾,清扫效率比人工提升3倍。

地坪研磨机器人主要是去除混凝土表面浮浆,解决了一般工地研磨工序严重扬尘的问题,且效率也提升2倍。

另外,测量机器人采用先进的AI 测量算法,保证客观精准;智能随动布料机加入后,传统需要3人的工作量,如今只需1人即可完成。

高楼层外牆喷漆和清洁,都是高危工作,利用机器人执行任务,更安全也更高效率。

碧桂园集团创办人兼董事会主席创办人杨国强对“机器人代表着未来”的执念,2018年豪情裁进机器人领域。

同年7月就成立了博智林,至力研发和推进建筑机器人、智能工程设备和装配式建筑等,还和顺德区政府合力打造顺德机器人谷。

杨国强希望碧桂园成为“全球最强的机器人公司,还梦想未来70%工作能由机器人完成。

18款机器人投入商业化应用

博智林在研建筑机器人及智能产品共6类,现有在研建筑机器人46款,其中18款机器人已投入商业化应用。

开始量产或租售的机器人包括混凝土施工、混凝土修整、砌砖抹灰、内墙装饰、地砖打磨、外牆喷漆等等机器人。

有智能和感应的研磨机器人,遇到柱子会闪避,且研磨效率更高。

据碧桂园去年的业绩报告,截至今年3月17日,博智林僱员7000多人,研发人员超过4000人,硕士和博士超过20%,海外人才超过120人,各领域专家级人才超过220人,同时与多家顶尖大学合作。

另外,机器人实验中心2018年9月启用以来,碧桂园成立的千玺机器人集团,研发和生产餐饮业所需机器人和系统。

该公司目前已开业70家机器人餐厅,遍佈各县。

杨国强设下目标,千玺机器人集团一年内要在大湾区布局1万家门店,未来剑指全球最大餐饮集团、最大餐饮设备制造商。

大规模裁员?碧桂园澄清!

“深耕本地市场的决心和信念没有改变。”

香港《南华早报》报道,由于柔佛森林城市(Forest City)的销量在过去18个月低迷,导致中国发展商碧桂园(Country Garden)不得不大规模裁员。

据报道,碧桂园将2019年原有的1700名马来西亚员工,裁减至今年6月的500人,仅剩三分之一员工继续推展业务。

对此,碧桂园紧急发出文告澄清,在马新区域不存在大规模裁员情况,而是根据不同阶段重点业务发展目标,来配置人力资源,这是是企业应对市场和发展变化的合理经营手段。

“项目发展前期,我们配置的人力资源倾向建设设计、工程管理、施工管理等为主。2019年底,重点业务侧重城市的智慧运营和管理等,因此也会按照这个业务重点配置人力资源。”

同时,去年开始受到持续的疫情影响,有部分海外员工希望回到家乡工作,对此尊重员工意愿对员工进行调离等安排。

“相关工作始终遵照马来西亚相关法律法规,妥善、周到。”

碧桂园坦言,冠病疫情确实影响了项目的建设和经营,也扰乱了业务发展节奏,但这并没有改变深耕本地市场的决心和信念。

“碧桂园马新区域各项目的销售工作在疫情下保持着稳健发展,森林城市目前已建成约3万套。我们还为无法前往森林城市现场的客户提供线上售楼、虚拟看房、直播看房等数字化新技术服务,并持续优化数字平台,为各国客户开展高效持久服务。”

碧桂园森林城市计划不变

碧桂园集团(Country Garden Holdings)与柔佛州政府打造的森林城市(Forest City)长期发展计划不变,预计在2035年完成所有4岛屿,总面积30平方公里的发展建设。

碧桂园马新区域副总裁邱立鹏博士表示,30平方公里大规划需要长期完成,碧桂园集团来马投资森林城市,看的不是短期政策,因此短期波动不对会森林城市造成深远影响。

他早前接受八度空间财经十四行访问时说,不论是冠病疫情或取消隆新高铁,这对森林城市都不是打击。

“碧桂园在2014年开始准备在柔佛投资项目开发规划时,当时尚未有兴建高铁的准确消息,因此高铁不是影响投资判断的因素。”

增加逾万就业机会

邱立鹏表示,截至2020年,依斯干达特区总投额达240亿令吉,其中外资占比75%,这代表跨国企业还是看好这区域,碧桂园即其中企业之一。

他指出,森林城市是结合房地产与其他产业,前期发展是以房地产销售为主,如今具备产业发展雏形。

“如果我们只是单纯房地产企业,就不会建造一个全马最大的自动化生产基地,不会建酒店与高尔夫球场,也不会发展商业。”

他补充,森林城市过过去5年投资200亿令吉,增加1万1000个就业机会。

询及森林城市房产价格太高,似乎只让外国人受惠,邱立鹏回答,碧桂园集团于2012年首次进驻大马,目前已在马新区域落实5个项目,从森林城市到中央公园项目属完全本地化产品。
