跌跌不休的纽西兰房价……

是13年来最大跌幅……

涨得太高,也会有往下跌的一天。

去年经历疯狂飙涨的纽西兰房价,在今年却撑不起来了。原因是中央银行大幅调高利率来遏制通胀,更高的借贷成本冲击了房市买气。

根据CoreLogic的数据,今年次季纽西兰房价下跌2.3%,是自2009年初以来最大的季度降幅,当时是面对全球金融危机,全球经济陷入衰退。

CoreLogic纽西兰研究主管尼克·古道尔指出,人们开始考虑经济衰退和利率上升的情况会持续多久,这抑制了未来的住房需求,而且可能会抑制持续到利率开始下降为止。

跌势超出央行预期?

据纽西兰媒体报道,经济学家们预测今年房价将会跌10%,而且到2023年还会持续跌势。

纽西兰央行曾在半年度金融稳定报告中指出,尽管房价近期下行,但整体房价仍高于可持续水平,房价“大幅修正”是一个“合理的结果”。

但这样的房价跌势,似乎超越了央行的预期。因为在次季,除了南岛城市克赖斯特彻奇上涨3.3%之外,其他主要城市的房价都出现了下跌。

用5年时间复苏

其中,奥克兰房价下跌4.9%,惠灵顿下跌4.7%,全国平均房价降至102万新西兰元(约279.41令吉)。

尼克·古道尔指出,在全球金融危机时,房价在17个月内跌约10%,用了5年时间才回到危机前的顶点。

“虽然2008年和2022年之间的经济和贷款环境显著不同,但住房负担能力更弱了,利率在上升,而不是像2000年代末那样下降。在这种情况,房价的跌势在近期难以缓解。”

房价止涨转跌?

纽西兰中央银行指出,将通过大幅提高借贷成本来应对通胀,因此该国房价可能会大幅下跌。

根据华尔街见闻的报道,该央行在最新发布的《半年度金融稳定报告》中指出,虽然近期房价开始下跌,但依然高于可持续水平,所以房价“大幅修正”,是一个“合理的结果”。

纽西兰央行是从去年10月开始启动紧缩周期,房价随后时开始回落。

这两年疫情期间,全球多个国家的房市都异常火爆,纽西兰就是其中之一,房价在两年内上涨了48%,在去年11月达到峰值后,目前已经回落了4%。

目前为止,房价的回落幅度都是渐进步伐,但若央行加大对抗通胀的力度,相信跌势会变得更加剧烈。

贷款人负担增大

上个月,该央行将官方现金利率上调0.5个百分点至1.5%,并表示希望迅速将其提升至2%左右的中性水平。

“与其他国家的利率变动相比,纽西兰利率的上升幅度很大,是过去20年里幅度最大的加息之一。随着目前的固定利率抵押贷款在未来一年重新定价,偿债成本将大幅增加。一些近期抵押贷款借款人可能会面临偿还债务的困难。”

不过,报告中也指出,房地产市场对金融系统的整体威胁是“有限的”。因为在疫情期间,银行将测试利率保持在6%,仍然高于当前的抵押贷款利率,这可作为一个缓冲,确保债务偿还能力持续。

纽国最贵豪宅 砍半价卖

难道纽西兰行情那么不好吗?

在4年前,纽西兰皇后鎮(Queenstown)有这么一座豪宅,创纪录挂价3300万纽元(约9465.87万令吉),而被称为纽西兰最贵的豪宅。

不过,最近这栋豪宅以1750万纽元(约5019.78万令吉)的价格售出,是4年前要价的一半。

这令人怀疑,今年房价狂飙的纽西兰,是不是后继无力了?

非也!虽然旅游业受到冠病疫情影响,但作为纽西兰旅游胜地之一的皇后镇,房市依然强劲。1700万纽元的售价,已经是一等一地高!

豪宅坐拥绝佳的山景。

当地房地产经纪人 Bas Smith 表示,虽然市场人士认为旅游业枯竭会冲击皇后镇的房市,但这个风景秀丽的南岛小镇,却特别受到澳洲、奥克兰和新加坡人的喜爱。

这些外国人特别爱买皇后镇的高档住宅,促使该地区的全年销售额,在全国名列前茅,销售量也有所增长。

Bas Smith最近就以1750万纽元的价格,出售了两处豪宅,其中一栋就是这栋曾经被誉为最贵房子的豪宅。

该豪宅占地6.69公顷,住宅部分占了754平方尺,另外还有89公顷的土地,一集9公里的独家步道。距离皇后镇仅有 40 分钟车程,可俯瞰瓦卡蒂普湖 (Lake Wakatipu) ,坐拥绝佳的山景。

“这是一处令人难以置信的财产。”

纽西兰房子比你会挣钱!

房产升值比工作收入更高,
任何有房子的人都是赢家。

根据新西兰中文先驱网报道,CoreLogic首席房地产经济学家Kelvin Davidson透露,最新数据显示,在纽西兰,许多业主“只要拥有一处房产就能从账面上赚取比每天上班更多的收入”。

在截至今年8月的一年中,尽管经历了冠病疫情、封锁和边境关闭,钮西兰983个地区中,771个的房价每年上涨10万纽币或以上(约30万令吉或以上)。

甚至有一个地区的房屋价值年增长近60万纽币(近180万令吉)。

富人穷人差距更明显

Davidson引用了Infometrics第二季度的数据:纽西兰全国家庭收入中值为每年93894纽币(28.16万令吉),而奥克兰为每年121500纽币(36.43万令吉)。

“在过去一年中,许多地区的房产中值涨幅远远超过了家庭年收入。”

对于房价增长快速,Davidson警告房主别高兴得太早:“这是账面上的财富,实际上是以非房主为代价的。其实,对于潜在的首购族来说,我们最新的数据再次凸显了他们面临的挑战。”

他说,投资者继续收取租金,租客继续工作并支付租金,这些房东确实从增值中获得了可观的收入。

业主/自住者的情况也不一定好,因为如果他们打算出售房产并购买另一套房子,他们通常会借更多的钱来买下一套房产。

他说:“有能力购房者,自然没问题,但对于那些经济能力较弱者来说,情况就不同了。富人和穷人之间的差距越来越大。”

全国房价中值涨幅情况

CoreLogic的数据显示,全国只有24个地区的房价涨幅低于5万纽币(15万令吉)。

在奥克兰,208个地区中有37个的房价中值低于100万纽币(300万令吉),有10个地区的房价中值不到80万纽币(240万令吉)。

纽西兰全国只有150个地区的中值为50万纽币(150万令吉)以下:北岛61个,南岛89个。这几乎是一年前的一半。

Herne Bay仍然是房价最贵的地区,房价中值为325万纽币(975万令吉),Ponsonby价值上涨最快,涨了597550纽币(179.18万令吉)。

Davidson表示,房价涨幅较小的地区主要在南岛。

6月份,陶朗加100多万纽币的地区是3个,但现在是8个,Mount Maunganui最贵,为133万纽币(399万令吉)。

Seatoun是惠灵顿的顶级地区,房价中值为193万纽币(579万令吉)。

纽国6成屋主 买不起房子

如果要你买回你现在的房子,你还买得起吗?

很多纽西兰屋主的答案是“不”!

根据《联合早报》,纽西兰消费者协会发布的最新民调结果显示,若是按照当前的房价,每五名屋主就有三人买不起他们现有的房子。

当中,在60岁至69岁的屋主,66%买不起他们现有的房子。

购买力居次的是50岁至59岁屋主;70岁以上及18岁至29岁的屋主,分别有59%及大约半数买不起他们现有的房子。

该协会通信及宣传部主管拉斯穆森指出,纽西兰的房市失控,加剧了该国被房产“财富分化”的现象。

“如果你还没买上房地产,那拥有房产的梦想将越来越难以实现。目前的平均房价是平均国民收入的12倍以上。”

担心买不起房大于疫情

受访民众最大的担忧是买不起房子,其次才是担忧冠病疫情、电费及粮食价格上涨。

同时,有42%受访者认为他们已完全被排除在房市外,买不了屋子;20%说他们正在存钱买房,却赶不上房价涨势。

为应对冠病疫情造成的经济冲击,纽西兰政府以大幅降息来刺激消费,但随着房贷利率降至新低,促使富人和投资者纷纷进场购屋作为投资,房市被炒得火热,中低收入者只能望屋兴叹。

新西兰人权委员会调查显示,该国住房危机严重冲击被边缘化的社群,并使许多人无家可归。

纽西兰47%房价涨1倍

赚了呀!

NZ每日财经引述Homes.co.nz的最新分析报道,目前纽西兰有超过47%的屋子,房价至少是业主购入时价格的一倍以上。

其中,有36%的房子涨价了1倍;有11%的房子涨价了2倍。

而这些房价翻倍的房子,大部分处于主要城市中心。比如说在惠灵顿,有50.83%的房子价值翻了一倍,而陶朗加的比例有47.99%;在汉密尔顿和达尼丁,都有40%以上的房子价值翻倍。

不过在奥克兰,只有29%的屋子房价翻倍;在基督城,这个比例只有8.7%。

Homes.co.nz首席数据学家Tom Lintern指出,这项分析只计入了在其平台销售的房子,并只追溯到2000年,因此可说是保守的数字,实际上可能更高。

他也透露,已开始出现市场放缓的迹象,这轮涨价周期可能接近尾声,建议买家谨慎对待。

Infometrics首席经济学家Brad Olsen指出,随着房价上涨,让纽西兰的家庭资产价值跟着增加,对未来生活更为乐观,可支撑该国的消费情绪。

纽西兰破屋 竟卖589万!

什么是房市泡沫?
破屋卖近600万令吉算吗?

根据彭博社近期的全球房产泡沫排名,纽西兰当仁不让排在第一位。

而位于纽西兰的奥克兰,甚至是全球房价最贵的地区之一,当地房价的中间值,是人们收入中间值的10倍之多!

如何体现这场泡沫呢?近期在一场房屋拍卖会上,位于奥克兰郊区的一间破旧房子,竟以200万纽元(约589万令吉)的高价卖出。

这座平房是建于20年代,只有3间卧室,还没有浴室呢!由于此房状况不佳,评估师认为至少还要再投入20万纽元(58.92万令吉)装修才能入住,因此给出165万纽元(486万令吉)的评估价,起拍价则为175万纽元(516万令吉)。

业界人士指出,以前希望直接拎包入住的想法已改变,现在许多人只要能买到房就非常开心,也甘愿再投钱装修。

数据显示,目前纽西兰一间住房的均价为95.3万纽元(281万令吉),比去年6月激增22%,同时也是历史最高水平。奥克兰地区房地产市场最为火爆,当地一间住房的均价已高达150万纽元(442万令吉)。

2021年十大最宜居城市,
亚太占最多!

常年对全球140座城市评分的英国经济学人智库(EIU)点出,2019冠状病毒病影响全球生活环境,让许多城市比从前更不宜居!

冠病疫情导致欧洲城市评分普遍下跌,而亚洲多个城市却脱颖而出,单是欧洲和纽西兰就在十大排行中占据6个席次,日本的评分也相当稳定,保持在10名内!

EIU去年因为疫情取消这项调查报告,今年恢复调查,在2月22日至3月21日期间,根据城市的稳定程度、基础建设、教育与医疗保健评分,得出最终排名。

该智库指出,欧盟国家在开展疫苗接种方面较为迟缓,医院资源明显紧张,多个成员国封城禁足而影响了评分。

而岛屿国家迅速应对,有效抑制疫情扩散,并及早松绑限制措施,加分不少。

其中,排名第一的是纽西兰奥克兰就是最好例子,疫情控制良好,社会持续保持开放。

相较之下,在排名跌幅最厉害的10座城市中,欧盟就占了8席,德国汉堡直接跌34名,今年排名第47。

2019年的榜首奥地利维也纳竟然跌至第12名,而这个城市曾连续几年蝉联第一名。加拿大卡加利、温哥华和多伦多,也跌出十强。
