林木生,双喜临门!

购得优质地,
销售目标也可期!

林木生集团(LBS Bina Group)近来喜事连连!不仅今年16亿令吉的销售目标达成在望,还收购了优质地皮可用作打造综合发展项目。

集团执行主席丹斯里林福山日前在第二届员工沟通大会上透露,今年至今已经取得了超过10亿令吉的销售目标!

“我们的目标是进一步增强‘机器化’系统,简化现有程序,并大大提高生产力,促进数据透明化,以更有效地制定规划。”

近1亿文冬买地

不久前,该集团也宣布,持股69%的产业发展公司Casa Inspirasi签署了一份买卖协议,以9784.5万令吉,收购位于彭亨文冬云顶柏迈(Genting Permai)两片合计约310英亩的租赁地契土地。

林木生集团执行董事拿督斯里林福成,与彭亨州秘书拿督斯里沙列胡丁代表签署协议。见证者包括彭亨州务大臣拿督斯里旺罗西迪、林福山、Casa Inspirasi私人有限公司董事拿督斯里旺阿德南和彭亨发展部副州务秘书拉吉韩。

靠近云顶高原

这土地距离云顶高原、云顶Premium Outlet等不远,也接近该集团的Midhills服务式公寓和旗舰的SCAPES酒店。

林木生集团计划在当地推进一项集住宅、旅游和商业的发展项目,预计发展总值超过90亿令吉,会有服务式公寓、双层排屋、联排别墅、洋房、商业单位、旅游活动,及学校与医院设施等。

“基于位于策略地点,有游客量大的热门旅游景点,该综合发展项目估计会获得乐观的需求和增长潜力。”

林福山希望通过此发展项目,改善当地社区的连通,秉持集团建造房地产的三大核心支柱,即可负担、交通便捷和社区完善。

“机不可失,时不再来”这句话在房地产圈子里回荡,
因为冠病疫情期间房地产价格普遍下调、
加上拥屋计划(HOC)下豁免贷款合约和转名手续印花税等优惠,
及投资者释放买屋需求等因素,
投射出时下是买家进场的有利时机。

房产一向是抗通胀的良好资产。随着政府逐步开放国内各个经济领域,包括让发展商的销售厅、看房服务或新房产推介活动恢复运作,房产交易与活力有望重回正轨,追回往昔。

再说买家潜能,PropertyGuru今年8月18日公布的2021年下半年消费者情绪调查报告,点出冠病疫情影响人们生活空间需求,有73%国人考虑装修家里、买房或搬家的趋势。该报告也披露疫情影响国人对家里空间的看法,有超过四分之三(77%)受访者认为,一间新房子能有额外的空间可以作为居家办公用途,是很重要的。而迫切想要买房或搬家的想法,在租房族(74%)、与父母同住的受访者(63%)和低收入阶层(50%)中最为显著。

换言之,房地产市场在不同程度的封锁下,既存在挑战,但也在消费者情绪下蕴藏机遇。

好房保值抗通胀

疫情下,人们的心态有很大的转变,对“活在当下”有更深的体会,心态与思维必须重新调整,以便有效地衔接未来社会的发展,在面对全新的生意模式诞生时,同时掌握应有的思维、技术与能力。

可能有越多的人想购买房产来加以保值或增值,而不是存有更多的现金,以有效抗通胀。当然前提是要购买到好的房产,如入住率高、环境好、整体规划完善等。

未来有越多的购屋者需要“居家作业”的空间,届时家居不仅是带来生活的享受,也因应未来环境模式的改变,须有更多的实质效用,例如居家空间的弹性调度、高速宽频的畅通使用、更优质的隔音设施等等。

但无论社会怎么变,发展商除了掌握与时并进的网络科技及其他科技项目之外,仍须坚守“敏锐”与“诚信”的核心价值,既要有洞察市场走势的敏锐度,以推出符合人们需求的产品,并在品质与服务上,如产品的品质、价格、设计与售后服等方面贯彻诚信的元素。

就价格来说,调整价格是迎合目前市场的走势,也相对保持自身的竞争力,这将能满足更广大购屋者的需求,也同时让自己取得良好的销售成绩,可说一举两得,我们接下来将推出价位定在60万至70万令吉的双层排屋。

待疫情过后的两三年,当轻快铁启用,国内政治稳定,与新加坡一水之隔的马来西亚依斯干达特区,这块“腹地”届时不仅为在新工作大马人提供居所,也会吸引更多新加坡人入驻。

房价跌推高买气

“建材成本会上涨,2至3年后房屋价格肯定不比现在便宜。”

目前经历的疫情,这段“历史”应该不会再有。这时候手上有闲钱的中等收入群,很适合为家人买房自住或投资。

就像生命中的忧欢,一体两面,当下因疫情房价下调,有者跌幅甚大,以及政府推出内含不少优惠的拥屋计划,其实是买家进场的最好时机,整体买气并不差;可偏偏全面封锁期间及较后的国家复苏计划首阶段地区,发展商的销售门市无法复业,让房产买卖工作面对挑战。

房产需求肯定有,这可从今年1月至5月的短暂开放期,房产代理屡创销售佳绩及荣登销售榜冠军,反映出市场好景。

若政府开放房地产销售门市运作,销售人员或代理能与顾客会面,更能带动买气,销售业绩预计将往上冲。

我预计市场于明年中旬复苏,公司计划于明年杪在至达城推出新公寓项目,价位约30多万令吉。

如果是有地房产,相信发展商大多推出价位较易受市场接受的,以双层排屋为例,介于50万至60万令吉。

疫情前,不少买家是在新加坡工作,这个群体买屋意愿相当高,所以政府尽快开放边境让他们能往返新山与新加坡非常重要,这是促进经济复苏的一大动力,也能恢复房地产买气。

政策方面,我希望政府继续推出拥屋计划,提供豁免房屋贷款合约和转名手续印花税等优惠,或给奖掖予发展商,协助更多人民达成拥屋目标。

嘉联集团销售部总经理林三兴:
有地房产不愁卖

考虑到马币贬值,无论兑换新元、美元和人民币皆呈疲弱走势,加上建材价格不断上涨,预计房价于未来会上调,因此目前市场上有更多人乐意购屋自用,或投资房产以获得更大保障,其中,有地房产的销售表现会比高楼单位来得佳。

“置产的本地买家,比如有资金的投资者与工作稳定的年轻家庭,会趁此时进场投资,尤其是地理位置好、活动空间较大的单位,除此之外,他们也关注周边设施的便利性。”

靠近市区的较高档有地房产,依然是投资者所喜爱。

公司计划于9月份推介全新4+1房格局的Ponderosa Vista双层半独立洋房及限量款36间双层精品排屋,价格从110万令吉起。

这项有地房产项目地理位置佳,15分钟车程就能到新山关卡。而且邻近是成熟发展的百合花园与商业枢纽,有许多间银行和多元的商业活动。

“疫情下有诸多限制,要在房市销售突围,项目必须要有特色。”

所谓去日不可追,来日犹可期,随着疫苗接种人数不断提升,政府逐渐放宽各个经济领域,希望今年底柔州房产市场见到曙光,并逐步往正轨发展。

销售团队很快地适应新常态,在销售手法上作出了相应的调整,像是通过线上看房,网上投放3D示范单位等方式给予顾客细致的讲解。同时,我们积极在社交媒体做直播、分享会及为顾客提供许多购屋小贴士,在这疫情的氛围底下也算取得令人鼓舞的销售表现。

疫情无疑对一些产业造成冲击,但影响的程度大都取决于项目本身的特色及是否有足够卖点吸引买家,而这点将在后疫情市场显得尤其重要。

像我们的旗舰项目“乐森世纪”,除了位于市中心,它集合公寓、商业、休闲、旅游于一体,是衣食住行近在咫尺的综合发展项目,受到精明的投资者看好,即便在疫情期间,还是收到许多买家的询问。

乐森世纪刚获得政府的特别批文,能以至少60万令吉的房价让外国人认购,这无形中降低了外国人,尤其是新加坡人的置产门槛。我们已开始策划推动新加坡,甚至是其它外国市场,比方说开始与外国中介公司对接,以期在关卡重开之后积极抢攻国外市场。

除了乐森世纪,我们将在下半年推出枫叶山庄,是结合商业元素、有地住宅及公寓的综合发展项目,其整体规划将会以简易日式风格为主。
