三周盖好一座小房子!

她没有建筑设计背景,
却在 3周内建了一座梦想屋

小时候,每个小孩都希望拥有一座可以收藏宝物的秘密基地,但有个小女子,做到了,她在山里盖一座小房子,有阁楼、有落地玻璃窗,有面朝大自然的阳台,她真的圆了一个遥不可及的私宅梦。

毕业于美国最负盛名的大学之一的大马女子阿迪卡娜迪亚再拉尼(Atiqah Nadiah Zailani),因为受到西方文化的一些影响,在加利福尼亚学习的这些年让她带回了一个非常流行的概念,想在丛林中建造一座环保小房子过上自给自足的生活。

自建房子过程,阿迪卡皆亲力亲为。

然而,现实与梦想还是有差距的,在她想拥有房子的人生阶段,似乎只有两种选择,一是买现成的二手屋,二是买发展商新建的房子,对她来说,无论是平地屋或公寓看起来都一样,然后还得花30年去还清银行贷款,包括每个月都要付的维护费等。

想到这种种,虽然不愿意,但为了方便工作,她还是在白沙罗区找了间单间公寓(Studio Apartment),就在那时候,阿迪卡临时被公司派往非洲出任务,而且要在非洲待上一段时间,买公寓的计划只好暂时搁置。

梁在不到一天的时间内就架好了。
施工开始时用木桩加固构成他房屋地基的丛林地面。搭建脚手架花了两打志愿者。

“家”只是休息的地方

然而,这一趟的非洲之旅,在地勘察给了她一个崭新的想法,房子不需要太大,与其花钱买大房子,还不如把钱花在其他有需要的事物上。

当时在坦桑尼亚的阿迪卡,探访了马赛人部落的小棚屋,麻雀虽小却五脏俱全,因而激发了灵感,看见他们大部分的活动都是在户外,甚少留在屋里,他们只把“家”当作休息的地方。

这样的生活方式让阿迪卡觉得与她极为相似,忙碌的工作,让她无法将更多的时间花在照顾庞大的房子上,因而启发了她想要的不过是一间小小蜗居,一间能够“自给自足的家”,足矣!

大房变小房不意味着“牺牲”

阿迪卡回想当初为了买房,徘徊在新房子或二手房之间挣扎,却因为这次的出差而让她不知不觉中启动了PLAN C,把买大房子的钱省下来,为自己盖一间极简小屋。

阿迪卡觉得能够满足自己真正的需求的必须放在第一位,这样才能让自己获得真正的幸福和快乐。

也许在许多人看来,大房变小房意味着“牺牲”或“降级”,但对她来说却是“正视”,

但一个女生要自己盖房子,她的父母又是怎么想的呢?更何况是一位建筑师的父亲……

原来阿迪卡的父亲一直希望她用集装箱来盖房,甚至买了很多的相关书籍,但这是父亲的梦想,但在听取女儿的意见后,父亲表示认同与支持,至少不是买发展商的“鞋盒”。

虽然父亲是建筑师,但阿迪卡却没有追随父亲的脚步,而是在美国史丹福大学攻读生物学,之后又考获管理学硕士,那没有建筑的教育背景和经验的她,是如何做到自己动手盖房子的呢?

这座小房子享有马来西亚丛林的全景。

线上号召30志愿者

于是她便上网搜寻“极简小屋(Tiny house)”资料,这个趋势在欧美国家已流行数年,而且,在观看了众多的优管频道后,特别是克莉丝蒂沃尔夫(Kristie Wolfe)在夏威夷亲自动手给自己盖了一间超梦幻的度假树屋,因而有了基础的概念。

于是阿迪卡便用最简单易懂的方式,将自己想要的格局规划和设计给画出来,为了安全性和可行性的考量,阿迪卡呼吁千万别只看优管影片就着手去做,尤其是如她买的地是有斜坡的,在稳固和安全性上要更小心。

因此,她选择与Epic Homes合作,因为他们的专业就是帮原住民用最短的时间建造房子,她将设计图交由Epic Homes针对可行性、实用性和安全性的部分做调整,再重新制作出一幅幅更加专业的结构图。

对于单身的阿迪卡来说,空间大小对一个家庭和一个单身人士来说是不同的,房子是取决于生活上的需求,够用就好。

因此,她计划建造大约 530 平方英尺的单间房子,由起居室、开放式厨房、浴室和底楼的露台组成,设定了 3万令吉的预算,最后,她再在线上号召了一班志愿者,包括朋友和陌生人共30人一起开始着手建造。

斜坡建屋有难度

其实,在雪隆区,要买到理想的地段并不容易,她前期共耗了半年时间才找到,加上因为职业的关系,阿迪卡经常要前往不同的国家出任务,她又在规划阶段卡关了1年多才开工。

由于,房子建在斜坡上,不仅在建筑材料运输有难度,搭建三层脚手架也很危险。而且,房屋地基主要是由木头和钢梁制成的,需要更多的人手帮助搭建加固结构,最终只花了3星期于2018年就竣工。

自己盖房子在大马仍然不是主流,许多工具建材都不容易买到,虽然,在建造的过程充满无数的挑战性,但都一一的克服了。

小屋地大自给自足

一间约 530 平方尺极简小屋,为何需要到买1英亩的地?4万3000平方尺不是比她原本住的房子更大吗?虽然地很大,但她的小屋只占了约400平方尺,是足够两人居住的空间,内部格局跟一般的单间公寓很像,并附有一个小阁楼卧室。

从一开始,看得长远的她,就想要盖一间能自给自足和符合永续目标的房子,所以在选材方面更需严谨,譬如装置昂贵的太阳能板、雨水收集系统,长时间下来,它可以帮你省下更多。

而且一大片的落地玻璃墙,是阿迪卡觉得最挥霍的地方,总共花费了 1万3200令吉,除了可采集自然光外,还能欣赏窗外的丛林景色,夜晚还能在阳台上仰望令人惊叹的繁星夜空。

不仅如此,阿迪卡还打算在厕所安装一个堆肥系统,但之前因为疫情的关系又持续搁置。但在她脑海却已经有另一个新的计划在萌芽,未来,她希望把校巴改装成一间流动屋,但目前在马来西亚还有点难度,所以暂时还不会实行。

无债务的方式生活

最令阿迪卡感到满足的是,这座房子承载了很多的回忆,跟大家一起动手完成梦想的回忆,倘若再有一次重来的机会,她还会选择自己动手吗?阿迪卡毫不犹豫地说:“肯定会!吸取这一次的经验,甚至可做得更好!

30千也许在市区能买到一间可负担屋,但却不是自己想要的格局,但能买上一块地,建好一座自己梦想中的小房子,在高生活水平的雪隆区来说,简直是难以置信的低成本建造,还能够以无债务的方式生活。

政府拨地 助垦殖民二代建屋

以前是售屋,
现在是售地自建。

为了解决第二代垦殖民面对的房屋问题,首相拿督斯里依斯迈沙比里宣布,将会拨地售予垦殖民,让他们自建房屋,同时拨款6000万令吉提升基建。

他出席兴联邦土地局(FELDA)垦殖区的大马一家和谐社区睦邻区地契颁发仪式时指出,政府已经拨出3200块地,准备解决柔佛垦殖民的房屋问题。

同时,联邦政府会出资3000万令吉,再加上州政府拨出3000令吉,提升垦殖民地区的基建。

“这是全新的概念,我们不再售卖已经建好的成屋,而是土地,让第二代垦殖民自行建屋。州政府提供土地,而联邦政府帮忙发展基建。”

他有信心,当垦殖民的房屋问题解决,就有助FELDA地区的发展。

父母在老家拥有一块地,如今想要回去过退休生活。兄弟姐妹们计划自建一栋合他们心意房子,请问如何申请贷款?

银行对这类没有发展商的融资有何限制?摊还期和利率会有很大不同吗?

Daniel,您好!

这个情况无法申请传统的房屋贷款。以下有2个选择供考虑:

1)抵押土地申请个人贷款

如果有兄弟姐妹的信用评分很好,可考虑申请个人贷款。若是公务员,甚至不需要抵押土地。

贷款申请后,贷款就会发放到申请者的户头。这个选项唯一的缺点就是,融资的数额一般不会像传统的房屋贷款那么高。最多只有20万至25万令吉。

2)需抵押土地的房屋建造/建筑融资

市面上有数家银行提供这类的融资,首先要委任一家有执照的承包商、一个有效的建筑设计,以及地方政府的批准。

这类贷款若是批准,银行会直接把贷款发放给承包商。
