哪里豪宅最吸金?

国内住宅滞销情况令人担忧之际,
国际豪宅市场行情却一片向好。

房地产咨询公司莱坊国际(Knight Frank)早前发布的《2021年财富报告》(2021 Wealth Report)显示,更多超级富豪正在或准备买房, 全球豪宅市场看高一线。

莱坊的调查显示,去年豪宅均价并没有因为疫情而下跌,反而比2019年的1.8%表现更佳,走高1.9%。

《2021年财富报告》涵盖的的国际豪宅指数显示,纽西兰奥克兰的豪宅价格去年笑傲全球,比前年上涨17.5%。

“纽西兰抗疫表现,加上超低利率和经济快速恢复元气,让原本就有限的优质房地产价格飙升。”

表现惊人的三甲亚洲城市同样取得双位数增长,这包括中国深圳(涨13%)、韩国首尔(涨12%)和菲律宾马尼拉(涨10%),这反映了亚洲顶级城市也受到全球超富的青睐。

如果以较大的洲来看,北美洲和大洋洲的豪宅价格上扬最快,各涨6.3%和4.9%。

报告提到,新冠疫情促使许多买家,尤其是北美买家到沿海地区、度假胜地或乡村地带寻找住宅。

反观正急速城市化的亚洲,城市豪宅的吸引力还是无法坚稳。

亚洲超富飙最快

过去一年,受到低利率和更多经济刺激措施激励,富人的身家反而飙升,身家达到3000万美元的超级富豪,再增加2.4%,达到52万1653人。

超级富豪最多的是北美,随之是欧洲和亚洲,但是亚洲的超富增加了12%,傲视其他地区。

反观,拉丁美洲、俄罗斯和中东超级富豪反而减少,主因是汇率走贬和疫情冲击当地经济。

未来,估计亚洲的超富增幅会更快,甚至达到39%。

报告预测,到了2025 年,亚洲的超富可能占全球高淨值人士24%,相对10年前只有17%。

和其他地区的超级富豪不同,亚洲超富买房的抉择,很大驱动力源自孩子的教育,更多人为了下一代的教育和前途,甚至会直接移民,当中伦敦是首选。

现在富人正在或准备把资金转移到那里?
刚出炉不久的《2021年财富报告》(2021 Wealth Report)
给出的答案是房地产。

 

由房地产咨询公司莱坊(Knight Frank)进行的调查,全球超过四份之一的富豪计划今年购置新房子。去年只有21%富豪准备投资房地产,今年跃升到26%。

莱坊每年对身家超过3000万美元的个人,也就是所谓的超高淨值人士(UHNWI)进行调查,看看这群举足轻重的高影响人士,接下来的动向,也是全球资金流向的指标。

这些富豪的部署对豪宅市场影响甚大,备受关注。

最爱乡区沿海

报告显示,可能是受冠病疫情影响,富豪更倾向远离人口稠密,人潮拥挤的城市,反而更希望搬到对身心健康更好 、可以有偌大户外活动空间的山间、湖泊或海边。

“其中最大的推动力是升级住宅,拥有宽父开放空间的房地产是这些富人追求的;可以看到乡村和沿海的房产需求正在上升。”

这现象在欧洲的豪宅市场尤其明显,例如法国南部和普罗旺斯以及意大利托斯卡纳等传统第二住宅市场,买气更为活跃。

居家作业诱发住宅新要求

莱坊国际全球住宅研究部主管Kate Everett-Allen表示,居家作业除了延长了富人在第二个家居住的时间,也诱发了对住宅的新要求,例如高速上网、家庭影院、庭园后院、健身房、虚拟现实系统(VR)和其他顶级设备要求更高。

如果把镜头放大到住宅以外,会发现这些富人对开发用地和物流相当感兴趣。

报告提到,虽然房地产去年整体吸金力下滑,但私人投资部署的资金还是比10年前高9%。
