阔别两年再度举办实体颁奖礼,2022年世界卓越产业大奖(FIABCI Prix d’Excellence Awards)6月9日在法国巴黎丽都举办,众得奖者率领团队盛装赴会,现场星光熠熠。

今年共设16个组别,合计38个奖项,其中15个世界金奖、23个世界银奖,获奖项目来自马来西亚、美国、印尼、台湾、匈牙利及新加坡。

金务大创造低碳绿色环境

位于巴生谷北部、占地810英亩的Gamuda Gardens,将生活方式与大自然融为一体,是一个真正全面修复和再生的成功故事。

曾经它是一个缺乏动植物、被废弃的单一橡胶种植园。如今它已转变为拥有生物多样性生态系统的繁荣城镇。

这一点,在2021年马来西亚产业大奖,以及2022年世界卓越产业大奖的环保产业发展类别中得到了印证和认可。

在寻求修复这个曾经被遗弃的橡胶种植园时,金务大置地始终履行其“倾听大地之声”的城镇建设原则。

独特与绿化的中央公园,形成令人叹为观止的观景点,绿色环境非常适合骑行和慢跑等家庭娱乐活动。

Gamuda Parks执行董事卡丽扎解释道,无论是丘陵地形、河流还是茂密的湿地,金务大置地尽其所能保护和恢复大自然的特征,细心地将其融入社区设计中,完美结合大自然与人工,以提高城镇的宜居性。

金务大花园的中心是占地50英亩的中央公园,包括5个层叠的湖泊和两个雄伟的瀑布,其设计充分体现金务大置地“倾听大地之声”的发展原则,采取周密的措施恢复生物多样性。

有别于平整地形,金务大花园保留自然轮廓,让两个层叠的瀑布得以形成,同时扩大一条现有的河流近80%,加宽小溪,滋润公园内的绿植。

“我们已进行三项生物多样性审计,均显示城镇内的物种数量显著增加,包括小鸊鷉和白腹苍鹭等世界自然保护联盟(IUCN)濒临绝种红色名录上的鸟类和候鸟。”

在公园内发现各种本地和非本地鸟类,图中所示的是棕腹地鹃。

公园含22种濒危植物

中央公园的8000棵树中有77%是本地树种,其中33%为具有保护重要性的树种,包括至少22种濒危植物,如大叶桂和浓脂树等。

卡丽扎自豪道:“金务大置地是大马首家采用综合科学方法来衡量其开发项目中生活环境质量的发展商,我们与大自然合作的方式已取得硕果,为所有居民和当地动物创造良好的环境。”

金务大花园的中央公园种植了8000棵树,旨在模仿双溪毛糯Valencia里的Miyawaki植树方法。

创造宜居低碳森林城市

鉴于不同植物对土地的养分供应、缺乏保护水土流失的地面覆盖物等潜在土地问题,欲恢复单一种植园并非易事,惟金务大置地始终有信心可扭转局面,并保护其独特自然地形。

卡丽扎透露,其主要策略为保留主要的绿色沟壑和起伏的地形,创建天然池塘及水道,在建立住宅区域前将中央公园打造成绿色网络。

为此,金务大与专家罗斯沃森合作,对土地进行雕刻,避免涉及大面积切割的传统土方工程活动,并采用宫胁昭种植技术作为恢复策略,成群结队地种植树木,以创造即时的森林效果。

在保留现有树木并力争在整个开发项目中至少有50%的本地物种的同时,金务大花园创造有助降低环境温度、提高宜居性和低碳的城市森林。同时在清理土地的过程中也收获表层土,以供未来开发使用。

3大“推力”加强生物多样性

专注于自然和谐共处的建设素来是金务大置地DNA的一部分,是其核心发展原则之一,通过Gamuda Parks进行大部分的可持续发展项目。

Gamuda Parks自2018年启动,负责管理和实施整个城镇的自然元素,包括至2023年#OneMillionTrees 种植100万棵树的目标。

为进一步恢复和加强金务大花园中央公园的生物多样性,利用了其生物多样性政策的3个“推力”。

绿色推力(软景观):将在拉贡山和康情等附近森林保护区中发现的类似物种引入中央公园区域,包括娑罗属、龙脑香属、樟属、鸡骨常山属和其他果树等,吸引森林保护区的鸟类和动物。

蓝色推力(水景):保护和加强现有水体,为野生动物提供良好的栖息地,创建湿地单元改善水质,使湖泊自净并改善土壤质量。

棕色推力(材料和自然资源):实施生物质处理计划,如重新利用金务大花园现有竹子,将其纳入场地的设计元素,并推广花园堆肥实践,将废物转化为生物肥料,减少碳排放。

符合可持续规划

金务大花园具有解决气候变化问题的可持续发展特色,包括为开发项目提供可再生能源的光伏面板,以及电动汽车充电站。

无车车道可减少城市交通排放,而综合绿化和景观设计除了降低环境温度,还能遮阳防雨。其商业项目Gardens Square使用风的流动力和太阳辐射分析,并以通用热气候指数(UTCI)为基准,为用户提供舒适的体验。

以上举措均符合2025年金务大绿色计划的第一支柱:建筑的可持续规划和设计的基准。金务大置地对其城镇进行精心规划,并致力保护环境和生物多样性,显著减少城市热岛效应和其他导致全球变暖的因素。

许思明:获奖意义重大

许思明表示,马赛地大厦在建立之初,大马马赛地成立了由各部门成员组成的委员会,集思广益敲定新建筑的设计、功能和搬迁共识。

“作为一个特建产业,详细和精简的讯息显得非常重要以达成所制定的空间功能和技术要求,因此前期规划需要充分的时间以满足所需功能、技术要求和最终的整体空间规划,最后再取得德国总部的批准方可动工。”

因此,他认为此次获奖的意义重大,认可集团和产业部门所做的奉献和努力。

马赛地大厦的建筑纵向外墙上拥有大片的绿墙,进一步展现绿色意识于公众和路人。低辐射玻璃的运用让建筑物体现引人瞩目的外观,有效地发挥隔热效用并适当地采光,然后应用高节能的VRF空调系统,在节省电源的同时达到舒适的温度效果。大厦中央设有开放式庭院,不仅能把自然光引入办公室内,也为用户提供休闲区域,加上精致的园艺景观能让员工在办公时感受翠绿的氛围,舒缓紧绷的工作压力,继而提升工作效率与品质。

WB Land董事经理温峻亮信誓旦旦地说,随着Frontier Park获得2022年世界卓越产业大奖的工业产业发展银奖,充分说明了公司的实力。

Frontier Park的前两期项目已悉数售罄及入户,多数为自用买家。温峻亮补充,本公司正协助柔佛州政府吸引更多资本密集型、高科技投资和无污染工业入驻。

“Frontier Park拥有正确及合适的生态系统,可吸引本地和外国投资者到柔佛州,并协助他们共同发展业务。”

询及Frontier Park的成功之道时,温峻亮分享了公司的“制胜法宝”,即识别并满足客户的需求,以及向企业家保证他们只需专注于自己的业务,而其他的事项例如安保及园区环境将由WB Land负责处理。

“我们的客户只需专注于发展他们的业务,而其他的事物将由我们处理。其实,我们的一些早期客户发展得非常迅速,当需要升级生产能力时,他们再次选择了Frontier。

“我们决定在产品和服务方面与众不同,并且愿意挑战极限,我相信我们已做到这点了。”

注重员工休息和娱乐,Frontier Park员工宿舍还设有一个一英亩的体育公园。

WB Land做的其中一种方式就是包括了为跨国公司提供量身定制的服务。

温峻亮说:“通常跨国公司须购买土地,聘设计和工程顾问,然后聘请承包商,可是时间和施工带来不确定性。我们的一站式解决方案让他们把设计、审批和施工到完工等复杂任务交给我们,这样他们就可以专注在其他擅长的事情,无需分心。”

他续道,WB Land自创始第一天起的使命和愿景就是不断寻找新的方法以为客户提供更好的服务。这一直都是公司的首要任务。

然而,一路上的挑战,显然并非是一个轻松的旅程,但依然无阻他们实现所设下的目标。

WB Land从有效的园区管理着手,致力保持街道景观整洁,马路上不仅没有垃圾,路旁也不允许摆放未经许可的物品,甚至不允许长期停车。

“公共区域和厂房一样重要,因为它们是Frontier Park整体外观的一部分。身为一个负责任的开发商,我们承担管理职责以确保园区内的高效管理,并维持环境的可持续发展。”

为了要保持一致性,WB Land控制建筑物的外观。即使在厂房移交给客户后,我们都尽量确保厂房扩展的油漆颜色和材料方面的标准化。

“我们有一本手册,涵盖维护公共区域和厂房外观的指南。虽然厂房已交付多年,但客户仍致力与我们协作,共同改善商业园区的环境。”

他表示,最初团队不得不付出大量的精力来教育和改变Frontier Park客户的心态。

“这并非是个容易的任务,但最终当所有利益相关者意识到拥有共同目标,即保持环境的专业性、清洁和绿色时,这项任务就成功完成了。”

完善的安保系统确保客户安全。

良好规划 完善管理

Frontier Park是个拥有良好规划及完善管理的商业园区,作为开发商WB Land坚持为客户提供最佳的服务。

俞贵狮说:“我记得 2019年可负担房屋金奖得主是由奥地利的学生湖滨住宅Pop Up Dorm(号称漂流宿舍)夺取。这产业项目在21天内完工,可随意拆迁,冬暖夏凉,解决了学生住屋问题的同时,还经济实惠。”

Pop Up Dorm视为目前“可负担房屋崛起”的TinyHome的良好案例!

TinyHome是指体积小且具有可持续性的小型房屋!它符合日前年轻人对屋子的需求。它虽小,但五脏俱全。里头设有智能家电和家具,有些甚至能移动、搬迁!免去了买卖房屋的繁杂费用和管理费等等。

它的出现,对于某些房价高企不下的国家,或购屋能力较低的年轻人而是,无疑是另一项不错的选择。

国门重开助房产吸引外资

俞贵狮也提醒房地房开发商,如今的国门已开,对于推动外国投资重返大马房地产是有一定程度的助力!

“马来西亚的生活悠闲自在,加上多元文化和多重语言的环境,许多外国人都会选择到此定居。”

而房地产价格的“优势”,对某些国家的人来说,相对是能负担,也是吸引外国投资者前来的原因之一。

“加上,前政府收紧马来西亚第二家园(MM2H)的申请条例,但我国的宜居程度丝毫不减,对于外国人来说,各方面仍极具吸引力。因此,对于外商投资方面, 我们有足够的信心他们会重返。”

无可否认,马来西亚不乏许多房地产外商投资,比如柔佛州的森林城市(Forest City)就是最好的例子。该城市还吸引中国学校在当地建立分校。其他的外商投资还有士毛月的Diamond City, 汝来的Rimbun Kasia,是本地企业和日本的Hakyu Hanshin Properties Corporation合作发展的项目、The Exchange TRX就是和来自澳洲的Lendlease合作还有其他跟来自印尼、菲律宾合作的发展项目。

预计半年至一年平稳发展

根据国家数据部发出的报告,去年首季外国对大马的外来直接投资(FDI),已经增至7134亿令吉。所以,相信国门重开,外商投资肯定将重返马来西亚的房地产。

俞贵狮说:“两年的疫情打击,让房产业一度陷入萎靡,但凭借着发展商的坚毅和超强实力,我们还是不难看到卓越项目的产生。我相信,随着疫苗普及化,危机已经过去,全球房地产其实已经在去年逐渐复苏。”

虽然目前俄乌战争影响了原材料价的飙升,但俞贵狮认为, 接下来的全球房地产来将趋于平稳发展,各发展商会边走边调整,以稳定为基础。

“我预计未来的半年至一年,全球房地产并不会产生太大的变动。 ”
