风景宜人的浮罗交怡,
是首批5G智慧城市示范点!

笔者早前曾先后在本栏探讨了沙巴亚庇和云顶旅游产业的投资潜能,今期则与读者们探讨浮罗交怡巨大且不容忽视的产业潜能。

笔者近期到浮罗交怡进行实地产业考察,深感当地的产业潜力十足,在此与读者分享。

值得一提的是,浮罗交怡于去年9月16日疫情期间,成为国内首个重新对外开放的旅游胜地,也是我国首个开始落实旅游泡泡计划的岛屿。

浮罗交怡地处马六甲海峡,是吉打州海岸104个大小群岛中最大的一个。浮罗交怡在槟城北部约112公里处,行政上属于吉打州,地理位置上靠近泰国。

据悉,浮罗交怡于1987年取得免税岛地位,如今岛上的经济以旅游业为主。

浮罗交怡不仅是全球最令人向往的风景胜地之一,其清澈碧绿的海水和绵长平缓的沙滩构成天堂般的海滨度假地,葱郁繁茂的森林与神秘而壮观的岩洞是独具魅力的探险地,更是让人流连忘返。

浮罗交怡每月都有来自10个不同国家与地区的班机,即5条国内航线——吉隆坡、梳邦再也、槟城、马六甲和新山;而另5条国际航线则包括了普吉岛、新加坡、广州、昆明和深圳。

逾千定期直飞航班

据悉,在疫情前也有9条包机航线,包括中国的成都、昆明、深圳、南京和重庆,而其他国家也涵盖了哈萨克的阿拉木图、英国的曼彻斯特、盖特威克和伯明翰。

值得一提的是,超过1000余次定期直飞航班更是为这举世闻名的岛屿带来更多的经济发展,而随着近期全世界各国逐渐开放后,其中当地的旅游产业项目投资更是备受瞩目。

将迎更多发展催化剂

此外,我国政府2020年初对外宣布欲打造浮罗交怡岛为首批5G智慧城市示范点,而这5G技术将应用在数字医疗、教育、娱乐、农业、智慧城市、智慧交通等领域。

在浮罗交怡旅游规划蓝图2.0当中,不难发现有不同发展规划,包括斥资13亿令吉投入浮罗交怡的基础建设,以迎合日后更多的国际性赛事与旅游活动。

更重要的是,这些世界级水准的配套设施将带动当地的产业投资,而且有望在疫后推动浮罗交怡旅游及经济发展的新篇章。

令人振奋的是,政府将斥资5亿令吉、将占地近4500英亩的地段打造为浮罗交怡的化妆品采购中心。若进一步分析,浮罗交怡无论是在旅游业、产业、康养产业发展,都是令人极其期待的。

逢假期客房难求

实际上,不论是海景公寓、酒店公寓抑或是住宅、自住和投资,浮罗交怡都令人非常响往,再加上可以很轻易地通过爱彼迎(Airbnb)短租平台出租产业。

笔者想强调的是,这类的旅游产业一旦在学校假期、周末、公共假期更是一房难求。

产业潜能优势明显

相对来说,如今随着建筑材料价格急剧上涨,无形中增加建筑成本,尤其新推介的房屋未来也会调涨,加上隔夜政策利率今年从1.75%上调至2.25%,预测不久之后再进一步上调,房贷成本变高,这些种种都会降低人们进场产业投资的意愿。

然而,基于浮罗交怡是一个闻名全球的海岛,当地产业的投资潜能及升值空间,不逊于发展蓬勃的国内各大城市如吉隆坡、新山、槟城等。

除了独一无二的美丽海滩,整个岛屿充满着与世隔绝的风光旖旎,如丹绒鲁海滩、登加海滩等。浮罗交怡有着悠久的历史和传统文化,当地也流传着各种民间故事和神话传说,这些都是其他岛屿无法媲美的。

多元化产业链才能升值

从以上种种的分析而言,浮罗交怡不仅蕴藏着千载难逢的发展机遇,同时也让国内外投资者趋之若鹜,奔赴浮罗交怡之余,同时感受当地巨大投资潜力。

正如笔者多次在之前文章常提及的,在产业投资的星辰大海中,惟有多元化的产业链,才能确保产业和价值与升值。

谁说智能生活仅能在新房屋体验?
有了5G,老房子也能变聪明!

5G、物联网的课题最近很热,但这并非只关乎国家要发展智能城市等大议程。

新科技的到来,会让我们的房子更精彩,即使是老旧房子,也可马上变聪明,还可以逆龄,年轻起来。

童银坤

大马房地产发展商会副主席拿督童银坤认为,5G网络有助发展商更灵活地规划发展项目,从而协助推动智能城市。

“通过高性能建筑、能源效率、安全解决方案、家庭能源管理和集成智能电网等,就能实现智能城市。”

老房子潜力更大

但最令他振奋的却是5G让老房子重新注入新生命的能耐,他反而认为,5G网络最大的潜力不是在新房子,而是在老房子。

“因为老房子没有高速互联网的布线,有了5G网络,沉闷的老房子也可一夜之间变‘聪明’起来。”

毕竟,现在只有新房子可直接打造智能家居,因为服务商比较倾向为新楼盘铺设光纤。

但当5G来临后,就不再需要电缆,整个高速网络就在空中,可连接各种设备,老房子或低层住宅也可以使用。

智能手机操作家电

童银坤可说是智能家居的先驱发展商,早在90年代就在一栋公寓试验使用智能手机来操控家电。

他接受《南洋商报》专访时分享说,那时积极投放资源打造基础建设,但可惜,当公寓竣工时那家供应商已不复在。

“当你要把房屋连线起来,如果必须依赖某些供应商提供的服务,会非常不便。”

5G落实后,住户都有更多灵活空间,融入先进的智能居家生活,而发展商也不必负责全部的设计。

如今,Alexa、Siri等已成了家庭数码助理,而且可用更多方式和外界交流,不再只限于使用实体电话。

OSD打造完善防盗系统

当然是找OSD啦!

随着科技发展,智能居家、人工智能(AI)、5G 、大数据对于现代人来说,也不是新鲜词汇,尤其是冠病期间,人们对于安全、防盗、智能、无触碰模式科技的关注度逐渐提高。

“提到安全性,安装防盗系统已成为多数家庭住户与商家的首要需求,大家都希望家里拥有更全面与完善的防盗系统,确保产业与家人安全。”

“市场上有许多种类的防盗系统,哪种才适合自己的家,哪种产品性价比更高?消费者往往难以选择,我们公司提供的服务就是根据顾客需求,设计完整的智能防盗与安全系统方案,以建立安全的居住和商业环境,如此一来,用户可以接到系统发出的警报,最快时间采取行动。”

他说,现在的防盗系统更为先进、简单化和人性化,同时集合智能、监控与防盗功能,只需要一个手机应用程式(APP)就能简单操控家里的智能防盗监控系统。

“有关防盗系统覆盖范围从房屋大门到室内,可以用智能方式如智能手表或手机,只需一键就可开启或关闭报警器,而且也能通过手机观察闭路电视或开关智能门锁。”

OSD设计利用一个手机应用程式就能简单操作多种系统。

多层防盗保障

“新的防盗系统,其摄像头检测具备人体检测功能,只有察觉到人形,警报才会响起,不会像传统的防盗系统是以移动检测来观察,不管检测到其他物体或动物走动都会随意响起,这样会造成很多不正确警报,令人误以为是有贼入屋。”

他表示,新的系统有多层防盗保障,当盗贼爬入第一层大门的系统,警报器就会开始响起,就算成功闯入第一层的防盗系统,泊车位置也另有第二层防盗系统,以此类推。

“我们的系统会在盗贼破坏窗口或门之前开始启动警报,拖延盗贼犯案时间,用户可以把握时间反应,如阻吓盗贼或报警,把损失降到最低,保障安全。”

他说,新的防盗系统亦可以远程利用应用程式的广播器来阻吓想要闯入家中的盗贼。若只是一般的防盗系统,其传统报警器不断发出声响,邻居可能会认为防盗系统损坏,可能选择无视。

他举例,若有快递员送包裹,只要他按门铃,住户的手机会收到门铃通知,即使不在家,也无需特意赶回家开门,只需通过音频通信,通知快递员,再用手机解锁大门,方便将包裹放进门口即可。

市面上有许多先进的防盗与监控产品。

姚佑劲表示,若要安装全面性且高效率的防盗系统,除了闭路电视,网络及报警器的部分也同样重要。

“多数人可能优先想到安装闭路电视,但其实三者应该同时安装,只有闭路电视,无法达到真正的防盗效果。”

他说,在安装和使用智能设备中,最基础的条件是拥有良好的网络系统,若网络不好,再怎么好的防盗系统都无法发挥其功能。

“不同环境所需要的防盗系统设备不同,比如房屋的大小,哪个角落需加强防盗,家里的网络覆盖率和网速强弱区分等。我们会提出建议,拟定和设计完整及合适的方案给顾客,让他们作出选择。”

“我们也会聆听和了解顾客的需求,如果他们预算不高,我们会建议从简单的开始,再逐渐扩大其他所需。”

他表示,该公司经营13年之久,从早期的安装网络系统,如今业务已扩展到智能防盗系统、闭路电视及智能家居。

“智能系统除了涵盖防盗、解锁及闭路监控以外,同时也能操控屋内的智能家电如电灯、冷气、电视机及风扇等。

他说,该公司希望传达正确的讯息给予消费者,让他们精明消费,避免他们白花钱,买到的产品无法发挥功效。

跌倒检测系统
保护老人安全

冠病期间,政府落实行动管控令,导致许多外地游子无法回乡探望父母,会较为担心家中父母,家中若安装跌倒检测安全系统(Fall Detection),相信可从中保护老人家的安全。

姚佑劲表示,跌倒检测系统(Fall Detection)是指在厕所求救按钮,或是老人家经常走动的位置安装摄像头,非常适合独自居住或家中有老人家的家庭用户。

“该检测系统具人性化,如果家中的老人家意外跌倒,系统会自动询问老人家是否发生意外,若无人回应,系统会自动发出警报,或是老人家不小心跌倒后,可以尝试按求救按钮,通知家人或是他人前来援助。”

善用安全管控系统
确保孩童健康上网

疫情期间,人们开始生活新常态,为了满足居家上班和上网课的需求,家里需要提升网络设备和服务。

不过,网络服务的便利也提高家中孩童面临互联网负面影响的风险,家长忙于工作,无法随时看管他们上网的情况。

姚佑劲表示,家长可以善用安全管控系统,确保孩童健康上网,避免他们被不良资讯荼毒心灵。

“通过安全管控系统,我们可以在电脑或是手机输入一个安全IP,限制儿童所浏览的网站,尤其是成人网站,如此一来,能避免他们接触不良讯息,健康上网,父母也较为安心。

“除了限制儿童浏览网站,系统也可以调整网络覆盖率或速度,限制他们上网频率,待需要上网课的时候再开启正常网络。”

推荐顾客安装防辐射系统可降低辐射危害。

人脸打卡减触碰
车牌识别易寻车

除了智能防盗系统以外,该公司也提供安装其他安全系统如智能人脸打卡、求救按键、车牌识别系统等功能,以尽量减少任何触碰。

姚佑劲说,因疫情关系,为减少触碰,现在员工上班都不需要再打手指印或打卡。
“现在的科技可以用人脸来打卡,无论戴着口罩也能顺利打卡,因为系统会将每天的刷脸资料组成数据库(Data Base),再深入分析,方便记录和检查出入者的资料。”

另外,为了方便监控车辆,可安装车牌识别系统功能,因为系统会自动识别曾经进出的车牌,下次回放闭路电视,只需搜索车牌号码便能顺利找到车辆,非常方便。

防电磁辐射系统减危害

拥有智能居家设备,能够实现安全、便利、舒适的居家环境,但相对家中也安装很多电器、电子系统,有人会担心辐射是否影响健康。

姚佑劲表示,若有顾客有这样的担忧,他们会推荐防电磁辐射系统(electromagnectic radiation),相关防辐射系统可以降低辐射危害。

他建议,虽有安装防电磁辐射会减低辐射,但还是会提醒他们不要将插头以及电器类摆放在睡觉的床边,这样也会影响睡眠以及健康问题。
