15%澳洲Z世代 自认买不起房

许多人对“拥屋”好悲观……

澳洲最大比价网站Finder最新的调查显示,高达37%的澳洲人认为,即便今年房价下跌,他们仍无法负担购买一间房子。在去年,这个比例仅23%。

更悲观的是,在低于25岁且未购买房屋的Z世代中,有15%自认这辈子都买不起房,比去年的6%高出许多。

而在年龄介于26至41岁的千禧世代中,觉得自己无法负荷买房的比例从21%提高至34%。

Finder房贷专家理查德惠顿(Richard Whitten)指出,越来越多人对拥屋前景感到担忧,让人感到难过,但并非无法理解他们的想法,毕竟房价在过去几年如火箭般飞升,尤其在一些地区的价格甚至可以说是荒谬。

“不过,随着经济学家预期经济衰退的前景,加上利率终于从最低点往上调,今年下半年很大可能会看见房价下跌,尤其是悉尼的价格会更波动。”

澳洲低于25岁且未购买房屋的Z世代中,有15%自认这辈子都买不起房。

即便房价跌 也是九牛一毛?

投资银行Jarden估计,澳洲房价在未来18个月内可能跌高达20%。但理查德惠顿认为,在经历几年的大幅上涨后,房价如今“小幅下跌”,并没有太大的意义。

Finder的这项调查还显示,在7月时只有33%的澳洲人相信当前是购房的好时机。在2021年12月时,还有67%人这么认为。

这项调查访问了2521位尚未拥屋的澳洲人,以线上方式进行。

悉尼房价六连跌 40年来最惨

现在却跌不停……

在冠病疫情期间房价飙涨的澳洲,如今房市“熄火”,全国房价连跌3个月,悉尼更是写下6个月的跌势,并遭遇40年来最严重的跌幅。

澳洲房产咨询公司CoreLogic最新数据显示,澳洲房产均价在7月下跌1.3%,而且各地的房价也出现不同程度的下降,尤其是大城市。

当中最严重的非悉尼莫属,按月跌2.2%。在截至7月底的12个月内,当地的房价年增长率从截至1月份的21.3%高峰,放缓到5.4%。

另外,墨尔本跌1.5%,霍巴特和堪培拉的跌幅则分别为1.5%和1.1%。

CoreLogic研究主任蒂姆·劳利斯表示,澳洲房市价格下跌了3个月之久,从这跌势的猛烈程度来看,和2008年全球金融危机以及20世纪80年代初的那次非常相似。

澳洲的房价也是全球房价最贵的市场之一。

升息打击房市

市场普遍认为,房价放软是因为澳洲人逐渐转向乡区生活,加上银行连续3个月提高利率,增加了人们的借贷成本。

“随着利率持续上升,房市状况可能会进一步恶化。”

澳洲央行自5月份开始收紧货币政策以来,已经连续加息125个基点。市场普遍预计,RBA可能在本周二宣布再次加息50基点至1.85%,货币市场押注今年年底关键利率将升至3%。

无论如何,澳洲的房价对收入比例接近120,依旧是发达国家中数一数二地高,也是全球房价最贵的市场之一。

雷神豪宅如复仇者联盟基地

绿林包围的超级豪宅,
一开门就是冲浪世界

近期在《雷神4:爱与雷霆》中“全裸大放送”的克里斯汉斯沃(Chris Hemsworth)名声大噪,190公分的身高和壮硕的猛男身材,引来一批迷妹拜倒在男神六块腹肌下。

10年前的无名小卒——克里斯汉斯沃凭藉漫威超级英雄“雷神索尔”一角走红,变成家喻户晓的巨星,身价更是高达1.3亿美元(5.8亿令吉)。

超级英雄片酬高身家丰厚,现实中的超级豪宅生活更让人大开眼界!

豪宅位于拜伦湾腹地,占地4.2公顷的豪宅。

这位名副其实的高富帅,现实中是个宠老婆爱孩子的好男人!克里斯汉斯沃与妻子艾儿莎巴塔奇(Elsa Pataky)育有一个女儿,还有一对双胞胎儿子,为了增加与妻小相处的时光,还曾直接宣告息影8个月回澳洲当个“平凡人”,好好陪伴家人。

1995年克里斯汉斯沃举家从洛杉矶搬回澳洲,热爱大自然的他,在2014年以700万美元的价格购买了雪梨北部的拜伦湾市小镇(Byron Bay)一块占地4.2公顷的房产,将原本巴厘岛风格的八居室度假屋拆除并重建,为孩子们的未来建造了一栋令外界吃惊的超级庄园豪宅。

该豪宅还装置了数百个太阳能电池板。

施工中途遭邻居抗议

此豪宅环山靠海面积大,工程历经3年,总共斥资逾2000万美元(约8900万令吉),不断装修、扩建与改造,才打造成克里斯汉斯沃心目中的理想住宅,从外观来看,这个家庭大院非常大而且气势磅礴。

然而在建造期间,却引来周遭居民的反弹,批评他破坏环境,建筑外观丑陋、如百货商场,与小镇的淳朴生活格格不入,也有当地人戏称:“這是復仇者联盟的基地,其中一个房间拿來藏宇宙魔方!”

豪宅是多层混凝土结构,天花板很高,窗户很多,自然光线充足。包含6间卧房、可以当作小型电影院的娱乐室、SPA和蒸汽室、大间健身房,室内甚至设有两条保龄球道,屋顶还有无边际游泳池,对于一家五口来说规模十分巨大,也许见面还得靠手机联系。

引人注目的艺术品,占据了豪宅的一整面墙。

百万艺术品就在入口处

热爱大自然的克里斯汉斯沃,在与家人搬进来之前,与社交媒体上分享了一幅入口处“大空墙”上的艺术品,让粉丝们大开眼界,这也是整座豪宅的亮点所在。

他委托冲浪好手兼艺术家Otis Hope Carey创作了一副由黑色及蓝色圆圈、波纹组合而成的壁画,这件名为 Darrundang Gaagal(感谢海洋)的艺术品的灵感来自他对当代传统舞蹈的诠释,感谢海洋给予我们所得到的一切。

这幅壁画为空间带来了色彩和温暖,克里斯汉斯沃将其描述为“一堵需要爱的大空墙……”。

克里斯汉斯沃与3个孩子的温馨家庭生活,让人感受到雷神索尔满溢出来的父爱。

戏外最萌“男神经”

銀幕上万人迷的男神形象,私下却是不折不扣的“男神经”,平时勤于健身的克里斯汉斯沃不仅常常上传自己健身的影片,时常可以看到他做出各种疯狂的行为举动,搞笑幼稚的生活日常,让百万网友笑翻!

而且,他和妻子Elsa还共同开发了一款名为Centr的健身APP,除了分享健身房中拍摄健身影片,还提供训练餐单、饮食计划等,让粉丝在家也能跟着雷神练出健美身材,还能一览雷神家里的健身房规模。

夫妇在社媒上分享的合照,无意间透露了他们家庭餐桌的一瞥,可以看到无边泳池和大海的景色。

山林原野就是娱乐场

除此之外,被一大片绿色包围的豪宅,户外空间腹地宽广,平时除了拍戏,克里斯汉斯沃花了许多时间和孩子腻在一起,希望给孩子最纯朴丰富的童年,这也是他将住所建于大自然中的主要原因。

这里拥有孩子可同乐的户外游乐区、让孩子能够恣意追逐、奔跑,充分享受沐浴在芬多精与阳光里的舒适环境。

值得一提的是,顶楼的休憩空间,还有座无边际游泳池,这个长50公尺的游泳池不仅可以看见迷人壮丽的海景,也是夫妻俩夏季避暑休闲区,热情好客的他们还不时邀请亲友到家聚会。

而且,就算足不出户,也不会闷坏。据悉,Chris Hemsworth还特意在豪宅内设计一座迷你保龄球馆,前后用了两个星期来建造,连同保龄球及鞋,花费约11万美元(约45万令吉)。

年少时的Chris还立志成为执业冲浪选手,结果就一不小心就裁进了好莱坞里!闲暇时, Chris也常常带着孩子们到海边游玩,亲自教他们游泳、冲浪。

原定本月7日上映《雷神4:爱与雷霆》因电影出现不少同性恋角色与情节而被无限期延档,让大马影迷猛捶心肝。

除了演了11年的《雷神》,多年来也有多部电影出现在大银幕上,包括 《星际迷航Star Trek》、 《白雪公主与猎人Snow White and the Huntsman》 、  《森林小屋The Cabin in the Woods》和《黑衣人:国际Men in Black: International》。

克里斯汉斯沃在近日接受国外媒体访问时,却自曝这或许会是他最后一部漫威作品,消息一出也让不少影迷们感到伤心。

或许,在电影中神气举着全新武器“风暴破坏者”的雷神索尔,想暂且放下手中之锤,回家歇歇息,当个调皮淘气的好爸爸。

毕竟,能把家里建得像商场的,足以证明克里斯汉斯沃这些年的捞金能力是多么的强大。

对他而言,家就是一切。

租屋20年 房东直接送她!

天降财富!澳洲70多岁的妇人简·赛纳(Jane Sayner)租屋长达20多年后,竟获得房东直接将屋子赠予她的好事!

根据《每日邮报》报道,赛纳有天接到房东约翰·佩雷特(John Perrett)的电话,说要把房子免费送她,让她简直不敢相信自己的耳朵!

简赛纳在交房租给房东时偶尔还会一起看球赛。

在她口中的这位房东,是墨尔本的一位药剂师富豪,生前没有结婚和孩子,也不喜欢奢靡的生活,但因患病而曾接受肾脏移植手术,直到在2020年9月过世。

赛纳是在1998年开始向佩雷特租房,每个月都按时缴房租,也把房屋当成自己的家爱惜;而佩雷特也是一名好房东,只要房子有问题就会找人处理,发现塞纳热衷于在后院种植,他也把家里的旧花盆送给她。

简赛纳热爱种植。

房子赠予2长期租客

犹如朋友的两人偶尔会聊聊天,佩雷特曾告诉塞纳,以后要将财产捐给帮他做手术的医院,所以塞纳也做好房子有天会被卖掉的心理准备。

房子内部一隅,有着岁月流逝的味道。

但没想到,佩雷特在过世前的6个月打电话给她,告知要将房子留给她。而且,佩雷特还把另一处房产也留给了另一名长期租客,其他的遗产则捐给了澳洲皇家墨尔本医院。

简赛纳至今依然对房东心存感激。

对于获赠这栋房子,塞纳对佩雷特十分感谢,因为如果这栋房子卖掉,她可能无法负担其他房屋的租金。

澳洲升息 房价20个月来首跌

20个月的涨势,
终结了……

由于利率上升,加上房产供应增加,澳洲5月房价出现20个月来首次跌势,悉尼和墨尔本的跌幅最大。

根据CoreLogic的数据,悉尼房价在5月下跌1%,连续第四个月走跌;墨尔本房价则跌0.7%。这导致澳洲首府城市综合房价指数,在5月下跌0.3%。

截至5月份的12个月里,澳洲首府城市房价的年涨幅降至11.7%,低于截至1月份的一年21.3%的近期高点。

还会继续升息

澳洲房价在疫情期间大幅增长,加上澳洲央行将利率保持在接近零的水平,更是进一步推升房市热潮。

但在上月升息后,市场预期还会进一步收紧货币政策,且房价处于非常高的水平,购屋者的热情逐渐降温。

澳洲央行将在本月7日召开会议,市场普遍预期会宣布连续第二个月升息25个基点,将现金利率升值0.6%。货币市场目前预计12月的现金利率将升至2.7%。

金群利澳洲新项目 推居家办公

冠病疫情2年多,远距办公日益风行,金群利集团(Matrix Concept)在澳洲墨尔本推出的M333 St. Kilda,就通过设计巧思,迎合在家办公的平衡生活需求。

金群利集团创办人兼副执行董事主席拿督斯里李典和指出,考虑到后疫情时代居家办公趋势,这项低层精品公寓注入了更多照顾日常生活和办公的便利和功能。

“M333 St. Kilda每个空间,都以时尚简约设计展现实用的功能性。”

据日前举行的预览会上介绍,这栋8层楼高,备有74个住宅单位以及零售单位,整体设计上特别强调空间感、自然採光、通风性及绿化功能。

三度插旗墨尔本

由知名建筑师Rothe Lowman设计的M333 St. Kilda,还特别加入共享办公和共享生活空间,让居民在家办公的同时,又能将办公和居家生活区隔开。

集团主席拿督莫哈末哈斯拉致辞时指出,继2016年开发M.Carnegie及2019年的M.Greenvale项目后,M333 St. Kilda是金群利在墨尔本第三项楼盘,发展总值7500万澳元(约2亿3600万令吉)。

他说,之前2个计划竣工前就售罄,因此有信心M333 St. Kilda销售亮眼。

M333 St. Kilda占地0.63英亩,属于永久地契,年杪就会动工,预计2024年末季度完工,届时将成为当地另一新地标。

毗邻海边 离城市亦不远

坐落在墨尔本的海滨小城圣科达(St. Kilda),M333 St. Kilda距离墨尔本中央商业区仅6公里。

从楼盘步行15分钟,就可达著名的圣科达海滩,随时可以到海边看浪吹风。

升息时代开始 澳洲楼市会崩溃?

过去20年,
澳洲平均房价涨192%。

《华尔街见闻》报道,澳洲房市强稳,在过去20年与纽西兰、美国和英国并列成为全球最强劲的房地产市场。

单是在2021年,澳洲的房价就上涨了22%,是1980年代中期以来,房市表现最好的一年。这让许多业主在房市中豪赚一笔。

不过,随着澳洲央行料讲开始升息,这样的“泡沫”会否迎来破灭?

澳洲央行之前将官方现金利率维持在0.1%,可调抵押贷款利率因此保持在创纪录低位至今。不过,该行开始减少购债规模,固定利率一直增加。

根据数据,1年前自住业主的平均3年期固定抵押贷款利率为2.1%,但现在已经升至3.5%。

经济学家近期预测,官方现金利率将在2022年6月上调,到2023年6月现金利率将上调2.15%,相当于在短短12个月内加息9次,这将成为世界上最快的加息节奏。

房价放缓讯号出现

届时,可调抵押贷款利率也将提高2.15%至5.6%,这将使得抵押贷款还款额增加29%。

在这样的局势中,市场预期今年下半年和明年的房市会放缓,明年房价跌幅可能会高达8%。其中,澳洲国民银行预计房价会大跌10%,这可能是短期历史上最大的房价波动之一。

买到质量差房子

其实,澳洲房价最贵的两大城市悉尼和墨尔本,在今年初只是涨0.4%和0.25%,是房价增幅放缓的讯号。

Demographia International公布的2022年国际住房负担能力调查结果,悉尼仅次于香港,成为居民最难以负担买房成本的城市。墨尔本排名第五,其他城市如阿德莱德、布里斯班和珀斯都位列前20名。

有点糟糕的是,目前澳洲家庭债务与国内生产总值(GDP)的比例月120%,仅次于瑞士。许多澳洲人因为担心错过买房好时机,而买了质量不高的房产。

澳洲这小镇 豪宅5年或涨35%

你所在地区的房价可涨35%吗?

根据地产咨询公司莱坊(Knight Frank)的报告,在澳洲新南威尔斯州东岸的一个滨海小镇拜伦湾(Byron Bay),未来5年的豪宅价格有望激增35%,涨幅可说是傲视全球。

在这份报告中,排名第二的是英国伦敦骑士桥(Knightsbridge),预计未来5年的涨幅位25至30%;排名第三的是美国德州奥斯汀(Austin),涨幅预估在20至30%。

为何拜伦湾能“一骑绝尘“?根据澳洲媒体,澳洲顶级房产的需求目前正在升温,莱坊《2022年财富报告》中就点出,拜伦湾被选为大洋洲内最受超级富豪瞩目的地点。

拜伦湾的地方机构非常讲求环保,且发展步调也比其他旅游城镇更加慎重,过去都一直限制新建房屋的数量。

其他上榜的城市还有阿联酋迪拜、美国波士顿后湾、瑞士阿尔比斯山韦比尔(Verbier)、中国深圳等。

看似一个鸟不生蛋的地方,
竟在一夜之间爆红!

房价飞涨,小市民买房路充满艰辛,这已不是什么秘密,但就在最近,澳洲一小镇奎尔皮(Quilpie Shire)竟然做出了一个惊人决定——“免费送土地”!

CoreLogic数据公司的分析显示,过去一年,悉尼和墨尔本房市在疫情期间的表现都很亮眼,房价涨幅是工资涨幅的11倍,悉尼的房价中位数达到130万美元(约马币546万令吉)。

离奎尔皮最近的一个城市,只是开车就得花上10个小时。

消息一出,奎尔皮一夜之间享誉全球,高房价的澳洲,竟有个小镇“免费送地”盖房子,小市民岂不是有机会实现拥屋梦。

从高空鸟瞰,奎尔皮就像被一大片铁锈色染红的大地,一片荒芜无人烟的地方,不像是想要移民澳洲者的落脚首选。

奎尔皮位于首都布里斯班以西1000公里处,开车约需时10小时才能抵达,是一个完全的内陆小镇,夏季很炎热,这里没有吵闹的城市夜生活与高薪职业,而且人口只有575名居民,老龄化现象严重,如今镇上的职缺比空房子还要多。

住满半年可退款

政府为了让小镇重新恢复生机,解决劳动力不足的困境,积极招揽年轻家庭搬到镇上,凡是澳洲公民或永久居民,只要为一块地预付1万2500万美元(约5万2850令吉),同时在那里建了房子住满6个月就能获得地价的退款。换句话说,搬来这里就能免费赚到一块地。

补助消息引来了300多通来电咨询,当中包括来自纽西兰、印度、香港的申请,这下还意外打开国际知名度。

奎尔皮议会议长贾斯汀·汉考克(Justin Hancock)乃是该计划的发起人,直呼“太不可思议了”,原本只想招来几个家庭移居这里,却没想到反响会如此热烈。

他说,不奢望300多通询问都能顺利将土地出售,希望这个送地住房计划能够迎刃解决住房短缺问题,估计将有15至20个买家会认真考虑这个报价。

空荡荡的小镇街道,这里绝对不会上演塞车情况。

疫情肆虐尚未结束,昆士兰州的边境仍未对外开放,甚至澳洲子民也不得其入,更别提国际游客能入镜该国,有兴趣的买家或许还要等上几个月才能来这个镇子。

汉考克说,奎尔皮主要产业是农业和矿业,受各种因素的影响,这里的房屋建设一直很困难,而且,银行对抵押贷款的存款要求高于城市,而且该地区一直缺少工匠。

奎尔皮的大街,从城镇街头走到街尾只需10分钟。

该地区以蛋白石开采和恐龙化石而闻名,镇上有两家超市、一个肉店、面包师、报刊亭、理发店,两所学校和一个早期学习中心,也提供一个免费游泳池和24小时健身房,每个周末还有一些文化活动,包括“内陆歌剧”、赛马和铁人三项赛等。

城里无法感受到的自足感

多少人愿意放弃城市紫醉金迷的高薪生活,搬到小镇过自给自足的淳朴生活?

奎尔皮充满了田园风情,吸引了41岁的罗比娜·米汉(Robina Meehan)决定在此定居。

一年半以前,米汉与丈夫和两个孩子从新南威尔士州的农场搬到了奎尔皮,原本只打算短暂居住,却因疫情爆发,许多城市被封锁,而变成了长居。

低廉的地皮价格让人难以拒绝,米汉在奎尔皮宣布送地之前,就已经出价买下了其中一块地。

对田园生活充满憧憬的米汉在这与城市隔绝的小镇里,找到在城里无法感受的自由和自足感。纵然因为通货膨胀,生活成本或更高,但米汉向往着简单的生活。

“活着就是这么简单,在这里你可以打口井,生火解决三餐温饱,但在备受局限的城市里就不能了,最多就只是在花园里种菜。”

“这里生活消费不高,适合组织家庭生儿育女,和谐的邻里关系,大家都互相认识,互相帮忙。”

他说,在奎尔皮您可以享受它的自然之美,除了可在太太泰莎执教的学校的草地上可看到袋鼠,还能观看在镇上四处游荡的野生动物。

提及在城市里租房的朋友,亨尼西欣慰的说:奎尔皮让他比同龄的朋友领先一步圆了拥屋梦。

看似一桩赔本生意,但送地举措似乎为奎尔皮小镇开拓了更有潜力的未来!
