北京“万柳书院”超级豪宅日前以每平方公尺36万人民币(约23.6万令吉)天价成交,换算成平方尺约3.34万人民币(约2.2万令吉)。

管你景气不好,经济前景不明朗,房市低迷,中国富人冷静看待,还乘机抢进房市。

中国政府出力打房,令房市谷低徘徊,但北京一间顶级豪宅最近拍出1.09亿人民币(约7100万令吉),溢价约98%,每平方尺约36.46万人民币(约23.9万令吉),令人咋舌。

综合媒体报道,北京“万柳书院”有2套超级豪宅,分别经历43轮和117轮拍卖才找到买家。

互联网高管最爱

据报道,除了逾亿元的单位,另一间成交价也达到7594.67万人民币(约4972万令吉)。

在目前的行情,这成交价竟也刷了该区的纪录,且远超出法拍估价;房仲行情指该区平均平方尺价大概是23万人民币(约15万令吉)。

该区居户是互联网高管居多,顶层楼中楼和带阁楼格局的房子较少见,因此即使是淡市,只要位置好,还是十分抢手。

虽说房市遇冷风,但北京豪宅市场3月却迎来成交爆发潮,行内人士认为会持续到第二季。

受到房企受压和其他因素影响,新推别墅供应短缺,使二手豪宅需求不受疫情影响,继续保持涨势。

乱世中,除了黄金,豪宅也是保值和对抗通膨的避风港,和一般刚需性质的民房大不相同。

四合院并不是近年新兴起的投资项目。这是因为四合院悠久历史和博大精深的文化内涵,永远对来自世界各地的游客有着说不出的魅力。

一座四合院动不动就要几个亿,但价值却还连年攀升,赚大钱的富商名人也纷纷追奉。

宽阔的四合院比一般高楼住宅拥有充足光照和自然通风优势,同时也可做为家庭和聚会的场所,自然成为影视明星青睐的房产之一。著名演员周迅就在北京的南锣鼓巷拥有一座面积不小的四合院。这座四合院有独立的13个房间,当年的购买价格约在9000万(约6000万令吉)左右,时至今日,价格早已过亿。

另一方面,四合院动辄就要过亿的售价,许多怀旧的买家止步门外,买不起的就只能退而求其次地租来小住,只求过过瘾,而这情况下也催生出旺盛的四合院租赁需求。

装修前与装修后的四合院,现如今的价格更是接近一个亿。

最古老地标建筑只在北京

不难发现,四合院确实是一项非常有利可图的业务,哪怕北京的四合院经常陷入一种有价无市的窘境,但未来价格持续攀升也是不争的事实。

北京四合院价值所在何处?

北京,中国的政经文教中心地。

在北京的胡同巷弄里,藏着价格不菲的民居——四合院,一砖一瓦都在历史遗迹中,散发着万丈光芒。

新中国成立之后,北京人口大大增加,四合院成了大杂院。

尽管西式别墅和豪华公寓在高端房地产市场占据主导地位,但四合院却在北京非常受欢迎,近两年来不少单位甚至以过亿的天价成交。

其中,北京的四合院主要有三处,天安门两侧及三海地区,极具历史及文化特性,让洞悉先机的投资客或富豪们买下后加以修缮装修,从投资和市场的角度来看,不仅有购买价值,还有很高的租赁趋势,这也是一直以来市场价值稳步上升的关键。

不说不知,四合院也因为它的历史背景,更让它不再是冰冷的建筑,而是一个拥有深厚文化底蕴,且极具温度的历史印迹。

1272年,元朝开国皇帝忽必烈(1271-1368)迁都北京,将土地赐予富商和高官。从此,北京开始大规模建造四合院。胡同和四合院是清朝时期北京的主要建筑特色。

北京四合院作为一种住宅类型,在设计和建造中兼顾了实用性和美观性。它也代表着文化的深厚。青砖、灰瓦、朱红色大门,整体色调营造出中国传统美学精髓的宁静优雅的氛围,让喜欢追根溯源及古朴风格的特殊地质建筑的富豪,自然情有独钟。

港议员怼北京没出手解决劏房

“北京提出问题,
但没帮助香港政府解决问题。”

今年7月间,中国政府指示,在2049年前,香港必须告别劏房。

劏房,是把原本的住宅单位,分割成数个小单位再出租,已经成为香港的代名词之一。

根据资料,香港有21万人生活在9万多个环境恶劣的劏房单位,过着水深火热的日子。

对于中国政府的指示,香港特首林郑月娥随后数次宣布,香港会有数项解决方案,包括预期在20至25年内,建逾100万个单位应市,以稳定当地楼市;过渡性房屋的供应量将增至2万个。

连任多届香港地产及建造界议员的石礼谦,日前在专访中总结议会生涯时,指名全国政协副主席夏宝龙,没有具体帮助香港解决劏房问题

“他们提出问题,但有没有考虑到政府怎样解决问题?有没有去了解为何解决不到问题呢?有没有帮助香港特首林郑月娥、香港政府去解决问题?只告诉你有问题、有问题、有问题。”

石礼谦在本月初宣布退下火线,不竞逐连任。

现年 76岁的石礼谦(原名Razack Ebrahim Abdul),1945年于澳门出生,于香港长大及接受教育,亦曾于澳洲短期深造及工作。1970年回港工作,2000年起出任立法会议员,为建制派政党香港经济民生联盟创会成员之一,其后四届均以无竞争对手的情况下,自动当选连任。

他是建制派议员中少有可与民主派议员沟通者,被部分强硬左派视为“不听话”

石礼谦补充说,除了房屋问题,香港亦有福利、医疗、教育等议题须一并处理。

这并不是石礼谦首次吐槽中国政府的言行。在2019年6月反对修订逃犯条例初期,他率领其他5名高银金融的董事,在8人董事会中以多数票投票通过放弃当年5月以111亿港元(约60亿令吉)投得的九龙市区启德商业用地,原因是近期发生的“社会矛盾”和经济不稳定可能不利香港商业地产市场,但真实原因引起多方猜测。

环球影城将开 北京民宿赚不到

有一个大好商机摆在眼前,北京民宿却吃不到!

北京环球影城(Universal Studio)即将在本月20日正式开业,主题公园、两家度假酒店、环球城市大道都将开放。

根据中国《财经杂志》报道,这激励在线旅游机构的中秋飞往北京机票搜索量大增11倍,整个北京酒店的搜索热度也增长3倍。

环球影城势必带动周边巨大的客流和住宿商机,但这时候,在携程、去哪儿、飞猪、美团等在线旅游机构平台上,几乎都找不到民宿?

抢房源布局 节骨眼却下架

据了解,环球影城的周边民宿全部在8月底前就下架。这对民宿经营者来说是一大噩耗,早在1年前就有许多人争抢房源,但此时此刻环球影城要开张了,期盼已久的赚钱机会却打水漂了。

事实上,这次民宿下架并不针对环球影城周边民宿,通州区、乃至整个北京市的民宿都被大面积下架。有关人士称,政府要求北京民宿先下架梳理资质证照,审核合规后再上线。

下架前有风声?

业界人士形容,这是行业规范发展中的阵痛期。其实在下架前,北京已有风声。

《北京日报》连续刊发了两篇关于民宿短租行业的监督报道,分别是《民宿变群租不查证不扫码》、《违规出租短租房成防疫隐患》,就是在释放即将加紧管制的讯号。

环球影城位于北京通州区,远离市中心,距离首都国际机场约38公里、距北京南站约29公里,车程均在1小时左右。对于北京周边地区或外地游客来说,环球度假区1日游过于匆忙,住在附近成为更从容的选择。

根据新规,首都功能核心区内禁止经营短租住房,在北京其他区域经营短租住房的,应当拥有“六证”:

  • 所在小区管理规约或业主委员会、物业管理委员会、本栋楼内其他业主书面同意的材料;
  • 业主身份证明;
  • 房屋权属证明;
  • 出租住房业主同意房屋用于短租经营的书面材料;
  • 经营者身份证明;
  • 经营者与房屋所在地公安派出所签订的治安责任保证书。

吴亦凡老板 上亿豪宅被拍卖

也撑不下去了?

新浪新闻报道,活跃于中国演艺圈的加拿大籍男明星吴亦凡,因为涉嫌强奸罪而被拘捕,他在中国的经纪公司老板綦建虹,近日也传出拍卖位于北京的豪宅。

綦建虹是耀莱影视的董事长,关联企业还包括北京耀莱文化传媒有限公司在内的87家公司。

但綦建虹也不是吴亦凡事件后才出问题,从2018年开始,他就先后被多地法院列为失信被执行人,被限制高消费、股权被冻结,而当前有多条被执行人信息和终本案件,未履行总金额超14亿人民币(约9.05亿令吉)。

据阿里拍卖,綦建虹将被拍卖的房产是位于北京市朝阳区幸福二村40号楼的不动产,一次过拍卖多个单位。

这批房产评估价为5.26亿人民币(3.4亿令吉),起拍价4.21亿人民币(2.7亿令吉),参拍需缴纳保证金8414万人民币(5439万令吉),增价幅度为100万人民币(64.64万令吉)。

并非首次被拍卖屋

拍卖日为9月11日,由北京市第三中级人民法院进行处置。

这也不是綦建虹名下房产第一次被拍卖了,之前就被北京市第三中级人民法院拍卖了位于北京市朝阳区银泰中心柏悦府的单位,是当地有名的豪宅。

生于1967年的綦建虹,是从90年代时以百货商店、奢侈品、豪车等业务崭露头角,他和香港珠宝大王谢瑞麟抓住奢侈品代理的上级,还拿下宾利和劳斯莱斯的北京代理权。

2008年,由綦建虹控制的从事豪车代理业务的美合振永以及德特公司,通过玉皇朝集团借壳上市,并更名为耀莱集团。2010年左右,奢侈品行业进入寒冬,影视行业迎来了风口期,綦建虹开始将重心转移。

靠成龙闯入影届 日赚一辆宾利

他能闯入影视界,最大的功臣是成龙,他们俩在1997年就结识,在2010年成立了耀莱成龙影城,当时的电影票价非常高,但这家公司以低价来吸引客户,获得超前成功。

在影城界站稳脚跟的綦建虹,很快就将目光转到了影视制作领域,并与华谊兄弟以及旗下明星股东们展开了合作,和冯小刚、张国立、李冰冰、黄晓明等明星都有合作关系。

在2012年的胡润百富榜上,綦建虹的财富还是55亿人民币(35.55亿令吉),而这个数字到2017年时已经达到160亿人民币(103.42亿令吉),据时代财经计算,相当于每天入账一辆宾利。

北京假离婚骗买房 将被对付

若假离婚骗买房将被对付。

北京市住建委先前宣布,如果夫妻在离婚前已经有2套或更多的房子,在离婚的3年内,任何一方都不可以在北京购房,即时生效。

这是因为在北京,有许多人借着“假离婚”的手段,来获取买房资格或首套房资格。

根据新浪财经,北京市住房城乡建委近日进一步补充,将对短期内多次结、离婚且新购住房的人群,启动重点监控程序。

相关单位对骗购行为将追究法律责任,涉及刑事犯罪的将移交公安机关处理。

新政策不溯及既往,在2021年8月5日和之前已办理离婚手续或已向民政部门提出离婚申请的离异家庭,仍按照原政策执行。
