日本住宅地 31年来首升!

跌了31年后回涨,
这真的是“回春”吗?

在日本,有一项数据跌了31年。那就是住宅用地的平均价格。

自1991年泡沫经济崩溃以来,这项数据就一直处于跌势。从2010年开始,该数据的下降幅度开始缓慢缩小,无奈2020年遇上冠病疫情,均价降幅又一度扩大下滑0.7%。

不过根据日本国土交通省最新公布的数据,截至今年7月1日日本的各都道府县地价(基准地价)显示,全国住宅用地均价按年上涨了 0.1%,是31年来首次转升。

商业地价也转升

日本共同社报道,大城市地区的需求从疫情中恢复,推升了整体地价。同时,日本的低利率环境也有助于融资,因此支撑数据回涨。

同时,日本全国商业用地的均价则上升0.5%,所有类型用地的均价上涨0.3%,都是3年来首次转升。

中国父母 得尽快为孩子买房?

中国房产当前需求旺盛,
但几十年后可能就不及日本。

在中国,做父母挺累的。

因为大家的传统思维,一定要有栋房子,所以孩子刚出生的时候,全家上上下下都开始烦恼要为这孩子的未来而买一间房子。

但是,上海金融与法律研究院研究员刘远举在澎拜新闻撰写的文章中就点出,可能中国父母们不需那么紧张,因为中国未来的房产需求,可能还比少子化的日本还要低。

“30年前的中国人,绝对不会想到房子可以买卖,也想不到房子价格会那么高,这就如现在的中国人恐怕也想象不到30年后的房子,价格会多么的低。”

他在文中引用了中国第七次人口普查的数据,2020年时,中国育龄妇女总和生育率为1.3,低于1.5的警戒线。

目前,全球平均生育率为2.41,高收入国家平均为1.60,中等偏低收入国家为1.90,面对“高龄少子化“的日本也有1.35,中国明显处于非常低的情况。

房子,是家庭的最大资产

除了以前的一胎政策,刘远举认为,造成生育率偏低的其中一个重要原因是:养一个小孩太累了。

衣食住行、学费、课外培训、兴趣班,父母一般还要支持到结婚买房,这笔“买房资金“通常是几十万,甚至是几百万,成了养育孩子最大的负担。

发银行联合西南财经大学发表《2018中国城市家庭财富健康报告》显示,中国人房子占家庭资产的比例高达77.7%,美国仅有34.6%。

“想到自己还完房贷,还有继续为儿女买房存钱,这必然会抑制很多人再生一个的愿望。其实,这种担忧过虑了,未来房子绝对不会这么贵。”

日本和中国的相似之处

刘远举指出,中国和日本的人口趋势其实有相似之处。日本六大都市的土地价格从70年开始直到90年代,烦了5倍。在1985至1991年期间,日本房地产在6年间狂飙1.7倍,是最后的疯狂期,非常像今天的中国。

不过在1992年时,泡沫就破裂了,六大都市和全国楼市同时陷入跌势,跌去60%左右。如今虽然已有回升,但离当年的价格还远。

他指出,如今日本年轻人买房很容易。

日本不缺供应、容易贷款

从收入来看,根据日本国家税务局的调查统计,过去10年日本人的平均工资大致在400万至440万日元(约14万至15万令吉)。而这个金额的10倍,也就是4000万日元(约4000万令吉),是可以在离东京都通勤时间一小时的地方买一套典型的、中档的供全家居住的装修好的房子。

除了相对工资价格低之外,日本年轻人买房融资也容易,成本低。一个有稳定工作的日本人,申请零首付买房也不是完全不可能的,就算零首付有难度,10%首付是非常容易的。而利息还不到1%(变动金利)。

老龄化导致需求大减

为什么会出现这个情况?还是因为人口趋势。

2017年,日本65岁以上老年人的达到了3557万,占总人口28.1%,创下历史新高。随着日本年轻一代人口的相对减少,以及年轻夫妇结婚率的不断下降,日本房地产市场羸弱,净需求下降。

2018年10月,日本全国共有住宅5759万套,但家庭总数只有4997万户。所以,在日本,几乎没有人认为房价会大幅上涨。

实际上,这个趋势在中国已经出现了,一些人口流出城市的房价已经涨不动了,更低线的城市或县城,房价已经开始降了。

截至2017年底,中国60岁及以上老年人口有2.41亿人,占总人口17.3%;预计到2050年前后,中国老年人口数将达到峰值4.87亿,占总人口的34.9%。也就是说,2050年的中国,房产的需求可能比日本更低。

郑伊健移居日本当中介?

转行当房产中介?

香港媒体报道,在《古惑仔》系列电影扮演主角“陈浩南”而红遍大街小巷的郑伊健,以及同是演员的妻子蒙嘉慧,已经在日本福冈买房移居至当地。

而且,夫妻俩还投资百万港元开设房地产公司,旨在帮助香港人在日本买房和升学。

两人未回应媒体的报道,但根据蒙嘉慧近来在面簿的发文,她确实居住在日本:“终于要工作,但回自己的公司还得问google大神怎么走。”

蒙嘉慧发帖去工作需要求助谷歌大神。

 

隐世楼王?

郑伊健和蒙嘉慧是在2013年于日本东京结婚,两人都达成共识不生小孩,共度两人生活。

根据《香港01》的报道,54岁的郑伊健拥有多处房产,在香港浅水湾、黄埔花园、西贡村屋、匡湖居,还有海外都有房子,保守估计身价高达1.6亿港元(约8900万令吉)。

日本房地产泡沫 又吹起来了?

它又吹起来了……

日本东京是国际知名的“房价贵“城市之一,如今东京圈的房价,甚至还超过了1990年代房地产泡沫时期的水平。

根据日本不动产经济研究院的数据,东京圈去年的新售新建住宅公寓价格,平均达6360万日元(约212.26万令吉)。

在90年代的泡沫时期,当时的公寓价格为6214万日元(约207.38万令吉)。

东京的房价节节攀高,主要是因为东京都中心不断开发,市中心地区的地价上涨,且寸土寸金,越来越少大面积的土地能用来兴建公寓。

同时,国际建材价格飙涨,也同样推高了房价。

市场人士普遍预期,只要日本将利率维持在低档,加上冠病疫情让居家办公需求更高,都将会继续支撑住宅需求。

而且,俄乌冲突和日元贬值,也进一步加剧原料价格的涨势,公寓短期内恐怕没有降价的理由。

日本 打算征收空置税

只好征税了……

日本老龄化的速度之快,人口甚至处于 “负增长”,每天几乎以1500人的速度在下降,根据日本政府数据,去年该国人口(包括因疫情而外流的外国人)减少了63万人。

伴随而来的其中一个问题就是,越来越多空置的房子了。

《华尔街见闻》引述日本总务省的数据报道,在2018年,日本共有846万间住宅空置,占总住宅房屋的13.%。

野村研究预计,到2038年时,这数量会增加到2200万套,空置率会提高到31%。

为此,日本古都京都(Kyoto)目前正在筹划,向无人居住或维护不善的房屋业主,征收空置税,开启了未来将有更多城市将征税的讯号。

这项税收的部分依据是房产的大小和位置,最早可能在2026年实施。当局认为,这项措施可以鼓励居民好好利用空房子,或出租或翻新出售,这样城市就能吸引更多的居民。

没人要支付拆除费用

以前,空房的现象只出现在偏远的乡村地区,城市一直面对“过度拥挤”的问题;但近年因为人口下降,连大都市都面对次挑战,包括首都东京在内。

很多空屋的继承人不需要住这些房子,但却因为无人问津而无法卖出;虽说拆除是最好的办法,但又涉及产权和费用的问题。

日本法律允许市政当局拆除那些可能倒塌或存在其他安全风险、业主不愿或不能进行修缮的房屋。但在这些情况中,地方政府往往最终要承担费用,包括寻找已故业主继承人的费用。

4招看穿是不是凶宅

买房前先查凶宅资料库……

日本和香港都有凶宅资料库,买房子前上网一查就知道自己看上的房子有没有出过事故,甚至是命案种类或年份都一清二楚。

但我国并没有这种资料库,更没有法律定义凶宅或规定业主必须披露讯息;买二手房不小心买到“鬼屋”或凶宅的机率比新建房子更高。

“鬼屋”的话,如果出名的可能还会听闻过,但凶宅,大概只能网搜各媒体报道收集资料来分析。

当然,你也可以到警局去查询,或在那房子的社区向邻里打听,是否收效就要看运气了。

要怎样避免买到凶宅或遭受过重大天灾的房子?房仲揭秘辛,4招学起来,凶宅无所遁形。

1.求售价出奇便宜

同栋公寓,通常市价差不远,排屋的话,如果同款同区,价格也不会相距太远;突然某栋公寓很多急售单位,而且行情相差大,尤其有几间特别便宜,这种很可能就是有问题。

某公寓单位出命案,首先自己身价会跌,同栋单位也会遭殃,同层更让人觉得怕怕,业主自然也急著脱手。

排屋的话,前后左右的单位大概就是最急著出售的单位,其他同排或同一条街的影响,就看各别邻里对凶宅不吉利的看法和程度而定。

2.格局或装潢奇怪

为了掩饰房子出现过的事故,如血渍、火灾等痕迹,业主可能特别施工,大装修或调整房子原本的格局。

如果发现房子某些空间有些突兀的施工,像卧室有奇怪的橱柜,或是厨房浴室位大调动之类,又或是有些壁柜完全被钉死,就更可能是为了掩饰发生过的事故。

3.宗教圣物或辟邪物品

不管是租或买,看房子身临其境,最容易观察前屋主的生活轨迹和房子发生过的大事,比如大水淹过而屋主又没有好好粉饰,柱子和牆上就会留有水迹。

同样,若房子有闹鬼之类的事,可能会找到宗教或辟邪物品,像是房子窗门又或是在某个不寻常的角落,会黏有符咒或已经撕下来的痕迹。

当然,不排除宗教物品是前屋主的宗教信仰相关,但如果量很多,可能就要谨慎看待。

4.大楼改名外观换装

发生重大命案,媒体很可能就会把事发公寓或社区的照片刊登出来,这往往就会影响区内房价。

管理层很可能应业主要求,把大楼换上新名字,又或是在外观上大整修。

尤其是公寓还很新,外牆就换上新颜色或加了比较大而明显的装修,很可能就是公寓发生命案,而发展商手上还有很多单位未售出,为避免新买家认出,赶快出资把整栋公寓外观改头换面来掩饰。

如果你上谷歌搜不出公寓,但地图上同一地点标示的是另一栋公寓名,又或是看谷歌地图街景看到的公寓外形有很大改变,尤其是新公寓,很可能就是发生过事故。

日本人买房新宠!

居住和生活需求也随着新冠疫情影响而改变,很多国家的大都会人口突然变少,因为大家都搬到郊区去住了。

在日本,二手房突然大受欢迎,需求匹敌新建住宅,尤其是独栋的住宅,且价格持续攀升。

过去,日本人换房子主要以新建房子为主,但现在居住环境升级和购买自有住宅的意识增强,却是以二手房为主。

也因为这样,连带装修业也被带旺。

东日本不动产流通机构(东日本REINS)的统计显示,8月二手独栋住宅按年攀高6.1%,涨至3425万日元(约合人民币202万元),这是连续10个月比去年高。

同时,东京圈的二手住宅楼的成交价,按年上扬3.5%,达到3773万日元(约合人民币222万元);连续15个月比去年同月录得升幅。

近畿圈不动产流通机构(近畿REINS)的8月调查显示,近畿圈二手住宅楼的成交价格上涨5%,涨至2519万日元(约合人民币148万元),二手独栋住宅为2132万日元(约合人民币126万元),上涨7.8%。

新建住宅也保持上涨趋势。新建住宅很受欢迎,而如果考虑到便利性和居住面积等条件,价格也会不断提高。这种趋势已开始波及二手房市场。

一名从事个体经营的女性(29岁)自2020年10月住进了二手独栋住宅,她满意地表示,“虽然是二手房,由于已经翻新,像新建一样干净”。她以1500万日元(约合人民币88万元)在千叶市郊外购买了墙壁和厨房等进行了翻修的4LDK(四室两厅一厨)二手独栋住宅。

市场上的二手房都翻新得如新建住房一样漂亮整洁。

她表示除了售价比新建低廉之外,适合在家办公的宽敞房间和能够享受园艺的庭院等让疫情下的宅家生活更为舒适的设施也具有吸引力。

将二手房视为“盈利来源”、改造成自主性和趣味性更高的住宅的想法正在增加。随着需求增加,住友不动产的“新建sokkurisan”等通过改建和翻修推进老旧住宅改造的企业也在增长。

在涉足二手独栋住宅收购和改造销售的日本Katitas,2020年度的销售套数为4525套,创出历史新高,累计销售套数在最近突破了6万套。 Katitas将二手房翻新为没有前房主生活痕迹的状态之后销售,受到欢迎。

Kakitas房地产公司会将二手房重新装潢翻新再出售。

Katitas社长新井健资强调称,“在二手房的翻新方面,‘整洁感’很重要”。该公司还支持适合疫情下新常态的翻修,包括设置适合在家办公的工作区等。

另一方面,在售的二手房因疫情的影响而在减少。

东日本REINS的数据显示,8月东京圈二手住宅楼的库存同比减少19%。二手独栋住宅减少30.7%,成为二手房价格上升的主要原因。

东京KANTEI的高级主任研究员井出武指出,“如果新房和二手房的价格过度上涨,没能力买房的群体将会扩大。他们将不得不选择租房,或搬迁至条件不适合的地区”。

过去的“换房游戏”从租赁住宅开始,然后购买新建住宅楼,最后升级到建造独栋住宅,没有二手房的位置。以新生活方式为背景的二手房上涨不仅是跟随新建住宅上涨,也反映出新需求的出现。

中国富豪“钱进日本”,
啥都能买!

中国房地产买气进入寒冬之际,政府又一波波打房,还来个“共同富裕”政策,富豪心慌慌啊!

手上有的钱的,都设法把资金往外移,最近大批中国富豪大举“钱进日本”,大量囤买土地和房地产。

媒体报道指这些房地产,从东京市中心的公寓,一路延伸到北海道的森林、地皮,甚至高尔夫球场和岛屿都被盯上易手。

中国《时代週刊》甚至形容,这一波中国富豪进场日本之势,有如“一网打尽”,反正只要是不动产,统统都在这些富豪的血拼清单。

中港买最多林地

日本俨然成为全球表现最好,也最吸金的房地产投资市场之一,中国买家尤其热衷。

更早之前,《西日本新闻》报道指出,外资在日本收购的森林地面积已达到2376公顷,这是2010年的4.2倍。

“其中,来自中国和香港的买家最多,累计收购了969公顷,佔总量40%。”

外资向来活跃投资日本不动产,去年就投了约135亿美元(约565亿令吉),大概佔整个日本房地产市场的30%,这也是2007年以来最高。

报道分析,中国客涌进日本扫货,主要是内陆调控政策打房,相对日本政策比较宽松,估计疫情结束后,中国资金会加速入手日本不动产。

外资买地不设限

若以回酬率来看,日本一线城市租金收益,普遍上都比中国一线城市高;例如东京房价相对北京便宜,但租金收入却高过北京。而日本不动产升值力度,也给了投资更大信心。

在日本,似乎只要有钱就能买,像岛屿、林地之类都没有太大管制,甚至不禁止或控制外国人持有该国土地。

更方便的是,投资者不需居住在日本,即使没有到过日本,只要有钱就能购买和拥有日本房地产。

日本地价8年第一降

本来就是外资目标的日本房地产市场,
吸金像吸水般。

全球跨境房地产投资因疫情关係,劲缩了19%,但对日本的投资兴趣丝毫没有减弱。

日本房地产市场向来买气旺盛,房价居高不下,投资回报诱人,更是外资钟爱的目标。

国际房仲公司仲量联行(JLL)之前发佈的报告显示,2021年首季最活跃市场是波士顿,东京排第二。

不久前,日本国土交通省公布的2021年官方土地价格,东京平均地价写下8年来首降,商业区同比下跌1.9%,住宅区同比下降0.6%。

全国商圈部份,平均地价从2020年的上涨3.1%,转为下降0.8%。

可以说,日本是全球弹性和表现最好的房地产投资市场之一,伴随地价最新数据出炉,全球投资者目光灼热,且纷纷抢进。

申办2020年东京奥运和帕奥,催化日本房地产不断升温,自此进入日本的外资就更多。有富豪或大机构入手整栋楼或大片地皮,连中高阶段也去日本买公寓,其中又以中国买家热情尤为高涨。

以机构投资者来看,截至2021年6月底,包括上市不动産投资信託(REIT)和私募基金在内,流入日本房地産的资産额超过44兆日元(约1.7兆令吉),达到历史新高;一年前只有3.4兆日元(约1300亿令吉)。

日本地方性银行受到低利率困扰,但境外投资者看好收益率稳定,在新冠疫情导致企业放弃自有房地産的趋势下,基金成为接盘侠。

86平方尺 够日本宅男住

这样的小蜗居,你住得惯吗?

日本一名95后的宅男伊藤,独居在一间超小型蜗居里,面积只有约86平方尺,但他住了2年也未厌倦,还把家里收拾得干干净净,丝毫不显杂乱。

这位资深“二次元”宅男,虽然房子面积极小,但租金也不低,每月要6.5万日元(2456令吉)。

来看看伊藤如何善用小空间的吧!

他的家玄关是采取传统日式设计,虽然尺寸可能刚刚够放上两双鞋,但还是利用室内外的高低差做了下沉式的“落尘区”,分隔空间的同时,也避免将尘土带入室内。

玄关的一侧还设计了一组通顶的窄柜,上柜当作杂物柜收纳杂物,底柜当作鞋柜收纳鞋子。中间还预留出了开放式的柜格,方便日常进出家门时,随手收纳钥匙、包包等物。

从玄关进入后,右边就是通往卫生间的折叠门,整个卫生间不到2平方米(21.5平方尺),因此无法利用日式装修中经常能看到的三分离式卫生间,而是马桶、洗手池、浴缸都挤在这小小的一个空间里,用浴帘简单分隔干湿区。

日本人习惯泡澡,因此伊藤也安装了一个半身位的坐式浴缸。

为了方便收纳,他用一组吊挂式的收纳架将洗发水、沐浴露、清洁海绵等物整齐摆放。

与很多日本的小公寓一样,洗衣机被安置在了墙龛中,硬生生隔出了一个小小的洗衣房,洗衣、晾晒都会在这里进行。

洗衣机上方的区域,则用整体的收纳架来收纳替换的毛巾浴巾、洗衣粉香皂等清洁用品,同时,还有一根可供甩干后晾晒的挂衣杆。

从小小的走廊向屋内望去,局促的空间一眼望穿,而这里便是伊藤的日常生活区了。

上下铺床分隔了纵向空间,上铺是供伊藤日常休息、睡眠的“卧室”区域。

下方是一间小“书房”,平时伊藤打游戏、看动漫都会坐在这里,面积不大,刚好够用。

房间另一角,则是家里的厨房区域,可以进行一些简单的烹饪。

这个厨房角周围,贴满了各种动漫人物的海报,伊藤说,有时候看着这些自己喜欢的二次元人物就会有种治愈的感觉。

由于空间有限,家里并没有一个像样的衣柜,而是用这种简易的挂衣架,以及一面穿衣镜,共同组成了家里的“开放式衣帽间”区域。

厨房面积虽小,但功能齐全。最里面是橱柜和灶台区,外面的冰箱上,则堆叠着烤箱和微波炉。

橱柜底部,带柜门的一侧,内部收纳着食材、保鲜膜等物品。另一侧则安装上了一个帘子,遮挡住开放式的柜格,避免出现视觉杂乱的感觉。

厨房后面的多斗柜,既是家里的杂物收纳柜,同时柜顶也是餐桌,也算是物尽其用了!
