我国需要新房屋数据系统吗?

数据库太多,
可能会重叠或不够透明。

国家房屋局(JPN)总监拿督再也西兰透露,由于目前国家产业资讯中心(NAPIC)的数据较为粗略,因此该局正在开发滞销房屋数据储存系统,以呈现更完整、清晰和准确的滞销房屋数据。

他向《马来西亚前锋报》指出,这个系统是由NAPIC、房政部和马来西亚房地产发展商会(REHDA)合作开发,土地与矿务局(PTG)和各地方政府也参与其中。

“现在我们只是空有堆积的数据,只有开发了新系统,我们才能掌握即时数据,并且可以监控房屋的价格、销售量、滞销量、项目寿命、位置和进行特征配额。”

他说,有了新系统,一些原本没有能力购买房屋的人,就有机会购买一些发展商提供折扣,或者以成本价出售的滞销房屋,否则,在此之前,大家都不知道要去哪里物色这些卖不完的屋子。

“通过新系统,消费者可以上门看屋,再周详地研究他们相中的房屋是否适合居住,或有没有能力购买。”

新系统将在2025年初才完成,除了有助于推动居者有其屋政策,也可减少国内滞销房产的数量。

MIPFM:应拨更多预算完善系统

不过,大马产业及设施管理人协会(MIPFM)而后发文告指出,数据库只需一个就足够,所有数据都应归属于NAPIC,以避免信息重叠。

NAPIC就隶属于财政部旗下的房产估价及服务局(JPPH)是我国收集和发布房地产数据和信息的唯一机构。

该协会认为,政府应该给予更多预算,来整理、收集和分析准确且及时的数据。数据和信息应该更全面,不仅需涵盖未售出单位,还需包括空置和未使用的单位,以更好地掌握资产资讯。

“单一的综合房地产数据库,将提高房地产市场的透明度,同时有助于提高房地产的市场占用、投资和开发的市场效率。”

新系统2025年落成

据再也西兰透露,这个新的数据库是从今年1月开始输入资料,系统创设已经完成近一半,但当局需要3年的时间,才能确保数据真正完整且具体化。

也就是说,这个新系统会在2025年初才完成。除了有助于推动居者有其屋政策,相信或许也有助于减少国内滞销房产的数量。

他说,通过新系统数据分析,发展商就能重新评估建设计划地点的潜能,再从中圈定更适合开发屋业计划的区块。”

“此外,针对一些滞销已久的房屋单位,新系统也能协助州政府提供特别援助,或对持有期(tempoh pegangan)进行例外处理。”

他补充,新系统也能帮助中央政府或州政府制定针对性的政策,并确认什么地方适合开发屋业发展。

“政府也需要一个数字库,来确定国内房屋滞销的情况对房地产行业而言,是否令人担忧。”

我国今年首季房价下跌……

我国平均住房的房价,
只有高楼住宅仍涨。

国家产业资讯中心(NAPIC)最新数据显示,我国房价指数在2022年首季转跌,按年跌0.1%,按季跌2.0%至200.9点,平均价格为43万3430令吉。

其中,只有高楼住宅的均价取得涨势,但涨幅非常小,按季仅涨0.1%至34万2176令吉。

2022年首季房价转跌,但若和2010年首季比较,12年来涨了96.9%。

独立式均价跌最多

排屋均价按季跌2.2%至41万527令吉;半独立式价格跌2.6%至66万636令吉;独立式房屋的均价跌幅最大,首季报61万7678令吉,跌幅达4.1%。

虽说我国首季的平均房价无论按年还是按季都下跌,但若和2010年首季比较,12年来涨了96.9%,当时的均价为22万154令吉。

另一方面,除了房价下跌,今年首季的房屋交易量也处于跌势,按季减少4.9%,共有9万4544宗交易。

你知道我国房价涨了多少吗?

如果你在13年前买了一间房子,并在今年卖出,你很有可能赚了一倍!

根据国家产业资讯中心(NAPIC)的数据,截至2022年首季,我国的平均房价为43万3430令吉。

而在13年前,也就是2009年,我国的平均房价为20万4470令吉。

半独立最贵

也就是说,在这13年前,我国的平均房价涨了接近22万令吉,足足涨超过1倍!

截至首季,我国排屋的平均价位是41万517令吉,而公寓为34万2176令吉。半独立房屋均价在66万636令吉,独立式则为61万7678令吉。

数据显示,我国平均房价在2009年处于约20万令吉,很快就在2013年成功突破30万令吉大关。

而后在4年的时间,平均房价又再增加10万令吉,企于40万令吉以上的水平。

但这涨势从2017年开始放慢,最近这5年都只仅小幅增长,直到今年首季时,达到43万3430令吉的价位。

不愁找不到心水屋!

真正的买家市场来了!

因为根据国家产业资讯中心(NAPIC)的《2021年产业市场报告》,去年推出市场的新住宅,仅39.3%找到买家。

也就是说近60%房屋仍在等主人,这真正是买家市场;有能力买房的现在选择可多了。

尤其是吉隆坡和吉兰丹的买家,新推出的楼盘单位,售出的比重不到20%。

整体上,疫情影响买气和工程进度,发展商去年推出市场的新住宅共4万3860 间,比2020年的4万7178个单位略低。

吉隆坡卖不到15%

报告指出,当中,有地房产有3万1678间,56.7%卖不出,而1万2182高楼住宅也只售出28.9%。

吉隆坡买气最差,去年推出5029间住宅,只卖出14.4%;吉兰丹买气排最后第2,市场只消化了562间新屋的15.1%。

各州去年推出的新住宅数量最少是登嘉楼(337间),最多是雪兰莪(9827个单位)占总额的22.4%。

 槟吉打雪买气最强

虽然雪州的新楼盘单位只售出54%,但已经是承购力排行榜的季军。

纵观报告数据,承购力最好的是槟城,新推出2338个单位,承购率65.1%,居次的是吉打,448新住宅进入市场,售出61.2%。

若以供应量来看,柔佛去年推出市场的房屋量排第二,5513间占总供应的12.6%,仅售出29.2%。

报告指出,供应量排第3的是霹雳,推出的房屋有5239间,只有25.8%找到买家。

你喜欢排屋还是公寓?

国家产业资讯中心(NAPIC)最新的《2021年产业市场报告》显示,我国房市去年虽然还没回到冠病疫情前的水平,但已经开始释放改善讯号。

数据显示,去年整个产业市场共有30万497总宗交易量,按年增长1.5%;而总值达1448亿7000万令吉,增长21.7%。

而交易量最高的州属是雪兰莪,以4万8755宗交易占24%的比例,总值高达264亿9000万令吉,是全国的34.4%。

雪隆住房交易量大增

若细分产业领域,住房的占比最高,是全国总交易量的66.2%,共有19万8812宗,价值769亿令吉。

槟城、雪兰莪、吉隆坡和霹雳州皆有所增长;雪隆更是有双位数涨幅,分别为16.3%和10.7%;但柔佛的交易量则下跌2.4%。

那在住房中,那种类型最最吃香呢?答案是普遍受大家喜爱的排屋。

根据数据,排屋占住宅总交易量的43%,其次是住宅地皮和高楼单位,分别占约15%的比例。

今年重拾动力

报告指出,尽管充满挑战,国内产业市场可望在今年恢复动力。

再者,从4月1日起我国转为“地方病”疫情阶段,政府取消各种商业限制及国门重开,有望进一步改善国内经济活动。

“随着经济步入正轨,产业市场表现也将走上相同轨道。宽松的政策、良好执行2022年财政预算案所有措施及正确实施第12大马计划下的策略,预计将支持产业市场增长。

购屋者平均买得起RM470K房子

你可以负担多少钱的房子呢?

iProperty.com.my的房屋贷款资格计算工具LoanCare,根据其2021年的用户数据统计出,整体用户可负担的房屋价格中位数在47.49万令吉,可负担的贷款的供款额中位数则为2000令吉。

文告也强调,这些统计数据来自LoanCare的用户,不代表全国的房地产买家。

这批用户中,有57%年龄介于25至34岁,26%来自35至44岁的群体,另外还有18至24岁(10%)、45至54岁(7%),其余为55岁及以上的用户。

18至24岁的年龄群中,能负担的房价中位数在31.95万令吉;而25至34岁的用户,可负担43.8万令吉的屋价。

年龄较长,能负担的房价更高。比如说45至54岁,可负担的房价中位数在87.3万令吉;35至44岁者,可负担66.47万令吉的房子。

iProperty.com.my指出,根据国家房地产信息中心(NAPIC),去年第三季新推出的住宅单位,有34%的价格介于30万至50万令吉,也是年轻人能负担的范围。

“我们很高兴看到房地产发展商正在推出符合首次购房者住宅物业的需求,他们的负担能力通常较低。”

滞销服务公寓67%在柔佛

高楼房过剩占全国之最,
柔佛房市还会腾飞吗?

柔佛,因为和新加坡毗邻,房地产发展蓬勃,但也是全国滞销全国之冠宝座的常客。

剖析国家产业资料中心(简称NAPIC)的数据会发现,截至去年第3季,柔佛滞销的一般住宅和服务公寓都是全国之最。

2万4346个滞销服务公寓单位,竟有1万6343间在柔佛,佔总数67.1%,连首都吉隆坡和雪兰莪都比不上。

另外,国内滞销的3万358间一般住宅, 21.4%或6509间在柔州。

总和NAPIC的数据,截至去年第3季, 198亿令吉“卡”在3万358间滞销的一般住宅。

期间,另有2万4346个服务公寓单位滞销,总值206亿令吉。

可怕的是,建竣半年内仍卖不出的百万服务公寓,竟有5603间或23%,但涉及的总值却高达76.2亿令吉,相等于滞销总值的37%。

服务公寓都建在商用地段,且可供商业用途,NAPIC各种报告都会将一般住宅和服务公寓分开。

但在国内,绝大部份顶著服务公寓的单位,主要还是用作一般居住土途,即使是像SOHO型单位,很多单身族或年轻夫妻业主(或租户)也是住在工作室。

如果把一般主要用作居住用途、或公私两用的服务公寓滞销单位也计算在内,套牢的“住”的资金高达404亿令吉资金。

如果说,“住”这件事套牢404亿令吉资金,真的不算夸大其词。

吉隆坡房价是全国之冠,
但也跌得很惨…

今年第3季,全房价指数虽然按季下跌了1.9%,按年下滑0.7%,来到198.6点,住宅均价报42万8458令吉。

雪隆两地,甚至是柔佛和槟城人都会问,哪里找43万的房子?

是的,约43万令吉是全国的平均数字,房价最贵的当然是吉隆坡。

国家产业资讯中心(简称NAPIC)资料显示,以不同州属来看,今年第3季房价最高的是吉隆坡,均价报73万1910令吉,是全国均价的1.7倍。

古城马六甲第3季房价虽然只下滑2.2%,跌幅不比吉隆坡和霹雳严重,但却是全国平均房价最低的州属,报20万5305令吉。

依据NAPIC的数据来计算,吉隆坡房价是马六甲的3.8倍,简单来说,在吉隆坡买1间房子,在甲州可以买3.8间。

接下来是玻璃市3.7倍、吉兰丹3.5倍、彭亨和霹雳都是3.3倍、吉打3.1倍。

砂排第3沙第4

雪兰莪经济活动和人口稠密,房价自然紧接在吉隆坡之后,站在49万779令吉,按季下滑1.7%。

半岛人对东马比较陌生,但不要以为东马相关地广人疏,房子会比较便宜。

事实上,东马两州的房价也只比隆雪两地低,砂拉越以47万9146令吉站稳在三甲,按季微降0.1%,沙巴房子均价按季持平在46万5579令吉排,在全国房价第4高。

隆霹跌3.3%最惨

虽然吉隆坡房价在今年第3季依然是全国之冠,但却也是全国跌得最重的,房子均价比次季下跌3.3%。

房价同样按季跌3.3%的是霹雳州,平均房价才23万6597令吉,是全国排名第10,只略比彭亨(23万6556令吉)、吉兰丹(22万7343令吉)、玻璃市(21万3458令吉)、和马六甲(20万5305令吉)好一点。

玻森逆市攀升

如果光看房价升跌幅度,玻璃市和森美兰算是表现最佳的,也是仅有房价上扬的州属。

当中,玻璃市房价逆市按季攀高1.9%,站于21万3458令吉,全国排名13;而和雪州接壤的森州,房价按季上升1.5%,报27万6997令吉,全国排第8。

第三季房价跌0.7%

新一年,
房价还会继续跌吗?

怪不得人人都说,投资房地产“稳赚不赔”,香港人尤其喜欢投资砖头,挤破头也要先上车,买第一套房。

观察我国房价指数纪录,以2010年为基年,当年第3季国内房屋平均价格22万154令吉,到今年第3季,均价已企上42万8458令吉,涨了近倍。

国家产业资讯中心(简称NAPIC)资料显示,2010年第3季全房价指数102点;今年第3季来到198.6点,按年下滑0.7%,但比次季下跌1.9%。

以不同房子种类来看,2021年第3季,价格下滑最严重的是半独立式,按季下跌3.6%,均价来到64万3262令吉,第2季时报66万7093令吉。

其次是公寓,均价报33万2333令吉,相对上季的34万2181令吉,下跌2.9%。

相反,排屋表现相对好,平均价格从次季的41万3063令吉,下滑1%,报40万8753令吉。

根据NAPIC数据,2010年以来,涨得最凶的是2012年和2013年,各按年涨13.2%。

之后房子平均价格升势放缓,到了2019年第3季,按年仅上扬2.2%,在新冠疫情冲击后,去年同季房价升幅近零,只有0.2%。

来到2021年第3季,整体房价呈跌势,按年跌0.7%,对比次季则跌了1.9%。

95%公寓卖不出!

第3季新推介房产,
销售量最糟糕!

最近市场不断有新楼盘推出,可你想过当中有多少可以卖出?

国内上季新推介4956间房子,但仅售出1169间住宅或23.6%。

如果你觉得认购率很低,再细看国家产业资讯中心(简称NAPIC)的数据,可能就要吓到了!

NAPIC数据显示,上季新推介的高楼住宅共1928间,才97间预售成功或 5%,意思是每100间新推出的公寓,就有95间卖不出。

上季,有地住宅新推介3028间,售出1072间,或预售35.4%。

事实上,第3季新推介的4956间房子,数量比第2季劲缩了54%,也比首季少16%。

追踪NAPIC过去的数据,有地或高楼住宅推介的量,都是年初以来推介量最少的一季。

在住宅类方面,年初以来新推介单位有地住宅比高楼多,但认购率同样跑赢高楼住宅。

相对过去,新推介房屋一直以隆雪两地为首,第3季新楼盘居首还是吉隆坡1378,其次是马六甲740。

雪兰莪以 628间排第3;向来新楼盘不多的彭亨,上季有627间新房子推出市场。

应该是受市场买气影响,考虑到购屋的负担能力,新推楼盘价格方面,看到相当明显调整。

NAPIC数据显示,上季推出新场的新楼盘有51.7%售价低过30万令吉,另33.6%售价在30万以上至50万令吉之间;过百万定价只有44间或0.9%。
