走入林间的“铁皮屋”

当房价越来越贵,当工资永远追不上通货膨胀,想拥有栖身之所变得越来越困难。

越来越多人奉行极简生活方式,多余的人事物统统都断舍离。

加上在城市拼事业,身心疲累,更加响往在乡区可随时随地亲近大自然的宁静生活。

一对原本住在雪州八打灵再也的夫妇,在事业上拼博并闯出一番成就后,觉得该调整生活步伐和方式,最后决定回归到自己喜爱的大自然怀抱中。

亲手打造小而美宅,回归大自然。

用货柜打造蜗居

于是他们和家人告别了喧嚣的城市,搬到森美兰州的郊区,从洋灰房住进了铁皮屋。

他们在瓜拉庇劳Kg Dioh的林间,用货柜搭配木料和红砖,砌出室内空间300平方尺的小小房子居住。

竖立在林间300平方尺小房子,红砖配上木地板,带点欧洲农庄feel,很难想像这个的前身是退役货柜吧?

夫妻俩一位原本是创意总监,一位是化妆师,两人为这个安乐窝下了很多心血,从概念、设计、装修风格和家具搭配统统都是亲力亲为。

大门故意开在侧面,户外连接一个用原木搭建的平台,可以乘凉、聚餐。

成本8.5万元

设计完成后再找承包商来施工,前后花了8万5000令吉,大概6到8个星期就建好。

幸福小宅特意挑高加盖的阁楼,是2个儿子的卧室,也是一家大小常聚在一起的快乐空间。

回归乡间田园,还是可以生活得很现代,把屏布用绳子绑在树上,餐桌用来放投影机,就是户外看戏的好娱乐。

货柜屋楼下有2间卧室,户外的平台可以休息乘凉看星星,也是他们的用餐区,让树木包围,可闻到植物清幽的气息和花香,还有虫鸣鸟叫伴奏。

因为热爱大自然和绿林,这户人家也从中找到赚钱的灵感,他们之后买进帐篷架起露营屋,出租给想轻鬆露营的人。

小雅居渗出昏黄色的灯光,融入晚霞和林间雾气,像极富人在郊区的度假屋。
家中採用自然色系家具,简约带著欧陆风情。
卧室特意另开玻璃窗户,利于採光,也可观赏林间景色。
室内浴室兼卫生间,舖有木地板,浴具和设计都用落落大方的白色。
露天冲浴泡澡,一边洗涤身心的尘垢,一边让最真的自己融入大自然。
宛如度假村的美宅全是夫妻俩的精心杰作。

金群利欲发展宏愿谷2.0地段

大马宏愿谷,
在南部衔接大吉隆坡都市圈。

金群利集团(Matrix Concept)旗下的MCHB发展(森)有限公司,与森州政府旗下的森美兰机构(NSCorp),签署了解备忘录,讨论合作发展1350英亩的土地。

根据金群利集团向交易所的报备文告,这块土地位于大马宏愿谷2.0(MVV 2.0),双方的备忘录有效期为1年。

大马宏愿谷是森州规划出的最新开发地段,此超过15万公顷地段,包含了芙蓉与波德申县,目的为在南部衔接大吉隆坡都市圈。

森美兰州务大臣拿督斯里阿米努丁先前曾指出,森州在宏愿谷2.0的发展工作目前主要集中在汝来A区,是从巴生谷和布城延伸,通过南北公路网络连接。

“汝来A区的新工业区-哈米顿已于去年10月26日启动开发工作;第一期及二期的188英亩的开发工程在去年中已开工,预计2023年11月竣工。”

森州转永久地契 已批准207户

等着转地契!

森美兰州务大臣拿督斯里阿米努丁指出,自陆续开放各地区可以将租赁地契转成永久地契后,州政府至今已经接获505份申请。

其中,207名屋主经获批准,批准率达40.9%,同时获得55万余令吉的土地溢价收入。

他在森州立法议会上指出,这些申请来自芙蓉、金马、淡边、仁保、波德申和林茂,庇劳与日拉务尚未有人申请。

申请转换永久地契的手续中,州政府在144名屋主中收取了55万7245令吉的土地溢价,他们都是来自芙蓉的屋主,余者仍在斟酌应缴的地税款额。

分层永久地契?

另一方面,罗白区州议员周世扬建议,既然落实了分层建筑单位税(Cukai Petak)和分层地契,州政府应推动分层永久地契。

他认为,若推动分层永久地契,可以增加州政府的收入,也会提升租屋的价值。他的选区多为组屋,居民无法从租赁转永久地契的政策中受惠。

不过,这一建议被阿米努丁否决,因为至今为止,永久地契只限于土地,暂时也没任何案例使用在分层建筑。

隆雪森 买盘最旺的高楼住宅

在冠病期间,房市偏向淡静,但在2019至2021年这消费者需求格外低迷的期间,吉隆坡、雪兰莪和森美兰有一些高楼住宅,依然不减魅力!

PropertyGuru DataSense统整的数据显示,这3个州属的关键地区,有一些高楼住宅打破了交易或销售额记录,还在2021年获得了最高的查询量,表现优于大部分的住宅项目。

iProperty.com.my马来西亚总经理史兰德纳登(Shylendra Nathan)指出,这份数据有助投资者判断2022年的需求趋势,因为在充满挑战时期,这些住宅还能表现坚韧,意味着在市场复苏时还有很大的发展机会,尤其是租金收益和资本增值。

来看看所统整的各地区最受欢迎高楼住宅,当中的交易记录是在2019至2021年期间支付了买卖协议印花税的交易量,而询问者数量是在iProperty.com.my上表示对有关物业感兴趣的人数。

吉隆坡 – 生活设施方便地区最受落

在吉隆坡,最受投资者欢迎的地区,是能提供大量现代生活设施的地区,比如说购物中心、电影圈、零售店、餐饮店等,且有许多工作人士和学生居住,出租市场活络。

一些特定区域还有国际化景观、高档餐厅和娱乐场所,深受外籍人士欢迎,也吸引了投资者的注意力。

在这方面,武吉加里尔(Bukit Jalil)和满家乐(Mont Kiara)符合要求,吉隆坡五分之四的顶级投资物业来自这两个城镇。

投资包租产业 却被骗了?

不是说好包租吗?
现在租金没有,钥匙也没有……

马华公民社会运动局主任吴健南召开记者会透露,接获15名购买商业单位、商业走廊与公寓的业主投诉,发展商和负责包租的管理公司未履行合约条款。

据投诉者指出,他们购买的是一栋商场的商务单位和公寓单位,并和发展商签订包租协议,有些是包租2年,有些是3年+3年,而发展商保证租金收入是产业价格的6%。

吴健南与为产主投诉发展商未履行合约的条款。

但在项目竣工并获得落成准证的两年后,他们至今都没有获得钥匙和每年应收的租金收入,也无法到相关单位检视。

记者会出席者还包括森州亚沙区志工团团长何彩思,以及森马华公民社会运动局主任杨芊篁。

据了解,商业单位的售价约50万令吉,公寓单单位20万令吉,有者以现金购买,部分投资者是贷款购入。

发展商多番推搪

业主成立了一个群组,当中有约60名业主,分别从2015年开始投资在这项目。2019年时,发展商曾通知他们已经获得入伙纸,但之后也没有更多下文。

一名购买公寓单位的业主马雪莲说,她的单位原本是每三个月可获得3000令吉的租金收入,可是却分文未取。

由于多次与发展商与包租管理层追讨不果,她联同另一名业主向仲裁庭提诉,最终只获得约1万余令吉的迟付款利息赔偿。

另一名购买商业单位的业主刘玉桃,原本合约注明每月可获3000令吉的租金收入,至今也未曾收过。

业主们曾联络过发展商,不是联络不上,就是诸多藉口。

吴健南向产主讲解他们拥有的权力。

仲裁庭权限有限

吴健南表示,基于仲裁庭的权限只限于追讨迟付款与利息,至于整体的损失须通过法律途径来解决,他将协助这批业主,设立捍卫产业委员会,索返成立12对1的管理委员会权力、向发展商追讨合约中志明的租金收入与利息。

若发展商再不加以理会,将呈予房政部,要求将有关发展商列入黑名单内。

他要求房政部也需对有关商业单位严励监管,包括须先建后售,确保分层地契合时发出,目前发展商就是以此灰色地带,先向购买公寓的业主先售后建,因为附属商业单位内。

森州 3年批逾2万可负担屋

盼能助民圆拥屋梦。

森美兰州务大臣拿督斯里阿米努丁指出,为了帮助州民能达到“居者有其屋”,森州希盟政府在执政3年来,政府共批准了2.39万间可负担屋,供有需要的州民申请。

州政府一直致力推出各种可负担屋举措,来帮助州民能圆拥屋梦,包括森州公务员房屋计划、人民希望房屋等。

阿米努丁是出席芙蓉新城Rimbun Harapan花园森州公务员房屋钥匙移交时发表谈话。

出席者还包括森州行政议员张聒翔、拿督莫哈末拉菲依、陈丽群、威拉班、朱建华、森州秘书拿督拉扎里博士、De Four发展有限公司董事阿末法依扎、蓝里沙夫安、森州发展机构总执行长露丝米玛等。

公务员房屋计划反响热烈

这项公务员房屋计划是森州发展机构(PKNNS)和De Four发展有限公司携手合作,旨在帮助公务员拥屋。

这项目靠近芙蓉新城及Ainsdale,也能快速出入南北大道。优秀的地理位置获得公务员的欢迎,自开放申请以来,接获逾1000份申请表格,最终有351人申请成功。

其中,A型的面积为22 x 65尺,共有150个单位,从9万令吉起跳;而B型面积为22 x 70尺,价格从25万令吉起跳。

351名森州公务员成功申请到Rimbun Harapan花园房屋,大家都高兴展示刚接获的房屋钥匙。

人民希望房屋计划获拨500

而对于在2021年推介的人民希望房屋计划,阿米努丁透露会在2022年持续,已经拨款500万令吉。

这项计划能让B40群体能以无息贷款方式,在自己的土地上建起属于自己的房屋。在房屋竣工、移交钥匙后,申请者才需开始缴付贷款。

森州仁保16屋主 获永久地契

99年的租赁地契,
换成永久地契啦!

森美兰州政府将住宅区租赁地契转为永久地契的措施,正在一步步落实中。仁保(Jempol)的16人,成为当区首批获准的屋主啦!

获得转换地契的批准信后,屋主只需要缴交每平方尺1令吉的地税,就可获得正式的永久地契。

他指出,仁保县共提交了168份申请,其他的申请将会陆续获批准。

“全州内的县市经陆续作出申请,并于近日收到此批准信,凡是居住用途的产业都可以作此项申请,这是前所未有的,即使是发梦或幻想都无法兑现的,也是希盟政府兑现大选宣言的一项明证。”

出席者还包括仁保县长娜华和村长王光辉。

国门重开 南马产业好景在“望”

柔州房市逐渐走出疫情谷底,
与全国房产走势一致。

经历了去年11月马六甲州选和今年3月柔佛州选,南马经济和产业市场是否出现了任何转变?有什么投资机遇?

个别产业领域方面,住宅、办公、工业、零售和酒店领域,会呈现怎样的走势?

南马三州当中,柔佛经济和产业市场向来是龙头老大,但森美兰和马六甲产业市场会否迎头赶上,有什么看点?

整体而言,柔州产业市场今年料稳健复苏,甲州产业料将伴随旅游业反弹,森州产业则料可重拾勇态。

个别领域方面,柔州住宅市场尤其是有地房产料将有所起色,服务式公寓/小型家庭办公室(Small Office Home Office,简称SOHO)/共管公寓则继续受供应持续过剩和严重滞销所困。

柔州办公市场料持稳,因预计不会有太多新的办公空间;工业产业领域则料持续增长,依然是最耀眼的产业次领域。

柔州酒店和零售领域随着国门重新全面开放,外国人在不太麻烦的条件下重新入境我国,有望持续复苏。

同样的,马六甲住宅市场今年前景料比去年乐观、工业产业保持稳健,商店和办公市场料将渐入佳境,酒店业也有望恢复常态。

不过,甲州购物商场则料将继续面对各种挑战。

森州方面,住宅市场料不如去年般蓬勃、工业产业和商用产业双双有望更上一层楼。

回顾去年首9个月,南马3州产业交投都出现量跌价升的局面。

其中,柔州产业总成交量按年下跌1.9%,从2万5128单位跌至2万4657单位;但总成交额却增长8.5%,从114亿令吉 增至123亿令吉。

管控令拉低成交价量

甲州产业总成交量延续2020年跌势,去年首9个月按年下跌5.6%至9118单位;然而,总成交额按年增长8.7%至31亿令吉。

事实上,去年上半年,甲州产业成交量和总值分别按年劲扬12.2%和19.7%,但第三季却大幅下跌,并拉低去年首9个月的总成交量和总值数据,主要归咎于去年6月15日实行的行动管控3.0(MCO 3.0)。

甲州进行中或即将动工的大型发展项目,包括一帆风顺(The Sail)、亞昕喜來城馬六甲(The Rise)和伯乐城市(Taman Botani Parkland)等。

森州去年首9个月产业总成交量按年微跌2.9%,但总值却扬升19.4%,从2020年同期的34亿令吉增至40亿令吉。

去年首3个季度,平均每季成交量约为3464单位;而在疫情爆发之前,即2018和2019年,则分别是平均每季度4413和4057单位。

森州产业较蓬勃发展的地区,料仍将是芙蓉-吉隆坡国际机场走廊和汝来,坐落在这个地带内的著名大型发展项目,包括金群利集团(MATRIX,5236,主板产业股)发展的达城(Bandar Sri Sendayan)、森那美产业(SIMEPROP,5288,主板产业股)发展的安斯黛儿镇(Bandar Ainsdale)、IJM置地(IJMLand)发展的芙蓉新城高苑(S2 Heights),以及布特拉入来(Putra Nilai)和汝来乌达玛(Nilai Utama)。

柔州房市:

新山房产交投最活跃

2021年全年,柔州房产市场已逐渐走出疫情的谷底,与全国房产走势一致。

利好因素包括2020至2021年期间推行的拥屋计划(HOC)、利率持续处于记录新低、冠病疫苗接种率高,以及经济领域逐步重启。

2020年,柔州房产交易量和总值分别按年下挫23.8%和24.6%;2021年首9个月,成交量按年下跌5%,但交易总额却微增2%。

新山的房产交投最活跃,接着是哥打丁宜和笨珍。新山大部分的住宅交投仍集中在双层及三层排屋,接着是单层排屋。不过,哥打丁宜和笨珍的情况则是恰好相反。

售价50万至100万令吉的房屋最受落,接着是30万至40万令吉,以及40万至50万令吉的住宅。

部分新楼盘或涨价25%

发展商为清理未售出的房屋,有者推出先租后售(Rent to Own)配套,有者则提供诱人的各种优惠和折扣。

大马亨利行指出,发展商去年下半年纷纷推出售价介于50万至70万令吉的有地房屋,这股趋势料将延续至今年。

不过,随着建筑材料成本扬升,部分新推出的房产售价或将调高10至25%。

去年首9个月,柔州滞销房产从2020年的6509单位稍增至6166单位(不包括商业地契的SOHO和服务式公寓)。柔州滞销房产仍以高楼住宅,例如SOHO和服务式公寓为主,大部分坐落在依斯干达公主城。

滞销房产增幅放缓

这些高楼住宅以外国买家为目标,但今年4月之前,外国购屋者和投资者无法入境,令这些房产在无人问津下持续滞销。尽管马来西亚我的第二家园(MM2H)计划喊停一年后重启,但大幅提高的门槛,令外国买家望门兴叹。

大马亨利行预计,柔州滞销房产今年将持续增加,但增幅有所缓和。

大马与新加坡在陆路疫苗接种者旅游通道(VTL)措施下互相开放边境,以及大马4月1日重开国门,外国买家有望逐步重返大马,是刺激柔州房产市场复苏的最大利好因素。

森甲房市:

甲成交量微跌 总值增至17亿

房产市场是马六甲州产业领域的火车头,并料在今年继续引领甲州产业领域复苏。

尽管去年首9个月,甲州房产成交量按年稍微下跌1.5%,但成交总值却按年增长9.8%至17亿令吉。

不过,相较于 2020年,售价50万令吉以下的房产需求下跌,或可归咎经济放缓和人们担心工作不保下谨慎消费,买气也相应下跌。

去年首9个月,甲州新推出的房产共有2488单位,1020单位或41%已卖出,这比2020年的39.6%来得高(推出1100单位,卖出436单位)。其中,第三季推出的740单位,更卖出63.65%或471单位。

行动管控令3.0结束和当局放宽防疫标准作业程序,是甲州新房产销量扬升的主因。当然,HOC和各项优惠也居功不小。

发展商去年提交的新发展项目申请也有所增加,这显示今年首季甲州新楼盘料持续增加。此外,发展商也大举收购更多地库,准备在未来推出更多新项目。

 

森两三层排屋最热

森州房产去年首9个月价量齐升,成交量和总值分别按年增长4.6%和18%。

大部分交易集中在售价10万至30万令吉的房产,双层至三层排屋最受落,接着是单层排屋。地区方面,芙蓉和波德申的房产交投最活跃。

森州发展商聚焦清理现有存货,而非推出新房产。过去3至5年推出的房产大多是售价介于40万至60万令吉的双层排屋。

随着HOC已于去年告一段落,森州今年的房产销量料将放缓,表现不如去年。

滞销房产也相对增加,但就如甲州一样,森州滞销房产向来是全马最少的州属之一。

商用产业:

柔酒店业料更快复苏

柔佛商用产业领域今年有望稳健复苏,VTL和柔州政府早前宣布德商务旅客中心(BTC),是两大催化剂。

整体而言,柔州酒店领域预计将比零售产业和办公市场更快复苏,国内游客自去年10月11日跨州禁令解除后恢复国内旅游,令酒店业迎来久违的一线曙光。

柔州零售产业领域过于依赖新加坡游客,虽然国门4月1日重开,柔州尤其是新山零售领域将再需要一段时日才有望恢复疫前水平。

若按地区而言,新山酒店业和零售领域为投资者带来同等的机会,笨珍旅游业比零售领域占上风,不被视为旅游区的峇株巴辖和麻坡则是零售领域提供更多投资机会。

甲商场空置率偏高

马六甲旅游业在跨州禁令解除和VTL措施开跑后重获新生,但州内购物商场过剩,许多零售商场空置率偏高,是当地零售产业市场的主要挑战。

截至去年9月杪,甲州共有31座购物商场,总零售空间63万5390平方米。然而,疫情重创各行各业下,州内商场租用率从2019年上半年的67.45%,于去年第三季下滑至63.30%。l

大马亨利行认为,甲州零售产业料将耗时几年才能复苏,甚至将成为周州内最后一个复苏的产业次领域。

甲州酒店业在旅游领域重现曙光后逐步回暖,酒店客房周末(每周五至周日)租用率反弹至85%,工作日(周一至周四)则回升至65%。

随着国门4月起重开,作为国内外游客最爱旅游景点之一的马六甲旅游业今年有望进一步复苏,并恢复疫前的正常水平。

甲州办公市场今年料继续停滞不前。由于前景没有太大的改善,租户们不太可能作出长期租约。

所幸的是,甲州新增的办公空间有限,市场将先吸纳现有供应,当经济逐步复苏,目前空置的单位有望获得填补。

芙波店屋交投最热

森州商用产业同样呈现交易量下跌,成交总值却增加的现象。去年首9个月,该州商用产业成交量按年下跌约8.8%,交易总值却扬升36.5%。

双层至两层半,以及三层至三层半的店屋交投最热,大多集中在芙蓉和波德申两地。

就如住宅产业一样,州内发展商先聚焦清掉现有商用产业存货,而非推出新的发展项目,但芙蓉新城和达城则另当别论。发展商预计将在未来12个月内,推出疫情期间展延的新商用产业项目。

从投资的角度而言,森州零售产业料会比酒店业较快复苏。这是因为疫情恶化期间,人们减少旅游和住宿酒店。

此外,零售产业也比酒店更容易灵活变通和调整空间,例如零售单位可以在短时间内分拆出租、扩大或缩减空间。

工业产业:

制造与物流业 刺激产业交投

柔佛工业产业今年料续稳步增长。

去年首9个月,柔州工业产业交易量和涉及总值,分别按年增长33%和3%。

较受瞩目的交易包括:

(1)AXIS产托(AXREIT,5106,主板产托股)以3200万令吉收购巴西古当一个货仓;

(2)GDS控股有限公司在努沙再也科技园发展一个数字中心;

(3)东南通运(TNLOGIS,8397,主板交通与物流股)收购士乃机场城地段,以兴建货仓;

(4)去年7月启动的丽阳工业园正进行土地清理和土方工程。

巴西古当和丹绒柏勒巴斯仍是工业产业的热门地区,两地的工业产业交投非常活跃。大部分交易是工业用途空地,接着是连排工厂/货仓和独立式工厂/货仓。

甲州已崛起为一个吸引工业家的工业目的地,州内工业产业需求水涨船高。

事实上,该州工业产业已走出2020年的谷底,去年首9个月的交易量和总值分别按年扬升19%和53%。

制造业和物流需求大增,令更多中小企业需要更多工业空间以扩充业务。

在森州,马来西亚宏愿谷2.0料将促进森州经济发展,更令州内工业产业今年前景更胜去年。去年首9个月,森州工业产业成交量和总值分别按年扬升6%和48%。

售价100万令吉以上的工业产业最受落,接着是30万至40万令吉,以及20万至30万令吉的工业产业。

毗连厂房/货仓交投最多,依序为半独立式厂房/货仓及工业用途空地。大部分交易集中在森州首府芙蓉。

森州研究 授新村获永久地契

为森美兰的新村带来的好消息!

森美兰州政府先前已经公布一些住宅区,可转换成永久地契,你的家是否不在范围内?

那也别担心!森州行政议员张聒翔指出,州政府近期已经指示该州的土地及矿物局,扩大能申请的住宅区范围。

而且,当局也在研究,让新村也能转化成永久地契。

他在出席行政会议后向记者指说:“估计土地局需要2至3个月进行研究,主要是花园住宅区地段与新村地不同,不过落实新村土地转换为永久地契将不远了。”

对于之前转换地契初期进度较慢,他解释,因为申请表格可用排山倒海来形容,土地局职员需要时间适应程序。而选区服务中心助理也在熟悉程序后,辅助各区的申请者。

自从森州落实永久地契政策,已批准超过300户从租赁地契转为永久地契,申请者所需缴付的土地溢价廉宜,平均每方尺1令吉,若平民屋及廉价屋,只收取500令吉。

他指出,各选区都有住宅区开放申请永久地契,但也有者因为没准备好土地溢价的费用,还没有提出申请。无论如何,州政府已通过逐步扩大地区,让更多子民受惠。 

芙新城高苑公务员房屋竣工

另一方面,州政府在两年推介的“森州公务员房屋计划”,位于芙蓉新城高苑的房屋已经竣工,可移交给符合申请资格的公务员。

“这项计划是前朝政府只在谈论但从来没有兑现的计划,在希盟执政后,州政府物色合适地点兴建房屋,为公务员提供福利,也兑现对公务员的承诺。”

想要让你充满希望地拥屋!

为低收入群体准备的“人民希望房屋计划”(Rumah Harapan Rakyat),即将在本月15日开放森州子民申请。

这项计划主要是让拥有土地的乡区低收入群体申请,由州政府的协助建新屋。

阿米努丁(中)主持行政议会后的记者会,左为张聒翔,右为拉扎里。

该计划由森州政府拨款500万令吉、森州发展机构委任承包商城建,计划在今年建65建,每间价值7.8万令吉。

其中,州政府会津贴8000令吉,其余7万令吉可申请免息贷款,摊还期为30年,大概是每个月300令吉供款额。

森州务大臣拿督斯里阿米努丁于森州行政议会后的记者会指出,这项房屋计划的申请者,必须是森州子民,已婚家庭优先,但家庭收入不能超过4000令吉。

同时,有关地段必须是该家庭成员拥有,也没有拿去抵押,并且符合建设房屋的条件,土地面积不可少于2500平方尺。

记者会出席者包括森州行政议员张聒翔及州秘书拿督拉扎里博士。

华人新村也可申请

森州政府去年批准在州内各县总共70间希望房屋,目前各自在建设中,进度介于8至15%。

去年希望房屋的订价为每间6万令吉,但因建材价格上涨,因此州政府今年同意把价钱调高至7.8万令吉。

张聒翔说,希望房屋计划自去年推动以来,协助乡区低收入群体,尤其是已婚家庭及尚未有房子的家庭,拥有自己的房屋或重建失修的住家,华人新村都可申请,先决条件是有自己的地段,并且适合建房。
