又有人花大钱买虚拟地产……

又要火热了?

这几个月,元宇宙买地产的风潮似乎“冷静”下来,大家更加专注通胀时代是否要购买实体房屋时,又有人在虚拟世界砸大钱了!

这次是一家名为Curzio Research的金融出版公司,而他们购买的平台并非先前屡屡达成创纪录交易的The Sandbox或Decentraland,而是一个还未流行的虚拟地产项目TCG World。

虽然TCG World并非当前元宇宙最受欢迎的选择,但Curzio Research却花了500万美元(约2200万美元)在该项目中投资了19块商业地皮,坐落在城市12和城市7。

Curzio Research创办人弗兰克·库齐奥指出,这次收购将是迄今为止全球最大的虚拟房地产收购。

元宇宙交易频创记录

元宇宙地产热潮是从去年底Decentraland的一项交易而广获人知。当时,一家叫Republic Realm的虚拟房地产投资和发展公司,以243万美元(约1069.08万令吉)买下一块虚拟土地,震惊市场。

但不到一周, Sandbox上一块虚拟土地以430万美元(约1891.78万令吉)售出,再度刷新元宇宙房地产交易价格的新纪录。

TCG World暂定9月推出

弗兰克·库齐奥说:“当前的互联网应该是属于去中心化、无许可的元宇宙的,个人可以自由创作并拥有他们的数字内容。”

在选择虚拟地产项目时,Curzio Research并没有一味的选择当前流行的项目,而是选择了具备构成元宇宙所有要素的尚未崭露头角的TCG World。

TCG World暂定于2022年9月推出,兼具了商业、游戏化、社交和娱乐,并且费用较低,为为用户和开发人员提供了持续的奖励,并构成了双赢的格局。

颠覆业界生态?

或许因为现实房产生态的残酷经验吧,以致无论是想捷足先登抢购地皮的发展商,抑或不想落后人前的投资者,几乎一窝蜂地涌入“元宇宙”中抢当地主。

这般热度,更在各国政府及国际商业巨头的带领参与下,变得风风火火。

然而,本报就在接触房产界及数字经济人士后发现,尽管元宇宙房产很可能将成为未来10至20年的交易模式之一,但里头还有不少细节需要关注,否则元宇宙房产随时将从 “看不到的商机”, 变成 “看得见的‘伤’ 机”。

曾爱珍:受位置供需左右
元宇宙房产不便宜

大马房地产中介协会(MIEA)会长曾爱珍表示,元宇宙房产绝对颠覆业界生态,其中,投资者或购屋者可以在无需真人代理的情况下,直接在数字平台上置产,而且没有任何限制,反之在哪个平台购买才成为投资者最大的难题。

“没有外国投资购买限制。你几乎可以在虚拟世界中购买任何土地和房产,你可以在这些土地上开发或装饰你的商店。”

她向《南洋商报》透露,在元宇宙中,若您是最早投入的一方,那么哪怕现实生活中买不起房产,但也可能在元宇宙中获益。换言之,这可改变游戏规则,且开启替代路径的一种方式。

不过,需要留意的是,就算在元宇宙中,房地产也不便宜,而且价格也基于位置、人口、供需和其他因素而不同。

实体房产更重要

她提醒,尽管元宇宙房产火热,然而实体房产无疑更重要,毕竟“有瓦遮头”才是人类最基本且最优先需要被满足的需求。

询及目前房产中介对元宇宙房产的接受程度,她透露,目前许多中介都在努力了解这个全新的房产概念,尤其对处理实体房产交易的代理而言,要从原本可以触摸及体验的房产转到虚拟产业上,绝对是一项挑战。

话虽如此,该会已经将“元宇宙房产”纳入在该会的高峰会议上,而汇聚的业界精英也重点讨论了这一课题。

“我鼓励房产经纪们更多地阅读和研究这方面的内容,因为还有许多元宇宙平台,而关键在于哪个平台将成为我们的首选,哪个最终被淘汰。”

虚拟房产需数年

日前房产界举办了堪称全马首场“元宇宙房产”的线上座谈,而马来西亚房地产科技协会主席萧慧洁就是分享人之一。相对其他一昧支持这概念的分享人,她持平看待。

她向本报指出,目前多数人探讨元宇宙房产,主要是因为现阶段支持虚拟现实的硬件基础设施已经准备就绪,而且可以广泛使用和负担得起。

不过,在这个关口上,房地产在元宇宙中发生了上游层面的变化,而虚拟房地产要想进入下游和大众市场,可能需要数年时间。

“即使我们达到了大众的接受点,问题是,有多少人会在虚拟世界中拥有一个需要虚拟住房的化身?又有多少企业需要虚拟商店空间或办公空间来进行业务活动?这得胥视未来的虚拟活动表现。”

其中,若虚拟商城越大越繁忙,里面的虚拟商店的需求就越大。最终,它仍然将推动流量进入虚拟世界,也带动明元宇宙房产的发展。

“有了虚拟的土地后,我们正在虚拟世界中重建现实世界中的房产。我们也对虚拟房地产的商业和住宅“用途”抱着期待,如在虚拟世界中购买自己在现实生活中买不起的单位,并用自己的“替身”在虚拟世界中展开自己‘第二人生’,甚至希望通过这些虚拟房产创造收益和投资回报。”

不过,目前软硬体的完善及技术层面的成熟度,是否真的就能协助我们在虚拟世界中,模拟出真实世界的房产模式呢?这有待观察。更关键的是,我们得问自己一个问题:“现实世界的房地产,能在元世界中复制或模仿吗?”

询及对购屋者的建议,她坦言,每个人始终需要栖身之所,因此实体房产应该是优先考量,待有了房子,且有多余钱财的时候再投资“元宇宙房产”也不迟。

陈纪源:数字经济成主流
房产界新交易常态

马来西亚数码经济总秘书陈纪源指出,随着疫情加速人们对线上交易的发展,以及加密币的开发和使用日益普及后,数字经济无疑将是未来的发展主流,也因如此“元宇宙房产”自然应运而生,甚至会成为房产界的一种交易常态。

不过,他提醒,尽管元宇宙的发展是大势所趋,但目前的操作都仅属于各自平台内的机制,要如何制定一个更安全,且全球共认的体系,才是更关键的一环。

“这不仅是政府需要正视,各国之间或许也得要有一套法律及监督机制,毕竟元宇宙是跨国界的一项交易,需要国际间的合作才能保障各地玩家与投资者。”

存在洗钱炒作风险

再来,由于元宇宙房产的交易采用加密币,因此存在着一定的风险,如洗钱、炒作等。

他提醒政府有必要留意这间中有否不道德的企业试图借此进行市场炒作,或其他违法勾当。明乎此,政府有必要作出机制上的监督,以及给予参与者法律保障。

目前,我国针对数字经济推出的法令与指南,包括《2019年资本市场与服务(证券的认定)数字货币和数字代币(又称数字货币)》、《2020年数字资产指南》、《2018年反洗钱和打击恐怖融资——数字货币》等相关法令,但针对 “元宇宙房产” 则未见具体的相关法律。

另一个关键是,数字经济原本就已在税收课题上成为一大讨论课题,就此,往后人们在“元宇宙”中置产或售卖单位是否也得纳税(或存在纳税缺口),无疑也将成为当局需要正视的环节。

陈钟灵:处草创阶段
真金白银随时打水漂

对于虚拟世界的房产,大马购屋者协会中文组主任陈钟灵谨慎看待。

由于元宇宙房产还处于十分草创的阶段,加上目前我国也还没有一套法律规范来保障购屋者,因此他建议民众选择相对较妥当的实体物业更为安全。

他语重心长地表示,实体物业虽然不一定就稳赚不赔,甚至还会降价,但购买者至少还有产业在手上,反观元宇宙房产一旦因技术问题、经营公司倒闭,又或有价无市的话,那么购买者投入的真金白银就打水漂了。

售价快速翻倍欠安全

另外,针对元宇宙房产售价快速翻倍的现象,他也直言有欠安全感。

他以自身投资的土地为例指出,2013年时有关地段每平方尺价值50令吉,然而2021年就飙涨至130令吉左右,但元宇宙房产的涨幅却令人感到有些不真实,更让人担心会泡沫破裂。

“上了年纪的人会误信投资专家,而年轻人则一昧想赚快钱,所以都急不及待地投入这领域,但这里头存在太多未知数了,大家应该要小心为上。”

黄盛发:与其立法
应先教育学生

政府需要做的确实很多,但对世界维护消费人总商会(WCPCC)总会长黄盛发博士来说,与其谈及立法及机制设定,眼下或许还有更重要的事需要政府关注:教育。

他认为,政府在立法与政策上的角色是不能缺席的,但由于元宇宙还处于很初期的阶段,加上我国也不是开发元宇宙的国家,因此现在设立法律应对机制未免过早。

“我们可以先观察美国、中国等竞相投入元宇宙的国家,如何成熟化自身的机制后,再来参考也不迟。”

尤其,一般新事务的面市都会经历“草创-淘汰-沉淀-成熟”等阶段,因此待一切成型且稳定后再设立法律相关机制会更有意义。

他主张,目前政府可以做的就是教育及醒觉工作,如相关部门可以举办座谈、工作坊等,在最短时间内教育大家,尤其是中学阶段。

“很多人都不晓得虚拟币、区块链是什么。唯有这个时候教育学生,以后他们才会有精准的判断力。我们做不到研发元宇宙技术,至少可以先装备自己。”

WCPCC旨在于为各族企业和社会提供服务,打造健康公平的消费商业环境,提高中小企业和零工经济标准化的意识,增加中小企业和零工经济对不平等交易方面的知识,全面提升企业会员的品牌公信力与维护消费者的八大权益, 和管理消费者投诉和相关事宜。

较早前,黄盛发也表示,由于目前“元宇宙房产”并不会影响民众的日常生活,因此现阶段可以尝试了解,不一定非得争相进入一个未知、且尚未成熟的领域。
应留意生态系统

他强调,无论是有意投资的民众,或想涉足这领域的发展商,大家都应留意有关平台是否拥有完整的生态系统,例如是否有流量、能否永续经营、是否有特定环节与设计来吸引流量,以及能否确保买卖交易链顺畅等。

“很多时候一些平台可能会向你承诺,买了之后多久就会涨价多少、回酬多少,诸如此类的承诺听起来更像是金钱游戏。”

他认为,若对方有没有长远的规划,也缺乏全面且良好的生态系统,那么就很可能会是泡沫,民众需要留意。

结语:投机炒作自食恶果

截至今年1月,全球活跃互联网用户已突破46.8亿,占全球人口的59.8%,这为“元宇宙房产”提供一个基础外,许多的艺人、科技巨头的加入,更让“元宇宙房产变得格外令人关注。但,这真的是产业界的另一场新革命?

无论是对“元宇宙房产”的乐观,抑或对其看不见的危机感到忧虑,任何新事物自然有其风险,而我们也无法阻挡发展洪流。

或许最后真的有人在虚拟世界展开期待中的“第二人生”,甚至在“元宇宙房产”中大捞一笔,或许有人最终血本无归,投入的钱全打了水漂,但我们能做至少是先了解。

权衡利弊迎房产革命

权衡利弊看法后,我们可能各持立场,但率先了解这新概念无疑让我们能更好地装备自己来迎接下一轮的房产革命。

更重要的是,我们都得紧记,无论是虚拟空间抑或现实世界,不动产的交易始终都得量力而为,任何投机发财或短线炒作,都可能让自己自食恶果。

元宇宙世界大势所趋,
难道稳赚不赔?

2021年11月,产业界发生了一件震惊业界的大事:一周内出现了2单天价交易!

一家叫Republic Realm公司,以243万美元(约1029万令吉)在虚拟平台Decentraland买下一块虚拟土地,创下虚拟房产交易的天价,更让这家虚拟房地产投资和发展公司的“房产”达到2500之多。惟,这个记录很快又被另一交易打破。Sandbox虚拟游戏平台上成功以430万美元(约1820万令吉)售出一块虚拟土地,刷新元宇宙房地产交易价格的纪录。

类似事件反映的不仅是虚拟房产的火热,更对房产界未来的运作释放出某种讯息。但,“元宇宙房产”究竟是怎样的一门操作?这“只能买,却住不进”的交易背后,带来的到底是商机,还是“伤”机?

大势所趋市场庞大

对部分房产界人士来说,“元宇宙房产”是势不可挡的发展趋势,尤其目前的种种前提,无不将房产领域带向“元宇宙”去。

在澳洲从事虚拟房产交易的FracProperty总执行长卢凌伟向本报表示,根据数据显示,全球的虚拟空间用户不断增加,其中单是Decentraland的用户,就已达到每月平均30万人。

此外,目前全球的加密货币使用者已高达1亿人,甚至还不断增加,这对需要以加密币进行交易的“元宇宙房产”来说,绝对是个庞大的市场,更极具发展潜能,因此他对“元宇宙房产”未来的发展保持乐观的态度。

“单在大马就有60万人持有加密币,因此大家对这样的交易并不陌生。在有基础的前提下,大家可以直接进行交易,而不是等价格飙升了才抢购。”

不当房奴过“屋主”瘾

对这个趋势保持乐观的,还包括在产业转型及企业咨询拥有30多年经验的Speedprop创办人施国忠。

他分析,目前的年轻人的流动性较过去更高,因此,不少新生代不会倾向固定产业,加上房产价格高企、又或部分父母留有房产,因此与其花钱置产,他们更愿意将钱投资在高流动性、较前卫的“房产”中,并将之视为另一种更符合未来发展趋势的投资项目。

中国就有95后的年轻情侣购买虚拟房产当新房,除了不想当房奴外,也过了当“屋主”的瘾。预计,这样的现象将会越见普遍。

再来,随着越来越多的品牌开始将业务移到虚拟空间后,发展商也可能想涉足过去未曾触及的空间新领域。

他表示,其实类似元宇宙房产的概念很早就已经开始了,只是当时没有成熟的技术来支撑,再来各界的想象有限,因此就只能停留在非常粗浅的阶段。如今疫情限制大家的行动,提升了民众对网络的依赖,也进一步加速虚拟空间的高阶转型。

不过,施国忠强调,进入元宇宙并不意味着就放弃了现实世界的运作,反之,业者可以两者并行,以吸引不同的受众群体。

不得不提的是,他认为,“元宇宙房产”除了是空间使用上的一种突破外,其实也是一种为企业品牌造势的手段,其中,一些企业就因为宣布了进军“元宇宙”领域而股价大涨。不仅如此,这也是一种极吸引市场关注的做法。

“有时在元宇宙买了房产不一定真的要去住,而是一种吸引眼球的策略。”

虚拟空间无限可能

“元宇宙房产”火红,这或许得先从“元宇宙”这个概念开始说起。

在元宇宙这个虚拟空间里,大家只需要戴上眼镜装置,便能化身成为一个自己理想中的“数字替身”,并通过这个替身进入虚拟世界中活动,如开会、聊天、聚会等。

和目前的ZOOM远距离沟通软件或AR(增强现实)科技不同的是,元宇宙能大大提升使用者的沉浸感,甚至还能与其他的“数字替身”进行互动。一些特殊的手套装置,还能让使用者在虚拟空间中感受到物件的重量,或触碰感。

换言之,它已不只是一个共各方交流互动的工具,反之成了新时代人类的活动空间。分散在世界各地的人可以齐聚一堂开会、学习;彼此不认识的你我,可以在里头交流、游戏。歌坛小天王贾斯丁比伯、里尔奈斯,以及小天后阿丽亚娜格兰德更已先后在元宇宙中开唱。其中,阿丽亚娜的演唱会,更突破地域藩篱以及场地局限,成功让全球3000多万名粉丝“齐聚一堂”参与演唱会。

也因为有了如此的空间运用案例,这不仅让人开始想象,若这个“没有做不到,只有你想象不到”的空间也能像真实世界的不动产般运作。

以虚拟现实平台Decentraland为例,公司创设了一个虚拟空间后,人类能在这平台上购买“地段”。

不仅如此,我们还能打造房子、装修、开店,或通过“数字替身”在里头居住,或邀请朋友们的“替身”。

林俊杰当地主

专注于元宇宙经济的房地产公司“元宇宙集团”(Metaverse Group)就在Decentraland上,以240万美元价值的加密货币购买了116块土地;新加坡歌手林俊杰早前也宣布在同一平台拥有自己的地段。

亚洲艺人已经涉足了,西方自然不落人后。美国饶舌艺人“史努比狗狗”(Snoop Dogg)以45万美元买了一块虚拟土地,不同的是,其购买的元宇宙空间为“The Sandbox”这一游戏平台。

也因为许多名人的参与、资本的介入,以及媒体的炒作,“元宇宙房产”开始成为房产界上的另一轮焦点,加上疫情导致人们的行动受限,虚拟空间的需求与提升更开启了人们对不动产的另一种想象。有者甚至认为,元宇宙房产势必将成为房产界的发展主流。

无法住却不断涨价

有趣的是,虚拟空间本应无限辽阔无限大,但为了确保土地能保值,甚至增值,平台们都懂得限制地段的供应量。

其中,Decentraland就号称只推出9万块土地,每块长宽大约是50英尺。这也是为何该空间的“地价”屡创新高,甚至有人在转手这些虚拟土地或房产后赚了一笔。

2021年2月,虚拟游戏世界Axie Infinity就以150万美元售出9片地段,每块平均16万6000美元左右,但11月时,仅一块地段就卖出230万美元,涨幅让人难以置信。

类似案例还包括数字不动产投资基金“Republic Realm”在同年6月,花费大约等同于90万美元的加密货币在网络虚拟空间Decentraland购买了259块土地,较后另一集团更以240万美元在同样空间购买了116块土地。换言之,虚拟地段不但可交易,其价格更不断高涨,甚至比实体地段来得惊人。

元宇宙经济潜力大

买了虚拟空间上的地段后,我们能做些什么?关于这点,或许还需要多一些想象力。

卢凌伟表示,目前许多欧美不少艺术品已经开始移师到“元宇宙”中开卖,另外,一些时尚品牌如普拉达(PRADA)、路易威登(Louis Vuitton)、阿迪达斯(Adidas),以及耐克(NIKE)等,都开始涉足元宇宙。其中,NIKE就花了200万美金收购了一家元宇宙公司,以进行未来的部署。

另外,他也透露自己目前正协助某知名时尚品牌,在我国打造一个跨越空间的虚拟平台。

据悉,元宇宙集团在“Decentraland”购买的土地位于时尚区,买家表示这个空间将被用来举办虚拟时尚活动,展现用在虚拟化身上面的虚拟服装,而这也是元宇宙经济的未来成长潜力之一。另外,根据统计,Decentraland在2021年10月至12月期间,就一共举办了77场活动,如音乐节、艺术展、竞赛游戏等。

打造大马品牌“综合中心”

施国忠也建议,政府可以通过在元宇宙空间中,打造一个“综合中心”,让所有大马品牌“入驻”在里头,并通过向全球宣传这“购物广场”。

文化艺术方面,政府也能通过这个“中心”,将所有本地的文创品集中在这空间中展示及售卖,如此一来就能刺激本地经济,更能协助推广旅游业,同时也可以将我国文化、艺术推向全世界。据悉,目前欧美国家就将自己的艺术品、歌曲等放在虚拟空间中展示及售卖。

据悉,被誉为香港房地产巨头的新世界发展集团更被指砸资约500万美元在“The Sandbox”购买地段,以兴建创新中心。

酒店住客“升级”

酒店业方面,马来西亚商务酒店协会柔州主席谢秉益就认为,一旦“元宇宙”技术成熟后,或许住客可以通过佩戴装置进入另一种空间,感受不同的入住体验。

“他们可能住在胶囊酒店,但是戴上装置后看到5星级的设计。”

询及会否对5星级别酒店带来影响,他则认为,若3星级别酒店能做出这样的提升,那么5星级酒店或许也能通过“元宇宙房产”方式,为住客带来更超乎想象的高规格体验。

不过,他认为有关的技术投资额、我国技术的成熟度,以及住客的接受程度,都是决定酒店业者在开拓“元宇宙”的关键。

交易安全受质疑

尤为一提的是,元宇宙的交易多以加密货币,或非同质化代币(NFT)进行交易,因此仍有不少保守人士质疑其安全性。

再来,由于元宇宙的发展还在初期阶段,预计理想中的模式也得耗上20年时间才能实现,因此目前是否过早投入,以及未来会否成为房产泡沫仍是一大疑问。

关于这点,施国忠认为,任何技术在初期阶段自然有许多企业涌入进行发展,这当中一些会成功,自然也有些会失败,因此就算本身对“元宇宙房产”抱持乐观态度,但民众若要投资在这领域的话,无可避免地将承受一定的风险。

“风险是自然的,若我们将钱投放在错误的虚拟平台上,一旦它经营不当,我们投入的钱就打水漂了。”

著名的《连线》杂志就曾引述网络研究专家欧尔森的谈话,指购买虚拟土地只是在虚拟空间里面获得一个许可,严格来说,这就只是在购买这些平台所提供的服务,若平台经营不当,或出现技术问题,那么投资者可能拿不回钱。

并非稳赚不赔

以中国的“虹世界”为例,不少人在里头购买的“土地”和打造的“房屋”, 就因为技术问题瞬间消失。另外,也有元宇宙地皮是越卖越亏的。

不难发现,元宇宙房产已经掀起了产业界的革命,但它也如同现实房产交易一样充满挑战,更不一定稳赚不赔。最重要的是,元宇宙房产还需要相关单位的完善才能落实得更妥当,因此各方的关注与远见极为关键。

香港普华永道 也加入元宇宙

有一个元宇宙土地交易,
来自香港。

继香港房地产大亨郑志刚在The Sandbox购买最大的虚拟地块后,又有香港公司加入了元宇宙的行列。

这一次是全球四大审计公司之一的普华永道(PwC)位于香港的国际子公司,在给予区块链的游戏平台The Sandbox上购买了一块地,打算建立一个Web3资讯中心,以促进新一代的专业服务,包括会计和税务。

普华永道没有透露交易价格。

香港普华永道在区块链投资方面一直是先驱之一,在2017年11月就已经接受比特币支付咨询服务。该公司已经涉足区块链集数和加密货币资产已有一段时间。

普华永道香港合伙人William Gee指出,元宇宙能通过创新的商业模式创造价值提供了新的可能性,并引入了与客户及其社区互动的新方式。

“我们将利用我们的专业知识,就这一新兴的全球数字现象所带来的全方位挑战,为希望拥抱Metaverse的客户提供建议。”

The Sandbox则指出,像香港普华永道这样的专业服务公司,可以在元宇宙空间的发展中发挥重要作用,帮助不太熟悉Web3的公司扩大范围并保持创新。

迄今为止,The Sandbox已与多个知名品牌合作,包括阿迪达斯、雅达利、Care Bears和The Smurfs。
