UEM阳光(UEM Sunrise)总执行长苏菲安阿都拉希望政府考虑重启各项购房计划,例如HOC及发展商承担利息计划(DIBS),因上述计划确实有助于减轻购屋者的经济负担。

“我们也希望银行与有关当局接受数字签署的买卖协议(SPA)和虚拟签署贷款要约协议,以进行端到端的线上或虚拟产业销售。

吸引更多人才

UEM阳光也期待政府推出加强我国产业市场与邻国竞争力的措施,以吸引人才,为我国带来经济利益。这将对产业市场产生显著的溢出效应,并有助于缓解柔佛州等州属产业滞销的情况。

冠病疫情严重影响全球和国内各领域,特别是零售行业。因此,希望政府考虑,疫情期间提供租户减免租金、豁免和回扣的发展商和零售产业业者,享有税务回扣。

UEM阳光 隆市中心买地

UEM阳光新购土地,
将发展总值达15亿的住宅项目。

UEM阳光(UEM Sunrise)宣布,斥资3.84亿令吉收购吉隆坡市中心一块6.39英亩的永久土地,计划发展总值达15亿令吉的住宅项目。

文告中提及,UEM阳光与地主Nipponkey私人有限公司签署协议,买下这块位于Jalan Sultan Yahya Petra(前称Jalan Semarak)和Jalan Padang Tembak之间的土地。

UEM阳光总执行长苏菲安指出,只要沿着Jalan Sultan Yahya Petra和敦拉萨路(Jalan Tun Razak)开车,不一会儿就能抵达国油双峰塔(KLCC)。

锁定年轻人和专业人士

根据观察,市场对KLCC附近低于100万令吉的中小型产业需求旺盛,因此促使UEM阳光决定买下这块土地,发展能迎合都市年轻人和专业人士的住宅项目,预计2024年推介。

“我们有信心 ,这项发展将大受寻找生活便利,响往都市中心生活的人士欢迎。”

该项发展项目拥有一览无余的吉隆坡城市景,可观赏到蒂蒂旺沙湖滨公园的绿色景观。

四通八达 设施方便

再者,当地四通八达,通过主要大道就能轻松方便的通往各地,包括大使路—淡江大道 (DUKE)、安邦吉隆坡高架大道 (AKLEH)、吉隆坡—布城大道 (MEX) 和吉隆坡第一中环 公路 (MRR1) 。

距离该黄金地段约 1.5 公里处的Raja Uda捷运站,将在2023年启用,届时居民也能享受市内公共交通的便利。

附近还有吉隆坡城中城阳光广场(Suria KLCC)、 柏威年广场(Pavilion Kuala Lumpur)、 The LINC ,邻近的医疗设备有吉隆坡中央医院、国家心脏中心、吉隆坡鹰阁医院。

UEM阳光出招应对。

UEM阳光(UEM Sunrise)宣布,通过“首选供应商合伙计划”与9家本地企业签署了解备忘录,借以加强、促进和发展双方的利益和合作。

UEM阳光总执行长苏菲安指出,这个计划是旨在应对高涨的建材成本,通过和建筑合作伙伴进行有效的风险管理,致力于掌握价格走势。

“这有助于降低整个施工期间价格突然波动的风险,以及原材料和建筑成本上涨的冲击。我们希望通过合作,确保产品对客户而言仍是可负担且具竞争力的价格。”

苏菲安(中)和首选供应商的代表们,一起推介这项供应商合伙计划,展开深度合作。

深度合作 打响品牌

这项首选供应商合伙计划,旨在带来长期的协同效应,不局限于成本节约效益而已。

比如说,UEM阳光和参与公司能在营销和品牌方面合作,利用各自的营销平台来提高双方品牌知名度;同时,双方还有了发掘产品和服务的机会,加强设计开发,包括实现ESG(环境、社会和治理)目标。

这9家签署了解备忘录的合作伙伴为:

  1. Guocera私人有限公司,马来西亚最大的地砖制造商和出口商之一;
  2. Bofi (马)私人有限公司,将木工工艺与豪华厨房、浴室橱柜和衣橱结合;

UEM Aspira Gardens已售75%

是Aspira Gardens的吸睛之处。

UEM阳光(UEM Sunrise)在Gerbang Nusajaya绿色城镇推出低密度的双层房屋和半独立式洋房,获得市场热烈回响,最后一期的Aspira Gardens认购率在推介前的周末就已达75%。

Aspira Gardens仅有118套分层式双层集群房屋和半独立式,是柔佛首个低密度住宅区,而且区内以绿色能源为主,除了可使用太阳能发电,还采用低挥发性有机化合物 (VOC)涂料、配搭有效用水,以及在一些发展单位和公共再循环中心设置收集雨水系统。

UEM阳光 逆市破12亿销售目标

逆势而上!

考虑到疫情和行动管控令,加上只推介40%的产业项目,UEM阳光(UEM Sunrise)为2021年设下12亿令吉的保守销售目标,仅比2020年的11.3亿令吉高出一些。

不过,有拥屋计划(HOC)、Must Cari Ong和追逐幸福2.0(Happy Chase )活动的支撑,推动该集团在去年售出1595个单位,创下14.6亿令吉的销售表现,亮眼风管。

其中,巴生河流域的发展项目包括Kiara Bay的Residensi Ava和Residensi Allevia是主要的贡献者,销售额分别为 4.38亿令吉和 2.16亿令吉,为总销售额贡献了 45%。

中马区的发展项目为总销售额贡献了 71%,其余的则由南马区贡献。 在南马,Senadi Hills(第 1 期)以 1.1 亿令吉的销售额位居榜首。

新目标15亿令吉

该集团把今年的销售目标定在15亿令吉,并计划推出发展总值(GDV)达 33 亿令吉的项目,共 3526 个单位。

这包括启动位于澳洲墨尔本科林伍德 1.3 英亩土地的发展计划。这片土地在2020年收购,将作为综合发展,估计发展总值达2亿5000万澳元。

在2022 年下半年,也将继续为现有热门发展项目推介新的一期,即万宜的Serene Heights、 Senadi Hills和位于依斯干达公主城的Aspira主题产品。

新的项目则包括蕉赖康乐花园(Taman Connaught)捷运站附近的 6.86 英亩土地,兴建一个以公共交通为导向的综合发展项目,以及位于 Mont’Kiara 以MK31为代号的全新综合高楼发展项目。

UEM阳光未入账销售截至2021年12月31日为23亿4000万令吉。

UEM阳光(UEM Sunrise)在雪州斯里肯邦安(Seri Kembangan)的Persiaran Equine Perdana和Jalan Equine的山顶区上,打造低密集度的高楼项目KAIA Heights,致力保留完好的大自然景观,适合多代同堂居住。

隆市新的彩绘壁画打卡点!

自然主题的亮丽彩绘壁画,
和隆市的高耸大楼成对比。 

在吉隆坡市中心安邦路(Jalan Ampang)和 Jalan P. Ramlee交界处的 W 酒店旁边,多了一副名为“Happy Space at Lot 149”的彩绘壁画,为充满混凝土建筑的市中心,增添一抹色彩,展示马来西亚的自然美景。 

8位参与的艺术家都是UiTM 的美术毕业生。

这壁画是由马来西亚领先房地产之一的UEM阳光(UEM Sunrise)与当地艺术家E&M Services和立邦涂料(Nippon Paint)合作打造,装饰着当地景观和生物多样性的色彩这也象征公司对可持续发展和环境的承诺。

“Happy Space at Lot 149”由7个建筑面板组成,长度超过 150米,过程中使用了 800 升立邦涂料的低挥发性有机化合物 (VOC)环保涂料,以及 100 升墙壁密封剂。

UEM阳光以色彩缤纷的自然主题彩绘壁画照亮了吉隆坡的中心地带,将隆市转变为街头艺术之都。

展现热带风光

每个面板都展示了马来西亚自然景观和生物多样性的快照,包括未受破坏的热带风光以及 UEM 阳光的旗舰发展项目家乐湾(Kiara Bay)、澳州墨尔本的奥罗拉(Aurora)以及柔佛依斯干达公主城(Puteri Harbour)。

UiTM美术毕业生参与彩绘

E&M Services 以其在通过壁画描绘马来西亚动植物之美的专业知识而闻名。8位参与的艺术家都是UiTM 的美术毕业生。他们由拥有 30 年经验的全职壁画艺术家 Ruhizad Mohd Ali 领导。

Ruhizad 说:“我们大部分壁画创作都受到现实主义的启发。对于‘Happy Space at Lot 149’,我们想展示我们热带雨林的美丽和多样性,也一起观赏UEM 阳光的发展项目。”

“虽然在彩绘壁画时遇到了一些挑战,例如天气的不确定性和围板的纹理表面,但我们对完成的结果感到自豪。我很感谢 UEM 阳光允许我们设计它的壁画来增强吉隆坡的街景。”

隆市政厅将吉隆坡转变为街头艺术之都的街头艺术计划正在分阶段进行,重点是在吉隆坡市中心及周边地区用当地艺术家的彩色壁画装饰后巷和街道。

UEM阳光Senadi Hills近售罄

UEM阳光(UEM Sunrise)位于柔佛依斯干达公主城的围篱发展计划Senadi Hills,备受市场欢迎。自去年7月推介以来,第1A期已创下85%出售的耀眼记录。

UEM阳光推HOUZKEY融资方案

UEM阳光(UEM Sunrise)和马来西亚回教银行(Maybank Islamic Bank)的HouzKEY融资方案合作,帮助购买旗下10个发展计划的第一次和第二次购屋者,实现拥有理想家园的梦想。

这包括提供建筑期间零付费、零头期,以及100%融资方案。

UEM阳光在文告中指出,购屋者在建筑期间无需支付任何费用,直至领取新屋钥匙为止。

同时,购屋者可享受以最低的利率获取100%融资,只需支付可退还的3个月抵押金而不是高昂的头期,另外还可获得UEM阳光的赠品。

随着政府延长拥屋计划(HOC),购屋者还可享受免印花税和免地契转名费(MOT)惠益。

UEM阳光总执行长苏菲安阿都拉说:“我们理解首购族对巨额款项感到担忧,因此与马银行回教银行合作,为我们的买家提供轻松管理房贷的程序,实现他们拥有理想家居的梦想。”
