你家的床单,
多久洗一次?

根据BBC中文网的报道,英国的调查显示,在2250名成年人中,几乎一半的单身男子每4个月才换洗一次床单,甚至有12%的人承认,在“想起来”的时候才会换床单!

相比之下,单身女子更注重卫生,62%人每两周就会换洗一次床单;受访的夫妇则普遍每3周换一次床单。

为何换洗床单“那么难”?

在问卷调查中,18%的人认为自己习惯在晚上洗澡,所以床单不容易脏,不需要勤换床单。

67%的人表示忘了;35%的人认为无所谓;22%的人称没有干净床单可换。

还有38%的人说,不相信床单需要换洗得“更勤”。

英国特许心理学家、神经科学家以及睡眠专家布朗宁博士指出,床单应该每周换洗一次,或最多每两周一次。

为何需要如何频繁换洗床单?

原因1:出汗

布朗宁博士指出,汗水不但可以打湿床单令其味道难闻,同时也让床单不透气。睡觉时需要气流流动才能感觉凉爽,才能达到最佳睡眠效果。

原因2:皮肤细胞脱落

如果床单换得不够勤,死皮细胞就会在床单上越积越多。

这些堆积的死皮细胞还会为尘螨(也称螨虫)提供食物,导致皮肤不适以及起皮疹。

你可能说你不出汗,但身体始终会脱落死皮细胞。

原因3:带入过敏源

若是没有常洗床单,可能会把花粉等过敏原带到床上,导致鼻子堵塞、呼吸不畅。

布朗宁博士说,卧室应该是人们睡眠的“天堂”,是一个“能让我们感到快乐的愉悦和美好地方”。

她告诉自己的一些失眠患者:“如果床单没有换洗,看上去很脏,还有味,那就更增加你不想上床睡觉的感觉”。

“如果上床感到放松、舒适和快乐,那么,新床单的味道有助于让我们镇静和开心。”

卖屋套现,要缴多少税?

卖房能赚多少钱,
不是简单的“卖价 – 买价 = 盈利”方程式。

在决定卖房前,你必须要计算自己所付出的成本,还有卖房时需要支付的各种手续费、律师费,还有最重要的税金,才能真正评估你到底能赚多少钱。

那你懂如何计算税金吗?

执业律师刘健辉和方雪丽在《南洋商报》的“商法律”专栏中解释,根据1976年产业盈利税法令(Real Property Gain Tax Act 1976),只要房屋的卖价比你当初的买价还要高,税收局(LHDN)就会征收产业盈利税,(Real Property Gains Tax,简称RPGT)。

在2020年的财政预算案中,所有大马公民和永久居民在第六年或之后卖出自己的房地产,就可以豁免缴付RPGT。

打个比方说,你在2010年买的房地产,至今已经12年。即使有盈利,你也不必缴付RPGT。

但若你卖出的房子是在5年前的2018年买入,那所赚取的盈利就要缴付RPGT。

如果你是在第4年售出房地,税率是20%。在第5年则会被征收15%。如果想套取更多的现金,可以考虑行使每个人一生当中都有一次机会,可豁免出售私人住宅房屋时的RPGT。

当然,如果你出售房子时是“亏本卖”,或者是原价卖出,没有任何利润,那就不必缴纳RPGT。

但也提醒你,别试图蒙骗税收局,因为当局会深入调查你是否真的没有获得利润哦!

任何附带费用都可扣税

同时,在出售房地产过程中所产生的任何附带费用,都可以用来扣除所需缴付的RPGT,俗称可扣税费用(Allowable Expenses)。

这包括装修、扩建、提升,保养屋子等方面的花费以及律师费用。

税收局官员会审查你所提供的收据,计算与对其税务做出折扣。所以请记得一定得保留相关的收据以抵消部分的产业盈利税。

以上的计算方式是基于你当初是以个人名义以及为马来西亚公民身份所购买的房地产。

如果你是外国公民或者是以公司所购买的房地产,LHDN所征收的盈利百分比会有所不同,此时就得详细查阅征收的费用了!

英国租房市场,乱象多……

这些租客,好委屈……

租过房屋的租客们,通常面对的问题就是不断高涨的租金,或是不讲理的房东等,对生活造成困扰。

在英国,有13%的出租屋至少对租客带来“一类危险”,让这些租客除了面对租金高涨,还要面临持续的健康和安全威胁。

英国议会公共账目委员会近日发布的报告显示,这些对租客带来威胁的因素,包括受潮发霉、管线安全故障、部分坍塌等隐患。

医疗体系恐损失17亿

而且,这些相关的健康风险,可能将给英国医疗体系每年带来高达3.4亿英镑(约18.67亿令吉)的损失。

英国独立电视台的记者所拍摄的《肮脏中生存:英国住房领域的耻辱》新闻调查纪录片也展现了一些租客面对的困境。

比如说,出租房屋天花板24小时漏水,墙面长满发黑的霉斑、天花板掉下来、墙面渗水含有排泄物成分等。

想要维权也难

报道中指出,英国政府始终未将住房尤其是保障性社会住房问题列为优先事项。

负责提供社会住房的地方市议会和住房协会预算被削减,社会住房长期供应不足,现有房屋年久失修,相关法规也未能明确规定社会住房质量问题的责任归属。

而且,英国租房群体的合法权利受到严重侵犯,维权程序复杂、成本高昂,租房合同中存在“无过错驱逐”等不合理条款,加上政府监管渠道分散,许多租房家庭落入无家可归的地步。

又有人花大钱买虚拟地产……

虚拟房产,
又要火热了?

这几个月,元宇宙买地产的风潮似乎“冷静”下来,大家更加专注通胀时代是否要购买实体房屋时,又有人在虚拟世界砸大钱了!

这次是一家名为Curzio Research的金融出版公司,而他们购买的平台并非先前屡屡达成创纪录交易的The Sandbox或Decentraland,而是一个还未流行的虚拟地产项目TCG World。

虽然TCG World并非当前元宇宙最受欢迎的选择,但Curzio Research却花了500万美元(约2200万美元)在该项目中投资了19块商业地皮,坐落在城市12和城市7。

Curzio Research创办人弗兰克·库齐奥指出,这次收购将是迄今为止全球最大的虚拟房地产收购。

元宇宙交易频创记录

元宇宙地产热潮是从去年底Decentraland的一项交易而广获人知。当时,一家叫Republic Realm的虚拟房地产投资和发展公司,以243万美元(约1069.08万令吉)买下一块虚拟土地,震惊市场。

但不到一周, Sandbox上一块虚拟土地以430万美元(约1891.78万令吉)售出,再度刷新元宇宙房地产交易价格的新纪录。

TCG World暂定9月推出

弗兰克·库齐奥说:“当前的互联网应该是属于去中心化、无许可的元宇宙的,个人可以自由创作并拥有他们的数字内容。”

在选择虚拟地产项目时,Curzio Research并没有一味的选择当前流行的项目,而是选择了具备构成元宇宙所有要素的尚未崭露头角的TCG World。

TCG World暂定于2022年9月推出,兼具了商业、游戏化、社交和娱乐,并且费用较低,为为用户和开发人员提供了持续的奖励,并构成了双赢的格局。

中国多地 启动居住权登记

这不是异想天开,
也不是强盗逻辑。

是的,在中国一些城市,即便房子不归你,你也可以住!

根据报道,已有多地发布文件,启动居住权登记工作,包括鄂尔多斯市、石家庄市,在成都、济南、武汉、长沙和杭州也开始开放居住权登记。

之所以选择开放居住权登记,其中一个原因就是要解决“清官难断的家务事“。

比如说,夫妻两人都是离异过再组合新的家庭,若丈夫生病或去世,现在的房产可能被和前妻所生的子女继承,那现任妻子可能就失去了住所。

若之前为妻子登记了居住权,虽然妻子没有房子的所有权,但依然可无条件地居住。

方便“以房养老”

同策研究院研究总监宋红卫受访时指出,还有另一个原因,是中国一些房屋的产权属于特定群体,是历史原因造成,比如上海一些老洋房,无论是环境和地段都非常好,有一定市场需求。

若有居住权,就可以避免房屋空置、浪费资源。

对企业来说,这也是一项好消息。中闻律师事务所合伙人张晓菊律师指出,因为签订居住权的另一方当事人,可以是普通人,也可以是法人或非法人组织。

一些组织可以善用居住权来推出“以房养老”的模式,老人可以一直居住在房屋,机构定期给老人一定的资金收入;当老人逝世时,就由机构回收房屋。

卖屋子 买家搬不进?

当然,也有不少人对居住权登记表示抗拒,虽然买卖房子可以照样进行,但可能会影响买家入住。也就是,即便房屋产权转移,居住权也不受影响,那买家岂不买了房子却搬不进去?

对此北京盈科(上海)律师事务所全球合伙人郭韧律师指出,日后在房屋交易之前,都需要确认居住权登记,并且落实在交易细则里。

某中介公司工作人员杨先生对中新财经表示,在没有规定居住权之前,民间也有类似的约定,一般以房屋买卖合同做担保。有的买家只是为了孩子上学,没有居住需求,这种情况下业主向买家进行返租,房子产权归买方,居住权实际上在一定时间内仍归业主。

“但合同约定返租或者交房时限长达3-5年的,市面上只占30%左右,时限更长的则不到1%。”杨先生说。

金群利2022财年销售破纪录

金群利集团2022财年销售,
60%是可负担屋。

金群利集团(Matrix Concept)在经济复苏和低利率环境中,持续推出符合市场需求的可负担产品,成功支撑标青的业绩表现,在截至3月底的2022财年中,取得了高达13亿令吉的创纪录销售。

在2021财年时,该集团的产业销售为12亿令吉,意味着2022财年销售按年涨11.3%。

主席拿督哈斯拉指出,达城(Bandar Sri Sendayan)的可负担住宅项目需求稳健,尤其是价位50万令吉以下的房屋非常受落,该集团适时地根据购屋者喜好而调整项目,因此2022财年销售中有60%是来自50万令吉以下的项目。

新项目推出首周即售罄

该集团1月推出的达诚Bayu Sutera 1和Tiara Sendayan 11项目,合计有超过500个有地产业,且在推介首周就分别录得95%与100%认购率。

海外业务也同样表现稳健,该集团将在2023财年完成和交付印尼Menara Syariah和澳洲墨尔本M.Greenvale项目,及推介在澳洲的第三项项目M333 St. Kilda。

“在疫情爆发期间,我们在应对挑战方面表现出韧性,并准备好在近期未来取得正面的表现。”

在2022财年,金群利集团取得8亿8681万8000令吉营业额,且净赚2亿502万20000令吉,或每股24.58仙。此外,该集团也建议每股派发3.75仙的股息。

“集团2023财年展望仍备受看好,国际边境的重开,估计可缓解建筑劳力供应紧张,并让我们加速项目交付进度。”

林上海资本 首半财年业绩出色

业绩出色还派息股东!

林上海资本(LSH Capital)宣布,在截至3月31日的2022财年上半年,净利按年增1.24倍至1243.5万令吉,远胜于前一财年同期的555.9万令吉。

同时,首半年营业额达6543.4万令吉,较前一财年同期的4161.1万令吉,按年增长57.25%。

林上海资本在文告中指出,首半年业绩大幅跃进,归功于收购的LSH Best Builders带来更多收入。同时,宣布派发1.05仙股息给股东。

冀望品牌家喻户晓

主席丹斯里林景清指出:“我们对这业绩表现感到高兴,向所有客户和利益相关者证明了我们的能力。我们的愿景是将林上海资本集团打造成家喻户晓的建筑品牌,我们正朝着实现这一目标的正确轨道前进。”

该集团先前宣布了连串企业献议,多元化至房地产和建筑相关业务,同时也会继续专注在当前的业务,包括分销和售卖建材、照明产品和基点相关产品与服务、五金工具批发零售,以及机械租赁。

他说,随着冠病疫情逐渐迈入地方性流行病的阶段,董事部有信心在截至9月30日的2022财年,能取得卓越的业绩表现。

实达首季销售6.79亿元

实达集团,
放眼全年销售达40亿令吉。

实达集团(S P Setia)宣布,在2022年首季销售额达6.79万令吉,而本地项目占了92%,达6.25亿令吉。

根据文告,另外的8%或5400万令吉,则来自海外项目销售。

同时,首季的预订额达6.55亿令吉,未入账销售则有98.4亿令吉。

该集团在文告中指出,将通过社交媒体和加强产品创新和虚拟技术,来实现今年40亿令吉的销售目标。

47项目进行中

实达集团首季的净利为6749.5万令吉,按年跌10.3%;营业额则按年少17.6%,达8.67亿令吉。

集团总执行长兼主席拿督钟继维透露,目前有47个进行中项目,土地储备为7060英亩,潜在发展总值达1215.4亿令吉。

为缓解建设成本走高冲击,该集团将专注于优化设计和重估工程,以维持产品定价。

租金涨5% 台北狂建商办

越来越多投资者转向不动产。

雪隆商用和办公楼货太多,台北现在才来补涨,建照发放3倍飙增。

而且,这个几乎都是大咖才有入门票的游戏场,正酝酿量质齐变的旋风。

全球追求环境、社会和治理(ESG)潮流下,更多跨国公司会偏向拥有LEED及WELL国际认证的商业或办公楼,催生更多融合新科技的新大楼。

后疫时期物价涨涨涨,市场担忧通膨,资金纷纷拥抱不动产避险,吹起台湾连续缺货数年的商办市场。

台湾媒体报道,避险风再起,商办尤其变成炙手可热的首选,今年首季办公服务类核发建照暴增3倍,创近5年新高。

101坪租RM742

最新调查显示,台北市中心今年至2024年会有11栋办公大楼建竣,合共11万坪,差不多是4年的市场需求。

但据高力国际调查显示,今年只有一栋办公楼建竣。

《工商时报》引述乡林不动产研究幸水道,商办近年都供不应求,A级办公楼月租更上破每坪3000元(约445令吉)大关,即使是士林区新商办行情也水涨船高。

据悉,台北101去年12月的高楼层80楼,租金出现新高价,实价登录可见每坪租金已冲上5000元(约742令吉),信义计划区也涨到3200元(约475令吉)以上。

相对其他不动产,商办租金收益更高和稳定,建商、企业与寿险业都不约而同地抢进,租金和成交量都双双创新价。

空置率迈向3%

报道指,台北市商办近3年来,租金指数上升2.93%、A级办公楼和商业指标区主要路段租金指数上涨5.02%。

另有指,受中美贸易战影响,更多资金回流,经济部截至4月底的统计,投资台湾3大方案,带动459家企业投资,商办需求大增,租金持续走高。

各种利好扶持,商办租金出底前还会维持涨势,高力国际租户服务部资深执行董事杨慧明表示,整体租赁空置率估计会持续往历史新低下探,到年底可能跌破3%大关。
