首购族买房不能踩的“雷区”

做个聪明的购房者!

购买人生中的第一间房子,也许是一个人生命中最激动人心的里程碑之一。然而,一间可以30万令吉中位价格买到的房屋,却可能是许多大马人一生中最大的财务承诺。

过去不曾有买房的经验,可能令房屋首购族轻易的犯下各种错误。

以下是购屋者在买房时经常遇到的一些陷阱,这里教你如何避开这些“地雷”。

1)买房不能看心情

买房的过程中可能充满压力和情绪化,因此应理性对待。

你拟购买心仪的房子时,必须考虑有关房屋地点到你公司的距离,需要多久的通勤时间,以及当地的交通是否便利,以及附近设施的实用性,而不仅是有关房屋本身的吸引力。

房屋首购族也应避免在在追求梦想家园的过程中过度投资,至少应将总收入的20至30%存起来,以备不时之需。

购屋开销超出你可负担的财务预算,可能会对你的财务带来难以磨灭的长期不利后果。

2)没检查信用报告

在物色你的理想家居之前,先检查自己的信用记录,看看它是否会导致房屋贷款申请无法获批。

银行使用国家银行的中央信贷参考资讯系统(CCRIS)数据库来检查借贷者的信心,这包括未偿还债务和过去的贷款申请。

你可以通过e-CCRIS网站查看你的CCRIS信息。

你也可以获取一份信贷情报服务公司(CTOS)报告,其中包括CCRIS信息及你的信用评分,以帮助你更好地确定贷款申请获批的几率。

如果你的信用评分很差,就必须采取措施改善自己的信用记录,例如解决未偿债务。

理想情况下,你应管理当前的债务,偿债率(Debt service ratio)必须控制在你的总收入30至40%之间。

许多银行都会以偿债率作为评估,即借贷者总收入对总支出的余额,能否履行偿还债务的责任。

你也可以先获得银行的预先批准(pre-approval),这意味着,银行原则上同意借给你一笔特定金额用于购买房屋。

此举除了节省时间,还可为房地产中介和卖方提供额外的保证,即你是一个现成的买家。

由于贷款期限最长可达35年,因此你申请房屋贷款时必须货比三家,以获得优惠的利率和房贷条款。

3)低估前期成本

尽管发展商经常会提供回扣和折扣,但购屋所涉及的高昂前期成本,可能是首购族所面临的一大挑战。

在大马,你需以现金支付房屋价格的15至20%来购买二手房屋。

涉及的前期费用或成本包括:

●购买价格的10%作为首期付款

●房屋买卖合约 (SPA) 及贷款合约的法律费用和开销

●房屋买卖合约和贷款合约的印花税

●房屋估价费约0.3%

●银行贷款手续费

市场上的各项融资计划,可协助首购族购买二手房屋,包括全额贷款和奖掖措施,例如售价50万令吉及以下的房屋免征印花税。

4)忽略“隐藏成本”

除了前期成本,还有其他一些对首购族来说,可能不会立即发现或显现出来的费用。

例如,购买分层地契的房屋,买家除了每月还款外,还须每月支付维护费和储备金(sinking fund)。

购屋者也必须把水费和电费算入每月开销内。

商用产业的电费,几乎是住宅电费的一倍,因此你必须确定,本身的产业是属于商用地契物业,还是住宅地契物业。

购屋是一个应该理性对待的过程,考虑到各种因素,而不仅是房屋本身的吸引力。

此外,业主每年还需缴付各类产业税务,例如支付土地税给州政府,以及门牌税给地方政府。

装修和装修等一次性的费用,往往也涉及一大笔钱,但经常在购屋者买房初期阶段被忽视。

5)没检查房子缺陷

发展商交屋后,购屋者先装修或马上入住是轻而易举的事,然而,购屋者从发展商手中取得新屋琐碎后,第一件事要做的其实应该是先检查房屋是否有任何缺陷。

最好是找来专门提供检查服务的专家帮忙检查。

如果你买的是二手房屋,那么你需在签署买卖协议之前,先检查和鉴定有关房屋是否有任何缺陷。

购买二手屋,必须先了解是否需要另外花费一笔钱进行装修,或是修复有关缺陷。

提前作出相关开销的预算,可以让你避开任何出乎意料的开销,因为它可能迅速耗尽你的储蓄。

虽然现代人对传统民俗信仰的观念逐渐淡薄,但还是一些人对鬼神之说秉持“宁可信其有“的心态。

如果你确实这么想,那7月29日至8月26日的农历7月,也就是俗称的“鬼月”,你想看房买房,就得稍微注意了!

空置很久的房子,避免在鬼月去看!
  • 选择吉日

想要去看房子,建议先从农民历上线找出看屋吉日,而且最好选择白天的时间。

  • 先观察周遭环境

去看房子之前,建议先留意房子的地点是否在医院、庙宇、墓地、殡仪馆等附近,因为这些地方和病气、阴气相连,磁场比较乱。庙宇的话,虽然供奉神明,但有时可能有好兄弟到庙宇伸冤寻求神明协助。

  • 避免身穿全黑/全白

看房的时候如果全身黑或全身白,或许好兄弟们会误以为你们是同类,容易被跟上。如果你无法摒弃你全黑或全白的“风格”,那加个外套吧!

  • 携带“小道具”

报道中,建议携带平安符、十字架等小道具。传说中“盐”有阻隔阴阳的效果,所以可以取一小袋颗粒较大的粗盐,回家前丢掉。

  • 别带雨伞进屋

如果看房时碰上雨天,进房子前一定要把伞收起来,因为民俗有说法,房内撑伞会招聚鬼魂。

  • 记得敲门、别靠墙

和住酒店时一样,进屋前记得先礼貌敲门,通知好兄弟。而且也尽量别靠墙,走中间正道,因为墙阴气较重。

  • 不要马上交屋

如果你非常喜欢那房子,并且决定要买,也不要马上交屋,避免让暂住的好兄弟们觉得你在“抢房子”。

  • 老房子,别看!

如果是屋龄较高,或者已经空置很久的房子,尽量还是避免在鬼月去看!

家中动土,惹煞气!

无缘无故破财、生病,
可能是你家中了“动土煞“!

风水达人何宜娟在《南洋商报》的专栏中指出,在众多煞气之中,对阳宅影响最大又最急的煞气,则是动土煞。

简单的内部装修翻新、外墙维修,或者是拆楼、盖房、打地桩、挖路,都属于动土煞。

若是住家附近有动土起楼,宅内的居民不但会受动土形煞的影响,同时还可能会犯了声煞(地盘打桩声)、气味煞 (拆除屋子所遗留的垃圾臭味),甚至理煞 (有可能触及五黄、三煞、太岁等方位)等等的问题,在数理上或心理上,都会引发不安或灾害。

范围远近 影响不同

小的影响可能会招致家人病痛损伤,破坏人际关系或财源收入;严重的可能还会引起火灾、丧事等问题的发生。

当然,煞气的严重也会因动土范围的大小和近远而有所不同。动土范围越大又越近,煞气则越凶且速;反之则比较容易化解。

不过,要判断“煞气“,不能只是单凭屋外的形煞,还得配合理气,内外结合,以精准判断。

避开附近有“凶煞之物”的屋子

简单的来说,任何阳宅外局所见到的峦头形煞,不能一概而论它是属于吉或凶,必须要由时运的变化来去而决定吉凶。

当然也有些宅外物体,本身就形恶意凶,不管是任何时运,它都是属于凶煞之物,只是煞气大小不同而已,例如:坟墓、枯树、屋角、高压塔等等。

因此在选择阳宅的时候,都必须多加注意和避免此类煞气。

化煞5妙招

一般上当阳宅犯了“煞气”时,可以采用:遮、挡、化、斗,避等5种解决方法。

光煞

1.遮法

当某阳宅犯了“光煞”时候,最简单的方法就是把有煞气的东西遮着。

一般上,化煞的东西包括窗帘布、窗纱布、木珠帘、遮光纸等等。当然在选择这些化煞用品时,可以考虑配合颜色和质地。

镰刀煞

2:挡法

当阳宅犯“形煞”,例如路冲、镰刀煞、天斩煞、飞刃煞等等的煞气,可以用植物、镜子、石头、鱼缸、屏风等物品来挡煞化解。

在植物的种类或镜子的选择上,也必须要谨慎小心。

3:化煞

当阳宅犯上“理煞”如五黄煞、三煞,或者是动土煞、形煞、色煞等煞气,是一个可以针对各种不同种类形煞的化解方法。

通常会使用五行化气 (根据煞气所在方向和其特征上所属的五形:金、木、水、火、土) 或者颜色化煞等方法来泄其煞气。

比方说:当屋子的大厅犯上“六七交剑煞”,可以选择在此煞的位置上养金鱼,或铺上黑色地毯,或放黑色沙发等,以水泄金,即可化解。

4.斗法

当窗户或大门对着高压电塔、电灯柱、或红色建筑物等,由于其五形属火,为了对症下药,便在有煞的位置上放置鱼缸。因为缸中有水,以水制火的原理,来克制煞气。

这方法必须谨慎使用,如果煞气的源头是因为邻居摆放的化煞用品如三叉、金钱剑等,自己不甘示弱利用法宝反击,往往可能会导致两败俱伤。

不过,所谓:“要快发,斗三煞”,有时候利用斗法,把煞气化为己用,也是有利风水的。

5:避法

当煞气的冲克相当利害时,在必不得已的情况之下,宅主往往必须花上一笔数目不少的金钱,把窗口或门口原有的位置拆除,改置在另一个有利方向。

如果犯煞的建筑物是属于别人的物业,不允许随便作出改变时,唯一的办法则是放弃此阳宅。

分层有地房产的利与弊,
你了解吗?

分层产业项目,是指将建筑物或土地划分为多个地段,或分割成许多小片的土地,并置于一个管理系统之下。组屋、公寓和共管公寓等高楼住宅,是非分层有地房屋的典型例子。

另一方面,有地房产通常属于个人地契,但连栋住宅(Townhouse)除外,连栋住宅是多个业主共用一座建筑物,所以属于分层有地房产(Strata Landed Properties)。

也就是说,分层土地开发项目正日益成为常态。如今,在针对中高收入群体的双层排屋、半独立式房屋和独立式洋房中,都属于围篱与保安(Gated and Guarded)项目,而这类项目一般都属于分层有地房产。

分层有地房屋有其一定的吸引力。例如,位于吉隆坡甲洞的城市花园(Desa Park City)自2000年推出以来,一直享有我国最成功分层有地房屋项目之一的美誉。

购买分层有地房屋好处

1)法定保护

属于分层地契的土地,受2013年分层管理法令(757法令)和1985年分层地契法令管辖。2013年分层管理法令阐明,分层发展项目的所有业主,必须缴纳维护费和储备金(Sinking Funds)。

该法案进一步为所有单位业主提供了通过建筑总监和分层管理仲裁庭解决争议的途径。后者是一种在没有法律代表的情况下,更快、更实惠和使用解决争议的方式,让业主们有机会尽速解决问题。

与上法庭相比,这是更好的选择,因为上庭涉及的法律费用和程序,可能既昂贵又耗时。

2)更美观、更安全

分层有地房产通常是统一的,这使得有关社区在视觉上很有吸引力。由于外墙装修受到限制,业主们可期望他们的视野保持畅通,而邻近的房产多年来也不会改变。

由于维护工作是由一个私人管理机构负责,发展商还能提供更好的景观美化和公寓式设施,如健身房和游泳池。

另一个好处是安心,这要归功于位于房屋项目周边的警卫和闭路电视摄像机等安全功能。如果你选择封闭式社区,你还可以获得额外的保护。

较早期的个人地契房屋项目,在达成共识以过渡到有围篱与保安的社区方面面临障碍,或遭遇一些居民不支付保费费用的困扰。分层有地房产从一开始就避免了这些问题。

连栋住宅被视为分层物业,因为多个业主共住一栋建筑物内。

3)更好的管理

物业管理机构获得法规授权,以拟订章程或追究拖欠付款的人。

在私人管理机构的管理下,社区街道和公园也往往得到更好的管理,而非一味依赖地方议会处理。

在年度大会期间,业主可以对管理委员会成员进行投票,然后管理委员会可以任命或更换没有完成社区维护任务的物业管理公司或服务供应商。

妥善管理及维护社区居住环境。

分层有地房产缺点

1)潜在的高额维护费用

2013年分层管理法令(757法令)规定业主们必须支付维护费和储备金。那些设备越富丽堂皇的单位,业主所需支付的服务费就越高。

个人地契房屋的业主只需在房屋贷款摊还期限内还贷,还清房贷后,未来可完成转名手续,将房子转让给近亲。

相对之下,分层有地房产的业主必须支付维护费,只要该房产归他们所有。继承房屋的后代也将继承这些每月付款。

此外,随着通货膨胀和设施或公共区域老化,维护成本增加,维护费用长期会持续上涨。

更令人沮丧的是,一些业主支付了维护费,但发现他们的社区由于管理不善或收款率低而恶化。

2)根据土地面积大小收费

业主需支付多少的维修费等服务费,是根据单位土地面积的大小计算。因此,与中间单位的业主相比,由于土地面积更大,终端单位和角头单位业主支付的费用更高。

即使终端单位和角头单位的建筑面积和中间单位一样,这2类单位仍需支付较高的费用。

3)业主负责本身单位维修

分层有地房屋业主期望管理机构维护他们的单位,但不幸的是,业主们无权依据分层管理法令提出这项要求。反观非有地分层房屋(高楼住宅)业主则可要求管理机构这么做,因为根据该法令,管理机构负责维护有关单位。

因此,分层有地房屋业主在必须支付维护费的当时,还必须自费维修和保养本身的物业。

4)装修工程的限制

根据分层地契,购房者在法律上被视为购买了有关房屋所在的土地,而不是有地房产。有关土地受分层管理法令监管,对翻新工程有严格而全面的限制。

这意味着,未经物业管理委员会事先批准下,业主不得擅自更改建筑物的外墙或扩建房屋。外墙包括外窗、阳台、露台和建筑物的其他可见部分。

即使业主想更改本身单位的正门,也需要获得许可,并遵守管理章程。

角落单位还带有大片土地,如果没有其他业主的同意,这些土地将无法进行扩建。由于分层有地房屋住宅区中的大多数单位都是中间单位,因此角落或终端单位的业主往往会发现,他们要扩建房屋的努力徒劳无功。

相对之下,传统个人地契的业主只需获得地方政府的许可,即可自由翻修和扩建住宅,以满足家庭成员不断增加的需求。

5)火灾保险受保范围

在非有地分层房屋项目中,管理机构必须负责为整个细分建筑(包括个别建筑单位所在的土地)购买火灾保险。

然而,分层有地房屋项目却截然不同,个别单位的业主必须自行购买火险。

尽管面对以上种种限制和出现一些缺点,分层有地房屋仍是日益受市场欢迎的房屋项目。

搬家4步骤、2禁忌,你知吗?

基于民俗关系,华人通常认为在农历七月的“鬼月”不宜搬家,所以会抢在农历六月赶快搬迁。

根据ETToday房产云报道,信义居家指出,搬家迁入有四个步骤,以及2个禁忌。

  • 步骤1:选个黄道吉日

好日子做重要的事情,一切顺顺利利!你可以请风水师或命理师选出适宜搬家入宅的吉日,也尽量选择白天搬家,避免打扰到邻居们,让未来和邻里关系更加和睦。

  • 步骤2:净屋仪式

在入宅的3天谴,可以开全家的灯,照亮家中,让新居有兴旺、灯火照亮生活的寓意。

  • 步骤3:拜四角

可以到香烛店购买拜四角金,准备5份水果和花生等祭品,分别拜访在新屋的东、南、西、北四个角落和中央,点燃21支香,从靠近大门的角落顺时针开始祭拜,护佑入宅后合家平安、家运畅旺。

最后,在中央插入9柱香,四个角落各插3柱香,待金纸和香焚烧完后再收拾。

  • 步骤4:清洁全家

可以准备米和盐从屋内至屋外洒净,或也可以点燃艾草、熏檀香,让气场转换。

同时,也要打扫干净,带来更健康的居家生活。

信义居家指出,以民间习俗来说,通常搬家有两个忌讳,首先是农历正月不可动土,以及农历七月不可搬家;二是若碰上家人不幸逝世,建议在1年后才搬家。

买房前,先查发展商黑名单

给头期后要等数年才拿钥匙,
你会担心有变数吗?

我国发展商新推出的项目,大部分需要买家先给至少10%的头期,然后再随着工程进度慢慢由银行放款给发展商,直到交屋的时候,银行会把款项全数缴清,接下来就由买家每月偿还贷款供款啦!

通常,发展商从兴建到交屋通常需要几年的时间,在这个期间,买家可能会担心发展商“跑路”,变成“烂尾楼”,但部分款项已经由银行发给发展商,难以追讨。

也有者在拿到钥匙后才发现这是一家问题多多的发展商,所建的房子处处是问题!

因此,在决定买房子前,一定要好好查查发展商的底细才行!

很简单,通过国家房屋局(Jabatan Perumahan Negara),就能查到政府对不良发展商的黑名单!

这黑名单会定期更新,主要分成4种:

1.无牌经营(Pemaju Perumahan Tanpa Lesen)

2.不执行仲裁庭判决(Pemaju Ingkar Award Tribunal Tuntutan Pembeli Rumah)

3.不还罚款(Pemaju Gagal Membayar Kompaun)

4.涉及搁置项目(Pemaju Terlibat Dengan Projek Perumahan Terbengkalai)

根据最新的黑名单,截至今年1月17日,共有107家发展商因无牌经营被列入黑名单。

截至,5月20日,由228家发展商有项目搁置或烂尾了;截至6月17日,有高达462家发展商没有缴清罚款!

买家们还得注意,一些发展商的项目会由子公司负责发展,所以看黑名单的时候,别只看母公司的名字!通常在项目的官方网站下方,或是宣传单上,都会列明涉及发展的公司名称,记得也要好好查询!

给不出10%头期,怎么办?

不是不想买房,
是头期也给不出来啊!

对于很多首购族来说,买房的第一难题就是:头期钱不够啊!

在我国,通常买房下订时需要支付10%的头期钱,然后再向银行申请90%的贷款。

也就是这10%的头期钱就是一张“入场票”,而且价值不菲!

这是因为,现在许多中低收入群体,可没能力一下子就给出上万令吉的头期钱。

若一间可负担屋的售价为30万令吉,10%的头期钱相等于3万令吉。如果每个月能存到1000令吉,那也要2年半才能存到这笔钱。更别说,在现在万物高涨、薪资又没跟着涨的年代,每个月未必能存到1000令吉。

但也别绝望,还是有数项融资计划,能够帮助首购族们解决头期钱的烦恼!

1. 我的第一间房屋计划(Skim Rumah Pertamaku,简称SRP)
SRP旨在帮助年轻首购族们获得高达110%的融资。

只要收入低于1万令吉,并购买价格低于50万令吉的全新或二手房子的首购族,就可申请。最长贷款期限高达35年,但贷款结束年份时,申请者的年龄不能超过70岁。

如果申请者想要获得超过100%的贷款,那条件会更加严格,家庭收入必须在5000令吉或以下,房价也不能超过30万令吉,且必须满足上述的年龄条件。

此融资计划仅供自住申请者,首5年不得转售房屋。

2. MyDeposit融资计划

这是一项在2016年由房政部推出的计划,一次性为申请者支付10%的头期钱,但最高3万令吉的头期。

目前这项计划已经暂时停止,但房政部在去年12月时曾透露,计划重启这项计划。

自2016年首次实施,直至2021年10月31日,这计划共为3105个家庭提供了 8638.6万令吉的融资,涉及127个住房项目。

3. 公务员房屋贷款局(LPPSA)贷款计划

LPPSA是一家为公务员提供房贷贷款的政府单位,允许符合条件的公务员申请全额贷款,且贷款期更常。

对于首购族而言,月供款不能超过申请者薪资和固定津贴总额的60%;而第二次申请者,月供款不得超过收入的50%。

同时,总债务供款额,不得超过净收入的80%。

4. 公积金(EPF)第二户头

雇员公积金局允许会员们从第二户头中提款,来购买或建造第一套房屋。

如果第一套房屋已经售出,那会员也可以申请提款来买第二套房屋。

申请者也可选择用此来减少第一套或第二套房屋的贷款额。

建材设备被换同级品,怎办?

始终不是“原品”。

材料供应链断裂,货运费劲飙还一船难求,各种建材和设备塞满港口,最近接收新屋的业主可能见到各种奇怪现象,例如设备还没装好,或是该有的厨柜、抽油烟机等等不见踪影。

如果你验收房子,一切安好无异,也别开心太早,细心一点检查,看看用料和设备,是不是买卖合约上注明的规格或牌子。

台湾《住展杂志》报道,类似以上的验屋、交屋争议常见;当中,较多情况是发展商直接换上“同级品”,理由是缺货。

需获买家同意

鸿宇健康验屋创办人林泰宇指出,受近期货运塞港影响,厨具设备厂商备货不足或供应不稳,会遇到交屋时,部分建材、设备尚未安装的案例。

遇上货源问题,发展商大多会将建材更换为所谓的“同级品”。

但前题是要得到买家同意,或可证明并非发展商过失造成需要用“同级品”来取代。

你会拿买卖合约对照吗?

同时,发展商必须确保所更换的建材设备,价值、效用及品质不低于买卖合约阐明的。

如果发展商未得到同意,就擅自更换建材、设备,购屋者可以违约来追讨赔偿。

在国内,购屋者类似的权益也受买卖合约中条款保障,只是多少人真正拿著合约去对照使用的建材和设备,完全吻合合约描述的细节?

在台湾,如果业者擅自更换建材或设备等,买家可拿回已缴房地价款,并索赔房地总价款最低15%的违约金。

住宅和商用产业之分,
你了解吗?

住宅和商用产业之间的区别曾经是明确的,土地拥有权阐明其用途。

住宅产业包括有地房屋,例如排屋、半独立式房屋、连栋房屋、洋房;以及分层地契房屋,例如公寓、组屋、共管公寓等。

商用产业则包括办公单位、店屋、零售单位、酒店,以及综合发展项目的其他类别产业。

然而,消费者需求的不断变化,以及发展商使用的营销术语,让事情变得更加混乱。

多年来,小型家庭办公室(Small Office Home Office,简称SoHo)、多功能小型办公室(Small Office Versatile Office,简称SoVo)和小型灵活办公室(Small Office Flexible Office,简称SoFo)早已渗透整个房地产市场。

这些产业以及服务式公寓(Serviced Apartments)是供居住用途,但它们的地契却是商用产业地契。

区分住宅和商用产业至关重要:

1. 法定保护

1966年房屋发展(管制与执照)法令(HDA),购房者享有一些法定保护。

PropertyAdvisor.my指出,尽管过去数十年来,当局已修改法令,让HDA涵盖诸如SoHo和服务式公寓等拥有商用产业地契的住宅产业,但SoFo和SoVo仍不受房屋发展法令监管,而是受到地方政府的监控。

HDA要求在房屋买卖协议中包含标准条款,这与由发展商律师起草的商用产业买卖协议的条款不同。

对于HDA涵盖的房产,空屋拥有权(Vacant Possession)的条规也更加严格。空屋拥有权是从获得完工及符合证/房屋竣工证书(简称CCC)后开始,并将房屋单位的钥匙移交给购屋者。

HDA涵盖的产业必须获得自来水和电力供应,才能构成空屋拥有权。

商用产业则并非如此。尽管有关房屋单位仍不适合居住,并还在等待CCC的发出,但空置的房屋仍可能会移交给购屋者。

相反的,当局没有规定商用产业的缺陷保修期限。商用产业的缺陷保修期通常为期12个月,而且仅涵盖该单位所在土地,这使得购屋者对公共设施的任何缺陷提出索赔更具挑战性,而且需要与发展商交涉。

HDA还赋予购屋者因房屋延迟完工而获得一定数额补偿的权益。这被称为已确定的违约赔偿金,通常是按从房屋预订完工日期当天算起,根据房屋购买价格10%来按年计算。

2. 法律追索

如果所购买的房产是受HDA监管,购屋者在发生任何购屋相关的纠纷时,可以到购屋者仲裁庭追索他们的法律权益。

购屋者仲裁庭的听证会不需要法律代表,而入禀仲裁庭的费用顶限为10令吉,让受害的购屋者可轻易负担有关费用,并快速的通过法律途径解决有关争议。

反之,商用产业的买家只能在法庭上寻求赔偿,而涉及的律师费可能高昂,且过程费时旷日。

3. 水电费率和税务

商用产业的水电费率高于住宅产业,包括SoHo和服务式公寓在内的商用产业买家,可能需要多支付30至50%的电费。

根据国能的数据,住宅产业的电费率为每千瓦时21.8仙,而低电压的商用产业首200千瓦时的电费是每千瓦时43.5仙,几乎是住宅的一倍。

然而,业主或管理机构可向国能申请,将电费计算方式从商业用户电费转换为家庭电费。

税收是另一个问题,因为商用产业的门牌税比住宅高出2.5倍。

拥有商用产业地契房产(包括SoHo和服务式公寓)的买家,最终可能多支付30至50%电费。

4. 贷款额度和融资

SoFo和SoVo物业受制于与办公室和商店类似的商业贷款条款。潜在买家将不得不支付相等于买价80%的贷款,而且房屋贷款期限可能更短。同时,买家将需要支付买价至少20%的头期付款。

与购买住宅产业相比,购买商用产业地契住宅较高的前期成本,可能会在原业主出售产业时,难吸引新买家。

商用产业地契住宅的融资选择也可能更有限。例如雇员公积金局仅允许会员通过第二户头提款购买住宅产业,至于商用产业地契的住宅,只能购买特定类型的产业,例如公寓、服务式住宅、SoHo和附有住宅单位的店屋。

大家也可能会发现,提供给房屋首购族的各类奖掖,例如100%全额贷款、豁免印花税等,其实仅限于住宅产业。至于商用地契的住宅,则可能需上诉才能获得优惠。

根据BBC中文网的报道,英国的调查显示,在2250名成年人中,几乎一半的单身男子每4个月才换洗一次床单,甚至有12%的人承认,在“想起来”的时候才会换床单!

相比之下,单身女子更注重卫生,62%人每两周就会换洗一次床单;受访的夫妇则普遍每3周换一次床单。

为何换洗床单“那么难”?

在问卷调查中,18%的人认为自己习惯在晚上洗澡,所以床单不容易脏,不需要勤换床单。

67%的人表示忘了;35%的人认为无所谓;22%的人称没有干净床单可换。

还有38%的人说,不相信床单需要换洗得“更勤”。

英国特许心理学家、神经科学家以及睡眠专家布朗宁博士指出,床单应该每周换洗一次,或最多每两周一次。

为何需要如何频繁换洗床单?

原因1:出汗

布朗宁博士指出,汗水不但可以打湿床单令其味道难闻,同时也让床单不透气。睡觉时需要气流流动才能感觉凉爽,才能达到最佳睡眠效果。

原因2:皮肤细胞脱落

如果床单换得不够勤,死皮细胞就会在床单上越积越多。

这些堆积的死皮细胞还会为尘螨(也称螨虫)提供食物,导致皮肤不适以及起皮疹。

你可能说你不出汗,但身体始终会脱落死皮细胞。

原因3:带入过敏源

若是没有常洗床单,可能会把花粉等过敏原带到床上,导致鼻子堵塞、呼吸不畅。

布朗宁博士说,卧室应该是人们睡眠的“天堂”,是一个“能让我们感到快乐的愉悦和美好地方”。

她告诉自己的一些失眠患者:“如果床单没有换洗,看上去很脏,还有味,那就更增加你不想上床睡觉的感觉”。

“如果上床感到放松、舒适和快乐,那么,新床单的味道有助于让我们镇静和开心。”
