92万投资迪拜 全家免签证2年

富人想拿到迪拜签证,
不是难事。

马来西亚不久前推出高级签证计划,想吸引更多外国人到我国居住,迪拜政府早前出炉一系列针对吸引外国富人的诱人政策,吸金力惊人。

迪拜向来以低税闻名,如今这些签证计划,不断从世界吸引富豪到当地投资和居住。当中,投资移民概念下,外国人只要投资75万迪拉姆(约92万令吉),全家都能享有2年签证。

避税天堂

国际房仲介绍说,若是投资200万迪拉姆(约248万令吉),就可拿到5年黄金签证。

迪拜向来以低税见称,一直是富人的避税天堂,如今贵为国际商业和金融中心,加大了吸引力。

吸引加密领域富豪

据一名家族办公室管理机构负责人透露,迪拜这个产油福地的医疗服务日益完善,金融体系健全,生活设施不断升级等等,都是吸引富人来的原因。

另外,迪拜欢迎数字化,目前全力打造全球加密数字资产交易中心,此举吸引更多加密资产领域的创业家和富豪落户。

除了当地有更好的环境让草创公司发展,这些富豪因担心全球加密数字资产监管趋严,提前将个人财富与企业资产,移到迪拜做风险隔离。

帮富人管钱 迪拜财源滚滚!

财神都移民到迪拜去了!

今年有4000位世界级百万富豪涌著到这裡投资、定居;当中有不少是俄罗斯富人。

全球财富研究机构新世界财富(New World Wealth)发佈报告作出这项预测,并称这比2019年的1300人更多。

该机构研究主管安德鲁·阿莫尔斯指出,各国富豪竞相到迪拜,主要是当地的税率友善,以及国际商业中心地位的带动。

然而,成为富人投资和定居的新庞儿,迪拜靠的另一股软势力就是替富人理财和规划家财传承的家族办公室(Family Office)业务。

迪拜国际金融中心(DIFC)上月初启动当地首个全球家族企业和私人财富中心,为这些富豪提供全方位的财富管理与财富传承服务,作为吸引富人落户的新磁铁。

富人在迪拜配置资产

有钱人特别注重隐私,同时为了保护个人财富的安全,纷纷在迪拜设立单一的家族办公室,舖排资产全球化配置。

家族办公室除了理财服务,也为富人推行接班人培训。

在中东地区,不到20%的家族企业由第三代管理,如何通过完善的规范治理、传承的法律框架与监管体系,确保家族企业更高效完成传承,同时家族基业得以长青,成了富人新关注点。

去年10月,迪拜世界贸易中心(DWTCA)允许单一家族办公室创办的离岸实体,可通过在迪拜自贸区成立一家新公司管理全球资产、业务和投资,并可在指定自贸区经营。

这无疑是家族办公室服务大好激励,吸引一些国际专业机构到此设点。

为爱盖了座60层楼的摩天楼!

稳坐印度首富多年的信实工业集团董事长穆克什·安巴尼(Mukesh Ambani),在今年初被阿达尼集团的高塔姆·阿达尼(Gautam Adani)赶超,变成印度“第二富豪”。

即便如此,他的“豪气”丝毫不受影响,近期豪掷8000万美元(约3.59亿令吉),买下迪拜有史以来最贵的房产。

毕竟,这位“宠妻狂魔”当年可是为了太太,而在印度孟买打造了高达60层楼的摩天大楼当作住家呀!

综合外媒报道,这位昔日的印度首富这次是为了小儿子阿南特·安巴尼(Anant Ambani),买下迪拜一栋海滨别墅,是当地有史以来最大宗的住宅房产交易。

据悉,这栋豪宅位于迪拜朱美拉棕榈岛(Palm Jumeirah),共有10间卧室、一个水疗中心,室内室外都有游泳池。

迷人的朱美拉棕榈岛,是迪拜最昂贵的住宅区之一。

迪拜黄金签证吸富人

据消息人士称,安巴尼计划花费数百万美元改造这栋海滨别墅,确保居住安全。

迪拜一直是世界各地富人最喜欢购置房产的地方。迪拜政府通过向富人发放“黄金签证”和放宽对外国人拥有房产的限制,鼓励他们来到这个国家。

迪拜房地产市场对该国经济的贡献率约为三分之一,目前正从冠病疫情导致的7年下滑中复苏。

已是俄国富豪躲避制裁的天堂。

俄罗斯富豪们很忙,忙着转移海外资产,首选就是没有采取制裁行动的阿联酋啦!

彭博报道,越来越多俄罗斯商人的代表律师透露,他们的客户想把资产迁移到阿联酋。

行踪备受市场关注的切尔西足球俱乐部老板罗曼·阿布拉莫维奇,据了解这几周一直在迪拜最繁华的朱美拉棕榈岛看房,想要买豪华别墅和公寓。

专业航空网站还发现,由俄罗斯富商,包括阿布拉莫维奇所有的飞机飞往了迪拜,但机上具体是谁不得而知。

相信接下来,将有越来越多俄罗斯富人涌入阿联酋。

阿联酋自在应对全球动荡

在欧洲各地,被认为与克里姆林宫有关的超级游艇、房产和飞机被纷纷扣押,而从莫斯科向迪拜的直飞航班仍在正常飞行,也没有任何的制裁措施。

咨询公司1 International FinCentre Associates的创始人奇拉格沙表示指出,迪拜一贯的做法是:“地区兴盛时,我们也兴盛,发生危机时,我们更兴盛”。

他曾经是迪拜金融自由区的策略和企业发展总监。据他观察,不管是战争、政治再到冠病疫情,迪拜总是有能力对全球动荡应对自如。

俄国富豪“资金逃亡”到中东

俄国富豪最近好忙,
忙着“搬移资产”。

俄乌冲突爆发后,美国和欧盟国家主导对俄罗斯展开各种制裁,而且还不断升级。

最新数据显示,俄罗斯受制裁的项目已经超过5500项,比伊朗的3616项还要多,是目前全球受最多制裁的国家。

连向来主打“永久中立”的瑞士,也意外展开制裁,意味着这个总是被富豪视为“避险天堂”的地方,已经不是“天堂”了。

而俄罗斯富豪们的海外财产也被对付,比如说英国政府冻结俄罗斯罗曼·阿布拉莫维奇的资产、发出旅行禁令、暂停切尔西俱乐部出售;还有不少富豪的豪华游艇、豪宅都被查封、没收获扣押。

阿联酋有居留权优惠

为了“自救”,俄罗斯富豪开始“逃亡之旅”,但这个逃亡不是说逃命,而是把存放在瑞士和伦敦的资金转移到其他地方。

而他们的目的地,多数是阿联酋,尤其是公开表态不会偏袒俄乌任何一方的迪拜。

而且,在阿联酋投资75万迪拉姆(约85.84万令吉)的房地产,就可以获得3年的居住权。

阿联酋在2018年还专门为投资者和专业人士制定了一项黄金签证计划,可以申请10年居留权。不过,在阿联酋投资超过1000万迪拉姆(约1144.54万令吉)的富豪,也可以享受同等待遇。

富者更富 这些城市豪宅狂涨

当穷人越来越买不起房子,
有钱人的豪宅却越来越高价。

莱坊国际(Knight Frank International)最新发布的《年度财富报告》(Wealth Report)显示,所追踪的100个城市的豪宅,价量皆上涨。

在2020年至12月期间,冠病依然在全球肆虐,但却阻止不了富人们狂买豪宅的热忱,尤其是迪拜。

这期间,迪拜的豪宅价格狂涨44.4%,为全球之首。排行第二的是俄罗斯首都莫斯科,取得了42.4%的涨幅。

排名第三的美国圣地亚哥,涨幅虽然没有冠亚军那么高,但也有28.3%,稍高于迈阿密的28.2%。

亚洲也有两个城市入榜,那就是韩国首尔和台湾台北,涨幅分别排第六和第八。

莱坊国际指出,抵挡的贷款利率、疫情导致生活方式转变,加上工作模式变得更加灵活,都是激励豪宅需求的主要因素。

该公司全球住宅研究部主管凯特·埃弗里特-艾伦解释,阿联酋的疫苗接种率、对疫情的控制、创新的签证计划、经济改革,都是吸引富豪们在迪拜置产的关键。

在去年,价值1000万美元(约4178万令吉)的豪宅销售,占从成交量的7%,往年通常进展2%。

而莫斯科如此受到富豪青睐,主要是因为该国的贷款补贴计划支撑,且当地住房供应紧张,更是推高豪宅价格。

莱坊国际全球研究部主管利亚姆·贝利则点出,在冠病疫情期间,财富不平等也在加剧。不过,这些高净值人士认为,对他们累积财富最大的威胁,就是税收。

莱坊私人办公室合伙人莎拉·梅-布朗补充说,政府在大流行病期间累积了巨额赤字,因此开始想办法填补这“漏洞”。因此,亚洲地区开始看见一些针对富豪的房地产税务,这或许能抑制房价进一步增长。

疫情不封锁迪拜豪宅热卖

在这个地方,
疫情竟是推升豪宅买气的主因。

2019冠状病毒病疫情席卷全球,一波又一波的疫情的迫使许多国家实行封锁政策,关闭国门。

这几年来房市低迷的迪拜,作为少数可以外出用餐购物,且商店正常营运的地方之一,反而吸引了大批外国买家涌入狂购豪宅,甚至刷新记录。

新浪财经引用该国最大的房地产网站Property Finder数据,今年首季的高档房产销售暴增230%,某些高级地段的房价甚至上涨40%。

房地产咨询公司Property Monitor的数据也显示,迪拜4月每座价值1000万迪拉姆(约1121万令吉)的房产有90宗成交创纪录,高于3月份的84宗,是8年最高。相比之下,2020年全年只有54笔此类交易。

过度建设中档房价下跌

分析员认为,现金购屋者开始以低价抢购的情况将会持续,直到价格上涨太高并导致转手收益减少为止。

这种狂热能持续多久、等待迪拜这座摩天大楼高耸的城市的是什么,目前尚不清楚。

不过,由于过度建设,迪拜中档房价在7年前见顶后就下跌至今。

自从去年夏天首次向游客开放以来,迪拜就已经成为冠状病毒大流行中的度假胜地,由于没有强制性的隔离,外国游客现在可以在迪拜繁华的酒吧和海滩上聚会,而他们在酒店度假村的自拍照和直升机停机坪,激起了来自家乡人民的怨恨。

游客的涌入使该国今年1月份的新冠肺炎病例激增,还曾经促使英国暂停了往来的航班。但是,阿联酋人口年轻、死亡率低,因此在大流行期间的表现总体而言相对较好。

疫期实施新措施招徕精英

迪拜在疫情期间实施许多吸引富裕外国人的新措施,包括远程工作签证、退休签证,甚至前所未见地,向精英外国人提供阿联酋公民身份。

另外,为了提升其作为国际大都会的品牌,阿联酋还改变了严格的伊斯兰法律法规,允许未婚夫妇生活在一起,非公民可还以遵循外国法律进行离婚和继承。
