新加坡次季租金 涨了6.7%!

新加坡租金似乎没有最高,只有更高!

《联合早报》引述橙易产业的第二季私宅市场报告报道,新加坡私宅的租金,在今年次季增6.7%,幅度不仅高于首季的4.2%,而且也是自2007年第四季来最大的涨幅。

橙易产业研究与咨询部总监孙燕清还预测,私宅租金全年可增长13至15%,超越去年的9.9%。

新加坡租房市场如此热络,主要是边境重开后,外籍专业人士的租房需求激增。再者,之前许多私宅项目因为疫情厌恶,造成供不应求。

下半年租金料更高

博纳产业(Propnex)研究与内容主管黄秀莹接受访问时指出,来新加坡工作的外国人数回流,以及等待新房建好期间暂时租房等因素,支撑了市场对本地出租公寓的需求。

除此之外,通胀压力和利率上升,也迫使房东上调租金,预计下半年的租金还会继续走高。

据孙燕清观察发现,一些租金也预期接下来租金会进一步上涨,所以希望将租约延长至少2年甚至更常,以锁定当前的租金。

同时,一些共享居住空间(co-living space)业者也“加入战局”租下私宅单位。

外籍专业人士不烦恼高租金

Finchley Realty房地产经纪王仲安受访时说,外籍人士大部分都是专业人士,有更高的收入,所以负担得起更高的租金。至于那些负担能力较低的人士,他们也不介意搬到租金较低的郊区。

租金一般占外籍人士的收入约25%至三分之一。

王仲安说:“而且,目前市场上的出租单位供应有限,即使租金不断上涨,外籍人士也别无选择。”

美国月租 超过8千令吉!

买不起,也租不起!

美国抵押贷款利率飙升,让许多人买不起房子,只好转向租房。

但租房的需求高升,也同时推高租金,让美国人负担更重。

根据美国房地产协会官方网站Realtor.com的最新数据,美国6月的租金中位数达到创纪录的1876美元(约8352令吉),按年大涨14.1%,而且也是连续第16个月打破最高记录。

房子销售量6连跌

在租房需求越来越高之际,代售房屋的销售额连跌6个月。

美国30年期的抵押贷款利率,已经从1月的3.45%,升至6月的5.52%。

在上个月,美国50大城市中,超过四分之三的人赞成租房,而不是买房。

曼哈顿6月租金 再创新高

有些人一年都赚不到的钱,
是曼哈顿房东1个月的租金。

从今年5月开始,我国将最低薪金从1200令吉,调涨至1500令吉。

但领着最低薪金标准的打工人士,苦苦辛苦一年不吃不喝攒下的钱,都租不了美国曼哈顿1个月的公寓。

根据房地产经纪公司Douglas Elliman and Miller Samuel Real Estate Appraisers and Consultants的报告显示,美国曼哈顿公寓或合作公寓的平均月租金,在6月时达到5058美元(约2.26万令吉)。

这比一年前增长了近30%,而且也是曼哈顿的月租金平均值首次超过5000美元。

其中,三居室公寓的平均月租为9469美元(约4.22万令吉),一居室公寓平均月租则为4278美元(约1.9万令吉)。

曼哈顿公寓租金,连续5个月刷新高。

不买房了 转向租屋

若从中位数来看,曼哈顿公寓或合作公寓的租金中位数在5月时升至4000美元(约1.78万令吉),6月时再攀升至4050美元(约1.8万令吉),连续5个月刷新高。

Miller Samuel总裁兼总执行长乔纳森·米勒指出,租金上涨的部分原因,是潜在购房者因为抵押贷款利率而暂停寻找房源,转而租房,让本来就吃紧的租房市场更加紧张。

他补充说,这些原本打算买房子的租房者,拥有更高的预算,而且通常需要更大、更昂贵的家庭公寓,从而推高了平均租金水平,相信短期内也不会缓解。

后疫情时代来临,
你涨租了吗?

我国产业领域已迈入“后疫情时代”,特别是自今年4月1日的全面敞开国门后,发展商的推广活动相对来说也开始迎来更多的曙光。

不难发现,全国各地众多的发展商已在全国各地正磨拳擦掌,一系列的促销活动正在各大商场上演。

与此同时,随着各行各业的全面启动后,尤其是在产业领域当中,笔者也发现到一些新变化,包括自住者对智能家居的需求、室内防疫设计、完善的周边设备、康养产业的重要性、综合性的项目比疫前更受青睐等等。

值得一提的是,我国产业领域的“后疫情时代”真的来了。

店租取决于行业和地点

然而,其实还有一点更值得我们去关注的是,商用产业和店铺的租金,是否已回到疫情前的水平,抑或是再重新调涨,这也是在这一期专栏当中,笔者想与读者们探讨的。

近几个月来,国人不难感觉到基本粮食及百物通胀来势汹汹,除了建筑业以外,就连五金建材也水涨船高。

有鉴于此,国内商家开始担忧“后疫情时代”将引来涨租潮,那这些业者还能继续撑下去吗?

在行动管控令期间,当时全国商铺平均空置率攀升,为了吸引和挽留租户,业主在不得已的情况下毅然下调50%的租金。然而,封锁措施松绑后,业主也不敢贸贸然调涨租金,而只能勉强的重新调高20%至30%。

笔者早前接受国内电视台及媒体的采访时也特别强调,国内店铺租金若要回到疫前水平仍需要更多的时间,而与我们目前所面对的通胀是无法相提并论的。

更重要的是,笔者认为,店铺租金的定价很多时候取决于行业和地点,而不是每间商铺的租金都出现大涨。

零售商首当其冲

若要进一步分析的话,我们可以将它归类于一般上商铺所经营的几种行业,这也涵盖了餐饮业、服务业及零售业。

而在这些涵盖的领域当中,其实经营零售业的店铺首当其冲。

疫情冲击,国人的消费模式已转变,加上零售业的租赁空间及成本较大,因此租金方面的压力,肯定会比其他领域业者来得重。

笔者也察觉到,尽管目前已进入“后疫情时代”,这一类的零售业者最艰难的时刻还未过去,甚至有者最终因无法撑下去,而选择结业。

餐饮铺租渐回升

恰恰相反的是,国内餐饮店铺的租金却在“后疫情时代”逆流而上。

正所谓“民以食为天”,国人在过去2年因疫情的跌宕起伏而被禁止堂食,如今真正能走入餐厅享受堂食,餐饮业的生意顿时一片大好。

与此同时,处于黄金地段的商铺也较常出现租金大幅调高的现象。但整体而言,我国市面上的店铺租金仍处于逐步回升的阶段。

总的来说,店租的上调其实只是时间上的问题,至于涨幅多寡,最终还是取决于业主及租户之间的协商。

外国人在狮城租金狂飙40%

“多看一眼就被租走了”!

新加坡的房屋出租市场非常火热,租金暴涨,而且根本来不及看房,只凭几张照片就争先抢定,看多几眼都会错失机会!

华尔街见闻报道,由于当地人和外籍居民的需求激增,加上市场供应因为疫情而紧张,推高了新加坡的租金,尤其是外籍人士钟爱的高档住房。

据报道,受访的10家房地产经纪人透露,外籍人士的房租平均上涨了20至40%,想要续租甚至还需翻倍租金才行。

每天涨逾3万元!

经纪人透露,今年1月时,圣淘沙岛一处高档住宅区的平均租金一天上涨1.1万新元(约3.49万令吉),挂牌时为2.6万新元(约8.25万令吉),最后以3.7万新元(约11.74万令吉)成交。

在4月时,还有一对法国夫妇,只看了4张照片就签订了公寓租约。

新加坡并不是唯一租金上涨的国家,伦敦和迪拜的租金也激增,纽约曼哈顿第一季租金中位数按年上涨36.9%。

新加坡的租金上涨幅度位居亚太地区榜首。

三分之一是外籍人士

房地产顾问机构莱坊(Knight Frank)提供的最新数据,去年末季,新加坡的租金上涨幅度位居亚太地区榜首。

据统计,新加坡545万人口中有三分之一以上是外籍人士,其中约65万是永久居民或持有签证。而新加坡大多数租约每两年续租一次,未来几个月数千名外籍居民的房租可能继续大幅上涨。

北京房东,爽收高租

房东欢喜,租客忧愁。

北京的租客们,真的太愁了,因为租金节节攀高,让他们苦不堪言。

《中国经济周刊》报道,从5月开始,高校毕业生进入租赁市场,新增租赁需求增长强劲,将推动市场开启新一轮升温。

其实从年初开始,北京的租金已经明显增长,来到4月时,租金挂牌价格已经逼近2021年的最高峰。

一些“北漂”的租客受访时指出,他们在续租时无奈发现房东大涨价,逼迫他们选择换租价位更低的其他房源。但虽说“价位较低”,依然还是高过该房源的上期合同租金。

每月为房子支出3千以上

一名詹姓租客就透露,在两年内,月租从3700人民币(约2410令吉),上升到4200人民币(约2736令吉)。再加上额外收的300人民币(约195令吉),以及水电费,每月租房支出高达5000人民币(约3257令吉)。

“自如平台”的中介平台工作人员透露,房租上涨是由于市场价格系统性上涨所致。目前租金年上涨率为5%,具体到每户租客,上涨约为100至200人民币(约65至130令吉)。

中介操纵市场?

因上涨产生的收益,按上述上涨率,其中4%归出租业主,1%归该平台。

对于所谓的“系统性”上涨比例,该工作人员模糊地解释为“公司根据大数据测算”。

虽然这平台说涨幅仅有5%,但租客却认为,涨幅应该在10%左右。

一名郭姓房客也质疑,房租高低虽说由当地行情决定,但几家中介机构能“口径一致”,直接操控行情。

外籍人士离开 香港豪宅租金降

香港政府的清零政策,
让外籍人士受不了了。

根据香港01的报道,政府为了应对疫情而采取了极为严格的措施,影响外籍人士的工作和生活,因此选择离开香港,造成豪宅租赁市场遭遇冷风。

根据第一太平戴维斯(Savills)的《2022年首季香港住宅租赁市场》报告,香港豪宅的租金按季下跌了2.6%,而九龙和新界区豪宅的租金,分别下跌3.7%和4%。

同时,整体的出租成交量也预计按季下跌20%。

报告指出,这是因为外籍人士租屋的需求减弱,预期3月和4月是“离港高峰”,他们降选择返回原居地或是前往新加坡。

服务式住宅市场也受到外籍人士离港潮的影响,整体租金按季下跌3.8%,酒店式和住宅式单位的租金,分别写下3.6%和4.9%的跌幅。

入住率从去年末季的66.5%,降低至首季的58.6%。

第一太平戴维斯亚太区研究集顾问咨询部区域主管盛世民点出,随着外籍人士在3月加速离港,估计租金的跌势还会延续到次季。

租售价格皆飙 美国抢房大战

美国千禧一代,太难了……

本以为美联储开始升息,会让去年疯狂的美国房市冷却下来,但买家们似乎没有停下购房的脚步,反而进一步加剧他们的急迫感,想要在利率继续上涨之前买到房子。

尤其是美国的千禧一代(一般指1980年代和1990年代出生的人),他们的平均年龄在35岁左右,而这个年龄层通常是美国的首次购房者。

而这些千禧一代,不管是在买屋还是租屋市场,都面临着极大的挑战。

比如说,接受财联社访问的37岁布丽安娜·隆巴多齐(Brianna Lombardozzi),最近就陷入这样的困境。

租不起……

不久前,她租了6年的房子被卖掉了,而同水平的房子目前租金涨了20至40%。

根据美国媒体报道,美国一些城市的租金正处有史以来最高的水平。在房价大涨时期,业主们赶忙求售手上的屋子大赚一笔,而过高的租金也让许多租客迫不得己加入买卖市场,又推高了房价。

布丽安娜就是其中一位,但买房子同样让她苦恼,因为她在1个月内,就输了4次“投标”,始终买不到屋子。

买不到……

由于一套房可能会出现多个有意向的买家,目前大家都会“投标”,只要你出价越高、现金占比更高,就越有机会“得标”。

在疫情时期把信用卡债全部还完的布丽安娜,信用评分已接近100分,能够获得更优惠的贷款利率,但架不住许多人能“全款买房”啊!

如布丽安娜般的首购族,面对私募等机构投资者的竞争,后者的报价更高,还能够全额支付,自然更吸引买家。

全美房地产经纪人协会数据显示,1月全额现金购房占总销售额的27%,去年同期为19%;同时,房屋成交买家为首次购房者的比例在1月下降至27%,靠近2014年水平。

房子没看完,就被买走了……

很多购房者和她一样,在他们进入房子里打算好好看看,体验或是检查房子的时候,就会从经纪人口中得知,房子已经卖掉了,而且远高于报价。

其中就有机构投资人的推波助澜。在他们营造的“要房不差钱”氛围中,其他买家只能被迫进行内卷,不断提高报价来迎合市场。

她问:“等我真正成交的时候,利率会涨到多少?是不是那时候我就买不起房了?”

9天 骗逾万元租金!

9天内,
她涉嫌骗了逾万令吉。

34岁莎丽妮被带上芙蓉第一推事庭及推事庭第二2,涉嫌在今年2月19日至25日的9天内欺骗5人,骗取了过万令吉的“租金”。

据了解,莎丽妮从网上获得他人的租房资料,再自己假扮业主要招租,欺骗有意租屋者支付租金和押金。受害者迟迟未等到被告联络和交钥匙,才惊觉自己被骗。

莎丽妮(灰衣)被带上庭面控。

莎丽妮被控,诱骗3名妇女和2名男性,将总共1.14万令吉的“租金”存入其银行户头,分别抵触刑事法典第417斯诈条文和刑事法典第420条文,恐面对罚款、服刑惩罚。

不过,被告向推事诺扎丽莎及莫哈末菲道斯表示不认罪,目前获准担保外出。

租房屋 非所有开支都能扣税!

别自作聪明,
有些开支不能扣税!

上篇提到,需要付税的租金收入(Rental Income),不是依据总收入来计算,出租期间涉及的开销可减免。

以租金总额扣除可减免开销后的净租金收入(Net Rental Income),才是需要被征税的租金收入。

没有扣减免就用总租金收入来付税固然不够精明,平白多付了税金。

但大家也不可自作聪明,全部开销统统都呈报来减免,希望降低应缴的税金。

税法有清楚阐明,一些开销即使是涉及出租物业,或为增加物业吸引租客的开销,并非政府允许的减免项目,那就不能用来抵扣。

税收法列明,物业准备第一次出租前涉及的第一次费用,例如招租或出租前的宣传开销,均不能减免。

以下是比较具体的不获减免出租开销:
• 招徕第一位租户的广告费
• 第一次出租物业的中介费
• 首份租约的律师费与印花税
• 为增加租金的第一次装修费

温馨提醒:
涉及为第一次出租物业做准备的开销,从房仲费、招租宣传、租约律师费和装修,都不能减免,别自作聪明一起呈报抵税。
