零售产业回春 不远了

走过慌乱的2020、辛苦的2021年,
明年,将有不少购物商场开张迎客!

零售业是冠病疫情下最受影响的领域之一,零售销售去年就按年萎缩16.3%,是1997/98年亚洲金融风暴以来最糟的表现(1998年按年萎缩20%)。

今年1月的行动管控令2.0(MCO 2.0)、5月的MCO 3.0,以及6月份的全面封锁(FMCO),令零售业进一步“兵败如山倒”,大马零售商协会(MRA)也将今年的零售销售预估,从原本的按年增长4%大砍至0.8%。
2022年零售业会否苦尽甘来?购物商场、店铺等零售产业又会有怎样的一副光景?
业界普遍看好本地零售业将在2022年回春,利好因素包括疫情期间的被压抑需求将释出市场、跨州禁令解除,以及外国游客预计将于明年重返大马。
尽管国内疫情近期有回升之势,但业界普遍认为,我国不太可能再实行全国性的行动管控甚至全面封锁,而是针对性的收紧疫情严重地区的管控。
因此,零售业复苏的步伐预料不会再次被疫情打乱,甚至拖慢。
相反地,无论是巴生谷或柔南地区,明年起将有更多新的购物商场开张营业,一些新的零售业者也正摩拳擦掌,准备在零售业的反弹走势中分一杯羹。

跨国产业顾问公司莱坊就指出,尽管疫情下有些零售业者不支倒闭,也有业者削减分店数目,但也有善于把握商机的零售业者已物色策略性的地点,准备在零售业被压抑需求释出市场时获利。

大马莱坊产业管理董事袁美珠说,巴生谷自今年10月中进入国家复苏计划第四阶段,更多经济领域重启,对零售领域的逐步复苏有利。

她说,除了日前开张的武吉加里尔柏威年广场,IOI城市广场第二期也预计于今年12月新张,明年巴生谷将有更多新的购物广场投入市场,这包括武吉免登城市中心、三井购物公园啦啦宝都、Ecohill Walk Mall、巴生KSL Esplanade商场、敦拉萨国际贸易中心、吉隆坡118大楼、Permata Sapura、8 Conlay和白沙罗高原柏威年。

在新山,同样预计将有4座新的购物商场将投入营运。这4座商场合共提供逾50万平方尺的净可出租空间。
而在槟城,目前有4座购物商场正如火如荼的施工中,另有一座商场则处于策划阶段。

衡量需求积极招租
大马莱坊柔佛州分行董事蔡慧莹指出,尽管目前仍无法确认,有关新商场将在何时开张,但预计业主和投资者们将积极展开出招租活动,并衡量市场的需求有多大。

她说,在大马和新加坡的陆路疫苗接种者旅游走廊(简称VTL)计划开跑后,购物、休闲与社交活动的被压抑需求料将释出市场。

柔佛尤其是新山一带向来高度依赖新加坡游客,大马南部国门在VTL计划下重新开放后,新加坡人重返柔南消费,加上在新加坡工作的大马客工,料将令疫情期间犹如“一滩死水”的柔南经济包括零售领域“枯木逢春”。

事实上,疫情期间并非所有零售业者陷入困境,尽管Dunkin Donuts、巴迪尼、Brands Outlet和时尚品牌优衣库等纷纷关掉表现低于预期的分店,但Mr. DIY却持续扩张,在柔南多个地区开设新分店。

柔南零售业者受疫情冲击的程度不一,在新加坡游客和大马客工无法入境期间,那些坐落在市区,尤其是靠近马新长堤的零售业者遭遇重创,但那些位于市郊的零售业者则获得当地社区人士光顾,表现相对较好。
巴生谷零售市场也同样上演“有人辞官归故里,有人漏夜赶科场”的戏码。
金爸爸和盛记香港甜品今年关闭巴生谷的多间分店,营运约20载的吉隆坡城中城阳光广场美食阁也不敌疫情结业;但与此同时,中国第二大影院投资管理公司大地影院集团、日本Don Don Donki 连锁折扣便利店,以及美国的Five Guys汉堡餐厅等却于今年登陆大马,相继在巴生谷开始营运。

在槟城,星巴克、麦当劳、Krispy Kreme、香啡缤、全家便利店,以及2元商店如Mr DIY旗下的Mr Dollar和Eco Shop等,在严峻的零售市场中逆流而上,开设更多的分店。

2022年零售产业市场亮点

1.国内旅游业蓬勃发展,重点发展零售市场。一旦国门重开放,旅游业恢复到疫前水平,整体增长潜力将会高得多。

2.疫情和长期封锁,迫使许多零售商和购物中心重新检视其内部营运效率和成本结构,以降低在MCO期间继续求存所需的成本。

3.餐饮与相关零售的新概念。疫情催生新型零售企业家,尤其是餐饮业,将有更多新业者涌现。

4.零售空间业主和零售商及不同零售商之间,在产品与服务上进行更多合作——零售空间业主和零售租户之间进行更富有创意和合作的商业条款,这将有助于双方的长期合作。鉴于客户的便利性和满意度是终极目标,零售商借此机会合作,增加针对相同客户群但互补的服务和产品,以提供更完善的“一条龙”服务。

3热点复苏速度不同

国内3大产业热点的零售领域复苏速度大不同!

第一太平戴维斯(大马)私人有限公司表示,随着各经济领域重启和管控松绑,零售业已迅速反弹,该领域的租赁活动和意愿也稳步攀升。

该公司零售服务主管穆里梅农指出,无论是零售销售业绩或是零售空间新的租约,槟城和柔佛都比巴生谷地区来得慢热,主因是两地都高度依赖游客带动经济活动。

他说,从零售业目前的反弹走势看来,只要政府的大方向和行动方略稳定不变,2022年展望会更好。

他强调,尽管零售业景气回暖,但至少短期内,零售空间的租金并未水涨船高。

这是因为还有许多零售空间空置着,未来也还有新的供应投入市场,因此业主们预料仍会提供吸引人的租约配套,在招揽新的租户之余,也要留住原有租户。

他认为,本区域尤其是大马的零售领域需要一个冲击来敲醒警钟,而此次疫情正是变通求存的催化剂。

“零售业经历了史上最深的低潮,这引起了人们对零售营运方面,以及在繁荣时期可能被忽视或被视为理所当然的产品的关注。
“因此,过去一年半至两年来的这段日子,是一个重大的学习过程,因此人们都期望零售商和零售产业业主们,都能变得更富有创意和更高效。”

只要零售商(以及业主们)继续关注营运绩效,并采用新科技——无论是数据分析、社交媒体还是营运效率,善用所有管道来推动品牌与业务,未来仍有立足之地。

商场租用率料复苏

槟城零售领域的复苏,将取决于疫情的管控,以及国家复苏计划下,从大流行转入地方病的措施是否成功推行。

大马莱坊槟城分行执行董事苏继良说,在跨州禁令解除后,以及国门即将重新开放下,槟州购物商场的租用率有望在明年出现一些复苏。

根据国家产业资讯中心数据,槟州购物广场的整体租用率于今年上半年下跌至72.2%,相较于去年同期是73.3%。

苏继良指出,槟岛购物广场的租用率今年上半年下滑至76.8%,去年同期为82%。

“今年来持续的封城措施导致购物商场访客下跌,许多无法继续撑下去的零售租户惟有结业,商场租用率也相应的走下坡路。

“随着今年10月解除跨州禁令,购物人潮将逐步回升,零售领域今年第四季或有望出现一些反弹。”

他强调,2021年零售业的惨况史无前例,那些渡过难关的零售业者必须回顾当初是如何存活下来,并善用创新的方式来推动业务增长。

他补充,目前仍无法确定,我国是否再度实行行动管控,因此零售商受促采纳电子商务和无现金付款,以持续扩充业务。
“网购将继续大行其道,更多的零售业者必须适应和善用数字化交易。那些无法适应无现金交易和电子商务新常态的业者,将面临生意难以为继的压力。”

无现金交易大势所趋

放眼未来,无现金交易及线上付款是大势所趋,有效结合实体和线上业务将是所有零售业者存亡的关键。

此外,购物商场业主则致力为购物者和员工提供安全的环境,通过无现金付款缴付停车费、免触碰的进入商场、加强商场内的室内健康及提供良好数字科技设施等。

袁美珠指出,尽管购物商场仍是许多人热爱光顾的场所,但事实证明,商场为到访者提供难忘的体验,比以往任何时候都更加重要。

穆里梅农则表示,事实已证明,不管未来怎么变,实体零售店仍将继续存在。

他指出,实体零售业者失败的原因有很多,而很大程度上可归咎于内部营运效益欠佳,以及其产品与服务不再是市场所需。
因此,将线上和线下零售业务进行无缝的接轨,并聚焦于客户满意度和便利,是此次疫情所学会的关键知识,重点在于必须持之以恒的维持下去。

“无论是线上或线下业务,业者们必须善用每个接触点来了解和因应客户的需求,这对零售业的增长和生存至关重要。”

真实比特币城等你来住

最重要是电源充足可以挖个够

尔瓦多“比特币城”会是虚拟货币迷移民新宠?

一边厢,人们争先恐后忙著开採或炒卖虚拟货币,另一厢多国试图阻挠虚拟货币,喧扰之际,萨尔瓦多(El Salvador)宣布要建一座“比特币城”(Bitcoin City)。

圆形的“比特币城”,全城利用地热发电,开採虚拟货币不必担心电源问题。

总统纳伊布布克勒上週(21日),在比特币週的大会上宣佈这项震撼消息。

他说的是一座实实在在、可以住人的城市,附带各种生活便利;甚至誓言要变成“拉美洲的新加坡”。

“比特币城”暂时选址在萨尔瓦多东南部的Conchagua火山脚下,会先建地热发电厂,为开採比特币提供足够且零碳排的能源。

除了增值税,这里没有其他科税。

“这座城什么都有,住宅区和商业区,会有娱乐设施、博物馆、酒吧、餐馆、机场和港口。”

根据布克勒描述“比特币城”呈一个大圆形,就像一个巨大的比特币,城市从中央的火山广场一直往外延伸。

这个城市利用火山地热发电,如此一来就可确保人人“採矿无忧”,布克勒更寄望零碳排挖矿成为新动力,人人都可能安心开採。

布克勒还说,这个城的居民只需缴纳10%增值税(Value-Added Tax,简称VAT),税收主要用来负担基本建设和偿还比特币债券。

其他所得税、资本利得税或是其他资产税,统统和这里的居民无关。

城内还会建比特币博物馆,宣导这个国家如何利用加密货币成长的故事。

这个中美洲国家,可以说是最支持比特币的国家,今年6月率先全球,接受比特币为法定货币,11月中再宣佈发行10亿美元比特币债券。

布克勒带领萨尔瓦多大胆投入比特币,赚取可观财富,还设立国家比特币信託基金,一部份获利用于兴建学校和兽医院等利民设施。

利用地热发电的“比特币城”,不只零碳排,还是一个免税天堂。

基建需耗约30万个比特币

布克勒没有透露“比特币城”何时动工或建竣,但估计基本建设需耗约30万个比特币。

他说,明年会初步先发行由比特币支援的10亿美元(约42亿令吉)债券,来为“比特币城”融资,当中5亿美元(约21亿令吉)会用来加码比特币。

这个开挖比特币的天堂,会有各种数位和科技专才和教育,也会有足够的永续公共运输系统。

“比特币城”很快就迎来第一个盟友,大型交易所 Bitfinex 技术长 Paolo Ardoino准备推出一个新的高安全性平台,专司处理萨尔瓦多的国家比特币债券资产。

有国家背书的10亿美元比特币债券,将由知名加密工程师 Adam Beck 创立的Blockstream管理。

据悉,当中5 亿美元价值的比特币会锁上5年,静待增值,获利之后会用于发展“比特币城”。

帮客户现金买房 经纪惹祸

客户现金买公寓,
来路不明的钱害惨了经纪。

根据新加坡《8视界》,当地一名来自博纳产业的经纪Charles Tan,因为帮忙客户用现金买屋,虽然最终因为产生疑心而取消交易,却因为没有向当局举报来路不明的钱,而被控上法庭,还被罚款。

被告是在2016年10月时,接到一位名叫Hannah的学生联络,指对广告商刊登出售的公寓有兴趣,并表明家人无法取得贷款买房,但可以用现金付款。

随后,被告推荐对方的父亲购买龙岗景上段、正在兴建中的鑫丰银河湾(Kingsford Waterbay),对方父亲表达购买意愿后说没有银行户头,发展商又不接受现金付款,所以要求被告代开支票。

客户是破产者

起初拒绝的被告,但却为了最后的佣金,还是答应代开支票,并将所有现金放在塑料袋,存入他和妻子联名的银行户头。

不过,在被告支付了发展商4.3万新元(约13.27万令吉)后,一位女性联络上被告,说是这位父亲的前妻,指自己的前夫是破产者,并经营赌窟,多次坐牢。

被告查证后发现对方确实是破产者,也怀疑这笔钱是赌窟的犯罪所得,但他只是取消买卖合约,向发展商索回款项户并还给那位父亲。

被告在法庭上表示自己也是受害者,声称自己发现问题就立即取消合约;但控方认为被告没有悔意,把责任推到买家上。

控方认为,买家没有银行户头、无法取得贷款,就用现金买公寓,这些情况足以令人怀疑。而且发现问题后,被告没有立刻举报,反而是设法取消交易,这笔钱又回到买家身上。

对此,被告因抵触贪污、贩毒和其他严重罪案(没收利益)法令、违例处理交易款项、触犯房地产经纪条例,在认罪后被罚款1.2万新元(约3.7万令吉)。

分手可分半间同居屋?

同居期间买的房产,
就是共同财产?

情侣分手后,男方竟要求瓜分女方独资购买的房子和车子,而且还闹上法庭!

这件谬事发生在中国杭州。同居4年女方提出分手,男方认为,该分得同居期间女方独资购买的房子、车子一半,因为这是共同财产。

话说小花多年前离乡背井到杭州经营服装批发,做得小有成绩,年届25的她经人介绍,和隔壁村的小李正式交往。

小李随后也到了杭州,与小花同居。

2016年,小花靠积蓄在杭州买了一间价值200多万人民币(约133万令吉)的房子,先给50万人民币(约33万令吉)首期,再自己办理按揭贷款。

隔年,两人在老家摆酒办婚礼,但没登记结婚。小花之后出资装修房子、买车位;房子所有权在她一人名下。

同居4年后,因觉得小李不上进,小花提出分手。

不甘“青春被耽误”的小李,要求小花赔偿损失;小花原同意补偿小李13万人民币(约8.6万令吉),但小李不肯,坚持要21万人民币(约14万令吉),最后谈判破局。

后来,心有不甘的小李竟将小花告上法院,要求拿回彩礼,还要分小花的房子与车位一半,要求折价分割,即补偿他103万余人民币(约68万令吉)。

小李认为,两人同居时如同夫妻般生活,生意上除了负责打包、送货等粗活,属于“共同经营”,在家还负责买菜做饭、缴纳物业费等;而房子装修、每月供款、日常开销等都是依赖生意收入,产生的收益应归共同所有。

小花则反驳称,认识小李前,就和友人合伙经营服装批发,小李初到杭州没稳定工作,所以雇他到店里打包,付他薪金,因此“共同经营”并不属实。

法院:受雇非共同经营

西湖法院审理时指出,对同居期间一方的财产,另一方不能享有共享的权利,而小李受雇在店里工作不算是共同经营,因此经营收入不属于同居期间双方“共同所得”的收入。

法院一审判决,驳回小李的诉讼请求,小李后来不服上诉,但二审判决驳回上诉,维持原判。

纽国最贵豪宅 砍半价卖

难道纽西兰行情那么不好吗?

在4年前,纽西兰皇后鎮(Queenstown)有这么一座豪宅,创纪录挂价3300万纽元(约9465.87万令吉),而被称为纽西兰最贵的豪宅。

不过,最近这栋豪宅以1750万纽元(约5019.78万令吉)的价格售出,是4年前要价的一半。

这令人怀疑,今年房价狂飙的纽西兰,是不是后继无力了?

非也!虽然旅游业受到冠病疫情影响,但作为纽西兰旅游胜地之一的皇后镇,房市依然强劲。1700万纽元的售价,已经是一等一地高!

豪宅坐拥绝佳的山景。

当地房地产经纪人 Bas Smith 表示,虽然市场人士认为旅游业枯竭会冲击皇后镇的房市,但这个风景秀丽的南岛小镇,却特别受到澳洲、奥克兰和新加坡人的喜爱。

这些外国人特别爱买皇后镇的高档住宅,促使该地区的全年销售额,在全国名列前茅,销售量也有所增长。

Bas Smith最近就以1750万纽元的价格,出售了两处豪宅,其中一栋就是这栋曾经被誉为最贵房子的豪宅。

该豪宅占地6.69公顷,住宅部分占了754平方尺,另外还有89公顷的土地,一集9公里的独家步道。距离皇后镇仅有 40 分钟车程,可俯瞰瓦卡蒂普湖 (Lake Wakatipu) ,坐拥绝佳的山景。

“这是一处令人难以置信的财产。”

韩国房市 越调越失控

居者有其屋,
是韩国政府难以达成的梦。

首尔房价,是韩国政府的痛。

还有半年任期的文在寅,公开表示在任期内无法压低房价,是最遗憾的事情;总统候选人的竞选宣言中,也不断着重对控制房市的承诺。

但首尔人已经被高房价压得喘不过气来,面对政治人物的种种声明,他们只想知道,为何房市调控,越调越失控?

首尔房价之高远非一日铸就。

根据澎拜新闻,为稳定房价,从金大中政府到现任的文在寅政府,无不使出浑身解数。在上台之初即承诺“居者有其屋”的文在寅政府,在这方面的施政力度尤甚。

从今年6月1日开始,韩国综合房产税税率上调至1.2%-6%。同时转让税税率也被调高,持有多套房的业主最高将承担65%到75%的税率。

政策失败 转嫁人民

但是,韩国政府根据房产的年度评估价,不是实际市场价值对土地和房屋征税,导致税收进一步上涨,人们的租房和购房成本提高,民众怨声载道。

还有韩国网民在社交平台称,政府政策失败,却将房价上涨的责任转嫁给民众。

韩国经济与社会政策智库LAB2050总执行长李元宰批评,文在寅政府最初房产政策的重点有误,对多套房持有者征税并引入贷款限制,旨在控制需求,但结果是抑制销售、挤压供应。

文在寅支持率下跌

但实际上,房产需求不太可控,因为人口不断涌向首尔。直到去年,政府才扭转政策方向,致力于解决住房供应问题。

韩国盖洛普今年7月的民调显示,在51%不支持文在寅的受访者中,房产政策失败被列为最大刺激因素。

一名要求匿名的韩国历史学专家点出:“韩国人投机购房已经丧失理智,政府越调越失控。现在房地产市场面临非常危险的状况,只要美国的利率提高一点,韩国将立马受到冲击。”。

5个暴涨期

他说,从上世纪60年代后半期至今,韩国房地产经历了5个暴涨期,住房问题还曾引发市民暴动。

从第一次到第四次暴涨期,通过房产投机获得的差价分别是20至30倍、5至6倍、2至4倍和2倍,回报率远高于同期的任何行业。

“韩国绝大部分人把住房视为增值财产的一种手段,而不是居住空间。”

超低利率推升房价

另一方面,首尔大学金融学助理教授金东范表示,近年韩国房地产市场过热最直接的原因是超低利率。

韩国央行2020年3月16日将基准利率从1.25%大幅下调至0.75%,后于5月28日再次下调至0.5%,直到今年8月底才结束连续15个月的历史最低基准利率宽松货币政策。

廉价资金助长楼市投机,推高房价,而韩国人在目睹房价极速上涨后认为“最终期限”很快就会到来,届时将负担不起房产,这种恐慌情绪的快速蔓延带来恶性循环,房地产投机进一步加剧首都圈人口和财富的集中度,加深社会两极分化。

Meta扩办公楼 不愿远程办公?

社交网络巨头,
同样不赞成远程办公?

在冠病疫情时期,硅谷许多科技公司都纷纷扩大远程办公的幅度,相继缩小在硅谷的办公楼规模。

但在后疫情时代,这些科技公司又开始评估远程办公的效益,一些企业甚至提出比较严格的条例,以吸引员工回到办公室上班。

而从Facebook华丽变身的Meta Platfroms公司,似乎就是站在反对远程办公的行列,近日在硅谷新签了两份新的办公楼租约。

Meta其中一个新办公室,是NetApp公司的前总部,位于Sunnyvale,面积为71.9万平方尺;另外一份租约是在附近的Burlingame,两份租约加起来的总面积超过100万平方尺。

而Sunnyvale的业主Tishman Speyer是在今年4月,以3.65亿美元(约15.43亿令吉)买下这栋楼。据该公司所说,Meta的这份租约是美国私人界今年最大的租约。

Meta发言人Chloe Meyere表示,租Sunnyvale和Burlingame的办公室,是为了缩短员工通勤时间并支持公共交通。

她指出,Meta仍准许员工远程办公,但预计从明年开始,他们将有约一半的时间待在办公室里。

eCOB高楼住户个资受保障

eCOB并非开放平台,
只有高楼管理层及建委会得以查询。

雪州政府去年推出电子建筑委员会(简称eCOB)系统,加强分层房产的管理后,不时传出个人资料外洩的隐忧。

针对这个资隐私问题,雪州行政议员黄思汉指出,使用者不需忧心,因为所有用户的个资都受到保障。

他说,雪州房屋与地产局(LPHS)和Odesi eCOB签订了20条款的使用协议,外传或洩漏用户个资都是违法,而该公司也就等同违约,州政府可采取相关等法律行动。

黄思汉11月29日,在雪州第14届第4季第2次议会上,回答南巴再也州议员哈妮查提问时这么表示。

他指出,eCOB并非开放平台,只有受权的用户(即高楼管理单位)可登入,而且用户可查看的资料,也仅限于相关分层物业的资料。

“至于建筑委员会方面,只有在地方政府监督下,才能查询有关数据库信息。”

雪州推出eCOB系统,主要是希望通过数字化,更全面和提高分层住宅的管理效率;去年由八打灵再也市政厅率先启用。

使用eCOB须注册

只有向地方政府注册并获授权的联营管理机构或管理层,才会获得当局提供密码和使用这个平台的便利。

高楼住宅管理单位可直接上载常年大会报告、财务报告等等,省下亲自上门呈交的时间,而当局也可更及时监督。

同时,eCOB系统上也有各种指南和文书范本,供高楼住宅管理单位参考,例如召开常年代表大会的书信和会议记录格式等。

独立118落成 振兴隆市经济

由国民投资机构(PNB)打造的独立118大厦(Merdeka 118),正式宣告塔尖落成,意味着这座摩天大楼已以678.9米的高度,成为全球第二高的建筑物。

位于吉隆坡的独立118大厦,以“工作与生活“为重,基建设施升级有望在明年杪完成,届时将为吉隆坡注入崭新的活力,进而提振周边的经济活动,包括吸引国内外游客到访。

首相拿督斯里依斯迈沙比里主持塔尖落成仪式时指出,独立118将成为吉隆坡的新经济催化剂,尤其是茨厂街、甘榜亚答及半山芭周边社区的经济发展。

为此,政府先前在6月28日至8月20日时,开放国民申请相关体育、艺术和商业社区的补助金,希望借着民众的创意概念,来为独立118周边的社区带来新气象,同时打造更多社会经济增长的机会。

“这是马来西亚的一项重大成就,反映了一个国家取得的成功与进步。”

独立118也符合政府发展吉隆坡文化与创意县(KLCCD)的愿景。这个计划由旅游、艺术及文化部、吉隆坡市政厅、国家文物局与Think City携手合作,旨在打造创意与文化为中心的生态系统,有助于振兴经济及提高国人的生活水平。

不仅如此,独立118也是结合我国历史和遗产的伟大建筑物,相信背后的历史故事能带动旅游需求,同时振兴隆市的历史景点人流量。

建筑外观设计灵感来自国父

独立118大厦建立在默迪卡体育场和国家体育馆之间,建筑外观设计灵感,来自于国父东姑阿都拉曼于64年前,举手高喊默迪卡的形象。

作为国家文化遗产的唯一保管单位,PNB已将默迪卡体育馆复原到1957年时的原有面貌,并展开研究,在重新启用国家体育馆的同时,亦保留文化遗产价值。

依斯迈沙比里赞扬PNB保护默迪卡体育场和国家体育馆这珍贵历史遗产的努力,而且也为独立118能在冠病疫情期间完工感到骄傲,形容这是行业标杆,更是我国未来的标志性塔楼。

出席塔尖落成仪式者还包括工程部高级部长拿督斯里法迪拉、财政部长东姑扎夫鲁、首相署(经济)部长拿督斯里慕斯达法、联邦直辖区部长拿督斯里沙希淡、PNB集团主席敦阿里芬、PNB总裁兼集团总执行长阿末祖卡乃等。

独立118大厦面积310万平方尺,共有170万平尺净可出租面积作为优质A级办公楼;大马唯一的Park Hyatt酒店位将占据大楼的最高17层。

为了让游客留下深刻印象,大楼的独特性包括东南亚最高的观景台(The View at 118),以及位于大楼裙楼内的玻璃圆顶118商场。大楼外则是占地4英亩的绿化和水景景观的开放式空间(Merdeka Boulevard at 118)。

118大厦区的其他特点包括展示马来世界纺织品的独立纺织博物馆、托儿中心、Little M、PNB托儿中心,以及可容纳3000人的独立回教堂(Masjid Merdeka)。

澳房价连涨14月,几时停?

评估机构预测,
明年行情就会见顶。

冠病病毒肆虐以来,各国经济惨兮兮,房地产更是首当其冲,跌到插水的市场不少,可是澳洲房价却连涨14个月,令人羡慕不已!

不过,评估机构认为,今年冲高后,这行情在明年晚些时候就会见顶,然后进入可能长达数年的盘整期。

根据该国房地产信息机构CoreLogic日前发布的11月数据,澳洲房价未涨停,布里斯班和阿德莱德涨幅最强,反而悉尼和墨尔本略有减速。

澳洲11月整体房价按月微扬1.1%,可是却比去年同月份飙涨了20%,房市行情丝毫没有受到疫情影响。

CoreLogic的报告显示,布里斯班房价11月比10月再上涨2.9%,是18年来最大涨幅,阿德莱德则按月涨2.5%,写下28年来最大攀幅。

该机构研究主管蒂姆·劳利斯(Tim Lawless)指出,冠病封锁对这两个房价涨最快的城市影响较低。

“而且,相对更大的城市,这里的房价可负担问题不那么严重,更多州际移民迁入,推高住房需求。”

至于悉尼和墨尔本,房价对购屋者有负担压力,因而迁进来的人口较少。

CoreLogic的报告形容,澳洲房价上涨自3月出现“周期性峰值”以来,现在已明显看到涨幅趋于平缓的势头。

另外,高盛之前就预测澳洲房价今年整体会涨22%,明年就会见顶,全年或可再上扬5%,之后可能需要盘整好几年。

房价飙涨,甚至无惧疫情继续攀升,在澳洲其实也引起担忧,银行监督机构不久前就收紧了房价规定,借此缓和房价涨势。

民间则尤其担心往后的购屋负担能力,再来就是金融体系的稳定性和风险。
