“大屋换小屋” 分层产业是主流

屋子不是该越换越大吗?

在马来西亚许多人心中,有地住宅(Landed House)依然是大家心头爱,较少人偏爱公寓,只是有些人住在寸土寸金的城市区,实在负担不起有地住宅,才只好转向有地住宅。

而且无论是财富或是家庭发展,一般人的既定印象就是,房子应该要越换越大。

但如今市场专家认为,可能越来越多人要“大屋换小屋”,推动分层产业(Strata Property)成为未来的主流。

亿达法务办事处创办人陈佐彬(Chris Tan)出席2022年Cityplus“突围!钱进!”投资峰会时指出,很多人在疫情期间发现,原来不一定要买大间的屋子。

嘉宾们对房地产发展课题侃侃而谈。左起为刘添进、陈佐彬和沈颂能。

保值又能增值

“太大的房间没人来会感到寂寞,因此开始重整资源,大房换小房,转向公寓等分层产业。”

而且从价值的角度来看,分层产业有结构性的房屋管理和保安优势,不仅能保值,也能增值。

“分层式生活成为主流,以往的社区生活是通过志愿自助性质的睦邻计划,但分层地契房产有法律管制,以及需要业主参与和管理社区生活。”

根据观察,很多人在疫情期间存了钱及买股票,之后赚钱了就转投资买房。

“有个自然规律,股市走势好时,6个月后房市就会跟着来的。”

分层产业有结构性的房屋管理和保安优势,不仅能保值,也能增值。

提升物管效率 将科技融入住户生活

大马莱坊执行董事沈颂能也指出,疫情后发展商更重视应用科技发展智能家居,提供住户更好的生活体验,并通过物业管理系统提升管理效率。

他举例,日本发展商与汽车公司和包裹快递公司合作,提供高楼住户坐车出行、平台购物送货到家的无缝服务,相信吉隆坡分层产业和公寓等未来也会跟进,提供这种创新便利。

他也列出今年10大房地产技术趋势与创新,即人工智能、数据安全、无人机、物业聚合平台、区块链、物业管理软件、大数据分析、建筑管理系统(BMS)、物联网和沉浸技术(immersive technologies)。

“其中物联网设备包括人脸辨识、声控、移动传感器、探测水压、点流量等;沉浸技术,有了VR和AR,客户能更有效地选到属意产业,无需担心实地考察人数、时间和距离的局限;无需实地考察,使用无人机看楼房;人工智能,24小时服务,根据客户需求提供最适合的产业选择,以及提供智能回复功能。”

有地住宅 比高楼更吃香!

发展商有信心卖得好,
买家们也更喜欢有地住宅!

到底是排屋这类的有地住宅好,还是公寓为主的高楼住宅是最佳选择?

答案因人而异。但从大市来看,在我国依然是有地住宅的吸引力更大些!

根据大马房地产网站PropertyGuru DataSense的数据,在今年次季,无论是销售价格指数还是供应量,有地住宅都更胜一筹。

PropertyGuru大马区经理诗仁德拉在文告中指出,次季有地住宅的销售价格指数按季上扬1.32%,按年走高5%。

同时,有地房产的供应量也按季增加1.91%,按年录得7.31%增幅。

“这两个数据表明,此时买家和卖家的信心都略有回升。而且也与房产估价及服务局(JPPH)于今年4月发布的最新市场报告趋势一致。”

当时的报告指出,整体的房产成交量微增1.5%,成交价值则显著增长21.7%。当中,住宅房产是占比最高的类别,占总成交量的66.2%和成交价值的53.1%。

在今年次季,无论是销售价格指数还是供应量,有地住宅都更胜一筹。

需求改善 但未完全脱离困境

另一方面,我国房市整体需求指数按季上升7.93%,反映出大马房市正处于逐步改善的预期趋势。

有地住宅和高楼住宅的销售市场指数、需求指数和供应指数,都取得涨势。史兰德相信,随着疫情过渡到地方性流行病阶段、国门重开和各行各业生产力提升,激励了消费者的信心。

不过,房市尚未完全走出困境,因为还有通胀、升息和买房负担能力的长期问题,持续笼罩着市场。

价格或许不错哦!

冠病疫情打击房市买气,但二手屋依然受青睐,3年内上涨11%,甚至比2018年的冠病疫情前还要高!

马来西亚房地产网站iProperty.com.my数据显示,2018年时,我国的二手房产呈交价格为31.5万令吉,在2021年时已达到35万令吉,3年内涨11%。

每平方价格的中位数也从2018年的215.41令吉,增长6.3%至2021年的228.91令吉。

看好前景 买气回温

PropertyGuru.com.my 和 iProperty.com.my大马区经理诗仁德拉(Shylendra)说,随着我国逐步放宽行动管控令,消费者对房市前景的预期改善,激励二手屋在去年涨价。

这也意味着,市场对房市的信心逐渐增强,纷纷启动购屋计划。

成交量却减少

不过,虽然成交价被推高,但成交量并没有随之增加,2021年的成交量约12.5万宗,2018年时还有13.7万宗。

诗仁德拉解释,这代表二手屋的买家拥有稳健的财务基础,愿意支付更高的价格购买优质屋业。而且,去年较低的利率以及针对首购族的税务优惠,也为买家创造了良好的入市时机。

有地住宅更受青睐

整体而言,二手的有地住宅价格中位数和成交量,都比高楼住宅来得高。

有地住宅去年的成交价中位数为36.72万令吉,比2018年的33.4万令吉增加了10%;成交量则藏张23.5%。

反观二手的高楼住宅,成交价中位数从2018年的27万令吉,上升7.4%至29万令吉。成交量增幅仅有13.9%。

诗仁德拉补充说,在有地住宅中,排屋是购屋者的首选,排屋的贷款申请增加了29%。

森那美永久有地住宅 销售亮眼

看来永久地契的有地住宅,
依旧受落!

森那美产业(Sime Darby Property)在2022年持续亮眼的销售表现,两项有地住宅项目Nadira和Ilham Residence 2,在周末皆获超过八成的订购。

根据文告,位于巴生的Nadira首期计划,是发展总值达1亿520万令吉的双层排屋项目,共有123间,在开放订购的周末内,取得90%的认购率。如今第二期也已经开放预定。

而Ilham Residence 2则位于莎阿南的City of Elmina城镇中,发展总值达1亿9050万令吉,277间双层屋子卖出了86%,延续这座城镇的好成绩。

买家需更宽敞的空间

森那美产业集团董事经理拿督阿兹米马力肯指出,该集团致力于发展能满足市场当前和未来所需的优质房子,并注意到近来大家对“家”的想法已改变,重视更大、更灵活的居住空间,也在意所居城镇内的娱乐和其他便利设施。

此项目着重于开放式设计,带来更好的通风环境和自然光,并配备该集团的FittingsPlus+配套,包括基本的警报系统、热水器电线、优质卫浴装备、复合地板等。

王振榆也说,马星集团一直视建设更多可负担屋为目标,放眼继续在柔佛提供价格低于50万令吉的房屋。

“同时,有地住宅因为空间宽阔、较高转售价值,以及翻新和维护的自由,在当地更受欢迎。”

首期项目2023年交钥匙

Erica坐落在1313英亩的Meridin East发展城镇中,这是马星最大规模的城镇,位于马来西亚依斯干达特区,以可持续性发展为主轴,集住宅、商业和轻工业为一体,并由约500英亩的绿植。

槟州排屋旺 威省房产交投活跃

槟城人最爱排屋!

有地房屋向来是大马购屋者的最爱,但在槟州却是个例外。

远的不说,就以2021年上半年为例,该州房产交易中,50.9%是高楼住宅,其余49.1%才是有地房屋。

然而,排屋仍是最受槟城人欢迎的房屋类别,接着是组屋、共管公寓或公寓。

尽管行动管控令影响各行各业,包括产业市场,但2021年上半年,威省仍是槟州房产交投最活跃的地区。

坐落在威省中部,自2016年起就一直录得最多交易量的大山脚,去年上半年依然是全槟州房产交投最多的地区,而且也同时是首购族和投资者的首选地区。

威省北部的北海排名全槟州第二,第三名同样是来自威省南部的新邦安拔。

槟岛的亚依淡和日落洞,是两个挤入2021年上半年槟州房产五强的槟岛地区,也是自2016年即停留在榜中的“常客”。

和国内许多地区一样,排屋是大山脚最受欢迎的房产种类,当地排屋中位价格为37万2500令吉。

接着是组屋,中位价格7万令吉。

新邦安拔唯一跌价区

不过,北海的房产中位价格涨幅最大,去年上半年按年激增50.48%。

然而,北海去年上半年的房产交易量却大跌50.6%。因此,中位价格大涨,可能是购屋者购买较大间及价格较高的房产。

另一方面,新邦安拔是槟州去年上半年5大房产热点当中,唯一中价价格下跌的一个地区。

投资者购屋退休

2021年上半年,槟州房产市场涉及首购族和投资者的交投分布均匀,其中首购族占52%,其余48%归投资者。

产业数据与分析网站PropertyAdvisor.my指出,相较于国内其他主要州属,槟州房产市场的投资者比例偏高,显示投资者对槟州产业最感兴趣。

不过,有关数据无法显示,有关投资者购下有关房产后,是自住或供出租用途。

“然而,一直以来,槟城多次获国际旅游杂志评选为全球最佳退休地点之一,去年更获推选为全球第三佳的退休居住岛屿。

“因此,投资者寻求在槟城购屋退休,或是上述投资者交易的一大主因。”

【买排屋或公寓好?第2篇】

天下没白吃的午餐,
享乐也得用金钱交换。

年轻一辈特爱公寓,主要是社区是围篱式,有各种公共设施可以享用。

但是,打造公共设施都需要成本,之后还要维护和保养。

打造这些设施的成本发展商已经纳入房价,但维持和保养这些设施都需要居民付出。

也因为这样,住公寓会延伸出另一个业主必须做好心理准备的经济负担──管理费。

下面列出各种和设施、服务等相关开销,也是买家决定买公寓或排屋前应该细心考量的:

公寓会所设施吸睛

公寓另一项吸引买家方是社区内的各种设施和公用空间,像泳池、健身房、公园、烧烤区、健康步道或球场和游戏室等等。

有些新的排屋楼盘也设有会所,内部同样有各种公共设施。

但对中价位排屋来说,也并非极普遍,大部份只有儿童游乐场或公园。

享公共设施有代价

一般概念是,住公寓,每月都要付管理费(Maintenance Fees),用作管理公共空间和设施,还有支付整个社区的清洁和安保费用。

当然,还有管理处提供的保安服务,还有保全设备也需要维护。

而用作维修损坏设施,或是翻新用途的开销,业主也需要固定贡献维修基金(Sinking Fund)给管理处。

所以常常有人说,“住公寓,退休后没收入还要付管理费,承担不了。”

可是,这也是一个误解,并非公寓才要付管理费,住排屋就不用付。

因为凡是2013年分层管理法令(Strata Management Act 2013)管辖的住宅,业主也要付以上费用,和有地房产与公寓无关。

如果你选的排屋是围篱式社区,採纳分层管理,社区内也有保安、会所和各式公共设施,所谓“羊毛出在羊身上”,这类社区的居户也得承担管理费。

欠管理费后果严重

顺带温馨提醒,根据2013年分层管理法令(Strata Management Act 2013),所有分层地契社区的业主,法律上都有义务付管理费,拖欠不还,管理处可依法追究,包括起诉破产。

同时,地方政府也可上门执法,并把屋内财物拍卖用作还债。

有地住宅还是高楼公寓,
这道选择题会难选吗?

很多人可能一辈子才买一间房子,当然要深思熟虑,方便做预算和规划。

“买高楼式的公寓好还是买有地房产,例如排屋好?”应该是大家要思考的最基本问题。

撇开地点、设计、发展商和地契问题,决定买哪种住宅之前,至少要先了解公寓和排屋之间的差别或利弊。

下面为大家梳理一些重要跟钱相关的看点,值得大家拍板前好好思量:

好地点公寓较易负担

地点相距不远的话,排屋价格往往比公寓更高,主要是地价偏高,而且策略地点的供应很紧,身价自然水涨船高。

相对下,公寓售价比较低,对社会新鲜人、年轻夫妇来说,更易负担;没有父荫又想住在市区的首购族,买公寓更容易一圆业主梦。

市区旺区新排屋难求

因为土地很有限,一般在市中心新推出的住宅楼为都是公寓为主,发展成熟的旺区情况也一样。

市中心的有地房产,一般都是老房子,不介意买旧屋的人,也要另外准备一笔现金来装修。

还是坚持要买排屋?那可能要住得离市区远一点才有新楼盘,而且新推出的有地住宅,一般都是分层地契的项目。

地契种类影响门牌税

门牌税(Cukai Pintu / Taksiran或英文Assessment Rates),是地方政府依据房产单位可收租金来评估出税率而制定。

也就是说,房产的潜在租金越高,门牌税也越高;所以同类房产在不同区,或者是同区但不同类型的房子的门牌税不同。

很多人不知道,高楼房产即使是同区或毗邻,门牌税都可能不一样。

相对一般纯住宅公寓,商用地契(Commercial Title)的服务式公寓(Serviced Apartment),又或顶著各种好听名堂如SoHo、SoFo及SoVo的单位,门牌税更高。

反观排屋,都是建在住宅用地,门牌税就自然是依据住宅房屋的税率计算。

95%公寓卖不出!

第3季新推介房产,
销售量最糟糕!

最近市场不断有新楼盘推出,可你想过当中有多少可以卖出?

国内上季新推介4956间房子,但仅售出1169间住宅或23.6%。

如果你觉得认购率很低,再细看国家产业资讯中心(简称NAPIC)的数据,可能就要吓到了!

NAPIC数据显示,上季新推介的高楼住宅共1928间,才97间预售成功或 5%,意思是每100间新推出的公寓,就有95间卖不出。

上季,有地住宅新推介3028间,售出1072间,或预售35.4%。

事实上,第3季新推介的4956间房子,数量比第2季劲缩了54%,也比首季少16%。

追踪NAPIC过去的数据,有地或高楼住宅推介的量,都是年初以来推介量最少的一季。

在住宅类方面,年初以来新推介单位有地住宅比高楼多,但认购率同样跑赢高楼住宅。

相对过去,新推介房屋一直以隆雪两地为首,第3季新楼盘居首还是吉隆坡1378,其次是马六甲740。

雪兰莪以 628间排第3;向来新楼盘不多的彭亨,上季有627间新房子推出市场。

应该是受市场买气影响,考虑到购屋的负担能力,新推楼盘价格方面,看到相当明显调整。

NAPIC数据显示,上季推出新场的新楼盘有51.7%售价低过30万令吉,另33.6%售价在30万以上至50万令吉之间;过百万定价只有44间或0.9%。

抗跌产业最保值

所谓抗跌性产业,指的是这类产业,纵使房价下跌,也跌得不多,甚至不跌。

但究竟什么样的产业才属于抗跌性强、具有抗跌力的产业呢?

这里就为读者介绍几项供参考。

1)有地就有价

有地产业,永远有价。

地价昂贵,尤其是在寸金尺土的巴生谷一带,有地的产业如排屋、半独立式或独立洋房等更是买少见少,因此在淡市中,有地产业往往比一般的高楼产业更抗跌、也更保值。

2)好地点占优势

好地点的产业,永远抢手;租金好、增值潜能大,不愁租户,也不缺买家!

好的地点,无论多贵都值得买;否则,多便宜也不值得买!

一个好地点,若是商用产业,首先必须座落在人口集中、交通方便、基础建设良好的闹市中心与黄金地带,尤其是商业区、旅游区、外国人聚集区等高增长区。

若是住宅,也最好在距离市中心方圆20至30公里的范围内。太远的话,就很难引起租户或买家的兴趣。关于这点,精明的投资者心中都有一张地图,也都了解什么地点投资最好。

3)交通连接便捷

毕竟不是每个人都有交通工具,公共交通于是便成了无交通一族的唯一依靠。

交通便利,包括邻近有轻快铁、单轨火车、巴士等的产业,出入方便,好租也好卖。

事实证明,周边设有轻快铁、单轨火车、巴士等的产业都较没有的增值不少。

4)生活机动便利

衣食住行,除了住、行,还要衣、食,周边还需要有便利设施如商店/商场、餐厅、银行、幼儿园/学校、诊所/医院、邮政局、消防局等,为你提供种种生活便利。

5)稳健发展商

信誉良好的发展商,有目共睹有口皆碑,不仅是购屋者与投资者的信心保证,也是产业增值的有力保证。

在投资之前,专家建议投资者,最好明查暗访,事先调查清楚发展商的公司背景资料,包括上市公司或发展商开发历史、商会组织(如马来西亚房地产发展商会会员)、过往开发经验、开发口碑、竣工品质、品牌形象与得奖纪录等。

事实证明,好品牌好名声的发展商,一旦单位建竣之后,产业价值都能比售前增值20、30、40%以上。一些外资投资者甚至指定投资特定品牌的产业单位,价高易售、保值、转售率都很高。
